Office space for rent in Oshawa: private offices at 111 Simcoe Street N

Search for office space for rent in Oshawa and you land in two different markets at the same time. REALTOR.ca lists 45 office units for lease across the city, priced the way commercial brokers price: a rate per square foot per year, on a lease you sign and fit out yourself. Kijiji returns 278 commercial and office listings, although that number covers the whole of Durham Region and mixes Oshawa in with Whitby, Ajax, Pickering, Clarington and places as far out as Port Hope.

The serviced market is far smaller and works nothing like the first one. Wezoo lists one building in Oshawa with private offices in it: 111 Simcoe Street N, downtown, holding fourteen furnished offices sized for one to five people, each with a minimum rent term of one month. This guide covers what both routes cost, which one suits which situation, and where in the city to look.

What does office space for rent in Oshawa cost?

Oshawa listings are quoted two different ways, and the difference matters more than the numbers do. Most office units on REALTOR.ca carry a rate per square foot per year, with current asks running from $10 per square foot to $17.50 per square foot. Others carry a flat monthly ask instead, from about $625 a month for a small suite up to $4,900 a month for a larger unit with outside storage. Kijiji mixes both conventions on one results page, so a listing showing $11 and a listing showing $2,225 can be describing units of a similar size.

A rate per square foot is rarely the whole bill. On a conventional Canadian commercial lease the rate is typically net, so on top of it you carry the additional rent, your own fit out, utilities, internet, cleaning and insurance, and you commit for a term measured in years rather than months.

Serviced offices are quoted as a single monthly figure for the whole room. These are the starting prices Wezoo lists at 111 Simcoe Street N:

These are starting prices rather than final quotes, and the operator confirms the term when you enquire. What the listing includes is furniture, high speed WiFi, utilities, on site support and a staffed reception, meeting room access and building access outside office hours. All fourteen offices carry a minimum rent term of one month.

When a serviced office beats a lease, and when it does not

The clearest way to see the difference is that one Oshawa building currently shows both routes at once. A 1,000 square foot unit at 111 Simcoe Street N is listed for lease on REALTOR.ca at $13 per square foot, while the serviced offices inside the same building start at CAD 295 a month. Those two numbers cannot be read side by side: one is an annual rate on bare floor area before any of your own costs, the other is a monthly figure for a furnished room with the services already in it. Which works out cheaper depends entirely on how many desks you need and how long you plan to stay.

A serviced office tends to win when the team is small, the horizon is uncertain, or you want to be working this month rather than next quarter. There is no fit out to fund, no utility accounts to open, and the one month minimum means a wrong guess about headcount costs you weeks instead of years.

A conventional lease tends to win once you need more desks than the serviced building can give you under one roof, or you need a street facing shopfront, your own signage, a specific build out, or a horizon long enough to make paying for that build out sensible. Oshawa has plenty of that kind of space, and the brokerage listings are the right place to find it.

There is a third option worth naming. If what you actually need is a business address rather than a room, 111 Simcoe Street N also offers a virtual office at the same address. It is a separate product with its own terms, so treat it as a different decision rather than a cheaper version of this one.

What to expect: Fourteen furnished private offices at one downtown address, sized for one to five people. Six of the fourteen are external rooms with a window and eight are internal rooms without one, which is worth asking about before you commit. Every office is listed with high speed WiFi, utilities, on site support and a staffed reception, plus meeting room access and 24/7 building access. Reception itself is staffed on weekdays from 08:30 to 17:00.

Operator: HQ. The building sits in the Simcoe Street commercial district in downtown Oshawa, close to Oshawa City Hall and the Ontario Court of Justice, with the Robert McLaughlin Gallery and the Tribute Communities Centre nearby. The listing puts a bus stop about 43 metres from the door and Oshawa GO Station about 4.8 kilometres away. The nearest parking recorded in Wezoo’s data is 152 metres on foot, and the address is flagged as being near public parking.

Six of the fourteen offices carry a date from which they become available, the earliest being 1 November 2026 and the rest spread across 2027 and later. The other eight carry no date at all, so ask what is actually free when you get in touch. Private offices are not instantly bookable anywhere on Wezoo: you send an enquiry and the operator comes back to you with availability and terms. Request 111 Simcoe Street N on Wezoo

How to choose, and how far ahead to enquire

Serviced offices do not work on a fixed booking window the way a meeting room does. The limit is simply which rooms are free, and in a building with fourteen offices the one that fits your team may not be the one that is vacant. Four steps keep the search short:

  1. Settle the headcount first, including anyone joining in the next few months. The price steps up per office size, so the difference between a three person and a four person room is a real decision rather than a rounding detail.
  2. Decide whether a window matters to you. Eight of the fourteen rooms are internal, so if daylight is not negotiable you are choosing from six.
  3. Enquire at least four to six weeks before you want to move in. Several rooms carry future availability dates, and the operator needs time to confirm terms and arrange a viewing.
  4. Ask to see the actual room, not a comparable one. Internal and external offices of the same stated capacity feel different, and the one month minimum only protects you if you are happy with what you walked into.

Where to look for office space in Oshawa

Brokerage listings cluster in a handful of Oshawa neighbourhoods, and knowing which is which saves time. Central covers the downtown core along King Street East and West and the lower end of Simcoe Street, and it carries most of the professional office stock. O’Neill sits immediately north of it and is where MLS files 111 Simcoe Street N. Centennial runs further north along Simcoe Street North, McLaughlin takes in Bond Street West, and Vanier covers the Thornton Road South side. East of the core, Donevan and Eastdale carry more mixed commercial space, and Northwood picks up the Taunton Road corridor.

The serviced option is downtown, so if you want a furnished office rather than a lease, your geography is decided for you. If you are weighing coworking instead, Durham Region’s economic development arm keeps a public list of co-working spaces across Durham Region that covers the neighbouring municipalities too.

If Oshawa turns out to be too narrow a search, the nearest alternatives are not far. REALTOR.ca puts Pickering about 20 kilometres away, Markham about 35 kilometres and Toronto about 48 kilometres. Wezoo lists a far deeper set of private offices in Toronto, and private offices in Oakville on the other side of the city. For the national picture, see our guide to private offices across Canada.

How much does office space for rent in Oshawa cost?

It depends which market you are in. Brokerage listings on REALTOR.ca currently ask between $10 and $17.50 per square foot per year, with some units quoted as a flat monthly figure between about $625 and $4,900.
