A private office in Malaysia is a lockable, furnished room inside a managed building, billed as one monthly amount and taken on a rolling term rather than a multi-year lease. What you get with private office in Malaysia — and what you do not
All 1,058 offices Wezoo lists in Malaysia are serviced offices. That is a specific thing: an enclosed room with a door that locks, already furnished, inside a building where reception, cleaning, utilities, internet and the shared areas are run by the operator and folded into one invoice. You are licensed to use a room. You are not signing a tenancy for a bare floor.
Of those 1,058 offices, 500 are listed as external, meaning rooms on the facade with a window, and 548 as internal, inboard rooms without one. That split matters more here than the brochures admit. An internal room is usually the cheaper rung in the same building, and on a floor plate of this kind it is often the only way to get a four desk room in a prime tower at the price of a two desk room on the glass.
Shared facilities are listed per building, not per room. Across the 51 buildings, 49 list catering, 44 list breakout space, 33 list parking, 31 are listed as wheelchair accessible and 17 are listed as near public transport. Read that last number closely before you commit to anything. Outside the Kuala Lumpur rail corridor most of this inventory is a drive in proposition, and the parking count is the more useful figure.
What you do not get: a dedicated meeting room of your own, a say in the building’s opening hours, or a price that survives a change in headcount. Meeting rooms are shared and usually drawn from a monthly credit. The quote is per room rather than per person, so adding two people to a six desk room does not change the invoice, but outgrowing the room does.
Where private office is available in Malaysia — the cities and how many buildings in each
The supply is concentrated, and honest geography is more use to you than a long list. Twenty five of the 51 buildings sit in Kuala Lumpur itself and another fourteen in the surrounding Klang Valley. The remaining twelve are spread across Penang, Johor, Melaka, Sarawak, Sabah, Kelantan and Labuan, one or two buildings each. That is enough to give a national company a real presence in a state capital, and not enough to shop around in.

What private office costs in Malaysia
Listed starting prices run from MYR 355 per month for the smallest rooms at Menara IGB and Solaris Mont Kiara up to MYR 351,120 per month for the 1,889 square metre floor at Platinum Sentral. Between those two ends sit 1,058 individual rooms, each with its own listed figure.
Three things about those numbers, because they are easy to misread.
A starting price is a floor, not a quote. It is the lowest rung on that group of rooms, and the rung depends on the term you commit to. Wezoo does not receive the term each starting price belongs to, so no page here can honestly tell you “from X on a Y month agreement”. The operator states that when they quote.
The spread inside one building is wider than the spread between cities. Menara IGB in Mid Valley lists rooms starting at MYR 355 and rooms starting far above it in the same tower, because the building holds everything from a one person internal room to a stated 63 person suite. Picking the city first and the room second is the wrong order in Malaysia.
Every room Wezoo lists in Malaysia carries a price. That is not universal. In many markets most private office groups are quote only, and it means you can shortlist on budget here before you speak to anyone.
The lowest listed starting price in each place, as orientation only: Kuala Lumpur from MYR 355, Kota Bharu from MYR 395, Petaling Jaya from MYR 405, Kuching from MYR 415, Klang from MYR 505, Melaka from MYR 550, Cyberjaya from MYR 555, Johor Bahru from MYR 565, George Town from MYR 685, Kota Kinabalu from MYR 799, Bayan Lepas and Labuan from MYR 859. These are the floors of the cheapest room in each place, not what a team of six will pay.
How much space you need: team size, desks and floor area
Wezoo lists two figures for every room: a stated maximum occupancy and a floor area in square metres. The occupancy figure is a ceiling, the most people the operator will put in that room, so the room you want is one whose ceiling sits at or above your headcount rather than one that matches it exactly.
Across the 1,058 Malaysian offices the stock sits where most teams actually are:
- 508 rooms for four people or fewer
- 430 rooms for five to ten
- 103 rooms for eleven to twenty five
- 17 rooms for more than twenty five
Read against floor area the pattern is consistent. A one or two person room is listed at roughly three to seven square metres, a room for a team of six at around twenty to twenty five, and a twenty person room at fifty and up. The largest single listing in the country, at Platinum Sentral, is 1,889 square metres for a stated 528 people. That is a whole floor rather than an office, and it is taken by one company rather than shopped for.
A practical rule for Malaysia: if your team is six and growing, look at ten person rooms in a building that also lists four person rooms. Growth inside the same building is a renegotiation. Growth into a new building is a move.
We do not publish a legal minimum floor area per person for Malaysia, because we have not read a source that states one. If that matters in your sector, check it with your own adviser before you commit.
Who can rent private office — individuals, startups and established companies
A serviced office is a licence rather than a lease, and the bar is correspondingly low. A sole proprietor can take a one person room in any of these buildings, and several of the 508 small rooms in the Malaysian inventory exist for exactly that. You will normally be asked for your business registration, held with the Companies Commission of Malaysia (SSM), along with a deposit and identification. The operator sets those terms, not Wezoo.
Startups are the natural fit, and the reason is the one month minimum term that 1,048 of these 1,058 rooms carry. A team that might be four people or nine in six months should not be signing a three year tenancy, and here it does not have to.
Established companies use these buildings differently: a project team near a client, a sales office in Johor Bahru or Kota Kinabalu without opening a branch, a landing pad while a permanent floor is fitted out. The seventeen rooms above twenty five people exist for that.
Who this is not for. Anyone who needs to fit out a space to their own specification, anyone whose work needs a goods lift or industrial power, and anyone chasing the lowest possible cost per desk at scale. Past roughly thirty people in one place a conventional lease usually wins on money, and you should price both.

1. Menara Merdeka 118, Kuala Lumpur

The office floors inside the Merdeka 118 precinct, at Presint Merdeka 118 in the 50118 postcode. This is the newest of the Kuala Lumpur buildings on the list and it carries the widest range in the country after Platinum Sentral: a three square metre single room and a 406 square metre suite are both listed in the same tower. Climate control is listed here and nowhere else in the Malaysian set. Public transport is not listed as a feature; the parking is.

How to request private office on Wezoo
A private office is not bookable the way a meeting room is. There is no basket and no instant confirmation, because the operator prices the room against your headcount and your term. The sequence is short.
- Shortlist on the numbers. Filter by city, then by capacity. The listed starting price tells you which buildings are in range before you contact anyone.
- Request the rooms you want. Send your headcount, your preferred start date and how long you expect to stay. Asking three buildings at once is normal, and it is how you find out where the floors really are.
- Tour, then decide. Ask to see the specific room rather than the show office, and settle the internal versus external question in person. A five square metre inboard room reads very differently on a floor plan than it does with the door shut.
