Every listing site prices office space Holborn the same way: one number, prefixed with the word “from”. Regus advertises from £169 per person. Work.Life from £583. The number is real, and it is almost useless — because the “from” price is not a rate, it is a room size, and the room it describes is probably not the one your team will sit in.

We pulled every private office Wezoo lists within 600 metres of Holborn station: 16 buildings, 158 individual suites, 14 of them with a published monthly price. Then we priced an actual team — two people, five people, twelve people — at each door. The ranking that comes out bears almost no relation to the one the “from” prices suggest. What does office space Holborn cost in 2026?

The median private-office desk in Holborn costs £646 per month. Greater London’s median, across 227 priced buildings, is £601. So Holborn carries a premium of 7.5% — which is to say, no premium worth the name.

That is the first thing worth knowing, because it is the opposite of what the district’s reputation suggests. Holborn is Zone 1. It is the legal quarter, ten minutes from the City in one direction and Covent Garden in the other, and it sits on the Central and Piccadilly lines with Chancery Lane and Tottenham Court Road inside a ten-minute walk.

None of that shows up on the bill. Holborn is the middle of London on the map, and it is very nearly the middle of London on the invoice.

The spread inside the district is a different story. Building medians run from £478 at Elementa on Chancery Lane to £1,111 at Fora’s Chancery House — a factor of 2.3, across a walk of eight minutes. Individual suites go wider still: £439 per desk at the bottom, £1,263 at the top.

The district moves your bill by 7%. The door moves it by 132%. Every hour you spend deciding between neighbourhoods is an hour not spent on the decision that actually costs money.

One operator, one street, four price lists

Holborn contains the cleanest natural experiment in the London market, and it belongs to a single brand.

LABS runs four buildings here. Southampton Place and Hogarth House are 35 metres apart. LABS House is 75 metres from Hogarth. The furthest pair — 90 High Holborn and LABS House — are 361 metres apart, a four-minute walk. Same operator, same fit-out standard, same membership, same lanyard.

The desk rate is not the bill

A private office is not sold by the chair. It is sold as a room, and you buy the whole room. So the number that decides your invoice is not the desk rate — it is the smallest suite on that building’s list that your team fits into, multiplied by that building’s rate.

Here is what the four LABS doors actually charge, per month, for the cheapest suite that holds a team of that size:

The cheapest column is not the cheapest column. Three findings fall out of that table, and each one costs money in office space Holborn.

1. For a two-person team, the dearest desk rate is the cheapest bill. LABS House charges £750 a desk — the highest in the LABS estate — and bills a two-person team £1,500. Southampton Place charges £500 and bills the same team £2,000, because its smallest listed suite holds four people. The £500 door costs 33% more than the £750 door. The two desks you are not sitting at are still on your invoice.

2. A five-person team pays 2.6× more at one LABS door than another. Hogarth House lists a five-desk suite: £3,000. 90 High Holborn’s price list jumps from 4 desks straight to 12 — no 5, no 6, no 7, no 8 — so a five-person team there buys twelve desks and pays £7,800. That is £4,800 a month, £57,600 a year, for eight empty chairs, from the same operator, 293 metres apart.

3. The winner changes four times between one person and twelve. LABS House wins at 1–2. Southampton Place wins at 3–4. Hogarth House wins at 5. Southampton Place takes it back from 6 to 12. There is no “best LABS building in Holborn”. There is only the best LABS building for the number of people you have this quarter.

Same brand. Same street. The bill disagrees with itself.

This matters beyond LABS, because it is the only test that isolates the mechanism cleanly. Comparing two operators, you can always tell yourself the gap is fit-out, or coffee, or the lobby. Comparing two districts, you can tell yourself it is the postcode. Here the brand is constant, the district is constant, the walk is ninety seconds — and the bill still moves by 33% to 160%. What is left is the price list itself.

The closest private office to Holborn station — a minute’s walk, and the deepest range of office space Holborn has.

Fourteen suites in a 1930s Art Deco block on Kingsway, running from 10 desks to a 213-desk floor. Desk rates £523 to £893. This is a building for a team that already knows it is growing: the ladder from 10 to 20 to 35 to 66 desks exists inside one lift shaft, which means the next move is a corridor, not a removals van. 2. Southampton Place, 15 Southampton Place — 145 m

The cheapest desk rate in the LABS estate: £500 per desk per month, flat at every size. Six suites, 4 to 12 desks. A Georgian terrace behind Holborn station, a hundred metres off High Holborn and instantly quieter for it.

Flat is the word that matters. Whether you take the 4-desk suite or the 12-desk one, you pay £500 a head — no volume discount, but no penalty either, and no arithmetic. For a team of 7, 9, 11 or 12 this is the cheapest room in the LABS portfolio. For a team of 2, it is not: the list starts at four.

3. Hogarth House, 136 High Holborn — 154 m

Four suites, four sizes, one rate: £600 per desk, flat. The smallest office space Holborn’s LABS cluster offers below eight people.

Hogarth House exists on this list for one reason: it is the only LABS door with a five-desk suite, at £3,000 a month. For a team of exactly five, it beats every other LABS building in the district, including the one that charges £100 less per desk. It is a small, four-suite house — which is why it can afford to sell small rooms.

4. 90 High Holborn — 155 m

The building with the gap. Eight suites: 4, 4, 12, 12, 13, 18, 18, 24 desks — and nothing between four and twelve.

