Looking for office space in Trinidad and Tobago? Wezoo lists two buildings with private offices you can take on a monthly term: Invaders Bay Tower in Port of Spain and Gulf City in San Fernando. Between them they hold 32 office groups, from single rooms of 3 m² up to a room for seven people at 23 m², with floors starting at TTD 2,945 a month. This page sets out what is in each building, what the rooms cost, how much space a team of your size actually needs, and how to request one.
What you get with office space in Trinidad and Tobago, and what you do not
Both buildings on Wezoo offer serviced private offices. That means an enclosed, lockable room that belongs to your team for the length of your term, inside a building that is already fitted out and staffed. You are not fitting out a shell, and you are not signing for a floor.
The rooms come in two kinds in both buildings. External rooms sit on the window line. Internal rooms sit away from it and are generally the smaller and cheaper of the two. Both buildings list the same minimum term: one month.
Shared facilities are published per building rather than per room. Invaders Bay Tower lists breakout spaces, a lounge, catering, parking, nearby public parking and wheelchair access. Gulf City lists breakout spaces, catering, parking, nearby public parking and wheelchair access, without a separate lounge.
Now the honest half. The listings for these two buildings carry no per room amenity list and no published opening hours, so this page does not tell you whether a given room includes meeting room credits, a reception allowance, printing or parking for your staff. Those sit in the operator’s quote, not in the listing. Ask for them when you request a room, because they are the part of the number that moves most between one offer and the next.
One more thing worth saying plainly, because most people searching for office space in Trinidad land on agent listings. A serviced office and a commercial lease are two different products. An agent will show you a floor or a unit, often alongside warehouse and commercial space, which you lease in your own name for a fixed number of years, fit out yourself and insure yourself. A serviced office on Wezoo is a furnished room in a managed building, taken by the month, with the building services already in the price. If you want a whole floor on a multi year lease, an agent is the right route. If you want three desks by next month without a fit out, this page is. And if what you need is an address rather than a room, our guide to virtual offices in Trinidad and Tobago covers the two business addresses in these same two buildings.
Where office space is available in Trinidad and Tobago: the cities and how many buildings in each
Wezoo’s coverage in Trinidad and Tobago is two buildings in two cities. There is nothing in Tobago at present, and nothing in Chaguanas, Arima or San Juan.
| City | Building | Office groups |
|---|---|---|
| Port of Spain | Invaders Bay Tower | 18 |
| San Fernando | Gulf City | 14 |
| Total | 32 |
In the capital, office space at Invaders Bay Tower sits on Level 2 of the tower, west of the city centre on the Invaders Bay stretch. It is the larger of the two by room count and it carries the only rooms in the country that take six or seven people.
In the south, office space at Gulf City occupies Level 8 of the Gulf City Complex in San Fernando, the island’s second city. It is the cheaper of the two at every team size, and the only option on Wezoo outside the capital.
What office space costs in Trinidad and Tobago
Prices below are the published floor for each room size, in TTD, per month. Treat them as a starting point rather than a quote: the operator sets the final figure against your term length and what you need included, and the listings do not say which term the floor belongs to. Every group in both buildings carries a price, which is not always the case in this product.
Invaders Bay Tower, Port of Spain
| Room holds up to | Floor area | From, per month |
|---|---|---|
| 1 person | 3 to 5 m² | TTD 3,199 |
| 2 people | 8 to 9 m² | TTD 6,398 |
| 3 people | 11 to 13 m² | TTD 9,597 |
| 4 people | 11 to 13 m² | TTD 12,796 |
| 5 people | 16 to 19 m² | TTD 15,995 |
| 6 people | 22 m² | TTD 19,194 |
| 7 people | 23 m² | TTD 22,393 |
Gulf City, San Fernando
| Room holds up to | Floor area | From, per month |
|---|---|---|
| 1 person | 3 to 4 m² | TTD 2,945 |
| 2 people | 7 to 8 m² | TTD 5,890 |
| 3 people | 9 to 12 m² | TTD 8,835 |
| 4 people | 13 m² | TTD 11,780 |
| 5 people | 15 m² | TTD 14,725 |
| 6 people | 18 to 21 m² | TTD 17,670 |
Two things the tables do not show. Availability is staggered: some rooms in both buildings are listed as free from December 2026, others from dates running through to August 2027, so the room that fits your team may not be the room that is free in your month. And the figures above exclude whatever the operator treats as an extra, which is why the quote is the number that counts.
How much space you need: team size, desks and floor area
Read the occupancy figure as a ceiling rather than a target. A room listed for four people holds up to four, so a team of four fits and a team of five does not. Pick the rung at or above your headcount, then look at the floor area, because two rooms with the same occupancy can differ by several square metres.
What is on Wezoo in Trinidad and Tobago
| Smallest room | 3 m², 1 person |
| Largest room | 23 m², 7 people |
| Office groups in total | 32 across 2 buildings |
| Minimum term | 1 month |
Solo and two person teams have the widest choice: both buildings carry several rooms at each of those sizes. Teams of three to five are well covered in Port of Spain and thinner in San Fernando, where there is a single room at five. Above seven people there is nothing on Wezoo in this country, and that is the point at which a conventional lease through an agent becomes the realistic route.
Trinidad and Tobago does not publish a workspace floor area rule that this page can point you at, so treat the square metre figures as what the room measures rather than as a legal minimum per person. If your sector has its own occupancy requirements, check them against the room before you sign.
Who can rent office space in Trinidad and Tobago: individuals, startups and established companies
You do not need to be a registered company to take a serviced office. Sole traders, consultants and freelancers take the one person rooms in both buildings, and the one month minimum is what makes that workable: you are agreeing a term, not committing to a multi year lease in your own name.
Startups and small teams are the natural fit for the two to five person rooms. You get a room with a door on a month to month basis, the building’s services are already running, and you can move up a rung when you hire rather than renegotiating a lease.
Established companies use these rooms differently. A regional business that wants a Port of Spain presence without a property commitment, a project team that needs somewhere for nine months, a southern branch office at Gulf City: all three work here.
Who this is not for, said honestly. If you need more than seven desks in one room, a specific fit out, your own signage on the building, or a lease you can hold for five years, these two buildings will not give you that. Go to a commercial agent. The same applies if you need space in Tobago, Chaguanas or anywhere else outside Port of Spain and San Fernando, because Wezoo has nothing there to offer you.
The two buildings with office space in Trinidad and Tobago
Both buildings are operated by Regus and listed on Wezoo. Here is what each one carries.
1. Invaders Bay Tower, Port of Spain

