Office Space Tribeca: 7 Best Private Offices & Real 2026 Prices

Looking for office space Tribeca teams can actually move into? Wezoo lists seven private-office buildings in and around the neighbourhood, and the cheapest room among them costs $459 a month. That is the honest headline. The rest of this guide is about why almost nobody quotes you that number — and why the ZIP code on a Tribeca listing is one of the least useful things on it.

For an overview of every option, see all private offices in New York.

Every commercial listing site prices this neighbourhood in dollars per square foot per year. Tribeca’s asking rent runs around $83.51/sq ft, against a Manhattan average near $69.80. Useful if you are signing a ten-year lease for a floor plate. Useless if you are four people who need a door that locks by September. Below: seven real buildings, seven real room ladders, real availability, and one finding that should change how you read every district price you see. If you are new to the product, start with our complete guide to private offices.

Wezoo snapshot — office space Tribeca, July 2026

  • 7 private-office buildings in and around Tribeca (ZIP 10013 + 10007), all within 1 km of Duane Park
  • Cheapest room: $459/month — 99 Hudson Street, seats one
  • Entry rate range: $174–$729 per desk per month
  • Median: $399 per desk per month (Manhattan-wide median: $401)
  • Operators: WeWork (4 buildings), Regus (3)
  • Suites bookable today: 44 of 78

Those numbers describe the whole ring of office space Tribeca renters actually consider, not a single building.

What does office space Tribeca actually cost in 2026?

A private office in the Tribeca ring costs between $459 and $1,220 a month for an entry room, depending entirely on which building you walk into. Per desk, the spread runs $174 to $729. There is no single Tribeca price, and the average of those numbers describes no building on the list.

Compare that with the way the market usually talks. At $83.51 per square foot per year and a common planning figure of 150 sq ft per person, bare Tribeca floor space works out near $1,044 per person per month — before furniture, before fit-out, before internet, before the security deposit, and before a lease term measured in years. A serviced desk in the same seven buildings has a median of $399, all in, cancellable. The square-foot number is not wrong. It is answering a question a four-person team never asked.

Two prices, two resolutions. The dollar-per-square-foot figure knows your neighbourhood. It does not know your building. That is the whole story of this ring, and the next section shows it in the data.

Office Space Tribeca: the ZIP code is a container, not a map

Tribeca has two ZIP codes: 10013 and 10007. Every listing site, every market report and every “average Tribeca rent” statistic is built by grouping buildings into those two boxes and taking a mean. Here is what that grouping actually contains.

ZIP 10013 does not mean Tribeca. It stretches from Chambers Street up past Canal into Hudson Square, east across Broadway into Soho and Chinatown. Of the five Wezoo private-office buildings that carry a 10013 address, only one — 99 Hudson Street — stands inside Tribeca proper. The rest sit in three different neighbourhoods.

Now watch what the operators do with that same ZIP code. This is one company, one product, one month:

Building (all ZIP 10013)OperatorReal neighbourhoodEntry room
408 BroadwayWeWorkTribeca / Canal corner3 desks — $650
148 Lafayette StreetWeWorkSoho / Chinatown edge3 desks — $650
160 Varick StreetWeWorkHudson Square3 desks — $1,220
99 Hudson StreetRegusTribeca core1 desk — $459
101 Avenue of the AmericasRegusHudson Square1 desk — $729

One ZIP code. Two operators. Both of them split it, and both split it in the same place.

WeWork sells the identical three-desk room for $650 at 408 Broadway and $1,220 at 160 Varick — 948 metres apart, same ZIP, 1.88×. Regus sells a desk for $459 at 99 Hudson and $729 at 101 Avenue of the Americas — 566 metres apart, same ZIP, +59%. Neither company was consulting the other. Both drew the same line, and the line is Canal Street: the real northern border of Tribeca, which ZIP 10013 ignores completely.

