Getting a virtual office address for LLC filings right is less about the address than about who has to accept it. Three parties do: the state you file in, the IRS, and whichever bank opens your business account — and they do not ask the same question.
The state wants somewhere a process server can hand over a lawsuit. The IRS wants a mailing address and a business location it can write to. The bank wants a physical location for its customer file. One address can cover all three, but only if you know which box each is ticking. Below: the three separated out, then ten real US buildings where you can request a virtual office address for LLC use on Wezoo. For the product itself — plan tiers, call answering, meeting-room credits — start with our complete guide to virtual offices.
Three gatekeepers, three different questions, one address that has to answer all of them.

What does a virtual office address for LLC use cost in the US?
There is no single number: a virtual office address for LLC purposes is quoted per building, and none of the 2,102 US virtual offices on Wezoo carries a published rate. What you can budget for are the items around it, and most are fixed by rule rather than by an operator.
The state filing fee is set by the state you form in and has nothing to do with the address you pick; it varies by hundreds of dollars, so check it first. A registered agent is a separate cost unless your provider is registered as an agent in that state — most virtual office plans are not.
USPS Form 1583 is free to file. The mail center handling your mail must hold a completed PS Form 1583, Application for Delivery of Mail Through Agent, together with two forms of identification — one a government-issued photo ID, the second confirming the address on the form. It is widely called a notarized form, which is not quite right: the June 2024 version says the applicant signs or confirms the signature in the physical or virtual presence of the agent or an authorized employee, or before a notary. If the operator witnesses it, there is no notary fee.
For the price bands operators quote nationally, our guide to the virtual office address breaks down the tiers.
When should you choose a virtual office over a physical private office?
Choose a virtual office when the problem is the address. Choose a private office when the problem is the room. The two get confused because the same operators sell both from the same building.
A virtual office is right when your home address would otherwise land on a public state filing, your website or your bank file, and when your mail needs somewhere reliable to go. It is wrong when you need a person physically present at an address in business hours to accept service of process. That is a registered agent’s job, and a virtual office address for LLC registration is no substitute — our guide to the virtual office for LLC covers the agent and EIN mechanics.
Take the private office when you need somewhere to sit or somewhere to bring a client that is not a coffee shop. If the answer is honestly “both”, start with the address: it is the smaller commitment, and it does not stop you taking a room in the same building later.
The 10 best virtual offices on Wezoo for 2026
Ten candidates for a virtual office address for LLC use, in ten states, picked for spread and for being ordinary working commercial buildings rather than mail counters. Each publishes Monday-to-Friday opening hours on its Wezoo listing — the detail that matters when a state asks whether an address is customarily open during business hours. Prices come back with the request.
1. 142 W 57th Street — Plaza District, New York

142 W 57th Street by Spaces, Plaza District, New York
What to expect: The Met Tower stands on West 57th Street, the stretch New Yorkers call Billionaire’s Row, in the Plaza District. Spaces occupies floors six to eleven. The appeal for a company is boring and practical: a Manhattan street address with a suite number, in a building with eleven subway lines inside a five-minute walk, according to the listing, and Grand Central a mile away. It holds up when a lender or a landlord looks it up.
Operator: Spaces · Address: 142 W 57th Street, New York 10019 · Published hours: Mon–Fri, 8:30am–5pm

2. Massachusetts Avenue — Downtown Washington, DC

Massachusetts Avenue by Signature, Downtown Washington, DC
What to expect: Six hundred Massachusetts Avenue NW is ten stories of glass in the middle of the capital, under a ten-minute drive from the White House and inside a ten-minute walk of two metro stations. Signature runs the workspace. If your company deals with federal agencies, trade bodies or DC counsel, this reads differently on a letterhead than a suburban mailbox does — and it is a working commercial building, not a counter.
Operator: Signature · Address: 600 Massachusetts Ave NW, Washington 20001 · Published hours: Mon–Fri, 8:30am–5pm

3. 10 Post Office Square — Downtown Boston

10 Post Office Square by Regus, Downtown Boston
What to expect: The name is an accident of history that happens to suit the job. Ten Post Office Square is in downtown Boston, a short walk from Norman B. Leventhal Park and the State Street hotels, with Interstates 90 and 93 at the door and Logan 2.5 miles out. Regus runs it. Massachusetts companies that want a downtown Boston address without a downtown Boston lease start here.

