Office Space Brooklyn: The Essential 2026 Guide to All 9 Buildings and What a Desk Really Costs

Office space Brooklyn searches almost always start with the same assumption: cross the East River and the rent falls. Wezoo lists nine serviced buildings in the borough, 93 private suites between them, and the numbers say something more interesting than a discount — at every team size from one person to ten, the cheapest office space Brooklyn has to offer costs the same as, or more than, the cheapest office in Manhattan.

That is not an argument against Brooklyn. It is an argument against shopping by borough. Below: what a desk really costs in each of the nine buildings, which neighbourhoods hold the stock, and where the saving actually lives — because it does exist, and it belongs to one operator rather than to a river. If you are new to the format, start with our complete guide to private offices and come back.

Wezoo snapshot — office space Brooklyn (private offices), July 2026

  • 9 serviced buildings on Wezoo, 8 of them publishing a monthly price
  • 93 private suites in total; 53 (57%) available today
  • Desk rate: $174.40 to $759.00 per desk per month — borough median $372.75
  • Entry price: from $530 per month for a 3-desk office
  • Operators: WeWork (4 buildings), Regus (2), Spaces, HQ, Mindspace

Those are the headline figures for office space Brooklyn. The rest of this guide explains why the median is the least useful number in it.

Office space Brooklyn: what a desk actually costs

Forget price per square foot. Serviced offices are sold by the suite, and the only number that compares two buildings honestly is the monthly rate per desk. Here is every priced building in the borough, cheapest desk first.

Dumbo Heights (77 Sands) DUMBO WeWork $530 $174.40–$196.67 5 (5)

260 Ainslie Street East Williamsburg HQ $1,138 $569.00 (flat) 7 (1)
Spaces Myrtle Avenue Downtown Brooklyn Spaces $759 $759.00 (flat) 28 (11)
Mindspace Williamsburg Williamsburg Mindspace on request — —

Two shapes, and they behave completely differently. Read the table again with that in mind.

The four WeWork buildings sell a menu: five suite sizes — 3, 6, 10, 20 and 50 desks — and nothing in between. The four corporate houses sell a flat rate: one price per desk that never changes, whether you take one desk or forty-six. At One Pierrepont Plaza a single office and an eleven-desk suite both cost $565 per desk. There is no volume discount in Brooklyn, at any door, at any size.

Office space Brooklyn: the discount belongs to one operator, not to the river

The borough median desk rate is $372.75 a month. Manhattan’s, across 57 buildings, is $415.50. That is a 10% discount, and it is the number every listings page will quote you.

Split it by operator and it disappears.

Operator Brooklyn (median $/desk/mo) Manhattan (median $/desk/mo) Brooklyn vs Manhattan
WeWork $180.50 $255.50 −29.4%
Regus $565.00 $535.00 +5.6%
Spaces $759.00 $662.00 +14.7%

Three operators, three different answers. Only one of them is cheaper across the river.

Hold the brand constant and Brooklyn is a discount at exactly one of them. At the other two it is a premium — a Regus desk costs more in Brooklyn Heights than the median Regus desk in Manhattan, and a Spaces desk costs 15% more. The borough’s headline 10% saving is not a Brooklyn effect at all. It is a WeWork price band that happens to sit under four of the nine buildings.

And that band crosses the water. All four WeWork buildings in Brooklyn price their 3-desk office at exactly $530 a month — $176.67 per desk, identical to the cent in DUMBO, Brooklyn Heights, Williamsburg and the Navy Yard. That same $176.67 base rate appears at four Lower Manhattan buildings: 115 Broadway, 199 Water Street, 85 Broad Street and 250 Broadway. Across New York City the operator’s base rate runs from $176.67 up to $423.33 in SoHo, a 2.4× spread — and Brooklyn sits on the floor of it, in the same band as Wall Street.

The East River is not a price boundary. It is a commute. Anyone pricing office space Brooklyn against Manhattan is comparing two ends of one price list, not two markets.

