What does the same building charge if you have to show up?

This is where the twenty-one virtual office Utah listings start earning their keep, because the buildings behind them do publish rates. Private offices at all twenty-one. Meeting rooms at nineteen, with a rate at eighteen of them. Day offices at nineteen, all priced. Hot desks at twelve. Line those rate cards up and something odd falls out: they are not all set together.

Start with the twelve addresses that price both a day office and a hot desk. Their two day rates move together almost perfectly — a correlation of +0.97 — and the day office costs between 2.53 and 3.06 times the hot desk at the same door. That is the entire spread across twelve buildings.

Now the eighteen addresses that price both a meeting room and a day office. The correlation there is -0.03. A permutation test over twenty thousand shuffles puts it at p = 0.92, which is to say the two numbers behave as though they were set independently. Against the monthly private-office rate the meeting-room hour scores -0.01, with a p-value above 0.95. The hour-priced product moves on its own.

So here is the number a virtual office Utah buyer can actually use. Ask how many hours in the cheapest meeting room cost the same as one whole day in the cheapest day office at that address, and Utah answers anywhere from 1.03 hours to 3.19 hours — a swing of more than three to one, median 2.06. At the low end is 221 25th St in Ogden, where a $137.50 hour and a $141.90 day sit almost on top of each other. At the high end is the Clift Building in Salt Lake City: $75.51 an hour against a $240.90 day.

The obvious explanation is the brand over the door, and it does not survive. One operator very nearly spans the range on its own: 221 25th St at 1.03 and Cottonwood Corporate Center in Salt Lake City at 3.06 are both Regus buildings, with only the Clift Building, a Spaces address, above them at 3.19. Inside Regus alone the meeting-room and day-office rates still correlate at -0.05, and the day-office-to-hot-desk link holds there too, at +0.97.

Two caveats. This is a fact about the buildings, not about the virtual office plan: these are the published starting rates for booking the space, and what a plan itself includes — whether it carries meeting-room hours, and how many — is not in the listing, so ask when you request a quote. And it takes a market this size to see the pattern at all. Take every way of drawing four of these eighteen addresses — 3,059 combinations give a defined correlation — and a correlation of 0.80 or stronger in either direction shows up in 488 of them, 16%. When is a virtual office Utah address the right call?

When the address is the product and the room is occasional. A virtual office Utah listing gives you a street address in a commercial building; it does not give you a desk. The other honest test is whether the address has to be somewhere specific. Utah’s supply thins out fast once you leave Salt Lake City and Lehi: eleven of the thirteen towns hold exactly one address each, so in those the choice is a building rather than a shortlist.

How do you set up a virtual office Utah address?

Four steps, and only the third one is slow.

  1. Pick the town, then the building. The address is what your customers, your bank and the state will see.
  2. Request a quote through the listing. Ask what mail handling is included and whether the plan carries meeting-room hours.
  3. Complete the mail paperwork. Where the operator receives mail as your agent, that runs on USPS PS Form 1583: two forms of identification, one of them a government-issued photo ID, and a witnessed signature.
  4. Update your records. The IRS asks you to report a change of responsible party, address or location on Form 8822-B within 60 days.

Step three is what decides how fast the address goes live.