For a team of four it is excellent: £2,400 a month, £600 a desk, and one of the two 4-desk suites is free today. For a team of five to eleven it is the most expensive room in Holborn by a wide margin, because the list forces you up to twelve. Above twelve it becomes competitive again — the 13-desk suite is £600 a desk, and the 18-desk is £700. Read the list before you read the rate.

5. LABS House, 15–19 Bloomsbury Way — 228 m

Fifteen suites, 2 to 19 desks, £650–£850 per desk. The only LABS building in Holborn that sells a two-person office — three of them, in fact, at £1,500 a month each.

On the desk rate, LABS House is the most expensive of the four. On the actual bill it is the cheapest place in the LABS cluster for a team of one or two — £1,500 a month against Southampton Place’s £2,000 — and it stays competitive up to about nine. That inversion is the whole argument of this article, standing in one building.

6. 98 Theobalds Road — 333 m

Thirty suites — the deepest single price list in office space Holborn, and the only ladder in the district with no rungs missing.

Spaces lists 1, 2, 3, 4, 5, 6, 7, 8, 9, 10, 11 and 44 desks at 98 Theobalds Road, all at a flat £615 per desk. Whatever headcount you walk in with, there is a room that fits it exactly. That is rarer than it sounds: of Holborn’s 14 priced buildings, this is one of only three with a genuinely flat rate, and the only one that sells every size from one to eleven. 7. Aldwych House, 71–91 Aldwych — 508 m

Twenty-seven suites, 1 desk to 26, £419 to £672 per desk. On raw arithmetic, this is the cheapest bill in Holborn at more headcounts than any other building.

A single desk here is £610 a month. Three people: £1,480. Twelve people: £5,300, which works out at £442 each — below the district median and below the London median. The building is a seven-minute walk from Holborn station, on the Aldwych bend, and it is the district’s best answer for a solo founder and for a team of ten to twenty alike.

The lowest desk rate in the whole of office space Holborn: £439 per desk on the two-person suite, £878 a month all in.

Five suites — 2, 6, 6, 11 and 55 desks — with a building median of £478, which is 26% below the district and 20% below Greater London. In the heart of the legal quarter, a hundred metres from Chancery Lane station. One caveat, and it is the honest kind: the £878 two-desk suite is listed as available from 1 October 2026. If you need a two-person room this month, Aldwych House’s is £1,040.

Why the “from” price is the worst way to shop for office space Holborn

Look again at the eight buildings above and you will notice that the ones with low “from” prices are the ones that happen to list a small suite. That is all a “from” price is: the cheapest room on the list, which is a decision the operator made about their floor plan, not a statement about how expensive the building is.

Fora’s Chancery House has the highest building median in Holborn at £1,111 a desk. It also lists a four-desk suite. Fora’s Bloomsbury Building starts at eight desks. Neither of those facts tells you anything about the quality of either building — they tell you how the floors were carved up.

The rule that survives all of this is short. Do not compare “from” prices. Compare the room you are going to sit in.

The same thing is true one district over. In office space Farringdon the gap between two buildings 227 metres apart runs to £16,908 a year for a two-person team, and in office space Soho half the district’s famous premium turns out to be its tenant list rather than its postcode.

When should you choose a flat desk rate over a per-suite price?

Three of Holborn’s 14 priced buildings publish a genuinely flat rate — the same price per desk whatever size room you take. Southampton Place (£500), Hogarth House (£600) and 98 Theobalds Road (£615). The other eleven price each suite separately, and the swing inside one building can reach 1.9×.

Flat rates are not a coincidence. Across all 227 priced private-office buildings in Greater London, the corporate operators — Regus, Spaces, HQ, Signature — are flat 77 times out of 77. Everyone else is flat 6% of the time. Holborn has only two corporate buildings out of sixteen, against 34% across the city, which is why the district’s price lists are so uneven.

  • Take the flat rate when your headcount is uncertain or growing. You can size up without re-negotiating a per-desk figure, and the arithmetic never surprises you.
  • Take the per-suite price when your headcount is exact and it happens to land on a rung. Elementa’s six-desk room at £468 a head beats every flat rate in the district.
  • Always check the rungs. A missing size costs more than a bad rate — that is the £57,600 lesson from 90 High Holborn.

How quickly can you move into office space Holborn?

Faster than the market expects. 133 of Holborn’s 158 suites — 84% — are listed with no move-in date, meaning they are available now. Across Greater London, only about two-thirds of suites are.

Where a date does appear, it is almost always the first of a month, because it is a lease end rather than an estimate. The dates in Holborn today run from 1 August 2026 to 1 January 2027, with two suites at 98 Theobalds Road held until mid-2027.

This changes the shortlist for anyone who needs a room this quarter. The cheapest two-desk office in the district on paper is Elementa’s at £878 — but it is dated 1 October. Available today, the cheapest two-desk room is £1,040 at Aldwych House. The price list is the menu; the availability queue is the real menu.

Holborn, in one paragraph

Holborn is not expensive. At £646 a desk it sits 7.5% above the London median and well below Soho or Mayfair, while putting you one stop from the City and a walk from the West End. What Holborn is, is uneven — a district of independent operators with idiosyncratic price lists, where four buildings of one brand disagree with each other by 50% on the rate and by 160% on the bill. Read the list, not the rate, and it is one of the best-value addresses in Zone 1. Read the rate alone and it will quietly cost you a five-figure sum a year.