The corporate houses tell the same story from the other side. Regus charges $565 per desk at One Pierrepont Plaza and $565 per desk at 750 Manhattan Avenue — two buildings 4.8 kilometres apart, one in Brooklyn Heights and one in Greenpoint, priced identically. Its 21 Manhattan buildings, by contrast, run from $219 to $795, a 3.6× spread. Inside Brooklyn, the address is not a price variable. The brand is.

In Manhattan you choose an address. In Brooklyn you choose an operator.

Office space Brooklyn vs Manhattan: how much do you actually save?

Nothing, at any team size between one and ten. That is the honest answer, and it takes one table to prove.

Nobody rents a desk. You rent the smallest suite that will hold your team, so the fair comparison is the cheapest monthly bill per person at each headcount, in each borough, across every building on the platform.

Team size Cheapest in Brooklyn ($/person/mo) Cheapest in Manhattan ($/person/mo) Brooklyn premium
1 person $530.00 $419.00 +26.5%
2 people $265.00 $219.00 +21.0%
3 people $176.67 $176.67 0.0%
4 people $295.00 $219.00 +34.7%
5 people $236.00 $219.00 +7.8%
6 people $196.67 $196.67 0.0%
8 people $227.50 $219.00 +3.9%
10 people $182.00 $182.00 0.0%

Zero rows in Brooklyn’s favour. Not one team size on that table pays less by crossing the river, which is the single most useful fact about office space Brooklyn in 2026.

The mechanism is in the two columns that read 0.0%. At 3, 6 and 10 people the cheapest option in both boroughs is the same WeWork rung at the same base rate — Brooklyn’s floor and Lower Manhattan’s floor are literally the same price list. And at 1, 2, 4 and 5 people Manhattan has something Brooklyn does not: a flat-rate building at $219 per desk, up in Harlem. Brooklyn’s cheapest flat-rate desk is $565. That gap is what the premium column is measuring.

Run the same table over suites that are free to move into today and nothing changes — every Brooklyn WeWork suite is listed without a move-in date, so the queue never bites. The result holds. For the Manhattan side of the ledger in full, see our breakdown of office space in Manhattan, where 57 buildings and 882 suites split cleanly into a shelf and a menu.

So why go to Brooklyn? For the reason people actually go: the commute, the building stock, the neighbourhood, the ten minutes on the L instead of forty on the 4. Just do not budget for a discount that is not there.

Office space Brooklyn: where the buildings actually are

Brooklyn is 71 square miles and 2.6 million people. Its serviced office stock sits in three clusters, and nine buildings is the whole of it.

  • Brooklyn Heights, Downtown Brooklyn and DUMBO (four buildings, 11201). The civic and legal core: One Pierrepont Plaza and 195 Montague Street on Cadman Plaza, Spaces Myrtle Avenue a few hundred metres east, Dumbo Heights under the bridge. Everything here is within 700 metres of everything else, and Borough Hall puts you four minutes from Wall Street.
  • Williamsburg and Greenpoint (four buildings, 11211/11222/11249). 134 N 4th Street over the Bedford L, Mindspace on Kent Avenue, 260 Ainslie Street in East Williamsburg, and 750 Manhattan Avenue in Greenpoint — the northernmost serviced door in the borough.
  • The Brooklyn Navy Yard (one building). Dock 72, on the water, with its own ferry stop.

Park Slope, Bushwick, Bed-Stuy, Crown Heights, Sunset Park: zero serviced buildings between them. That is the real shape of the Brooklyn market — a waterfront strip, and nothing inland.

One trap worth naming. Dock 72 carries the ZIP 11249, which is a Williamsburg code — but the building stands two kilometres south of North 4th Street, inside the Navy Yard’s gates. If you are picking by postcode you will put your team in the wrong neighbourhood. Pick by map.

The 9 Brooklyn buildings, one by one

Every building below is bookable through Wezoo — no membership, no subscription, and an inquiry goes straight to the operator.

