Virtual office in Malaysia on Wezoo

A virtual office in Malaysia is a business address inside a managed building. It is one you can put on your letterhead, your invoices and, if the building qualifies, your SSM filing, and you do not rent a room to get it. Wezoo lists 51 virtual office addresses across sixteen towns and cities, from Kuala Lumpur and Petaling Jaya out to Kuching, Kota Kinabalu and Labuan. This page sets out what you get, where the addresses are, what they cost, and what the Companies Act actually requires of a registered office.

Every figure below comes from the live Wezoo inventory, read on 6 October 2026. Where a building does not publish something, we say so rather than fill the gap.

Wezoo snapshot: virtual office in Malaysia

  • 51 addresses listed, in 16 towns and cities
  • 25 of the 51 are in Kuala Lumpur; 5 in Petaling Jaya; 3 in George Town
  • All 51 are priced in MYR, and none of the 51 publishes a price, so quotes are on request
  • Operators: Regus (39 buildings), HQ (5), Spaces (4), WeWork (2), Signature (1)
  • Listed on the buildings: catering at 49, breakout space at 44, parking at 33, wheelchair access at 31, near public transport at 17

What you get with virtual office in Malaysia — and what you do not

What a virtual office gives you is a specific, limited thing: the right to use a real commercial address at a staffed building, and the building’s handling of what arrives there. It is not a desk, it is not a room, and it does not come with a key. If you want a lockable room in one of these same towers, that is a different product at a different price. See our guide to private office in Malaysia, where 51 buildings list 1,058 individual offices.

What the inventory actually records per building is the address itself and the shared facilities around it. Across the 51 Malaysian buildings, 49 list catering, 44 list breakout space, 33 list parking, 31 are listed as wheelchair accessible and 17 are listed as near public transport. That last number is the one to read twice. 17 buildings are listed as near public transport and 33 as having parking, so outside the Kuala Lumpur rail corridor the parking count is the more useful figure.

One thing the listings do not record, and we would rather say so than invent it: mail handling, scanning, call answering and meeting-room credits are not published per building anywhere in this inventory. They vary by operator and by tier, and they are settled when you ask for a quote. Treat any page that gives you a confident per-building list of those services as describing a package rather than the address.

What you do not get: a registered address that is automatically valid, a place to receive clients unannounced, or a fixed price. The first of those is the one that catches people out, and it has an answer in the Companies Act rather than in a brochure. It is covered further down.

Where virtual office is available in Malaysia — the cities and how many addresses in each

The 51 addresses sit in sixteen towns and cities, and the distribution is steep. Kuala Lumpur holds 25 of them. Add the Selangor ring (Petaling Jaya, Puchong, Subang Jaya, Bandar Sunway, Shah Alam, Klang and Cyberjaya) and the Klang Valley carries 39 of the 51. The remaining 12 are spread across Penang, Melaka, Johor, Kelantan, Sabah, Sarawak and Labuan.

Two notes on those names, because the inventory writes them the way the operators filed them. Three buildings are filed under a state or federal-territory name rather than a town: one under “Wilayah Persekutuan” (it is in Kuala Lumpur, Jalan P. Ramlee), one under “Selangor” (it is in Puchong) and one under “Johor” (it is in Johor Bahru). Two Penang buildings are filed as “Penang” and one as “George Town”; all three are in George Town. The counts above resolve those to the town, which is why they add to sixteen places rather than twenty.

East Malaysia is thin: one address in Sabah, one in Sarawak, one in Labuan. If your business needs to be registered in East Malaysia rather than on the peninsula, the choice is a single building in each, and that is worth knowing before you plan around it.

What virtual office costs in Malaysia — and is there a free option?

Here is the straight answer, and it is not the one most pages give: none of the 51 Malaysian virtual office listings publishes a price. Not one. That is not a gap in our data. It is the shape of the product. A virtual office is sold as a tier (address only, address plus mail, address plus mail plus meeting-room credits) and the tier you need depends on what the address is for, so operators quote rather than list.

