Search office space Utah and you get two different markets stacked into one narrow strip of valley floor. Wezoo lists 26 buildings and 447 private offices across the state, from Logan in the north to Provo in the south, and the prices inside them run from $205 a month to $12,720. That is a 62-fold range, and almost none of it is explained by which town you pick.
This guide walks the corridor building by building, shows what each address actually charges, and answers the question most state-wide listings dodge: does moving out of Salt Lake City save you money? For the wider product picture, our complete guide to private office space covers terms, fit-out and what to ask an operator before you sign.

What does office space Utah actually cost?
The median private office in Utah is $1,095 a month. Roughly half of the 447 offices sit below that figure and roughly half above. But the median is the least useful number here, because the distribution has two very different ends and they are set by different things.
The floor is remarkably flat. Ten of the 13 towns on the platform have at least one office listed under $400 a month — Ogden, Salt Lake City, Provo, Sandy, Draper, Lehi, Clearfield, West Valley, North Salt Lake and Cottonwood Heights all clear that bar. The two cheapest single-person offices in the state are both $205 a month, and both are in Ogden.
The ceiling is not flat at all. Only four Utah buildings list an office for 20 people or more, and they sit in exactly two towns: Salt Lake City and Lehi. Everywhere else, the largest room you can take tops out at 13 people. Entry price travels; capacity does not.
| Team size | Typical monthly range | Where you can get it |
|---|---|---|
| 1 person | $205 – $619 | 12 of 13 towns (all but Logan) |
| 2 – 5 people | $350 – $3,095 | All 13 towns |
| 6 – 13 people | $780 – $5,571 | 12 of 13 towns |
| 14 – 19 people | $5,200 – $5,850 | Lehi only |
| 20 – 50 people | $2,380 – $12,720 | Salt Lake City and Lehi only |
Office space Utah, north to south: where the buildings are

Utah’s office market is a line, not a circle. Almost every building sits on a single north–south axis, strung along roughly 103 miles of valley between Logan and Provo. Park City is the single exception, sitting about 17 miles east of the nearest building on the corridor.
That geometry matters when you are shortlisting. In a radial city you trade commute against price. Here you are mostly choosing which segment of one corridor you want to be in — and, as the numbers below show, the price you pay for that choice is smaller than most people expect.
| Region | Buildings | Offices | Entry price | Largest suite |
|---|---|---|---|---|
| Cache Valley (Logan) | 1 | 17 | $458 | 9 people |
| Ogden & Davis County | 8 | 108 | $205 | 11 people |
| Salt Lake Valley | 10 | 194 | $265 | 50 people |
| Silicon Slopes (Lehi, Draper) | 5 | 95 | $325 | 50 people |
| Utah Valley (Provo) | 1 | 19 | $319 | 8 people |
| Park City | 1 | 14 | $489 | 7 people |

The 10 best private offices in Utah for 2026
Ten buildings, listed north to south. Each one is a real address on Wezoo with live monthly pricing; the range shown is the cheapest and most expensive office currently listed there.
1. 701 S Main St — Logan

What to expect: Logan is the only Wezoo building north of Ogden, and it behaves like a small-market office: seven suite sizes from 2 up to 9 people, 17 offices in total, and no single-desk rung at all. If you want a one-person room in Cache Valley, this address does not sell one — the entry ticket is a two-person suite at $458 a month. Breakout space and catering are the two listed services.
Operator: Regus · Address: 701 S Main St, Logan 84321 · Offices: 17 across 7 sizes (2–9 people) · From: $458/month
👉 Request 701 S Main St on Wezoo
2. 3293 Harrison Blvd — Ogden

What to expect: This is the widest ladder of the nine buildings north of Salt Lake County, and it ties for the cheapest entry rung in the state at $205 a month for a one-person office. Ten distinct sizes run from 1 person up to 11, across 18 offices, so a team that grows from two to six can move up twice without changing buildings. The address is on Ogden’s Harrison Boulevard.
Operator: Regus · Address: 3293 Harrison Blvd, Ogden 84408 · Offices: 18 across 10 sizes (1–11 people) · From: $205/month
👉 Request 3293 Harrison Blvd on Wezoo
3. Gateway 6 — Salt Lake City