1. Dumbo Heights (77 Sands) — DUMBO

office space Brooklyn - Dumbo Heights (77 Sands) in DUMBO
Dumbo Heights (77 Sands) by WeWork, DUMBO

What to expect: Seven floors of a converted Jehovah’s Witnesses printing complex, three minutes from the York Street F stop and a five-minute walk from the Brooklyn Bridge Park waterfront. The suite menu is short and fixed — 3, 6, 10, 20 or 50 desks — and every one of them is listed with no move-in date, so the constraint here is fit, not queue. A 3-desk office starts at $530 a month; the 50-desk floor works out at $174.40 per desk, the cheapest desk in the borough.

Operator: WeWork · Address: 77 Sands Street, Brooklyn, NY 11201 · Pricing: From $530/mo · $176.67–$196.67 per desk · 5 suites, all listed without a move-in date

👉 Book Dumbo Heights (77 Sands) on Wezoo

2. 195 Montague Street — Brooklyn Heights

195 Montague Street private office, Brooklyn Heights, Brooklyn
195 Montague Street by WeWork, Brooklyn Heights

What to expect: Brooklyn Heights’ main commercial street, 700 metres from the DUMBO door and directly over the Borough Hall interchange — the 2, 3, 4, 5 and R all stop within a block, which puts Wall Street four minutes away by train. Same five rungs, same rates, to the cent, as the DUMBO building. The view is the difference; the price list is not.

Operator: WeWork · Address: 195 Montague Street, Brooklyn, NY 11201 · Pricing: From $530/mo · $176.67–$196.67 per desk · 5 suites, all listed without a move-in date

3. Dock 72 at the Brooklyn Navy Yard — Brooklyn Navy Yard

Dock 72 at the Brooklyn Navy Yard private office, Brooklyn Navy Yard, Brooklyn
Dock 72 at the Brooklyn Navy Yard by WeWork, Brooklyn Navy Yard

What to expect: A 16-storey glass block sitting on a dry dock inside the working Navy Yard, with a ferry stop at the door and the Manhattan skyline filling the west windows. Note the ZIP: 11249 is a Williamsburg code, but the building is two kilometres south of North 4th Street, inside the Yard’s security perimeter. Read the map, not the postcode.

Operator: WeWork · Address: 1 Dock 72 Way, Brooklyn, NY 11249 · Pricing: From $530/mo · $176.67–$196.67 per desk · 5 suites, all listed without a move-in date

4. 134 N 4th Street — Williamsburg

134 N 4th Street private office, Williamsburg, Brooklyn
134 N 4th Street by WeWork, Williamsburg

What to expect: Two floors above the Bedford Avenue L stop, in the block where Williamsburg is at its densest. One stop to First Avenue, three to Union Square. The suite ladder runs 3, 6, 10, 20, 50 — and the 6-desk rung is the worst value on it at $196.67 per desk, dearer per head than the 10, the 20 or the 50. Round up only when you have to.

Operator: WeWork · Address: 134 N 4th Street, Brooklyn, NY 11249 · Pricing: From $530/mo · $176.67–$196.67 per desk · 5 suites, all listed without a move-in date

👉 Book 134 N 4th Street on Wezoo

5. One Pierrepont Plaza — Brooklyn Heights

One Pierrepont Plaza private office, Brooklyn Heights, Brooklyn
One Pierrepont Plaza by Regus, Brooklyn Heights

What to expect: The tall red-brick tower over Cadman Plaza, and the deepest small-suite ladder in the borough: 26 individually dated offices at sizes 1, 2, 3, 4, 5, 6, 9 and 11 desks. Eleven of the 26 are free today. Note the gap — there is no 7-, 8- or 10-desk office here, so an eight-person team buys the 11. The desk rate never moves: $565, from the single office to the largest suite. This operator’s users rate it 4.75 out of 5 for reachability, its highest sub-score, which is what a five-line subway hub buys you.

