Sacramento and Silicon Valley are 190 kilometres and 1.8× apart. Two Los Angeles buildings 38 kilometres apart are 8.9× apart.

Is that just a brand-mix artefact?

It could have been. WeWork’s California median is $201 per desk and Spaces’ is $507, so a metro that happens to be WeWork-heavy would look cheap for reasons that have nothing to do with geography. The control is to re-run the decomposition inside one brand.

Regus lists 143 priced virtual office California addresses across ten metros — enough to hold the brand constant. Within Regus, the metro explains 38.7% of the spread, three times more than the all-brands figure. So geography is real, and the all-brands number understates it. It also still leaves 61% of the variation sitting between Regus buildings in the same metro. Within Spaces the metro explains 24.1%; within WeWork, 14.6%.
