office space for rent in Zambia - Wezoo

Zambia has one serviced building on Wezoo that rents private offices, and it is in Lusaka. That single address carries 23 separate office configurations, for teams of one person up to twelve, from ZMW 4,627.40 a month. This page sets out exactly what is there, what it costs, how much floor area a team of a given size needs, and how to request a viewing.

Office space for rent in Zambia splits into two very different things. Most of what you find online is commercial property: a floor or a suite on your own lease, negotiated through an agent, usually for several years. What follows is the other kind, a ready-to-use enclosed office inside a managed building, taken by the month.

What you get with office space for rent in Zambia — and what you do not

A private office at our Lusaka building is a lockable, enclosed room with a door of its own. It comes furnished with desks and chairs, and it is yours for the term you agree, not a seat you claim each morning on an open floor. The building publishes 23 of these rooms in different sizes, so the unit you take is a specific room rather than a slice of a floor plan.

Shared, not dedicated: the building lists breakout spaces and catering as services available to everyone in it. That means a place to take a call or sit with a visitor away from your own room, and food and drink on site. Treat those as shared facilities of the building, because that is how they are published.

What is not included, plainly. The building does not publish a dedicated meeting room or a dedicated reception with each office, so do not assume either comes attached to your room. Nothing outside Lusaka is covered: there is no serviced private office on Wezoo in Kitwe, Ndola or Livingstone, so a business that needs an office on the Copperbelt will not be served from this page. And the monthly figures below are floor prices, the lowest published rate for each room, not a quote for your team.

If you came here looking for a lease through an agent

Most of the Zambian results for this search are estate agents and property portals, and they are selling something real: a whole office, often a full floor, on your own lease, with a rent per square metre and a term measured in years. If that is what your business needs, an agent is the right route and we are not competing for that job.

What we offer sits next to it. A private office on Wezoo is one room inside a building that is already fitted out, serviced and staffed, taken by the month, with the fit-out, furniture, cleaning and building services included in the published rate. The shortest term the Lusaka building publishes is one month. The trade is straightforward: you give up the control and the per-square-metre economics of your own lease, and you gain the ability to move in quickly and to leave without a long commitment. Both are legitimate; they answer different questions.

That is the honest shape of the market on our side: SunShare Tower in Lusaka is the only address in Zambia where we can put a team in a private, serviced office today. Both of Zambia’s other commercial centres, Kitwe and Ndola, have active office markets, but neither has a serviced building on our platform yet. If your requirement is outside Lusaka, say so when you enquire rather than working around it.

What office space for rent costs in Zambia

Across the 23 published office configurations in Lusaka, the monthly rates start at ZMW 4,627.40 and run to ZMW 55,528.84. Every one of the 23 carries a published rate, which is unusual in this product and makes the range above a real range rather than a sample.

What the figure is Amount
Lowest published monthly rate ZMW 4,627.40
Highest published monthly rate ZMW 55,528.84
Office configurations with a published rate 23 of 23
Shortest published term 1 month
Currency ZMW (Zambian kwacha)

Two things to understand about those numbers before you budget against them. First, each rate is a floor: it is the lowest the building publishes for that room, and the rental term that the floor price belongs to is not published alongside it. A longer commitment is where a floor price usually comes from, so a one-month term may well sit above it. Second, the spread from the smallest room to the largest is wide because the rooms themselves are, from a single-desk office to a room for a team of twelve. A rate near the bottom of the range is a small room, not a bargain on a big one.

What this means in practice: use the range to decide whether Lusaka is in your budget at all, then ask the building for a quote for the team size and term you actually want. Pricing on a serviced office is a conversation, not a shelf price.

How much space you need: team size, desks and floor area

The Lusaka building publishes offices from 1 to 30 square metres, for occupancies from 1 to 12 people. Both of those are ceilings: an occupancy of 12 is the most that room will take, not a recommendation, so match your team to a room whose maximum is at or above your headcount rather than exactly on it.

