That is the only private-office building physically inside the neighbourhood, and it is the cheapest entry point in the whole ring. Widen the circle by a kilometre and the range opens up: $565 a month for a single desk at Regus One Pierrepont Plaza, $759 a month for a single desk at Spaces Myrtle Avenue.
Read those three numbers again, because they do not behave the way prices are supposed to. The biggest room is the cheapest room. Three desks in DUMBO ($530) undercut one desk in Brooklyn Heights ($565) by $35 a month. The two spare chairs are not merely free – they arrive with a discount.
The reason is that you cannot buy a desk. You buy a room – and rooms come in rungs.
The Rung Trap: Why the Headline Desk Rate Is Buyable at Exactly One Team Size
The DUMBO building sells five rooms and only five: 3 desks, 6, 10, 20, 50. There is nothing in between. Divide each price by its desk count and you get a rate that looks almost flat – $177, $197, $182, $181, $174 per desk. Aggregators grab the smallest of those, print "from $174 per desk", and move on.

Regus and Spaces sell a desk. Their rate is identical whether you take a 1-desk room or a 46-desk floor – $565 and $759 respectively, at every size, without exception. Ask them "what does a desk cost?" and the question has a clean answer. WeWork sells a room, and the desk rate is a by-product of which room you were forced into. Ask WeWork the same question and the honest reply is: depends how many of you there are.
Which means the advice "compare the per-desk rate" is sound at two of the three buildings and actively misleading at the third – the third being the only one actually in DUMBO. Same district. Same product. Same month. Three price models.
When Should You Take a Bigger Room Than You Need?
Almost always, if the rungs are coarse. A team of four in DUMBO has two options and one of them is strictly worse.

Rent from Regus and the river has a price – the wrong way round. A desk at Regus 14 Wall Street costs $429 a month; the same desk at Regus One Pierrepont Plaza in Brooklyn costs $565. Brooklyn is 32% dearer than Wall Street at that operator. Small teams that want a lockable door in a loft building, and are willing to accept that the neighbourhood offers one landlord, five rooms and no solo option. DUMBO is the anchor of the Brooklyn Tech Triangle and holds roughly 3.7 million square feet of commercial floor space, most of it in converted warehouses inside the DUMBO Historic District, designated by the city in 2007.
The buildings are magnificent and almost none of that floor space is sliceable into a four-person room, which is why the flexible-office ring around it matters so much.
