Cambodia has a small flexible office market, and this page says exactly how small. Wezoo lists two buildings with private offices in the country, both in Phnom Penh, and between them they publish 34 priced office groups. If you want a lockable office in Cambodia on a monthly agreement rather than a commercial lease, these are the addresses, what they cost, and how to ask for one.
What you get with office for rent in Cambodia — and what you do not
An office for rent on Wezoo is an enclosed, lockable room inside a serviced building. It comes furnished with desks and chairs, and the building operator handles the internet, the cleaning, the power and the reception. You sign for the room, not for the floor, and the published agreements in both Cambodian buildings start at one month.
What is shared rather than yours: in both Phnom Penh buildings the breakout spaces, the coffee and tea bar, the catering and the parking are building facilities used by every tenant. Neither building publishes a meeting room or a reception desk that belongs to your office alone. Canadia Tower additionally lists a lounge and a restaurant in the building; Exchange Square lists step-free access. If you need a dedicated meeting room attached to your own suite, that is not what either address publishes, and you should ask the operator before you commit.
One thing worth saying plainly, because most search results for office space in Cambodia point somewhere else. The majority of what ranks for this term is commercial property: whole floors and shell units offered by agencies and property portals, on a conventional lease you negotiate yourself, usually for years, usually with a deposit, a fit-out and your own internet contract. That is a real and sensible route if you want a long horizon and your own layout. It is not what this page lists. Wezoo lists flexible space taken by the month, furnished and serviced, with the running costs inside the price and the ability to leave at the end of a term. Those are two different products for two different plans, and which one fits depends on how far ahead you can see.
Where office for rent is available in Cambodia — the cities and how many buildings in each
All Cambodian private-office supply on Wezoo sits in one city.
Wezoo snapshot: private offices in Cambodia
| Phnom Penh | 2 buildings |
| Any other Cambodian city | 0 buildings |
| Priced office groups | 34 |
| Shortest published term | 1 month |
Both addresses are in central Phnom Penh, close to each other, and both are operated by Regus. There is nothing listed in Siem Reap, Sihanoukville or Battambang. That matters if you were hoping to place a team outside the capital: for now, a serviced private office in Cambodia means Phnom Penh, and anywhere else means a conventional lease arranged locally.
What office for rent costs in Cambodia
Prices are published in Cambodian riel, per office group, per month. Every figure below is a starting price, which means it is the floor for that group and not a quote. The operator sets the final figure against the room you pick, the number of people in it and the length of the term.
| Building | Priced groups | From, per month |
|---|---|---|
| Canadia Tower | 17 | KHR 1,158,519 to KHR 15,060,751 |
| Exchange Square | 17 | KHR 1,526,715 to KHR 13,740,435 |
Read the two ranges as overlapping rather than competing. Canadia Tower opens lower and also reaches higher, because it publishes both the smallest and the largest rooms of the two. Exchange Square starts a little above it and tops out a little below. For a one-person or two-person office the two buildings are close enough that location inside the city, not price, is likely to decide it.
What the published price covers is the room and the serviced building around it: furniture, utilities, internet, cleaning and the shared facilities listed earlier. What it does not state is the deposit, any registration fee, or what happens to the rate if you extend. Those are operator terms, and the time to ask is before you sign rather than after.
How much space you need: team size, desks and floor area
Both buildings publish the capacity and the floor area of every office group, so you can match a room to a team instead of guessing.
The published capacity is a ceiling, not a target. A room listed for nine people holds up to nine; it does not require nine. So pick on the upper bound: if you are a team of six, any room with a published capacity of six or more is a candidate, and a room listed for four is not, however appealing the floor area looks.
Across the two Cambodian buildings the published rooms run from one person to thirteen. Canadia Tower carries the widest spread, with groups from one person up to thirteen and floor areas from 4 to 34 square metres. Exchange Square runs from one person up to nine, with floor areas from 5 to 25 square metres. Neither building publishes a room for a team larger than thirteen, so a Cambodian office for a team of twenty is not something either address can solve as a single room today; it would mean taking more than one office, or a conventional lease elsewhere.
Floor area and capacity do not move in step, and that is normal. A room can be generous per person or tight per person depending on how the operator has laid it out, which is the strongest argument for viewing the specific room rather than choosing off a number.
Who can rent office for rent — individuals, startups and established companies
A serviced office in Phnom Penh suits a few situations particularly well, and it suits some others badly.
It fits a solo founder or a consultant who wants a door that closes and an address in a recognised tower, without taking a lease. Both buildings publish one-person rooms, and both publish terms from one month, so the commitment is short.
It fits a small team that is still changing size. Rooms up to nine people at Exchange Square and up to thirteen at Canadia Tower mean a team can move between rooms in the same building as it grows, which is far less disruptive than breaking a lease.
It fits a company based abroad that needs a working base in Cambodia for a project, a market entry or a country manager, where the overhead of leasing, furnishing and connecting an office would cost more than the office.
It fits less well if you need a specific layout, your own branding on the floor, a dedicated meeting room, or a presence outside Phnom Penh. For any of those, a conventional commercial lease arranged with a local agent is the better route, and no amount of flexibility makes up for the wrong building.
On the legal and administrative side, whether a given address can be used for company registration, and what the operator requires from you, are questions for the operator and for the relevant Cambodian authority. Ask before you plan around it.

How to request office for rent on Wezoo
Private offices are not booked instantly the way a meeting room is. You send an enquiry and the operator comes back with a quote for the specific room, because the final price depends on the room, the headcount and the term.
Open the building page from the links above, pick a room whose published capacity is at or above your team size, and send the request. Say how many people you are, when you want to start and roughly how long you expect to stay, since all three change the quote. If both buildings could work, ask both: with two addresses in the country, comparing two quotes is the whole of the available market.
If your plans reach beyond Cambodia, the nearest Wezoo private-office hubs are worth a look, and two of them read in the same language as this page. Private offices in Malaysia covers a much deeper market around Kuala Lumpur, and is the closest English-language guide to this one. For a regional base with the widest choice of all, see our guide to private offices in Singapore. Closer to home, Vietnam is the nearest market we cover, though that guide is written in Vietnamese.