Then run it the other way. WeWork’s cheapest New York ladder — 3 desks for $530, rising to 50 for $8,720 — is byte-identical at eight buildings across six ZIP codes and two boroughs: 250 Broadway (10007), 115 Broadway (10006), 85 Broad Street (10004), 199 Water Street (10038), and four more in Brooklyn (11201, 11249). One price. Two boroughs. The East River, priced at zero.

So the two maps do not nest. One ZIP holds two prices; one price spans six ZIPs. The postal partition is not a coarser version of the price partition, and it is not a finer one. They are simply different maps of the same city — and where they disagree about Tribeca, the operator’s price map is the one that knows where Canal Street runs.

Which means the “average Tribeca rent” you have been quoted is an average over a container, not over a market. It is arithmetic performed on a mailing convenience. Do not price the ZIP code. Price the door.

The neighbourhood’s actual boundaries — Canal to the north, Broadway to the east, the Hudson to the west — are well documented, and they are not the boundaries the postal service uses.

Tribeca’s recognised boundaries and history

Canal Street, the line both operators price

The cheapest office space Tribeca listing is one you cannot rent

99 Hudson Street sells a private office for one person at $459 a month. It is the lowest price in the ring and the only single-desk room inside Tribeca proper. There are three of them. All three are let. The earliest one comes free in March 2027.

So the menu and the market are two different documents. Read them side by side:

BuildingCheapest room on the price listCheapest room you can book todayGap
99 Hudson Street (Tribeca core)1 desk — $4592 desks — $918+100%
100 Church Street (Tribeca south)2 desks — $7982 desks — $798—
250 Broadway (City Hall)3 desks — $5303 desks — $530—
101 Avenue of the Americas (Hudson Sq)1 desk — $7291 desk — $729—

A solo founder who wants a Tribeca address today has exactly two options: pay $918 for a two-person room at 99 Hudson, or take the $798 two-person room at 100 Church on the southern edge. The $459 room exists. It is simply not for sale. The price list is the menu; the queue is the real menu.

The same pass is worth running on any building you shortlist. It is the single cheapest piece of due diligence in the search for office space Tribeca founders can move into this quarter, and it takes about ninety seconds.

Where the queue is empty, the picture flips. All four WeWork buildings in the ring have every suite free right now — 20 of 20 — while the two Regus buildings inside Tribeca have let out their smallest rooms. The scarcity in this neighbourhood is not in the square footage. It is in the small rooms.

Office Space Tribeca: the 7 best private offices in 2026

Ordered by walking distance from Duane Park, the geographic heart of the neighbourhood. Where a building is not actually in Tribeca, we say so — three of these seven are not, whatever their ZIP code claims.

1. 99 Hudson Street — Tribeca

office space Tribeca - 99 Hudson Street
99 Hudson Street by Regus, New York

What to expect: Tribeca’s only private-office building that stands squarely inside the neighbourhood, on the corner of Hudson and Franklin, two blocks from the Franklin Street 1 train. The room ladder is unusually fine for lower Manhattan: 1, 2, 3, 4, 6, 7 and 14 desks, priced dead flat at $459 per desk per month. A room for one costs $459; a room for fourteen costs $6,426. No rung penalty, no zone premium, no surprises. The catch is the queue, and we deal with it below.

Room ladder: 1 desk $459 · 2 $918 · 3 $1,377 · 4 $1,836 · 6 $2,754 · 7 $3,213 · 14 $6,426
Availability: Free now: 2, 3, 4 and 7-desk suites. All three single-desk rooms are let — earliest release March 2027.

100 Church Street private office, Tribeca, New York
100 Church Street by Regus, New York

What to expect: The cheapest desk you can actually walk into this month. Church Street at Barclay, one block from the Oculus and the Fulton Center, with the whole downtown subway net at the door. Regus prices this building at $399 per desk per month — sixty dollars a head under 99 Hudson — but the ladder starts at two people. There is no single-desk room here at any price. Eleven suites are free right now, including three 3-desk rooms.

