Coworking space in Puerto Rico: 2 locations in San Juan and Guaynabo

Puerto Rico has two workspace buildings listed on Wezoo, one in San Juan and one in Guaynabo. Both sit inside the Metro Office Park complex, and between them they list 39 office units, from a single-person room to one that seats 43. This page lists what is actually in each building, what the listed prices cover, how much room a team of a given size needs, and how to send a request.

One thing is worth saying before anything else, because it shapes everything below. In Puerto Rico, people search for workspace using the English loan term coworking space, and the search results are dominated by San Juan operators. What Wezoo currently lists in Puerto Rico is not an open-plan membership desk. It is a private, enclosed office that you take by the month. The section below explains the difference in plain terms, so you can tell straight away whether this is the thing you are looking for.

What you get with coworking space in Puerto Rico, and what you do not

Every unit listed in Puerto Rico on Wezoo is an enclosed, lockable office with its own door, taken by one company. You get the room and the desks in it. You do not share the floor with other companies the way you would at a hot desk.

The facilities around that room are shared with the rest of the building, and that distinction matters when you compare listings. Both Metro Office Park 7 and Metro Office Park 2 record breakout spaces, a lounge, a coffee and tea bar, catering, parking and step-free access. Metro Office Park 7 also records an on-site restaurant. Metro Office Park 2 additionally records a public parking lot nearby. Both are a short walk from public transport. None of these are dedicated to your office: they belong to the building and everyone in it uses them.

Now the honest part, the things that are not included:

  • There is no day pass or single hot desk in these two listings. If what you want is one seat for a day or two, these particular units are not that. They are monthly offices.
  • Meeting rooms, reception and kitchen are building facilities, not part of your office. Whether any of them are included in your monthly figure or charged separately is set by the operator, and it is one of the first things worth asking when you send a request.
  • The listed price is a floor, not a quote. It is the lowest monthly starting figure recorded for that building, and the shortest rental term recorded for both buildings is one month.
  • No furniture inventory is published per room. The listings record capacity and floor area rather than a desk-by-desk breakdown, so confirm the fit-out with the operator before you commit.

Both buildings are run by Regus, which is one of the operators whose space you will find on Wezoo alongside independent providers.

Where coworking space is available in Puerto Rico: the cities and how many buildings in each

The current spread is short enough to give in full:

  • San Juan: 1 building, Metro Office Park 7, with 22 office units.
  • Guaynabo: 1 building, Metro Office Park 2, with 17 office units.

Those two municipality names make the spread look wider than it is, and you should know that before you plan a commute. The two buildings stand about 100 metres apart inside the same Metro Office Park development. The line between San Juan and Guaynabo runs through that office park, so the difference in city name is a municipal boundary rather than two different parts of the island. In practice you are choosing between two buildings on the same site, not between two business districts.

That is useful rather than disappointing. It means you can look at both in a single visit, and that if the room you want is taken in one building, the alternative is a two-minute walk away rather than a drive across the metropolitan area.

It also means the rest of the island, Ponce, Caguas, Mayagüez and the western towns, is not currently represented in this inventory. If you need an address in one of those, say so in your request and ask what the operator can do.

What coworking space costs in Puerto Rico

All prices on these listings are in US dollars, which is the currency of Puerto Rico, and every one of the 39 units carries a starting price. None are priced on request only.

  • Metro Office Park 7, San Juan: from USD 529 per month, with the largest units listed up to USD 22,747 per month, across 22 units.
  • Metro Office Park 2, Guaynabo: from USD 589 per month, with the largest units listed up to USD 15,314 per month, across 17 units.

Read those figures as a floor. The starting price attached to a unit is the lowest monthly figure recorded for it, and the source does not publish which rental term that figure belongs to. So it is a starting point for a conversation, not the number on an invoice. What moves it is the size of the room, how long you commit for, and what the operator includes.

The spread between the smallest and largest figure in each building is simply the spread between a one-person room and a room that seats dozens. It is not a quality difference between the two buildings.

