Wezoo lists 52 private offices for three to six people across nine buildings inside the City of Bristol. They run from £687 to £3,031.67 a month — the price of the whole room, not per person. That is 29.4% of every private office Wezoo lists in the city: close to a third of Bristol’s supply packed into four consecutive team sizes. This page prices all 52, building by building, and it starts with the number most size guides skip — not what an office costs, but how far apart the prices are at your exact headcount.
One note before the figures. Every price here is for the whole office, per month, as the listing states it. Per-person figures are our arithmetic — the room price divided by the capacity the listing declares — and they are labelled as derived. “A four-person office” means an office whose declared maximum occupancy is four; the listing publishes an occupancy figure, not a desk count. “The band” means those 52 offices — the supply behind the phrase 3-6 person office space Bristol. Bristol has 177 private offices on Wezoo in total, at every size. If you want the wider picture first, our complete guide to private offices covers how these contracts work, and office space in Bristol covers every product across the city.

What does 3-6 person office space Bristol cost in 2026?
Between £687 and £3,031.67 a month for the office itself, with the middle of the 52 at £1,262. The cheapest are two three-person rooms at Broad Quay House, both £687. The dearest are two six-person rooms at One Temple Quay, both £3,031.67. Divide each price by the capacity the listing declares and the derived per-person rate runs from £229 to £650 a month, median £279.
Those two ranges describe the same 52 listings, so read them together rather than picking the flattering one. A £2,600 four-person office and a £916 four-person office are both on this list, in two buildings a few streets apart in central Bristol.
| Declared capacity | Offices | Buildings | Whole unit / month | Median unit | Dearest ÷ cheapest |
|---|---|---|---|---|---|
| 3 people | 10 | 3 | £687 – £837 | £747 | 1.22× |
| 4 people | 25 | 8 | £916 – £2,600 | £1,279 | 2.84× |
| 5 people | 9 | 6 | £1,145 – £2,600 | £1,395 | 2.27× |
| 6 people | 8 | 6 | £1,374 – £3,031.67 | £1,977.50 | 2.21× |
| All four capacities | 52 | 9 | £687 – £3,031.67 | £1,262 | — |

Three people, three prices — then the market splits open
Prices for 3-6 person office space Bristol do not fan out evenly as the office grows. They fan out all at once. Look at the last column of that table again. At three people the dearest office costs 1.22 times the cheapest. At four, 2.84 times. One extra person more than doubles the spread, and it never narrows again — 2.27× at five people, 2.21× at six.
Bristol sells you a price at three people. It sells you a decision at four.
The obvious objection is that small offices are simply priced more consistently. They are not. Look at every private office Wezoo lists in Bristol and the very smallest rooms are the least consistent of all: one-person offices run from £249 to £3,000 a month, a 12.05× spread and the widest at any size in the city. Strip out that £3,000 room and one-person offices are still the widest, at 6.02×. Two people, on the other hand, is 1.22× — the same as three. Small does not mean consistent. Two and three people are consistent for one specific reason, and it is the whole story on this page.
It is not an artefact of stopping at six, either. Every size from four to sixteen with five or more offices listed shows a spread of at least 1.74×, and the market only tightens again from seventeen people up, where at most four listings per size make a ratio meaningless. Three people is the outlier, not four.
One caution about that 2.84×: its top end rests on a single listing. Drop Bristol Bridge’s one £2,600 four-person room and the four-person spread falls to 2.18×. The step from three to four survives that, and it survives every other way we tried to measure it — how big the jump is depends on the measure, that it happens does not.
Two of these numbers are arithmetic rather than evidence, and it is worth saying so. Dividing every price at a given size by the same headcount leaves the ratio untouched, so the derived per-person spread is identical to the whole-unit spread. And 1.22× is simply £279 ÷ £229 — the dearest of three fixed rates over the cheapest. It is one fact wearing several hats. The finding worth having is not the ratio at all. It is which buildings show up at which size.
Why is four people so much harder to shop for than three?
Because the buildings change. Across everything Bristol operators list at this size, three people gets you three buildings. Four gets you eight. The extra five arrive all at once, and they price nothing like the three you started with.
All three buildings inside the city that list a three-person office charge a flat rate per person — the same rate on every room they let, whatever its size. Call these the fixed-rate buildings. The arithmetic is exact to the penny, not merely on their 32 offices inside the band but on all 91 offices they list in Bristol:
- Broad Quay House (Regus) — a derived £229 per person, per month, on all 21 of its offices, from 2 people to 26
- Castlemead (Regus) — a derived £249, on all 42, from 1 person to 63
- All Saints’ Street (Spaces) — a derived £279, on all 28, from 1 person to 57
So every three-person office Wezoo lists inside the city is £687, £747 or £837 a month — which is 3 × £229, 3 × £249 and 3 × £279. Three prices, three buildings, one pricing convention. This is not a Bristol quirk; the same pattern shows up in 3-6 person office space in Birmingham.
And here is what makes the difference. Those three buildings sit exactly 1.22× apart at every size from two people to ten — always £279 over £229. A bigger room does not change the rate any of them charges. The market-wide figure moves from 1.22× to 2.84× between three people and four purely because five more buildings turn up, each with its own rate. So at three people you are not really comparing rooms at all. You are comparing two operators’ rate cards, and that is the most useful thing to know about 3-6 person office space Bristol.
You can watch the convention work inside a single building. At Castlemead, one 8 m² room is £498 for two people and another 8 m² room is £747 for three. A 10 m² room is £747 for three; another 10 m² room is £996 for four. At All Saints’ Street a 10 m² room is £837 for three and another £1,116 for four. Same floor area, different declared capacity, different price. Across the whole band the published floor area per person overlaps almost completely — 2.67 to 3.33 m² at three people, 2.50 to 3.25 at four — so at all three fixed-rate addresses it is the declared capacity, not the room, that sets the rent.
The other six buildings begin further up the price ladder. Three of them charge different prices for rooms of the same declared capacity; Bristol Bridge charges one price across three capacities; the last two list a single office each. What they have in common is where they start: none of the six lists a three-person office, and five of them list nothing at all below four people. The exception is Origin Workspace, which lists two one-person offices at £1,500 and £3,000 a month, then nothing at two, three or four people, then a five-person room. It skips the middle rather than starting late — and its £3,000 one-person office is why the range at one person reaches as high as it does.