Room ladder: 2 desks $798 · 3 $1,197 · 4 $1,596 · 5 $1,995 · 6 $2,394 · 14 $5,586
Availability: Free now: 2, 3, 4, 5 and 14-desk suites (11 of 19). No 1-desk room exists.

Operator: Regus · Address: 100 Church Street, New York, NY 10007 · Location: Tribeca, southern edge (Church & Barclay), 470 m from Duane Park

3. 250 Broadway — Broadway at Murray, facing City Hall Park

250 Broadway private office, Tribeca, New York
250 Broadway by WeWork, New York

What to expect: The value door of the ring, and the one that proves the point of this article. WeWork prices 250 Broadway on its cheapest New York tier: a three-desk room for $530 a month. That is less than one desk costs at three of the other six buildings on this list. Every suite in the building is free today. Windows onto City Hall Park; Chambers Street station is a three-minute walk.

Room ladder: 3 desks $530 · 6 $1,180 · 10 $1,820 · 20 $3,610 · 50 $8,720
Availability: Free now: every suite (5 of 5).

4. 408 Broadway — Broadway at Canal, Tribeca’s north-east corner

408 Broadway private office, Tribeca, New York
408 Broadway by WeWork, New York

What to expect: A cast-iron building on the Canal Street corner, where Tribeca, Soho and Chinatown meet and the A/C/E, N/Q/R/W, J/Z and 6 all converge. WeWork charges $650 for a three-desk room here — $120 more than at 250 Broadway, eight hundred metres south. Same operator, same ladder shape, same borough, a different tier. Everything is available today.

5. 101 Avenue of the Americas — Hudson Square

101 Avenue of the Americas private office, Tribeca, New York
101 Avenue of the Americas by Regus, New York

What to expect: Same ZIP code as 99 Hudson. Different neighbourhood, and a different price. Sixth Avenue at Watts Street, a tower full of media and post-production tenants, and Regus prices it at $729 per desk per month — 59% above its own Tribeca building 566 metres away. What you buy for the difference: two single-desk rooms that are free today, which is more than Tribeca proper can offer.

Room ladder: 1 desk $729 · 2 $1,458 · 3 $2,187 · 4 $2,916 · 7 $5,103 · 17 $12,393
Availability: Free now: both 1-desk rooms, plus 2, 3, 4 and 7-desk suites (13 of 19).

6. 148 Lafayette Street — East of Broadway

148 Lafayette Street private office, Tribeca, New York
148 Lafayette Street by WeWork, New York

What to expect: Across Broadway, which is Tribeca’s traditional eastern boundary, and therefore not Tribeca at all — but the postal service and WeWork both disagree with the map. It shares 10013 with 99 Hudson and it shares its $650 three-desk price with 408 Broadway, 186 metres away. A loft floor with the cast-iron bones you came downtown for.

Room ladder: 3 desks $650 · 6 $1,450 · 10 $2,230 · 20 $4,430 · 50 $10,690
Availability: Free now: every suite (5 of 5).

7. 160 Varick Street — Hudson Square

160 Varick Street private office, Tribeca, New York
160 Varick Street by WeWork, New York

What to expect: The most expensive door in the ring, and the sharpest evidence in this article. Varick at Vandam, one kilometre from Duane Park, same ZIP code as 99 Hudson and 408 Broadway. WeWork charges $1,220 for the same three-desk room it sells for $650 at 408 Broadway — 1.88×, inside one ZIP, from one operator, on one afternoon. The building is excellent. The ZIP code told you nothing about the price.

Room ladder: 3 desks $1,220 · 6 $2,720 · 10 $4,190 · 20 $8,310 · 50 $20,070
Availability: Free now: every suite (5 of 5).

Is Tribeca a premium, or does it just feel like one?

Measured by the door, it is not a premium at all. The median entry rate across the seven buildings is $399 per desk per month. The median across all 55 priced private-office buildings in Manhattan is $401. Two dollars apart. Tribeca, in serviced private offices, prices exactly like Manhattan.