When you send a request, the useful questions are these: what is included at that price, what is billed separately, what term does the figure assume, and what happens when you need to add a desk.

How much space you need: team size, desks and floor area

The listings record two numbers that answer this directly: how many people a unit takes, and its floor area.

  • Metro Office Park 7, San Juan: units for 1 to 43 people, from 4 m² to 166 m².
  • Metro Office Park 2, Guaynabo: units for 1 to 26 people, from 6 m² to 94 m².

Treat the occupancy figure as a ceiling rather than a recommendation. A unit listed for six people is a unit that holds at most six, so a team of six should be looking at units listed for six or more, and a team of six that expects to be eight by spring should be looking higher still.

The same goes for floor area: the square metre figure is the size of the room, and how comfortable that is depends on how much of it goes to meeting space, storage and circulation rather than desks. If people on your team are on calls for much of the day, a room at the bottom of its stated capacity will feel tight.

There is no published legal minimum floor area per person for Puerto Rico in these listings, and this page does not state one. If that matters for your situation, check it with the relevant authority rather than inferring it from a room size.

Who can rent coworking space: individuals, startups and established companies

All three, and the inventory genuinely supports all three. Units start at one person, which covers a sole trader or a freelancer who wants a door that closes. The middle of the range, rooms for roughly four to twelve people, is where most funded startups and local service firms land. At the top, a 43-person unit in San Juan is a floor for an established company or a regional office.

Because these are monthly offices rather than annual leases, the shortest recorded term being one month, they suit a few situations particularly well: a company testing whether a Puerto Rico presence makes sense before signing something longer, a team that has outgrown working from home, and a mainland business that needs people on the island without taking on a building.

Being equally plain about who this is not for: if you want a single seat for a day, a desk you pay for by the hour, or only a business address without a room attached, these two buildings do not list that product on Wezoo today. Asking for it in a request is still reasonable, because the operator may have options that are not listed, but it is not what you see on these pages.

The two buildings in Puerto Rico on Wezoo

Both buildings are listed below with what the source records for each.

1. Metro Office Park 7, San Juan

The larger of the two, with 22 units ranging from a 4 m² room for one person to a 166 m² space for 43. Prices start at USD 529 per month. The building records breakout spaces, a lounge, a coffee and tea bar, catering, an on-site restaurant, parking and step-free access, and it is close to public transport. The on-site restaurant is the clearest practical difference between this building and its neighbour.

This is the one to look at first if your team is larger than about twenty-five people, because it is the only one of the two with units at that size.

2. Metro Office Park 2, Guaynabo

Seventeen units, from a 6 m² room for one person to 94 m² for 26. Prices start at USD 589 per month. It records breakout spaces, a lounge, a coffee and tea bar, catering, parking, a public parking lot nearby and step-free access, and it is close to public transport.

If you drive, the nearby public parking lot is worth weighing, and the Guaynabo address is the practical alternative when San Juan does not have the size you need on the date you need it.

How to request coworking space on Wezoo

An office like these is requested rather than booked. There is no instant checkout, and that is deliberate: the price depends on the room, the term and what is bundled with it, so the operator quotes you instead of the page guessing.

The sequence is short:

  1. Open the building page for Metro Office Park 7 or Metro Office Park 2 using the links above.
  2. Pick a unit that fits your team, remembering that the stated capacity is a ceiling.
  3. Send the request with your team size, your preferred start date and how long you expect to stay.
  4. Read the quote against the four questions in the costs section: what is included, what is billed separately, what term the figure assumes, and what adding a desk costs.

Sending a request costs nothing and does not commit you. It is reasonable to request both buildings and compare what comes back, and given that they are a hundred metres apart, seeing both on one visit is easy.

Elsewhere in the region

Before you look off the island: if what you need in Puerto Rico is an address rather than a desk, the same two buildings also list business addresses, and we have written those up in our guide to the virtual office in Puerto Rico.

Puerto Rico is a recent market on Wezoo and its city pages are still filling in. If your search covers more than the island, the two nearest comparable guides are these. Both are written in Spanish.