So we will not print a number we cannot point at. What we can tell you is what drives the quote: which building, which town, whether you need the address to stand up to an SSM filing, and whether you want anything handled beyond the address itself. The gap between a Kuala Lumpur city-centre tower and a single-address market like Kota Bharu or Kuching is real, and it is the first thing to ask about.

Is there a free virtual office in Malaysia? Not in this inventory, and we would be cautious about one elsewhere. A free address is free because nobody is standing behind it, and the one requirement the Companies Act puts on a registered office, that it is open and accessible to the public during ordinary business hours, is precisely the thing that costs money to provide. A free mailbox does not meet it.

If budget is the constraint, the useful move is geographic rather than tiered: a Selangor or Penang address at a serviced building will generally quote below a Kuala Lumpur city-centre one, and for most filings the postcode matters less than you think.

Is virtual office legal in Malaysia, and which addresses the registrar accepts

The registrar is the Companies Commission of Malaysia, Suruhanjaya Syarikat Malaysia, SSM. What it requires of a registered office is set out in the Companies Act 2016 (Act 777), Division 8, section 46. It is short enough to read in full, and it is worth doing, because the second subsection is where virtual offices live or die.

  • s.46(1): a company shall have a registered office situated in Malaysia to which all communications and notices may be addressed.
  • s.46(2): the registered office shall be open and accessible to the public during ordinary business hours.
  • s.46(3): any change of registered office must be notified to the Registrar within fourteen days.
  • s.46(4): contravention is an offence, with a fine of up to RM50,000 and a further daily fine for a continuing offence.

Read s.46(2) carefully. The law does not ask whether your address is “virtual”; it asks whether the office is open and accessible to the public during ordinary business hours. A staffed building with a manned reception can meet that. A pure mailbox cannot. So the question to put to an operator is never “can I use this as my registered office?” but “is this address open and accessible to the public during ordinary business hours, and will you confirm that in writing?” The building provides the answer, and it provides the terms. Wezoo lists the address; the operator sets what comes with it.

The mechanics of a change are equally concrete. SSM’s own statutory form for a change in the registered address under section 46(3) is signed by the company secretary, with their licence or practice certificate number on it, so this is not a filing you make alone. Practice Directive 2/2017 sets the same fourteen-day window for a change of business address, and SSM’s guidance on updating company information routes the notification through MyCoID 2016.

Put together, the conditions are cumulative: the address must be in Malaysia, it must be open and accessible to the public in ordinary business hours, the change must be filed within fourteen days, and the filing goes in through a licensed company secretary. Miss them and s.46(4) is a RM50,000 exposure, not a letter.

This section is general orientation, not legal advice. It reflects the Companies Act 2016 (Act 777) and SSM guidance as read on 4 October 2026. Confirm your own situation with SSM or a licensed company secretary before you register an address.

Who uses virtual office — and who should not

The people this works for are easy to name. A founder incorporating a Sdn Bhd who does not want the company’s registered address to be their condominium. A consultancy whose work is at client sites and whose only fixed requirement is somewhere credible for post and filings. A foreign company testing Malaysia before committing to a lease. An East Malaysian business that needs a peninsular presence, or a Kuala Lumpur business that needs a Johor Bahru one.

And the people it does not work for, stated plainly rather than as a warning about partners. If you need somewhere for staff to sit, this is the wrong product. Look at private office in Malaysia instead, where the same 51 buildings list rooms by the month. If you are in a regulated sector whose licence conditions specify a physical place of business under supervision, a shared address may not satisfy your regulator even when it satisfies SSM. And if the point of the exercise is to look larger or more local than you are, the address will not carry that weight on its own; clients who care will check, and a reception that has never heard of you is worse than a home address honestly given.

One more, specific to this market: a Labuan address is not a cheaper Kuala Lumpur address. Labuan is a federal territory with its own company regime and its own regulator, and an address there has consequences you should take advice on rather than inherit from a comparison table.

Sixteen virtual office addresses in Malaysia, named

Of the 51 addresses Wezoo lists, here are sixteen, one in each of the sixteen towns and cities, so you can see the whole national footprint rather than a list of Kuala Lumpur towers. Where a building is the only one in its town, we say so. All sixteen are operated by Regus, which is simply what the inventory looks like outside the capital: Regus runs 39 of the 51, and is the only operator with addresses beyond the Klang Valley and Penang. The other four operators (HQ, Spaces, WeWork and Signature) are concentrated in Kuala Lumpur and Petaling Jaya, and you will find them on the city pages linked above.