What the fifth and sixth person actually cost
Most listings in this band carry an implied price for headroom — the capacity you are not using yet. At the three fixed-rate buildings it is knowable to the penny. Two extra people cost exactly twice the rate, on every pair of rooms: a derived £458 at Broad Quay House, £498 at Castlemead, £558 at All Saints’ Street. Those are the only headroom prices in the band you can work out in advance, and they never move.
At Bristol Bridge, the fifth and sixth cost nothing at all.
Runway East lists three offices there inside this band — one for four people, one for five, one for six — and all three are £2,600 a month. The same £2,600 also buys the cheapest of its three eight-person rooms, alongside others at £3,760 and £3,920. Inside the band the derived per-person rate therefore falls as declared capacity rises: £650 at four people, £520 at five, £433.33 at six.
Read that one carefully. Those four £2,600 listings are the only Bristol Bridge offices that publish no floor area, and a starting price is a floor rather than a fixed rent. It looks like one entry price attached to four different sizes rather than four separately priced rooms — which also means our £650 top-of-range figure is that one entry price divided by the smallest room it covers. Ask Runway East which it is before you plan around it.
Even with that caveat the contrast is real, and it matters most if you expect to grow inside the band. If you are four people today and six by spring, at Broad Quay House that plan costs £458 more a month and at Bristol Bridge it costs nothing extra. Neither is better. They are different bets, and the listing tells you which one you are making.