4. Wynwood Garage — Wynwood, Miami

Wynwood Garage by WeWork, Wynwood, Miami
What to expect: WeWork’s Wynwood Garage is an old garage turned studio-office: a sunken pit, red-tile stairs, exposed concrete and murals by the local artist Peter Tunney. It sits in Miami’s Wynwood Arts District, on bus routes along NW 2nd Avenue and NW 29th Street, and reception service is listed on the building. For a Florida company in design, media or e-commerce the address says something a downtown tower does not.
Operator: WeWork · Address: 360 NW 27th Street, Miami 33127 · Published hours: Mon–Fri, 9am–6pm

5. Expansive Atlanta Perimeter Center — Atlanta

The building’s own listing names virtual office solutions alongside private offices, day offices and coworking, and reception service is listed. Handy if you later want a room at the same address for a board meeting rather than a second address somewhere else.

6. Jefferson Park — Chicago

Jefferson Park by Regus, Chicago
What to expect: Veteran’s Square is the tallest building in Jefferson Park, a northwest Chicago business district well outside the Loop. Regus runs the workspace. There is parking on site, a bus stop directly outside, Jefferson Park station a few minutes’ walk away and O’Hare roughly eight miles out. A Chicago address, with a quieter trip in if anyone ever has to collect something in person.
Operator: Regus · Address: 4849 N Milwaukee Ave., Chicago 60630 · Published hours: Mon–Fri, 8:30am–5pm

Northchase Drive by HQ, Greenspoint, Houston
What to expect: Greenspoint sits two minutes from the I-45 and a ten-minute drive from George Bush Intercontinental, with the Sam Houston Parkway bus stop an eight-minute walk away. HQ runs the center. Houston carries more Wezoo virtual office listings than any other Texas city and ranks third nationally behind New York and Chicago — Greenspoint is the practical north-side option when downtown is more than the business needs.

What to expect: Spaces Civic Center is at 1560 Broadway, spread across two floors in central Denver, with the Civic Center Station bus stop at the door and the 16th Street and California light-rail stop about half a mile away. The listing promises a staffed reception and comfortable meeting rooms on the same site — a capital-city address in a building someone can actually walk into.

What to expect: The Pioneer Building is a twelve-story landmark on the corner of First Avenue and James Street in Pioneer Square, its original wood-panelled, skylit light court still ringed by balconies, steps from Pike Place Market and the waterfront. Expansive runs the workspace and the listing names mail services and reception service. There are few Seattle addresses with more architectural weight behind them.
Operator: Expansive · Address: 600 1st Ave, Seattle 98104 · Published hours: Mon–Fri, 9am–5pm

10. 2303 W Morehead — Charlotte

2303 W Morehead by HQ, Charlotte
What to expect: Colony Park West is on West Morehead Street, with parking at the office and the Morehead Street and Arty Avenue bus stop a short walk away. HQ runs it, and the second-floor space looks out over uptown Charlotte. Charlotte is routinely described as the second-largest banking center in the United States, which counts for more than usual when the address is going on a business bank application.