Team size What to look for in Lusaka
1 person The smallest configurations, from around 1 to 5 square metres of private room
2 to 4 people Mid-range rooms; check the published maximum occupancy covers your headcount
5 to 8 people Larger rooms toward the upper half of the 30 square metre ceiling
9 to 12 people The largest published configurations; 12 is the ceiling in Zambia today
More than 12 Not available as one private office here; ask about two adjoining rooms

A team of more than twelve cannot be housed in a single private office in Zambia on our inventory. That is a real limit and worth knowing before you plan a move. We have deliberately not quoted a minimum floor area per person for Zambia: we have not read the Zambian rule, and a number borrowed from another country’s workplace regulations would be a guess dressed up as guidance.

Who can rent office space for rent — individuals, startups and established companies

A serviced private office is taken by whoever will pay for it, and that includes a single person. Sole traders and consultants do rent the one-desk configurations; the building publishes them, which is the clearest sign that the demand is real. A startup of three or four is the most common shape, and an established company taking a Lusaka presence without committing to a lease is the other.

If you are registering or have registered a Zambian company, the registry is the Patents and Companies Registration Agency (PACRA). Whether a serviced office address can serve as your registered office is a question for PACRA and for the building, not for us, and it should be settled before you sign anything that depends on it.

Who this is not for. A business that needs a full floor on its own terms, a fit-out to its own design, or signage on the building is better served by a lease through an agent. So is anyone whose budget depends on a rent per square metre: serviced offices price per room, not per metre, and they are not the cheaper option for a large team that can sign a long lease.

How to request office space for rent on Wezoo

A private office is not booked by the hour or the day, so there is no instant checkout. It is an enquiry, and the building answers with a quote for your team and your term.

  1. Decide your headcount and your term. Both change the price, and the term changes it most. Bring a number, even a rough one.
  2. Open the building’s page. Everything published for Lusaka sits on the SunShare Tower private office page.
  3. Send the request. Say how many people, from when, and for how long. If you need anything the listing does not mention, a meeting room on certain days, parking, or access outside office hours, ask in the same message.
  4. Read the quote against the floor price. The published monthly figure is the lowest rate for that room. Ask what term it assumes and what the rate is for the term you want.
  5. Visit before you sign. One building in one city means one viewing. It is worth doing.

If Zambia is not the only market you are looking at

Zambia has no city guides underneath this page yet, but it does now have a companion page. If what you need is a Lusaka address rather than a room, our guide to virtual offices in Zambia covers the four business-address plans published at this same tower, from ZMW 1,394.28 a month. If your search spans the region, these neighbouring markets have more addresses on the ground and the same kind of serviced private office:

Frequently asked questions

How much does office space cost per month in Zambia?

On Wezoo, published monthly rates for a private office in Lusaka run from ZMW 4,627.40 to ZMW 55,528.84, across 23 configurations in one building. Each figure is a floor price for that specific room, and the term it assumes is not published, so ask the building for a quote against your own headcount and term.

Can I rent an office in Zambia as an individual?

Yes. The Lusaka building publishes single-occupancy offices, so a sole trader or consultant can take a private room of their own. Occupancies run from 1 to 12 people.

How big an office does a team of 10 need in Zambia?

The configurations in Lusaka go up to 30 square metres and up to 12 people, so a team of ten falls in the largest published rooms. Treat the occupancy figure as a maximum rather than a target, and check the room’s own published maximum covers your headcount. We have not quoted a minimum area per person for Zambia because we have not read the Zambian rule.

Is there serviced office space outside Lusaka?

Not on Wezoo today. Zambia has one serviced building with private offices and it is in Lusaka. Kitwe, Ndola and Livingstone have no serviced building on the platform yet.

How soon can a team move in?

The shortest term the Lusaka building publishes is one month, which is the shape of a serviced office: fitted out, furnished and serviced before you arrive. Availability for a specific room is confirmed on enquiry, so ask for the date you need.