What to expect: Gateway 6 is one of only two Utah buildings on Wezoo listing a 50-person suite. The ladder is deliberately simple — 3, 6, 10, 20 and 50 people, five clean rungs — which suits a company that already knows its headcount. Reception service, phone booths, a coffee and tea bar, a lounge and parking are listed on site.
Operator: WeWork · Address: 460 West 50 North, Salt Lake City 84101 · Offices: 5 across 5 sizes (3–50 people) · From: $350/month
4. 250 E 200 South — Salt Lake City

What to expect: Seventeen rungs, from a $265 single desk to a 48-person floor at $12,720 a month. That span is nearly double the next-widest building in the state, and it is why downtown Salt Lake City looks expensive on paper — the ceiling is here, not the floor. Twenty-eight offices in total. If your headcount is genuinely uncertain, this address can absorb the uncertainty.
Operator: Spaces · Address: 250 E 200 S, Salt Lake City 84111 · Offices: 28 across 17 sizes (1–48 people) · From: $265/month
👉 Request 250 E 200 South on Wezoo
5. 222 Main Street — Salt Lake City

What to expect: A conventional downtown ladder: six sizes from 1 to 7 people across 20 offices, entry at $415. One thing to check before you commit is timing: 7 of its 20 offices carry a dated availability record rather than being listed as open now, so check the date before you plan a move-in. Breakout space, catering, a coffee and tea bar and a restaurant are listed at the address.
Operator: Regus · Address: 222 S. Main Street, Salt Lake City 84101 · Offices: 20 across 6 sizes (1–7 people) · From: $415/month
👉 Request 222 Main Street on Wezoo
6. 1743 S Sidewinder Dr — Park City

What to expect: Park City is the only Wezoo address in the state that sits off the north–south corridor, and it prices accordingly: at $489 it carries the fifth-highest entry rung of the 26 Utah buildings on the platform. Six sizes from 1 to 7 people, 14 offices. For a team that wants a Park City address without a conventional lease, this is the one option Wezoo lists.
Operator: Regus · Address: 1743 Sidewinder Drive, Park City 84060 · Offices: 14 across 6 sizes (1–7 people) · From: $489/month

7. 6975 Union Park Avenue — Cottonwood Heights

What to expect: The deepest sub-13-person building in Utah outside downtown Salt Lake City: 26 offices across nine sizes, topping out at 13 people — the largest suite any Regus address in the state lists. Entry is $365. Parking, a lounge, breakout space, catering and wheelchair access are all listed, which makes it practical for a team that drives in.

👉 Request 6975 Union Park Avenue on Wezoo
8. Innovation Pointe — Lehi

What to expect: Innovation Pointe is in Lehi, in the middle of the Silicon Slopes cluster, and carries the same five-rung ladder as its Salt Lake City sibling: 3, 6, 10, 20 and 50 people. Entry is $400 for a three-person room; the 50-person suite runs $6,580. Bike storage, phone booths, reception service, a lounge, parking and a coffee and tea bar are listed on site.

9. 3300 North Triumph Boulevard — Lehi

What to expect: Forty-three offices — more than any other building in Utah on Wezoo — across fifteen sizes, from a single desk at $325 to a 22-person suite at $7,150. Ten of those offices carry a dated availability record. If you want the finest-grained choice of room size anywhere in Utah County, this is where it is. Parking is listed at the address.

10. Zions Bank Financial Center — Provo

What to expect: Provo’s only Wezoo building, at 180 N. University Avenue. Six sizes from 1 to 8 people across 19 offices, entry at $319 — lower than every Salt Lake City address on this list except one. Seven of the 19 offices carry a dated availability record. Parking, a lounge, breakout space, catering and wheelchair access are listed.