What do you get for £2,600 that you do not get for £916?
Not what you would hope. No listing for 3-6 person office space Bristol itemises what its price covers, so nobody can tell you from a screen what separates the two ends of the range. What the buildings do publish is a list of named services, and that list splits along exactly the same line as the pricing.
Breakout space is the only service all nine buildings name. Beyond it, the three fixed-rate buildings — the cheapest three — name between four and six services each, drawn from parking, catering, step-free access, a coffee bar and proximity to public transport. Not one of them names a lounge, a reception service, climate control, lockers, phone booths or bike storage. The six dearer buildings name between eight and nine services each, and six of the nine buildings in the band name a reception service — the three that do not are the fixed-rate ones. Square Works is the only address in the band that names a restaurant and a bar.
Treat that as a map of what each building advertises, not as a list of what is in the rent. The listings attach these services to the building, never to a price, and none of them says whether furniture, internet, cleaning or business rates sit inside the monthly figure. That is the question to put to the operator, and it is the one thing no comparison of 3-6 person office space Bristol can settle for you. It is also why the £916 room and the £2,600 room are worth seeing on the same afternoon.
The three Bristol buildings that list nothing at this size
Offices at this size are not spread evenly across the city. Wezoo lists 12 private-office buildings inside the City of Bristol, and nine of them carry 3-6 person office space Bristol. Three do not, and it is worth knowing which before you plan a viewing round:
- Temple Meads (Runway East) — 18 offices, the smallest for eight people
- Queen Square (Runway East) — 2 offices, the smaller for eight people
- Future Leap Clifton — one listing with no price and no stated capacity; the only Bristol building whose private offices carry no price at all
Temple Meads and Queen Square are not short of offices — both simply start one band up. If your team is closer to eight than to six, we have priced that set separately: Wezoo lists 53 offices of 7-10 person office space Bristol across ten buildings, from £1,603 a month.
Two further Bristol-addressed buildings, Aztec West and Almondsbury Business Park, sit in BS32 and belong to South Gloucestershire rather than the city, so they are outside every count on this page. Both are Regus buildings, both charge a flat rate — a derived £245 and £259 per person — and each lists four three-person offices, at £735 and £777. Including them would not shift any of the spreads above. If you would drive to BS32, they are the cheapest three-person offices anywhere near the city.
Across the whole city inventory of 177 private offices, four people is the single most-listed capacity, with 25 offices — ahead of eight (23) and seven (13). That tells you what Bristol operators have chosen to list rather than what teams ask for, but it does mean four people is where the choice is.
All nine buildings that list 3-6 person office space Bristol
Every building listing 3-6 person office space Bristol appears below, in two groups, ordered by its cheapest office in the band. First the three fixed-rate buildings, where one derived per-person figure describes everything they list:
| Building | Operator | Postcode | Offices in the band | Capacities | Whole unit / month | Derived per person |
|---|---|---|---|---|---|---|
| Broad Quay House | Regus | BS1 4DJ | 6 | 3, 4, 5, 6 | £687 – £1,374 | £229 |
| Castlemead | Regus | BS1 3AG | 15 | 3, 4, 5, 6 | £747 – £1,494 | £249 |
| All Saints’ Street | Spaces | BS1 2NB | 11 | 3, 4, 5, 6 | £837 – £1,674 | £279 |
Then the six that do not price off a single per-person rate. The last column gives the range of derived rates rather than an average — an average here would be a number nobody publishes:
| Building | Operator | Postcode | Offices in the band | Capacities | Whole unit / month | Derived per person |
|---|---|---|---|---|---|---|
| Bristol – Colston Avenue | Orega | BS1 4UA | 4 | 4, 5, 6 | £1,279 – £2,281 | £319.75 – £380.17 |
| One Temple Quay | Elementa | BS1 6DZ | 9 | 4, 6 | £1,643.33 – £3,031.67 | £410.83 – £505.28 |
| Square Works | Square Works | BS8 1HB | 2 | 4 | £1,800 – £2,000 | £450 – £500 |
| Clockwise Bristol | Clockwise | BS1 6BX | 1 | 4 | £2,000 | £500 (one office) |
| Origin Workspace | Origin Workspace | BS8 1HP | 1 | 5 | £2,500 | £500 (one office) |
| Bristol Bridge | Runway East | BS1 6AA | 3 | 4, 5, 6 | £2,600 | £650 / £520 / £433.33 |
Two of those rows need a caveat. Clockwise Bristol and Origin Workspace each list one office in this band, so a single rate is the only thing either could show — and both work out at £500 per person. Widen the view to everything they list in Bristol and neither is a fixed-rate building: Clockwise runs a derived £500 per person on its four-person office and £400 on its seven-person and ten-person offices, and Origin’s seven offices carry six different derived rates, from £375 to £3,000. One office cannot show you a pricing convention.

All Saints’ Street — Spaces, Castle Park, BS1 2NB
Eleven offices from £837 (three people) to £1,674 (six), on a derived £279 per person. Four of the eleven are three-person rooms — worth knowing, since only three buildings in the city list one at all. Areas run 8 m² to 17 m²; every listing publishes a one-month minimum rent term.