Operator: Regus · Address: 300 Cadman Plaza West, Brooklyn, NY 11201 · Pricing: From $565/mo · $565 per desk, flat at every size · 26 suites, 11 available now

6. 750 Manhattan Avenue — Greenpoint

750 Manhattan Avenue private office, Greenpoint, Brooklyn
750 Manhattan Avenue by Regus, Greenpoint

What to expect: Greenpoint’s high street, over the Nassau Avenue G stop, and the only serviced door north of Williamsburg. Twelve suites, sizes 1 to 4, ten of them free today — which makes this the easiest small office in Brooklyn to walk into this month. The desk rate is $565, the same figure charged 4.8 kilometres away in Brooklyn Heights. Same operator, same price, opposite ends of the borough.

Operator: Regus · Address: 750 Manhattan Ave, Brooklyn, NY 11222 · Pricing: From $565/mo · $565 per desk, flat at every size · 12 suites, 10 available now

👉 Book 750 Manhattan Avenue on Wezoo

7. 260 Ainslie Street — East Williamsburg

260 Ainslie Street private office, East Williamsburg, Brooklyn
260 Ainslie Street by HQ, East Williamsburg

What to expect: A low-rise off Graham Avenue, deep in East Williamsburg, where the L runs above the workshops and the rents are set by the makers rather than the towers. Seven suites at 2, 3, 4, 6 and 8 desks — the only Brooklyn door with an 8-desk office on the list — but just one of the seven is free today. This is the tightest building in the borough; if it fits, move on it.

Operator: HQ · Address: 260 Ainslie Street, Brooklyn, NY 11211 · Pricing: From $1,138/mo (2 desks) · $569 per desk, flat at every size · 7 suites, 1 available now

👉 Book 260 Ainslie Street on Wezoo

8. Spaces Myrtle Avenue — Downtown Brooklyn

Spaces Myrtle Avenue private office, Downtown Brooklyn, Brooklyn
Spaces Myrtle Avenue by Spaces, Downtown Brooklyn

What to expect: The widest ladder in Brooklyn by a distance: 28 suites running from a single desk to a 46-desk floor, with 15 distinct sizes in between, 11 of them free today. It is also the borough’s ceiling at $759 per desk — and the building its users rate highest for design and ambience (4.55 out of 5). If you need to grow from three people to thirty without changing your letterhead, this is the only Brooklyn address that can hold you the whole way.

Operator: Spaces · Address: 115 Myrtle Ave, Brooklyn, NY 11201 · Pricing: From $759/mo · $759 per desk, flat at every size · 28 suites (1–46 desks), 11 available now

👉 Book Spaces Myrtle Avenue on Wezoo

9. Mindspace Williamsburg — Williamsburg

Mindspace Williamsburg private office, Williamsburg, Brooklyn
Mindspace Williamsburg by Mindspace, Williamsburg

What to expect: A mass-timber and brick building on Kent Avenue, at the north end of Williamsburg near the Bushwick Inlet. It is the only serviced address in the borough that publishes no monthly rate on the platform — private offices here are quoted on request, so treat the number as a conversation rather than a price list. Worth a call if the four fixed-menu buildings do not fit your headcount.

Operator: Mindspace · Address: 25 Kent Avenue, Brooklyn, NY 11249 · Pricing: Price on request · Private suites quoted per team · Enquire for current availability

Office space Brooklyn: what you give up is the shortlist, not the money

Here is the trade Brooklyn actually asks you to make. It is not financial.

Manhattan offers 56 priced buildings. Brooklyn offers eight. At two people you can choose from all eight — but the moment your team hits five, one drops out; at ten, two more go; and only three buildings in the entire borough will sell you a single-desk office at all (One Pierrepont Plaza and 750 Manhattan Avenue at $565, Spaces Myrtle Avenue at $759). The four WeWork buildings start at three desks, so a solo founder cannot buy from them in Brooklyn at any price.