1. Kuala Lumpur Sentral, Kuala Lumpur

virtual office at Kuala Lumpur Sentral, Kuala Lumpur, Malaysia
Kuala Lumpur Sentral, Kuala Lumpur, listed on Wezoo

The address is 1 Sentral, inside the KL Sentral interchange, postcode 50470. If you want a Kuala Lumpur address that anyone can reach without a car, this is the one: the KTM, LRT, monorail and the airport express all land in the same building. It is one of only seventeen Malaysian buildings on Wezoo listed as near public transport, and it carries the fullest service list in the country: restaurant, catering, coffee and tea bar, lounge, breakout space, parking and step-free access are all listed here.

Kuala Lumpur holds 25 of the 51 addresses, so if the capital is where you want to be registered, this is one of several. It is the one we would put first for a business whose clients and couriers arrive by rail.

2. 1 First Avenue, Petaling Jaya

virtual office at 1 First Avenue, Petaling Jaya, Malaysia
1 First Avenue, Petaling Jaya, listed on Wezoo

Level 15 at 1 First Avenue, postcode 47800, in the Bandar Utama office cluster next to 1 Utama. Petaling Jaya is the second city of this list with five addresses, and this is the one listed as near public transport, and the MRT puts it within the Klang Valley rail network rather than the drive-in belt around it. Lounge, breakout space, catering, parking and step-free access are listed on the building.

A sensible choice for a company that wants a Selangor address with a recognised commercial postcode but does not want to pay a Kuala Lumpur city-centre rate.

3. Menara Boustead, George Town

virtual office at Menara Boustead, George Town, Malaysia
Menara Boustead, George Town, listed on Wezoo

Unit 1.01 on the ground floor of Menara Boustead, postcode 10050, in George Town. Penang is the only state outside the Klang Valley with more than one virtual office address on Wezoo, and this one sits on the island’s north-east, in the commercial strip rather than the heritage core. Lounge, catering, breakout space, parking and step-free access are listed.

A ground-floor unit matters more than it sounds for a registered address: s.46(2) of the Companies Act asks that the office be open and accessible to the public during ordinary business hours, and a street-level reception is the simplest way for a building to meet that.

4. SPICE Arena, Bayan Lepas

virtual office at SPICE Arena, Bayan Lepas, Malaysia
SPICE Arena, Bayan Lepas, listed on Wezoo

Level 3A at SPICE Arena, postcode 11900, in Bayan Lepas on the south of Penang island. This is the free trade zone end of the island, the industrial and electronics belt around the airport rather than George Town. Breakout space, catering, lounge, parking and step-free access are listed; public transport is not.

Worth knowing if your suppliers or your plant are already in Bayan Lepas and you would rather the registered address sat beside them than forty minutes north.

5. DPulze, Cyberjaya

virtual office at DPulze, Cyberjaya, Malaysia
DPulze, Cyberjaya, listed on Wezoo

Level 15 of DPulze, postcode 63000, in the middle of Cyberjaya. Two of the 51 addresses are in Cyberjaya and this is the better serviced of them: restaurant, coffee and tea bar, lounge, breakout space, catering, parking and step-free access are all listed on the building.

Cyberjaya is a deliberate choice rather than a fallback. For a technology company, a Cyberjaya address reads as a statement about where you sit in the country’s digital corridor, and it is a twenty-minute drive from the airport.

6. JBCS Office Tower, Johor Bahru

virtual office at JBCS Office Tower, Johor Bahru, Malaysia
JBCS Office Tower, Johor Bahru, listed on Wezoo

Suite 25.03A on level 25, in the Ibrahim International Business District in Johor Bahru city, postcode 80888. The API files this building under the district name rather than the city; it is Johor Bahru. Like KL Sentral it carries the full nine-service list: restaurant, catering, coffee and tea bar, lounge, breakout space, parking, public transport and step-free access.

