virtual office victoria — Wezoo

Search virtual office Victoria and the first problem is the name. There is a Victoria in British Columbia, a Victoria Park in Perth, and a Victoria in the City of Westminster that sits behind the SW1V, SW1E and SW1W postcodes. This guide is about the last one.

Wezoo indexes 100 virtual-office listings across Westminster. Filter those to the three Victoria postcodes and seven buildings remain. That is the whole virtual office Victoria shortlist, and this page sets out what those seven publish: who runs them, what else you can book in the same lobby, and which of them record a reception service. For the national picture, start with our complete guide to virtual offices.

What does a virtual office Victoria address cost?

Not one of the 100 Westminster virtual-office listings shows a price: the record carries no price field at all, because the product is quoted rather than booked. The operator prices the address, the mail handling and any call answering against what you ask for. Seven addresses, three postcodes, and not one published rate.

Rather than invent a range, here are the prices these seven buildings do publish — what they charge for space you can stand in. All seven publish a monthly starting price for at least one private office, and two of them also publish hourly and daily rates.

How to read the figures below. Hourly and daily prices are the cheapest listing of that type at that address, including VAT and the Wezoo booking fee. Monthly figures are the lowest private-office starting price at that address, published as a monthly amount with no tax basis stated. All of it is filed by the operator, and none of it is a quote.

Virtual office Victoria: the 7 addresses Wezoo lists in SW1

Ordered by straight-line distance from the Spaces listing at 25 Wilton Road, computed from the coordinates each listing publishes.

virtual office victoria — Victoria Station
Victoria Station by Spaces, SW1V 1LW

25 Wilton Road, London SW1V 1LW. The broadest listing of the seven: more bookable space behind one front door than any other address here. 62 private-office configurations, 72 day-office listings, 16 hot-desk listings and 9 meeting-room listings sit alongside the virtual office.

Published services: breakout spaces, catering, a coffee and tea bar, wheelchair access. Meeting rooms run from £41.12 to £100.28 an hour across the nine room listings. Hot desks are £112.20 a day and day offices £289.08 a day — every listing of each type here carries that one rate, so there is no cheaper tier to find. Lowest private-office starting price: £525 a month.

virtual office victoria — Belle House
Belle House by Fora, SW1V 1JT

1 Hudsons Place, London SW1V 1JT. Hudsons Place runs off the eastern flank of the station. Fora lists five private-office configurations here and no hourly or daily space, so the building runs on monthly occupancy rather than drop-in traffic.

Published services: phone booths. Lowest private-office starting price: £4,904 a month.

virtual office victoria — Victoria Grosvenor Gardens
Victoria Grosvenor Gardens by Regus, SW1W 0AU

52 Grosvenor Gardens, London SW1W 0AU. One of only two Victoria addresses you can book by the hour as well as register at; the other is Wilton Road, above. Regus lists 28 private-office configurations, 16 day-office, 7 hot-desk and 6 meeting-room listings here.

Published services: bike storage, breakout spaces, catering, a lounge, wheelchair access. Meeting rooms run from £70.52 to £169.91 an hour across the six room listings. Hot desks are £99.00 a day and day offices £236.28 a day, again a single rate across every listing. Lowest private-office starting price: £1,198 a month.

virtual office victoria — Thomas House
Thomas House by Fora, SW1V 1PX

84 Eccleston Square, London SW1V 1PX. Eccleston Square sits south of the station. Thomas House has the third-lowest entry price of the seven addresses, behind Wilton Road and Grosvenor Gardens, and the lowest-capacity of Fora’s five configurations here is listed for up to two people.

Published services: a coffee and tea bar, breakout spaces. Lowest private-office starting price: £3,070 a month.

Request Thomas House on Wezoo → · 233 m from the Wilton Road listing, straight line.

virtual office victoria — Nova North
Nova North by Argyll, SW1E 5BY

Nova North, 11 Bressenden Place, London SW1E 5BY. The only SW1E listing of the seven. Argyll lists six private-office configurations, and this is one of three Victoria addresses that records a reception service. The section 86 test below turns on a document coming to someone’s attention, so it is worth asking who is on the desk.

Published services: parking, bike storage, breakout spaces, catering, lockers, a lounge, a reception service, wheelchair access. Lowest private-office starting price: £6,660 a month.

virtual office victoria — 123 Buckingham Palace Road
123 Buckingham Palace Road by WeWork, SW1W 9SH

123 Buckingham Palace Road, London SW1W 9SH. WeWork lists 11 private-office configurations here. Its highest-capacity one is set out for up to 160 people, against 82 at Wilton Road and no more than 43 anywhere else in the set. Another of the three addresses that records a reception service.

Published services: bike storage, a coffee and tea bar, a lounge, phone booths, a reception service. Lowest private-office starting price: £4,090 a month; ten of the eleven configurations carry a price.

Request 123 Buckingham Palace Road on Wezoo → · 322 m from the Wilton Road listing, straight line.

virtual office victoria — 2 Eaton Gate
2 Eaton Gate by Argyll, SW1W 9BJ

2 Eaton Gate, London SW1W 9BJ. The furthest out of the seven. 2 Eaton Gate sits in Belgravia, 862 m from Wilton Road — more than two and a half times as far as any of the other six — so it trades on a Belgravia setting rather than proximity to the station. Argyll lists three private-office configurations, and it is the last of the three addresses that records a reception service.

Published services: parking, catering, a lounge, a reception service. Lowest private-office starting price: £6,780 a month.

Request 2 Eaton Gate on Wezoo → · 862 m from the Wilton Road listing, straight line.

Which virtual office Victoria addresses also let you book a room?

Two of the seven. Wilton Road and Grosvenor Gardens publish bookable meeting rooms, hot desks and day offices alongside the virtual office. The other five publish private offices only. That split decides whether your registered address can also be somewhere you book a room when you need one.

