That nation-by-nation split matters more than it looks. Companies House requires your registered office to sit in the same UK jurisdiction your company is incorporated in. A Scottish company needs a Scottish address. A Northern Irish company needs one in Northern Ireland. Most price-comparison articles skip this entirely, then send you to a London address that your incorporation cannot legally use.
What is a business address service?
A business address service is a subscription that lets you use a provider’s physical street address as your company’s official address, with the provider receiving and handling any post that arrives there. No desk. No keys. No office.
Three things usually come in the box:
- The address itself — a real, deliverable street address (never a PO Box; Companies House rejects those).
- Mail handling — someone signs for your post and does something useful with it.
- A record of delivery — the provider can confirm mail reached you, which is now a legal requirement.
A business address service does not give you an office. It gives your company a place to legally exist.

Since March 2024, the rules also tightened — a registered office must now be an “appropriate address” where delivery can be acknowledged, which quietly killed the old trick of registering at an accountant’s letterbox nobody monitored. What does mail handling actually include?
“Mail handling” is where providers differ most, and where the cheap plans quietly stop being cheap. Four levels exist:
- Hold for collection. Post sits at reception until you turn up. Cheapest. Useless if you live 200 miles away.
- Scan and upload. The envelope — and usually the contents — is scanned and appears in a portal, typically within one working day. This is the default on most modern plans.
- Forward the original. Physical post is re-posted to you, at home or abroad. Almost always billed per item plus postage.
- Parcels and couriers. Often excluded, or handled at a separate address. Check before you order stock to your registered office.

What does a business address service cost in the UK?
Short answer: across the UK market in July 2026, published prices run from roughly £5–£10 per month for a bare registered-office-only address, up to £35–£50 per month for a central London trading address with scanning and forwarding included. Anything advertised below that usually excludes mail handling, which is the part you are actually buying.
What moves the price:
- Postcode. An EC1 or W1 address costs multiples of a regional business park. You are paying for the postcode, not the building.
- Number of uses. Registered office only is cheapest. Add a director’s service address and a trading address and the tier goes up.
- Mail volume. Most plans include a handful of items per month, then charge per letter.
- Forwarding. Per-item fees plus postage. If you receive a lot of post, this is where the bill lands.
- ID verification. Providers are legally required to run anti-money-laundering checks. Some fold this into the price, some bill it as a one-off setup fee.

- Is the jurisdiction right? Scottish company, Scottish address. This is not negotiable and it is the most common mistake.
- Is it an “appropriate address”? The provider must be able to acknowledge delivery. Ask them to confirm it in writing.
- Is mail scanning included or extra? The single biggest hidden cost.
- How many items are included per month? Then: what does item 11 cost?
- Can you use it as a director’s service address too? Some plans charge separately per director.
- What are the exit terms? Changing your registered office is free at Companies House but a hassle. Avoid 12-month lock-ins on your first address.
- Is there a real building behind it? If you ever need to meet a client, an address attached to a staffed workspace beats an address attached to a mailbox.