This is the southern anchor of the list and the only Johor Bahru address of the two in the state that is listed as near public transport. For a company trading across the causeway, a Johor Bahru registered address is a different proposition from a Kuala Lumpur one.

7. SetiaWalk, Puchong

virtual office at SetiaWalk, Puchong, Malaysia
SetiaWalk, Puchong, listed on Wezoo

Unit 6 on level 4 of SetiaWalk Mall, Block K, postcode 47160. Puchong holds two of the 51 addresses. This one is inside a mixed retail and office development, which is the reason the parking and the public parking are both listed and the public transport is not: Puchong is a drive-in proposition.

Breakout space, catering and step-free access are listed on the building.

8. Menara Summit, Subang Jaya

virtual office at Menara Summit, Subang Jaya, Malaysia
Menara Summit, Subang Jaya, listed on Wezoo

Suite 9.01 on level 9 of Menara Summit, postcode 47600, in Subang Jaya. Two of the 51 addresses are in Subang Jaya and this is the one listed as near public transport, which in this corridor means the KTM and LRT lines that run down the western edge of the Klang Valley.

Breakout space, catering, parking, public parking and step-free access are listed.

9. The Pinnacle 20F, Bandar Sunway

virtual office at The Pinnacle 20F, Bandar Sunway, Malaysia
The Pinnacle 20F, Bandar Sunway, listed on Wezoo

Suites 20-01 and 20-02B on level 20 of The Pinnacle, postcode 47500, in Bandar Sunway. One address here, and it is one of the better-serviced buildings on the list: restaurant, coffee and tea bar, lounge, breakout space, catering, parking and step-free access are all listed.

Bandar Sunway is the township around Sunway City, so the surrounding amenity is unusually dense for an address outside Kuala Lumpur proper.

10. BBT One South Tower, Klang

virtual office at BBT One South Tower, Klang, Malaysia
BBT One South Tower, Klang, listed on Wezoo

A-9-1 on the ninth floor of the South Tower at BBT One, postcode 41200, in Klang. One address, listed as near public transport, with breakout space, catering, parking and step-free access on the building.

Klang is the port end of Selangor. If your operation is tied to Port Klang, a registered address in the same district is a shorter answer to give a customs agent than a Kuala Lumpur one.

11. Suria Sabah, Kota Kinabalu

virtual office at Suria Sabah, Kota Kinabalu, Malaysia
Suria Sabah, Kota Kinabalu, listed on Wezoo

8-1 on the eighth floor of Suria Sabah, postcode 88000, on the Kota Kinabalu waterfront. This is the only Sabah address on the list. Lounge, breakout space, catering, parking and step-free access are listed; public transport is not.

East Malaysia is thin on this inventory: one address in Sabah, one in Sarawak, one in Labuan. If you need a Sabah registered address rather than a peninsular one, this is the address Wezoo lists.

Request Suria Sabah on Wezoo →

12. Troika, Kota Bharu

virtual office at Troika, Kota Bharu, Malaysia
Troika, Kota Bharu, listed on Wezoo

On Jalan Mahmood, postcode 15200, in Kota Bharu. The only Kelantan address on the list and the furthest north on the peninsula. Breakout space, catering, public parking and public transport are listed; this is a shorter service list than the Klang Valley buildings, which is the honest shape of a single-address market.

The reception sits at street level, which is the practical detail that matters when a registered address has to be open to the public during business hours.

13. The Podium, Kuching

virtual office at The Podium, Kuching, Malaysia
The Podium, Kuching, listed on Wezoo

On Jalan Tun Datuk Patinggi Haji Ahmad Zaidi Adruce, postcode 93200, in Kuching. The only Sarawak address, filed in the API as “Kuching Sarawak”. Breakout space and catering are listed and nothing else, the shortest service list of the sixteen.

We would rather say that plainly than dress it up. If you need a Sarawak registered address, this is the one; if you also need a staffed lounge and parking, ask the operator what the building actually provides before you commit.