In the table below, an em dash means Wezoo holds no listing of that type at that address, which is not a statement that the building has none. The hot-desk and day-office rates are single rates, not floors: every listing of those types at both addresses carries the same figure.

Address Cheapest meeting room /hr (incl. VAT & fee) Hot desk /day (incl. VAT & fee) Day office /day (incl. VAT & fee) Lowest private-office starting price /month (no tax basis stated)
Victoria Station, SW1V 1LW £41.12 £112.20 £289.08 £525

Business address, registered office or mail forwarding: what are you buying?

They are often sold together, but they are three different things. A business address is a trading address you put on a website, an invoice or a card. A registered office is the address on the Companies House public register, and it carries statutory duties. Mail forwarding is what happens to the post once it lands, and it can be attached to either of the other two or sold on its own.

The registered-office rules below bind companies, and (with modifications) LLPs. If you trade as a sole trader or an unincorporated partnership you have no registered office and no section 86 duty at all, and what you are buying from any of these seven is a trading address and mail handling.

Appropriate address

Since 4 March 2024, section 86 of the Companies Act 2006 requires every UK company to keep its registered office at an “appropriate address” at all times. An address is appropriate if, in the ordinary course of events, a document addressed to the company and delivered there by hand or by post would be expected to come to the attention of a person acting on behalf of the company, and the delivery of documents there is capable of being recorded by obtaining an acknowledgement of delivery.

GOV.UK sets out the same two limbs in plain English and adds the practical rules: the address must be a physical address in the UK, in the same country your company is registered in, a Royal Mail PO Box is no longer allowed and neither are similar services from other companies, and where a company uses a service provider’s address — an accountant, a solicitor, or one of the seven buildings above — that address must still meet all of the requirements. The statutory wording sits in section 86 itself, substituted by the Economic Crime and Corporate Transparency Act 2023.

Where Companies House is satisfied a registered office is not appropriate, it will change the address to a default address it holds. The company must then provide an appropriate address, with evidence of proprietary ownership, within 28 days, or Companies House could start the process to strike the company off the register. Failing without reasonable excuse to comply with section 86 is an offence by the company and by every officer of the company who is in default.

Two further duties come out of the same Act. Every company must give Companies House a registered email address, which is not published on the public register, and anyone registering a company may first need to verify their identity through GOV.UK One Login and supply the personal code that verification produces. Your registered office address, by contrast, is publicly available on the online register — which is why a service address exists as an alternative to a home one. Registering the company itself costs £100 online, usually within 24 hours, or £124 by post.

How do you choose a virtual office Victoria address?

An address is only as good as the person standing behind the letterbox. Four questions settle almost every shortlist.

  1. Is anyone there to take the delivery? Three of the seven — Nova North, 123 Buckingham Palace Road and 2 Eaton Gate — record a reception service in their published services. The other four do not list one. That is not proof there is no reception; it means the listing does not record it, so ask before you commit.
  2. Will you ever need the room as well as the address? Only Wilton Road and Grosvenor Gardens publish bookable rooms and desks at the same address.

The other two are about paperwork and perception.

  1. Registered office, trading address, or both? A provider can be happy to hold your post and unwilling to be your registered office. Confirm which service the quote covers.
  2. Does the postcode do the work you want? SW1V, SW1E and SW1W all read as Victoria. SW1W 9BJ is a Belgravia postcode.

Get those four right and the choice makes itself.

One address deserves a note of its own. Wezoo lists a building called Victoria Orchard Place at 3 Orchard Place, but its postcode is SW1H, so it falls outside the three postcodes used here. Widen the filter to every SW1 postcode in Westminster and the count rises from seven to seventeen, taking in Orchard Place, Howick Place, Greencoat Place, Millbank, Horse Guards Avenue and five addresses in St James’s. Beyond that, the capital-wide set is in our virtual office Greater London guide.

Virtual office Victoria: frequently asked questions

How many virtual office Victoria addresses does Wezoo list?

Seven, inside the SW1V, SW1E and SW1W postcodes. Widened to every SW1 postcode within Westminster, the figure is seventeen. Across the whole of Westminster, Wezoo holds one hundred virtual-office listings at 98 distinct addresses.

What does a virtual office in Victoria cost?

Wezoo publishes no price for any of the 100 Westminster virtual-office listings, because the product is quoted rather than booked. Send an enquiry through the listing and the operator prices the address, the mail handling and any call answering against what you need.

Can I use a virtual office Victoria address as my registered office?

Only if you are registering a company or an LLP, the provider offers a registered-office service, and the address meets the appropriate-address test in section 86 of the Companies Act 2006. Some providers will hold your post but decline to be your registered office, so confirm it in writing before you file.

What is the difference between a business address and a registered office?

A business address is a trading address you choose to publish. A registered office is the statutory address on the Companies House register: it must be an appropriate address in the country your company is registered in, and it is publicly searchable.

Can I use a PO Box as my registered office?

No. GOV.UK states you can no longer use a Royal Mail PO Box as a registered office address, and that this includes similar services from other companies.

Which Victoria addresses let me book a meeting room as well?

Two. Meeting rooms start at £41.12 an hour at the Spaces listing, 25 Wilton Road, and at £70.52 an hour at the Regus listing, 52 Grosvenor Gardens. Both figures include VAT and the Wezoo booking fee.

Compliance note. This page describes UK company law as it applied on 5 September 2026 and is general information, not legal or tax advice. Wezoo is a workspace booking platform, not a company formation agent, a law firm or an accountant. Registered-office and mail-handling services are provided by the operator of the building, on that operator’s terms. Check your own obligations with Companies House or a qualified adviser before you file.