Level 2, Invaders Bay Tower, Port of Spain. Eighteen office groups, which makes this the deepest choice in the country, and the only building with rooms for six and seven people. Rooms run from 3 m² for one person at TTD 3,199 a month up to 23 m² for seven at TTD 22,393. Both external and internal rooms are listed, so a window is something to ask for rather than assume.
The building lists breakout spaces, a lounge, catering, parking, nearby public parking and wheelchair access. The lounge is the one shared facility that Gulf City does not match. Minimum term is one month, and availability across the eighteen groups is staggered from December 2026 through 2027.

2. Gulf City, San Fernando

Level 8, Gulf City Complex, San Fernando. Fourteen office groups, and the only serviced office address on Wezoo outside the capital. Rooms run from 3 m² for one person at TTD 2,945 a month up to 21 m² for six at TTD 17,670. At every team size it comes in below the Port of Spain building, which matters if your work is in the south and the commute to the capital is what you are trying to avoid.
The building lists breakout spaces, catering, parking, nearby public parking and wheelchair access. External and internal rooms are both available. Minimum term is one month.
How to request office space on Wezoo
A private office is not booked the way a meeting room is. There is no instant confirmation, and that is by design: the operator prices the room against your term and your requirements before anything is agreed.
The sequence is short. Open the building page, pick the room size that fits your headcount, and send a request. The operator comes back with a quote covering the term, what is included and what is extra. You tour the floor, which is worth doing in both of these buildings because external and internal rooms feel different in a way no listing conveys. Then you agree a term and move in. With a one month minimum in both buildings, the commitment at the end of that is smaller than most people expect.
Ask about three things in the request itself, because they are what the listings leave out: meeting room access, parking for your staff, and the building’s hours. Getting those into the first reply saves a round trip.

Wezoo’s coverage in Trinidad and Tobago is two buildings, so if your search is regional rather than national, two nearby markets are worth a look. Frequently asked questions
What do you mean by office space?
In this guide, office space means a serviced private office: an enclosed, lockable room inside a managed building, furnished and with the building’s services already running, taken on a monthly term. It is a different product from a commercial lease, where you take a unit or a floor in your own name for a fixed number of years and fit it out yourself.
How big is an office for 50 people?
Bigger than anything on Wezoo in Trinidad and Tobago. The largest serviced room listed in the country holds seven people at 23 m². A team of 50 needs a conventional leased floor, which is an agent’s market rather than this one. For context on how the rooms here scale, a one person room is 3 to 5 m² and a seven person room is 23 m².
Can I rent an office space as an individual?
Yes. Both buildings list one person rooms, from TTD 2,945 a month at Gulf City and TTD 3,199 at Invaders Bay Tower, and neither requires you to be a registered company to request one. The minimum term is one month.
Is there office space on Wezoo in Tobago?
No. The two buildings listed are both on Trinidad, in Port of Spain and San Fernando. There is nothing listed in Tobago.
What does the price include?
The figures on this page are published floors for each room size and the listings do not break down what sits inside them. Meeting room access, parking and printing are set by the operator in the quote, so ask for them in your request.
