Office space in Brunei is a short list, and that is the most useful thing to say up front. Wezoo lists one building with private office space in Brunei: the PGGMB Building in central Bandar Seri Begawan, where Regus runs 15 serviced offices for teams of two to twelve people. This page sets out what those offices include, what they cost, how much room a team of a given size needs, who can rent one, and how to request one.

What you get with office space in Brunei — and what you do not
All 15 offices in the Wezoo listing are serviced offices. That means a lockable, enclosed room with furniture already in it, on a floor that the operator runs: reception, cleaning and building services are part of the arrangement rather than something you set up yourself. You take the room, not the floor, and you do not sign a conventional commercial lease to get it. The minimum term on every one of the 15 is one month.
Seven of the 15 rooms are external, which in this inventory means the room has a window to the outside. The other eight are internal rooms. Both types are listed at the same starting price for the same capacity, so the choice between them is about daylight rather than budget.
The building itself carries breakout spaces, a lounge, a restaurant and catering, parking on site and public parking nearby, and step-free access. It is listed as close to public transport.
Now the part most pages leave out. The listing carries no amenity list for any of the 15 offices, and no meeting room appears among this building’s services. So do not assume meeting room credits, a dedicated kitchen or a fixed allowance of anything: those may well exist, but they are not in the data, and this page will not invent them. Ask about them when you send the request, and get the answer in writing before you commit.
Where office space is available in Brunei — the cities and how many buildings in each
One city, one building. Bandar Seri Begawan holds the single listed building, the PGGMB Building, and that building holds all 15 offices. There is no second city on the list: Kuala Belait, Seria, Tutong and Bangar have nothing in the Wezoo inventory at the moment.
That is a real constraint rather than a gap in this page, and it is worth saying plainly before you plan around it. If your team has to sit in the Belait district, the serviced route does not currently reach you and a conventional lease through a local agent will. If you can work from the capital, the list below is the whole of it.
What office space costs in Brunei
Every one of the 15 offices carries a monthly starting price in Brunei dollars, so none of them are priced only on request. The lowest is BND450 per month, which applies to three separate rooms, each taking up to two people. The highest is BND2,700 per month, for the single largest room, which takes up to twelve.
One caution about that number. The starting price is a floor: it is the lowest the operator publishes for that room, and the inventory does not return the term length that the floor belongs to. Treat it as the opening figure for a conversation rather than a quote, and expect the term, the start date and what is bundled in to move it.
For context on the wider economy these figures sit in, the Department of Economic Planning and Statistics publishes Brunei’s business and labour statistics, and the Ministry of Finance and Economy covers the policy side.
How much space you need: team size, desks and floor area
Two fields do the work here, and both are ceilings rather than targets. The occupancy figure is the maximum the operator will put in the room, so a room listed for five suits a team of five or fewer. The floor area is the upper end of the room’s range. Read them together: a room for seven at 21 square metres is a different proposition from a room for seven at 22 square metres only in the margins, but a room for two at seven square metres is genuinely tight and a room for two at nine square metres is not.
| Up to | Floor area | Window | From | Available |
|---|---|---|---|---|
| 2 people | 7 m² | Internal | BND450 / month | From 1 January 2027 |
| 2 people | 8 m² | Internal | BND450 / month | From 1 April 2027 |
| 2 people | 9 m² | External | BND450 / month | From 1 June 2031 |
| 3 people | 12 m² | Internal | BND675 / month | From 1 July 2027 |
| 4 people | 14 m² | Internal | BND900 / month | Now |
| 4 people | 15 m² | Internal | BND900 / month | Now |
| 5 people | 17 m² | Internal | BND1,125 / month | Now |
| 5 people | 18 m² | External | BND1,125 / month | Now |
| 6 people | 20 m² | Internal | BND1,350 / month | Now |
| 7 people | 21 m² | Internal | BND1,575 / month | Now |
| 7 people | 21 m² | External | BND1,575 / month | Now |
| 7 people | 22 m² | External | BND1,575 / month | Now |
| 8 people | 25 m² | External | BND1,800 / month | Now |
| 9 people | 28 m² | External | BND2,025 / month | Now |
| 12 people | 38 m² | External | BND2,700 / month | From 1 May 2027 |
Ten of the 15 rooms are listed as available now. The other five carry a future start date, and one of those sits a long way out, in 2031. If your date matters, read the last column before you fall for a room.
On the question of a legal minimum floor area per person in Brunei: we have not read a Brunei source that sets one, so this page does not state a figure. If that requirement bears on your decision, check it with the relevant authority rather than taking a number from a workspace listing.
Who can rent office space — individuals, startups and established companies
A sole trader or a two-person company is well served here: the three BND450 rooms are built for exactly that, and a one-month minimum means you are not betting a year on a plan that may change. Between three and seven people, there are eight rooms to choose from, which is the deepest part of this particular list. Above that the choice thins quickly: one room for eight, one for nine, one for twelve, and nothing larger.
And the honest negatives. If you need a desk for two or three days a week rather than a room of your own, a private office is the wrong product and you are paying for walls you are not using. If you need a whole floor with your own lease, your own fit-out and your own name on the door, that is a conventional commercial lease, arranged through an agent, running for years rather than months, with the fit-out and the service charges on you. We do not do that. What we do is a furnished, enclosed room inside a managed building, priced by the month, that you can take quickly and leave at the end of the term. Those are two different things, and if the second one is what your company needs, an agent will serve you better than this page will.
The building: office space in Bandar Seri Begawan
1. PGGMB — Bandar Seri Begawan

The offices sit on the eighth floor of the PGGMB Building in Bandar Seri Begawan, operated by Regus. Fifteen enclosed offices run from a seven square metre room for two up to a 38 square metre room for twelve, with seven of them looking out and eight of them internal. Shared on the floor and in the building: breakout spaces, a lounge, a restaurant with catering, and parking both on site and nearby. The entrance is listed as step-free, and public transport stops close by.
It is the only address on this list, which makes the comparison easy and the decision narrow. What you are really choosing between is room size, window or no window, and start date.
How to request office space on Wezoo
A private office is requested, not booked. There is no instant checkout, because the room, the term and the start date all have to be agreed before anything is signed. The sequence is short:
- Pick the room from the table above on three things: how many people it has to hold, whether you want a window, and when you need to be in.
- Send the request through the building’s page. Say your headcount, your start date and the term you have in mind.
- Ask the questions the listing does not answer: meeting room access, what the monthly figure includes, and what happens at the end of the term.
- Get the answers in writing before you commit.
If what you need is the address rather than the room, the same building also lists virtual office packages. Our guide to a virtual office in Brunei sets out what each tier includes, from a business address with mail handling at BND 79 per month through to a package that adds call answering and coworking access.
Looking beyond Brunei
Brunei has one listed building, so if your team can sit in the region rather than the country, the nearest comparable lists are worth a look before you decide. The three closest are office for rent in the Philippines, about 1,200 kilometres away, serviced offices in Singapore, about 1,300 kilometres, and office for rent in Cambodia, about 1,330 kilometres. All three are English-language pages covering markets with far deeper supply, which is useful if you are weighing a regional base rather than a Brunei one.