Does moving out of Salt Lake City make office space Utah cheaper?
Mostly no — and the reason is worth understanding before you shortlist on a map.
Nineteen of the 26 buildings are operated by Regus, which gives us something rare: a single rate-card design tested across 103 miles of the same state. Hold the operator constant and compare those 19 buildings by distance from downtown Salt Lake City, and the entry price barely moves. Group them into three bands and the median cheapest office is $347 in the Salt Lake valley, $367 in the near suburbs, and $365 out on the far corridor. That is a $20 spread on a $350 product.
Yet within those same 19 buildings the entry price ranges from $205 to $670 — a 3.3-fold spread. So the floor does vary a lot; it just does not vary with geography. It varies building by building, for reasons a map cannot show you.
The ceiling behaves in the opposite way, and it is far more predictable. Statistically, which operator runs a building explains 82% of the variance in its largest available suite, against 28% for which town it is in. Every one of the 19 Regus addresses tops out between 5 and 13 people, whether it sits in Logan, Provo or on Main Street downtown. The four buildings offering 20-plus-person suites are all Spaces or WeWork addresses.
| Building attribute | Explained by operator | Explained by town | What that means |
|---|---|---|---|
| Largest suite available | 82% | 28% | Pick the brand, not the town |
| Number of suite sizes | 60% | 17% | Brand sets how fine the ladder is |
| Median office price | 39% | 50% | Weakest signal — too few towns to separate |
| Cheapest office price | 22% | 18% | Neither — it is building by building |
Shop the brand for the ceiling. Shop the building for the floor. The middle of the rate card — the median office, typically a three-person room — is the one attribute where town edges out operator in raw variance explained, 50% against 39%. With 13 towns spread across 26 buildings that gap sits inside what chance alone would produce, so treat it as a hint rather than a finding: median offices run $1,077 a month in the Salt Lake valley against $916 out on the corridor.
When should you choose a private office over a day office?
Take a private office when the desk needs to be there tomorrow morning with your things still on it. Take a day office when it does not.
Utah has deep coverage of both: alongside the 447 private offices, Wezoo lists day offices at 23 Utah buildings and meeting rooms at 23. If your team is in the building two or three days a week, a day-office and meeting-room combination may suit you better than a suite you leave empty. Wezoo lists Utah day offices from $89 to $249 a day, median $169, and meeting rooms from $63 to $160 an hour, median $90. Our guide to flexible office space works through the arithmetic, and private office for rent covers what to check on the contract.
One practical note on timing: 136 of the 447 Utah offices carry a dated availability record rather than being open immediately. That is roughly three in ten. If you have a fixed start date, filter on it early rather than falling in love with a room that frees up in two months.
What is driving demand for office space Utah wide?
Utah’s draw is not a secret. The state markets itself hard to relocating companies through the Utah Governor’s Office of Economic Opportunity, and the Lehi–Draper technology cluster has pulled enough headcount south of Salt Lake City to give Utah County a genuine second downtown.
That shows up directly in the supply. Five buildings and 95 offices now sit in Lehi and Draper alone, and Lehi is one of only two towns in the state where you can take a 20-person suite. If you are weighing where to put a first US office, the SBA’s guidance on picking a business location is a sensible starting checklist.

Office space Utah: frequently asked questions
What does office space Utah cost per month?
The cheapest private office Wezoo lists in Utah is $205 a month, a one-person room in Ogden. Across all 26 Utah buildings the median office is $1,095 a month, and the most expensive is a 48-person floor in downtown Salt Lake City at $12,720 a month.
Is office space Utah cheaper outside Salt Lake City?
Barely, at the entry level. Comparing only Regus buildings, so the rate card is held constant, the median cheapest office is $347 a month in the Salt Lake valley, $367 in the near suburbs and $365 further out along the corridor. Larger rooms do get cheaper away from downtown: the median office runs $1,077 a month in the valley against $916 on the outer corridor.
Which Utah towns have office space Utah listings on Wezoo?
Thirteen towns: Salt Lake City, Ogden, Lehi, Draper, Farmington, Clearfield, Provo, West Valley, Cottonwood Heights, North Salt Lake, Logan, Sandy and Park City. Salt Lake City has the most with seven buildings; Logan, Provo and Park City have one each.
Where can a team of 20 or more find office space Utah wide?
Only in Salt Lake City and Lehi. Four buildings across those two towns list offices for 20 people or more, and they are Spaces and WeWork addresses. Every other Utah building on the platform tops out at 13 people or fewer.
How far in advance should you book office space Utah listings?
Check availability dates first. Of the 447 Utah private offices on Wezoo, 136 carry a dated availability record rather than being open immediately — about three in ten. Offices listed without a date can usually be arranged quickly, but a fixed start date is worth filtering on before you shortlist.
Can you book office space Utah instantly on Wezoo?
Not for private offices. Those are monthly commitments arranged with the operator, so Wezoo passes your request through rather than taking an instant booking. Meeting rooms and day offices are listed at 23 Utah buildings each and hot desks at 14, and those products are bookable through Wezoo rather than arranged by request.
The office space Utah picture gets simple once you stop reading it as one market. The floor is everywhere and it is cheap — ten of thirteen towns list a room under $400. The ceiling lives in two towns and belongs to two brands. Work out which of those numbers your team is shopping for, and the shortlist writes itself.