Bristol – Colston Avenue — Orega, 33 Colston Avenue, BS1 4UA
Four offices in the band and four different prices: two four-person rooms at £1,279 and £1,320, a five-person at £1,897 and a six-person at £2,281. Even the two rooms with the same declared capacity are £41 apart. Areas 12 m² to 19 m². Its listing names a reception service, phone booths, lockers, a lounge and climate control — none of which appears on any of the three fixed-rate listings.

One Temple Quay — Elementa, Temple Back East, BS1 6DZ
Nine offices in the band, in an unusual mix: seven four-person rooms and two six-person, with nothing at three or five. The seven four-person rooms are all 13 m² and carry three prices — £1,643.33 twice, £1,926.67 once and £1,997.50 four times. Identical rooms, and the dearest costs a fifth more than the cheapest. The two six-person rooms are £3,031.67 each, at 20 m², and they are the dearest offices in this band anywhere in Bristol.

The four buildings with the fewest offices at this size
Square Works (17-19 Berkeley Square, BS8 1HB) lists two four-person offices at £1,800 and £2,000, both recorded on the ground floor, and is the only address in the band naming a restaurant and a bar. Clockwise Bristol (Generator Building, Finzels Reach, BS1 6BX) lists one four-person office at £2,000 in 12 m². Origin Workspace (40 Berkeley Square, BS8 1HP) lists one five-person office at £2,500. And Bristol Bridge (1 Victoria Street, BS1 6AA) is the building where all three offices in the band are £2,600, covered above. Square Works, Origin Workspace and Bristol Bridge are the only buildings in the band that publish no floor area for any of their offices at this size.

What the listings say about timing — and what they leave out
Anyone comparing 3-6 person office space Bristol will find the listings commit to very little on timing. Availability shows up in two separate ways — a specific date, or a written note — and no office in this band carries both. Fifteen of the 52 carry a date; a different fifteen carry a note; the remaining 22 carry neither.
The notes take only three forms: “Available now” on 13 offices, “Available September” on one and “Available July 2026” on one. The last two are worth pausing on. “Available September” names a month with no year attached, and “Available July 2026” names a month that has already gone — and neither of those two listings carries a date to check it against. Of the 15 dated offices, one date has already passed and 14 are in the future, the furthest being a five-person room at Castlemead dated 1 October 2030.
On commitment, only the three fixed-rate buildings publish a minimum rent term at all — 32 of the 52 offices — and every one of those says one month. The other 20 publish no minimum term. Silence is not a promise of flexibility: ask the operator.
Floor area is published on 46 of the 52. The six without one sit at Bristol Bridge (three offices), Square Works (two) and Origin Workspace (one), none of them at a fixed-rate building. Where area is published it runs from 8 m² to 20 m²: three rooms share the 8 m² floor, all of them three-person, and two share the 20 m², both six-person. As the Castlemead rooms show, though, floor area and capacity do not move together. If you want a benchmark to hold those numbers against, we have written up how much office space per person a team typically plans for.
When is a private office the right call for a team of three to six?
When the room needs to hold a conversation you would not have at a shared desk. That is the honest dividing line, and it arrives earlier than the headcount thresholds most size guides use. Most UK companies are tiny: of the 2.1 million counted by the Office for National Statistics in March 2025, 44% have a single employee. For a company that outgrows one desk, a room for three to six is often the first property decision it ever makes.
Three practical rules for anyone shortlisting 3-6 person office space Bristol, taken straight from the numbers above:
1. Decide your headcount before you shortlist, not after. At three people you are choosing between three buildings and three prices, and the whole shortlist fits in a sentence. At four you are choosing between eight buildings and eleven prices, and it does not.
2. Price the growth, not just the move. Ask what your fifth and sixth person cost at the building you like. At Castlemead the answer is a derived £498 a month; at Bristol Bridge it is nothing extra. Both answers are useful and only one of them is obvious from a brochure.
3. Treat the bottom of the range and the top as different products. £916 and £2,600 both give four people a room of their own in central Bristol. The listings name different services but never say what the rent covers, so see one from each end before you decide which you are buying.
If you are still weighing a room against a desk, what is a private office sets out the difference, and what a private office costs in Bristol covers every size across the city rather than this one band.
Wezoo does not run any of these buildings. It brings Regus, Spaces, Orega, Runway East, Elementa, Clockwise, Square Works and Origin Workspace into one place, so you can compare every listing of 3-6 person office space Bristol on the same terms, without a membership. A private office starts as an enquiry rather than an instant booking: you send your requirement through the building’s page and the operator comes back to you.