Measured by the suite, it reads cheaper. Weight every individual room by the seats it holds and the ring median falls to $456 against Manhattan’s $555 — Tribeca comes out 18% under the borough. Same seven buildings, same afternoon, two defensible answers. Whoever picks the denominator picks the conclusion, which is one more reason to distrust any single district number, including ours.

What Tribeca does have is a thin ladder. Only two of the seven buildings sell a room for one person, and one of those two is sold out until 2027. Compare that with office space in the Financial District a kilometre south, where Regus alone runs single-desk rooms from $429, or with office space in DUMBO across the river, where the only door starts at three desks. Downtown’s small-room supply is patchy, and it is patchy building by building — not neighbourhood by neighbourhood.

When should you choose a private office over a coworking desk?

Take the private office when the room does work a desk cannot: client calls that cannot be overheard, a whiteboard that stays up, a team that needs to think out loud. Take a hot desk when you are in the building fewer than about six days a month — below that, the flexible desk almost always wins on cost.

The arithmetic in this ring is unusually kind to small teams, because of how the rungs fall. At 250 Broadway a three-desk room costs $530 a month. A single desk at 99 Hudson costs $459. Three desks, half a mile apart, cost $71 more than one. If your team is two people and might be three, do not buy the room that fits you today — buy the rung above it. In WeWork’s coarse ladder the spare chairs are nearly free; in Regus’s fine ladder they are not. That difference belongs to the operator, not to the neighbourhood.

Our wider private office New York guide runs the same comparison across the whole city.

How far ahead should you book office space Tribeca?

For a room of three desks or more: days. Twenty of the ring’s 78 suites are WeWork rooms and every single one is free today. For a room of one or two desks inside Tribeca proper: months, and possibly a year. 99 Hudson’s single-desk rooms are gone until March 2027, and 100 Church has no single-desk room at all.

That asymmetry is the practical lesson of the whole ring. The small rooms are the scarce good in this neighbourhood, and no square-foot average will ever tell you that. Check the queue before you fall in love with the price.

The short version

Seven buildings, three neighbourhoods, two ZIP codes and a 2.7× spread between the cheapest desk and the dearest. The office space Tribeca market does not have a price; it has a list of doors, and the doors disagree with each other by more than the districts do. Read the room ladder. Read the queue. Then read the address.

Wezoo lists every one of these buildings, with the live room ladder and the live availability behind each one. No membership, no subscription, no broker in the middle.

Office Space Tribeca: frequently asked questions

How much does office space Tribeca costs per month in 2026?

Entry rooms in the Tribeca ring run from $459 to $1,220 a month. Per desk, the range is $174 to $729, with a median of $399 — effectively identical to the Manhattan-wide median of $401. The cheapest room is a single-desk office at 99 Hudson Street ($459), though all three are currently let until 2027.

Is office space Tribeca more expensive than the Financial District?

Not by the door. Regus’s Tribeca building prices at $459 per desk and its Financial District buildings at $429 to $555, so the two neighbourhoods overlap almost completely. The real spread is inside Tribeca itself: 1.88× between two WeWork buildings that share a ZIP code.

Can I rent office space Tribeca for one person?

Only at two buildings in the ring, and only one of them is inside Tribeca proper. 99 Hudson Street lists single-desk offices at $459 but all three are occupied until March 2027. 101 Avenue of the Americas, in Hudson Square, has two single-desk rooms free now at $729.

Which ZIP codes cover office space Tribeca?

10013 and 10007. But 10013 also covers Hudson Square, Soho and part of Chinatown — of the five Wezoo private-office buildings with a 10013 address, only 99 Hudson Street actually stands in Tribeca. Never use the ZIP code as a proxy for the neighbourhood.

Do I need a lease to rent office space Tribeca teams can use?

No. Every building on this list is a serviced private office booked through Wezoo — furnished, wired and staffed, with a monthly rate and no long-term lease. You ask for the room, you get terms, you move in. There is no membership and no subscription.
