New Zealand has 19 buildings with private offices available through Wezoo, holding 431 separate offices between them. They sit in five cities: Auckland, Wellington, Christchurch, Dunedin and Palmerston North. This page lists every one of them, what each building actually contains, what it costs to get in, and how to request a room.
What you get with office space in New Zealand — and what you do not
Every private office in the New Zealand inventory is a serviced office. That means a lockable room inside a managed building, with desks and chairs already in it, where the operator runs the building services and you pay one monthly amount for the room. All 19 buildings work this way; there is no part of this inventory where you fit out an empty shell yourself.
The single most useful thing to know before you enquire is that a private office here comes in two kinds, and the listings distinguish them. Of the 431 offices across the country, 226 are external rooms, meaning they sit on the window line, and 205 are internal rooms with no exterior window. That is close to an even split, and it varies sharply by building: Plimmer Towers in Wellington has ten external rooms against three internal, while 155 Fanshawe Street in Auckland has eight external against seventeen. If daylight matters to your team, it is a question to put in the request rather than an assumption to make.
What is shared rather than yours: in most of these buildings the reception, the breakout space, the kitchen area and any meeting rooms belong to the building, not to your office. Fifteen of the 19 buildings run a staffed reception. Sixteen have breakout space. Two of them, 155 Fanshawe Street in Auckland and 86 Customhouse Quay in Wellington, have no reception service at all, so visitors arrive into a shared lobby. The per-building entries further down say which facilities each address carries, because this genuinely differs between them and a general amenities list would be misleading.
What you do not get: a dedicated meeting room of your own, a dedicated kitchen, or naming rights on the building. Parking is not a given either. Nine of the 19 buildings have on-site parking and most of the rest have public parking nearby, but two addresses, 318 Lambton Quay in Wellington and 86 Customhouse Quay, list neither. And the monthly figures quoted on this page are entry prices for the smallest room at that address, not a price for your team’s room.
One thing that is consistent across all 19 buildings and worth stating plainly: the minimum rental term listed for every private office in New Zealand is one month. This is not an inventory where the entry point is a three-year lease.
Where office space is available in New Zealand — the cities and how many buildings in each
The inventory is concentrated in Auckland and thins quickly after Wellington. These are the counts for private offices specifically, taken from the private-office inventory rather than from an all-product building count:
| City | Buildings | Private offices | Entry price from |
|---|---|---|---|
| Auckland | 11 | 289 | NZD 469 per month |
| Wellington | 4 | 78 | NZD 309 per month |
| Christchurch | 2 | 40 | NZD 409 per month |
| Dunedin | 1 | 18 | NZD 295 per month |
| Palmerston North | 1 | 6 | NZD 1,257 per month |
Auckland holds eleven of the nineteen buildings. Nine of those are in or near the central city, between the waterfront and Grafton; the other two sit on the northern corridor, at 61 Constellation Drive in Mairangi Bay and Quad 7 Building in Silverdale, which are the addresses to look at if the team drives in rather than commuting through the centre. Sylvia Park in Mount Wellington is attached to the shopping centre and is the easiest of the Auckland addresses to reach by train.
Wellington’s four buildings are all within the Lambton Quay and Willis Street spine, so the practical difference between them is size and facilities rather than location. Christchurch has two, one central at Awly Building and one in Addington at 14 Hazeldean Road. Dunedin and Palmerston North have one each, which means a single building’s availability is the whole market in those two cities.
What office space costs in New Zealand
Prices in this inventory are quoted monthly, in New Zealand dollars, and every figure is a starting price: the entry point for the smallest room at that address, not a rate for a room of your size. Across all 431 private offices in the country the monthly starting prices run from NZD 295 to NZD 87,503, the top of that range being a full floor rather than a room.
At building level the entry points cluster much more tightly. The cheapest way into a private office in New Zealand is Harvest Court Mall in Dunedin at NZD 295 per month, followed by Plimmer Towers in Wellington at NZD 309 and 1 Willis Street at NZD 389. The highest entry points are 12 – 14 Nicholls Lane, Parnell at NZD 1,377 and 155 Fanshawe Street at NZD 1,298, both in Auckland, and 236 Broadway Avenue in Palmerston North at NZD 1,257, which is high for a provincial city because the building has no small rooms: its smallest office takes three people.
That last point explains most of the spread. An address with single-person rooms has a low entry price by definition; an address whose smallest office seats three or more starts higher without being more expensive per person. Where a building shows no price against the room you want, the price is set on request, which is normal for this product rather than a gap in the listing.
If you came here looking for a commercial lease
A good share of the search traffic for office space in New Zealand is people looking for a whole floor on their own lease, usually through a commercial agency. That is a different product from this one, and it is worth being straight about the difference. Through a commercial agent you take a space on your own lease, typically for a term of several years, you fit it out, and you carry the building costs and the exit risk. What is listed on this page is a room in someone else’s managed building, with the fit-out, the reception, the cleaning and the services already in place, from one month, with the room sized to the team you have now. If your plan is a five-year home for forty people with your own front door, an agent is the right call. If it is desks for four people by the end of the month, or a room you can hand back when a project ends, this inventory is built for that.
How much space you need: team size, desks and floor area
Each listed office carries two numbers that answer this directly: a maximum occupancy and a floor area. Both are ceilings. The occupancy figure is the most people the operator will put in that room, so a room rated for ten people suits a team of eight comfortably and a team of ten exactly. The floor area is the top of the range the room sits in.
Across the New Zealand inventory the smallest listed private office is 3 m² and the largest is 454 m², at Commercial Bay Tower in Auckland, which is also the only room in the country rated for more than one hundred people. Between those extremes the inventory sorts cleanly by team size. The 63 rooms rated for one or two people run from 3 m² to 7 m². The 227 rooms for three to six people, which is the deepest band by some distance, run from 8 m² to 17 m². Rooms for seven to ten people run from 18 m² to 27 m², and rooms for eleven to fifteen from 28 m² to 39 m². Above that there are 20 rooms in the whole country, from 40 m² upwards.
If your team is larger than fifteen, the inventory narrows to six addresses. Commercial Bay Tower goes to 127, 318 Lambton Quay in Wellington to 60, 50 Albert Street to 51, Cider Building to 25, 12 – 14 Nicholls Lane, Parnell to 18 and 110 Carlton Gore to 17. Everywhere else the largest room tops out in the low to mid teens.
Six buildings have no single-person room at all. 12 – 14 Nicholls Lane, Parnell and 236 Broadway Avenue in Palmerston North start at three people. 50 Albert Street and 155 Fanshawe Street in Auckland, 86 Customhouse Quay in Wellington and Awly Building in Christchurch start at two. If you are a sole operator, those six are not the places to start.
Who can rent office space — individuals, startups and established companies
You do not need to be a registered company to take a private office in this inventory. Thirteen of the 19 buildings list rooms rated for a single occupant, which is the clearest signal that sole traders and contractors are a normal customer here rather than an exception. The request goes to the operator of the building, who sets their own terms, but the one-month minimum term that runs across all 19 buildings is what makes a one-person room realistic in the first place.
For a startup of three to eight people the inventory is at its deepest: every one of the 19 buildings has rooms in that band, which means you can choose on location and facilities rather than on what happens to be available. For an established company of fifteen or more, the field narrows to the five addresses named in the previous section, and it is worth enquiring early because in Dunedin and Palmerston North a single building is the entire local market.
Who this is not for, honestly: anyone who needs a building in their own name, their own signage, a dedicated meeting room that nobody else books, or a fit-out to their own specification. None of that is available here, and an agent handling a conventional lease will serve you better. It is also not the right fit if you need a guaranteed desk in a specific city outside these five, because outside Auckland, Wellington, Christchurch, Dunedin and Palmerston North there is currently no private-office inventory in New Zealand on Wezoo.
Every private office location in New Zealand, building by building
All 19 buildings are listed below, ordered by city and then by how many private offices each one holds. The price given for each is its entry point, and each entry links straight to that building’s page.
1. Commercial Bay Tower — Auckland

