Inside a single operator the attribute list stops predicting anything at all: within Regus it explains less of the variation than chance would, and within HQ the same. COhatch, Spaces and WeWork show no variation in menu depth to explain. What the building lists tracks the operator, not the length of the attribute list.

One more reason to read an attribute list as a list and not an inventory: reception service and phone booths are each named on exactly 1 of the 52 Ohio listings — the same one — while catering is named on 32. Can you use a virtual office Ohio address as your business address?

It depends on the purpose. Four separate rules bear on it, and each comes from a different place. Read them before you sign anything.

Banks. Federal customer-identification rules require a bank to obtain, for a business customer, “a principal place of business, local office, or other physical location” (31 CFR §1020.220). The rule governs what the bank must collect, not which addresses are acceptable; that sits in the bank’s own procedures. Ask the operator in writing what the address is registered as, and ask your bank how it treats that answer, before you open the account.

Mail. If the operator receives your mail as your agent, that is a commercial mail receiving agency arrangement, and it runs on USPS PS Form 1583, the Application for Delivery of Mail Through Agent. The form has a photo-ID section and a separate address-ID section, and the address document it accepts — a driver's license or state ID card, a current lease, an insurance policy, a mortgage or deed of trust, a vehicle registration or a voter card — has to show the street home address you give it. Gather one of each before you start.

The IRS. Changing where your business receives mail is a filing, not a preference. Form 8822-B is how you tell the IRS about a change of business mailing address, business location or responsible party, and a change of responsible party must be reported within 60 days. The IRS also requires that your responsible party be a person, not an entity, so a mail or address service cannot be named in that role.

The state. The SBA notes that your business location determines the taxes, zoning laws and regulations you are subject to. Separately, registering a business in Ohio means naming a statutory agent, and which address types qualify for that role is set in state law and administered by the Ohio Secretary of State. Check it with that office directly before you file.