How to choose a virtual office address for LLC — and how far ahead to set it up
Set the address up before the filing that names it. The sequence that avoids rework: pick the building, request the address, complete Form 1583 with the operator, then file. Allow a week — the slow step is ID and signature, not the operator.
Four questions for any operator, before money changes hands:
- Is this a commercial mail receiving agency, and will you hold my Form 1583?
- Can this address go on a state filing, and are you a registered agent in that state?
- Who is present during the published opening hours, and what happens to a courier delivery outside them?
-
What does the plan include beyond the address — scanning, forwarding, a phone number, meeting-room time?
If you already hold an EIN and you are moving an existing company to a new virtual office address for LLC correspondence, tell the IRS on Form 8822-B, which covers a change of business mailing address, business location or responsible party. Note where the deadline sits: the IRS states that changes in responsible parties must be reported within 60 days. It puts no equivalent clock on an address change — which is not a reason to sit on one.
Which US states and address types work for a virtual office address for LLC
Geography matters less here than address type. Whether a virtual office address for LLC use works is decided per state for the filing and federally for the bank, so a building can satisfy your state and still not satisfy your bank. Roughly how the four common types land for a virtual office address for LLC:
| Address type | State filing | IRS | Bank account |
|---|---|---|---|
| USPS PO box | No as the agent address | Mailing address only |
Not a physical location |
| Mail counter / CMRA mailbox | Generally no as the agent address | Yes as a mailing address |
Ask the bank first |
| Virtual office at a working building | As principal office, usually yes | Yes, address and location |
A physical location |
| Registered agent service | Yes — that is its purpose | Not your mailing address |
Not the account address |
What the state requires. Florida sits at the strict end: section 605.0113 of the Florida Statutes says every LLC and every registered foreign LLC “shall designate and continuously maintain in this state” both a registered office and a registered agent, and the agent’s business address must be identical to the registered office. Ohio defines the test outright: under Ohio Revised Code section 1706.09, where the agent is not a natural person the appointment must give the agent’s “usual place of business” — “a place in this state that is customarily open during normal business hours and where an individual is generally present who is authorized to perform the services of a registered agent” — and adds that this “does not include a post office box, regardless of whether that post office box has an associated street address.”
A post office box has a street address now. That did not make it an office.
What the bank requires. Banks answer to a federal rule. Under 31 CFR 1020.220, a bank’s customer identification program must obtain an address before opening an account, and for a person other than an individual — a corporation, partnership or trust — that address is “a principal place of business, local office, or other physical location.” The rule says nothing either way about a mailbox at a mail center, so the advice is unglamorous: ask your bank before you sign a twelve-month plan. Our note on the business address for LLC options covers what banks tend to want.
Where the supply is. Wezoo’s US listings cluster where the companies are — New York, Chicago and Houston lead, with Las Vegas, Atlanta, Miami, Austin, Los Angeles, Phoenix and San Diego close behind. Forming in a state you do not operate in is a separate decision with its own bill. Pick the building before you pick the plan.

Virtual office address for LLC — FAQ
Does the IRS accept a virtual address?
The IRS works with a business mailing address and a business location, and Form 8822-B is how you tell it either has changed — so a virtual office address can serve as the address on file. The IRS does not decide whether your state accepts that same address for a registered agent.
How do I get a virtual office address for LLC filings?
Pick a building, request a quote, and complete USPS Form 1583 with the operator receiving your mail. You need two forms of ID, one a government-issued photo ID; for business use an officer signs and gives their title. Get the address live first, then file.
Can a virtual office be my LLC’s registered agent address?
Only if the provider is registered as an agent in that state and meets its presence test. Florida wants a registered office and an agent whose business address matches it; Ohio wants a place customarily open in business hours with an authorized individual present. Ask, do not assume.
Will banks accept a virtual address?
That depends on the bank, not on the law. The federal rule requires banks to obtain “a principal place of business, local office, or other physical location” for a business customer, and a virtual office in a working commercial building is one. Banks layer their own policies on top.
Is a virtual office address the same as a PO box?
No. A PO box is a receptacle at a post office and takes USPS mail only. A virtual office address is a suite at a commercial building that takes couriers as well as mail. Ohio’s LLC statute says a post office box is not a usual place of business even with a street address.
A virtual office address for LLC use is the cheap part of forming a company and the part most likely to cause trouble eighteen months later. Settle the three gatekeepers once, pick a building that still looks right on a lawyer’s letter, and the rest follows.