The tallest and by far the largest of the five Auckland city-centre sites in this list. It carries 38 separate private offices, from a single-person room of 3 m² up to a 454 m² floor rated for 127 people, which is the widest capacity range anywhere in the New Zealand inventory. Twenty of those offices are external rooms with a window line and eighteen are internal. Shared across the building: a staffed reception, breakout space, a lounge, an on-site restaurant, a coffee and tea bar, catering, on-site parking and bike storage, with step-free access throughout.
Entry price at this address starts from NZD 689 per month.

2. 50 Albert Street — Auckland

The second Spaces address in central Auckland and the second largest set of rooms in the country, with 37 private offices between 6 m² and 150 m² and capacities from 2 to 51. The balance tips the other way here: 21 of the 37 are internal rooms and 16 are external, so a window is worth asking about specifically. Shared facilities are deliberately plain, a staffed reception, breakout space and catering, with public transport and public parking close by.

It is also one of only two buildings in this list with no reception service, so visitors arrive to a shared lobby rather than a staffed desk. Shared: breakout space, a lounge, catering, on-site parking, step-free access, and both public transport and public parking nearby.

How to request office space on Wezoo
Private offices are requested, not booked online. You pick the building, send a request with your team size and the month you want to start, and the operator of that building comes back with the rooms that fit and their terms. There is no instant checkout for this product, and that is deliberate: the room, the term and the price are set per request.
Three things are worth putting in the first message, because they are the three that change the answer: how many people, from which month, and whether you need an external room with a window. The last one matters more than most people expect, given that 205 of the 431 offices in New Zealand are internal rooms.
If what you need is the address rather than the room, the same buildings carry a different product. Our guide to virtual offices in New Zealand sets out the 19 New Zealand addresses you can use as a registered office or an address for service, and what the Companies Office requires of a company address.
If none of the five cities above works, the nearest comparable inventory is across the Tasman. Our national hub for private offices in Australia covers the same product in English, and is the closest market to New Zealand that we list. Further afield, office space in the Philippines is the next English-language market we cover, though at nearly 8,000 kilometres it is a market to consider rather than a neighbour to drop into.