14. Financial Park Office Tower, Labuan

virtual office at Financial Park Office Tower, Labuan, Malaysia
Financial Park Office Tower, Labuan, listed on Wezoo

Units 14(B) and 14(C) in the Main Office Tower at Financial Park, postcode 87000, Labuan. Labuan is a federal territory and an offshore financial centre with its own regulator and its own company regime, so an address here is a different legal animal from a peninsular one.

Restaurant and coffee facilities, lounge, breakout space, catering, parking and step-free access are listed. Take advice specific to Labuan before you assume a Labuan address does what a West Malaysian one does.

15. Metra Square, Melaka

virtual office at Metra Square, Melaka, Malaysia
Metra Square, Melaka, listed on Wezoo

Second floor, Block A, numbers 7 to 13 at Metra Square, postcode 75450, in Melaka. The only Melaka address. Breakout space, catering and public parking are listed.

Melaka sits on the drive between Kuala Lumpur and Johor Bahru, which makes it a reasonable registered address for a business whose work runs down that corridor rather than out of one city.

16. Wisma Sunway, Shah Alam

virtual office at Wisma Sunway, Shah Alam, Malaysia
Wisma Sunway, Shah Alam, listed on Wezoo

Unit 17.2 on level 17 of Wisma Sunway, postcode 40100, in Shah Alam. The only Shah Alam address, and Shah Alam is the Selangor state capital, which is sometimes the point, because state-level dealings happen here rather than in Kuala Lumpur.

Lounge, breakout space, catering, parking and step-free access are listed; public transport is not.

How to request virtual office on Wezoo

There is no checkout for this product, and that is deliberate. You tell us which address, we pass it to the operator, and they quote you on the tier you actually need. Four steps:

  1. Decide what the address has to do. Letterhead and post only, or an SSM registered office? The second is a higher bar and changes which buildings qualify.
  2. Pick the town before the building. In Kuala Lumpur you have 25 to choose between; in Kuching, Kota Bharu, Labuan, Melaka, Shah Alam, Klang, Bandar Sunway and Kota Kinabalu you have one each, which makes the decision for you.
  3. Ask the s.46(2) question. Put it to the operator in writing: is the address open and accessible to the public during ordinary business hours, and will you confirm that? Get the answer before you file anything.
  4. Request on Wezoo. Use the button on the building you want, or browse the whole country and request from there.

Wezoo does not operate these buildings. We list what the operators publish, pass your request to them and stay out of the negotiation, which is why the comparison above is not weighted towards anyone.

Virtual office in Malaysia: common questions

What is a virtual office in Malaysia?

A virtual office is the right to use a real commercial address at a staffed, managed building without renting space there. Wezoo lists 51 such addresses in Malaysia, across sixteen towns and cities. You get the address and the building’s handling of what arrives at it; you do not get a desk, a room or a key.

Can I use a virtual office as my SSM registered office?

Section 46 of the Companies Act 2016 does not mention virtual offices. It requires that the registered office be situated in Malaysia and be open and accessible to the public during ordinary business hours. Whether a particular address meets that is a question for the operator of that building, and you should get the answer in writing before you file. A pure mailbox does not meet it.

How much does a virtual office cost in Malaysia?

None of the 51 Malaysian addresses Wezoo lists publishes a price. Virtual offices are sold as tiers and quoted on request, so the figure depends on the building, the town and whether the address has to stand up to an SSM filing. Request a quote on the building you want.

Is there a free virtual office in Malaysia?

Not in this inventory. Keeping an address open and accessible to the public during business hours, the one thing section 46(2) requires, costs money to provide, which is why free mailbox addresses do not meet it.

Which Malaysian cities have virtual office addresses on Wezoo?

Sixteen: Kuala Lumpur (25 addresses), Petaling Jaya (5), George Town (3), Bayan Lepas, Cyberjaya, Johor Bahru, Puchong and Subang Jaya (2 each), and one each in Bandar Sunway, Klang, Shah Alam, Melaka, Kota Bharu, Kuching, Kota Kinabalu and Labuan.

How long does it take to change my registered address?

The filing itself goes through MyCoID 2016 and is signed by your company secretary. SSM requires notification within fourteen days of the change under section 46(3); Practice Directive 2/2017 applies the same window to a change of business address.
