Two landlords rent private office space Financial District tenants actually want, on the same block of Broadway, and they disagree about the price by a factor of three. WeWork charges $530 a month for a three-person office at 115 Broadway. Regus charges $1,665 for a three-person office at 165 Broadway. The two front doors are ninety-two metres apart.

That is not a rounding error. It is two completely different ways of pricing the same neighborhood — and once you see it, the Financial District stops being a single market and becomes two. What does office space in the Financial District actually cost?

Between $174 and $555 per desk per month, depending entirely on which lobby you walk into. That is the honest answer, and it is not the answer the search results give you.

Every broker page ranking for this term quotes a number per square foot per year: $53 for Class B, $58 on average, $66 for Class A. Those numbers are real, but they answer a question a five-person team is not asking. Asking rent per square foot excludes fit-out, furniture, internet, reception, cleaning, coffee and the lease lawyer — and it hides the only variable that matters, which is how many square feet you are assumed to need. At a common planning figure of 150 rentable square feet per person, $58/SF/year works out to roughly $725 per desk per month before you have bought a single chair.

A serviced desk at 115 Broadway costs $177, furnished, wired and cleaned. The gap is not a discount. It is a different product with a different denominator.

WeWork prices a map

WeWork operates 31 private-office buildings across New York City. Between them they publish exactly eight distinct desk rates. Not eighty. Eight. Every WeWork building inside a zone carries the identical price list, to the dollar: three desks $530, six desks $1,180, ten desks $1,820, twenty desks $3,610, fifty desks $8,720.

And here is the part that should stop you: that Financial District list is the same list WeWork publishes in Brooklyn — at Dumbo Heights, at 195 Montague Street, at Dock 72 in the Navy Yard, at 134 N 4th Street in Williamsburg. Byte for byte. In WeWork’s price list, the East River does not exist. Regus prices a door

Regus operates 26 private-office buildings in New York City and publishes 23 distinct desk rates. Almost every building is its own number. Inside the Financial District alone: 14 Wall Street $429, One Liberty Plaza $555, 100 Church Street $399, 200 Vesey Street $525.

14 Wall Street and One Liberty Plaza are 234 metres apart. Same operator. Same district. Same product. +29%. Whatever Regus is charging for, it is finer-grained than a neighborhood.

The ninety-two metre test

Put the two models next to each other on one street and the whole market falls open. Three people, one private office, July 2026:

One landlord is selling you a neighborhood. The other is selling you an address. The Financial District is not one price. It is two price lists that happen to share a zip code.

Is the Financial District cheaper than Midtown?

Yes — but ask each operator separately, because they disagree about by how much. This is the test that matters, and almost nobody runs it: compare a district to the rest of the city within a single operator’s own price list, so the brand, the fit-out and the service level are held constant.

Both agree on the sign. Downtown is cheaper. But WeWork thinks the discount is nearly three times bigger than Regus does — and only one of them treats the district as a pricing unit at all.

Which means the honest answer to “is FiDi cheaper?” is: whose FiDi? A district premium is not a property of the district. It is a property of the landlord’s spreadsheet. For the record, WeWork’s cheapest Manhattan zone is the Financial District, and its most expensive is SoHo at $416 per desk — a 2.3× swing inside one brand, inside one borough.

The Financial District has been a working office quarter since the 18th century, and its transit density is the reason it still is.

The building sits directly above the 2/3 at Wall Street and two blocks from the New York Stock Exchange, which means your address does the introduction before you do. What to expect: The cheapest team ticket downtown, and the number that breaks the whole Wall Street price myth: three desks for $530/month, which is $177 per person. WeWork does not sell a one-person office here — the ladder starts at three and climbs 3, 6, 10, 20, 50. Every suite is available now. The building is the Trinity Building opposite Zuccotti Park, a 1907 neo-Gothic tower with a lobby that looks like a cathedral and a price list that looks like Brooklyn’s.

What to expect: Ninety-two metres north of 115 Broadway, on the same street, at $555 per desk per month. That is the highest desk rate in the district and it buys a black-steel tower on Zuccotti Park with a view down Broadway. Nineteen suites, from a single office to a seven-person room at $3,885. Only seven are free now, and the one-desk office is let until September 2026 — so the practical entry ticket here is a two-person suite at $1,110.

What to expect: Goldman Sachs’ old headquarters, three blocks from the Staten Island Ferry, and the price list is byte-for-byte identical to 115 Broadway: $530, $1,180, $1,820, $3,610, $8,720. Same five sizes, same five numbers. The building runs the length of a block on the footprint of the old Dutch Stadt Huys, and the 4/5 at Bowling Green is a four-minute walk. If you want to be south of Wall Street rather than north of it, this is the same deal with a different lobby.

What to expect: The Seaport option, and the quietest of the three WeWork doors — closer to the water, further from the tour buses, with the Fulton Street hub (2/3/4/5/A/C/J/Z) five minutes west. For a team that wants Lower Manhattan without the Broadway crowds, this is the address.

Two more doors sit just outside the core zip codes and belong in any honest shortlist: Regus 100 Church Street (10007, 730 m) at $399 per desk — the cheapest serviced desk in Lower Manhattan — and Regus 200 Vesey Street at Brookfield Place (10281, 810 m) at $525, with 39 suites up to 33 desks.

What size office can you actually get today in the Financial District?

Smaller than the price list suggests, and the gap is expensive. The published menu is a menu. The availability calendar is the real menu — and in FiDi they part company at exactly eight people.

Regus 14 Wall Street lists suites at 1, 2, 3, 4, 5, 6, 7, 9, 12, 13, 17 and 28 desks. A team of eight looks at that list, sees the nine-desk suite at $3,861, and budgets $483 a head. But the nine-desk suite is let until July 2028. The smallest suite an eight-person team can move into this month is the twelve-desk at $5,148 — $644 a head, +33% on the list price, $15,444 a year for four empty chairs.

The entry rung is worth checking too. WeWork’s Financial District ladder starts at three desks — there is no solo private office in any of its three FiDi buildings. If you are one person and you want a door that locks in the Financial District, there is exactly one address on Wezoo you can take today: 14 Wall Street, $429/month. One Liberty Plaza’s single-desk office exists, but it is occupied until September 2026.