That is the cost of the borough: a shortlist of eight instead of fifty-six, and a size menu with holes in it. One Pierrepont Plaza sells 1, 2, 3, 4, 5, 6, 9 and 11-desk offices — no 7, no 8, no 10 — so an eight-person team buys the eleven and pays for three empty chairs, $1,695 a month of them. Check the smallest suite that fits your headcount before you compare anything else. The advertised rate is what the building charges; the suite you fit into is what you pay.

Choice is what Manhattan sells. That, and not price, is the thing you give up when you shop for office space Brooklyn instead.

The same logic plays out in every dense US market — our look at office space in the West Loop found a Chicago district whose advertised premium no real team ever actually pays, and the office space in SoHo analysis shows what happens when a neighbourhood has no flat-rate operator at all.

Office space Brooklyn: how far ahead should you book?

Fifty-three of Brooklyn’s 93 suites are available today — 57% of the stock. If your team is three, six or ten people, you can be in this month. If you need a specific size in a specific building, plan on months, not weeks.

The dated suites tell you why. Every single move-in date in the borough falls on the first of a month — 19 distinct dates, running from August 2026 out to June 2031. A date on a Brooklyn suite is not an estimate; it is somebody else’s lease ending. That also means the queue is knowable: you can see exactly when the 9-desk office at One Pierrepont Plaza frees up rather than guessing.

The tightest door is 260 Ainslie Street, with one of seven suites free. The loosest is 750 Manhattan Avenue in Greenpoint, with ten of twelve. Both charge within $4 of each other per desk. Availability, not price, is what should pick your address here.

For the wider picture across the five boroughs, our guide to the private office New York market covers how serviced terms, deposits and notice periods compare with a conventional lease.

Before you sign: two things worth reading

If this is your first office rather than your second, the Small Business Administration’s guidance on picking a business location is a sober checklist of what a location actually commits you to — taxes, zoning, and the costs that do not appear on a price list.

And if you are looking at DUMBO or Brooklyn Heights specifically, both sit inside designated historic districts; the NYC Landmarks Preservation Commission governs what can be changed on those façades, which is one reason the loft stock there looks the way it does.

Frequently asked questions

Office space Brooklyn: what does a private office cost per month?

A private office in Brooklyn starts at $530 a month for a 3-desk suite and runs to $34,914 for a 46-desk floor. The comparable figure across buildings is the desk rate, which runs from $174.40 to $759.00 per desk per month; the borough median is $372.75. Manhattan’s median is $415.50, so the headline gap is about 10% — but that gap belongs to one operator, not to the borough.

Office space Brooklyn vs Manhattan: is Brooklyn actually cheaper?

Not at any team size between one and ten. The cheapest Brooklyn bill per person is identical to Manhattan’s at 3, 6 and 10 people (the same operator charges the same base rate on both sides of the river) and higher at 1, 2, 4, 5, 7, 8 and 9. Brooklyn buys you a commute, a building and a neighbourhood — it does not buy you a lower desk rate.

Office space Brooklyn: which neighbourhoods have serviced buildings?

The office space Brooklyn map has three clusters and nine buildings. Brooklyn Heights, Downtown Brooklyn and DUMBO hold four (One Pierrepont Plaza, 195 Montague Street, Spaces Myrtle Avenue, Dumbo Heights). Williamsburg and Greenpoint hold four (134 N 4th Street, Mindspace on Kent Avenue, 260 Ainslie Street, 750 Manhattan Avenue). The Brooklyn Navy Yard holds one, Dock 72. Park Slope, Bushwick, Bed-Stuy and Sunset Park have none.

Office space Brooklyn: can I rent an office for one person?

Only at three of the nine buildings. One Pierrepont Plaza and 750 Manhattan Avenue list single offices at $565 per month, and Spaces Myrtle Avenue at $759. The four WeWork buildings start at three desks, so a solo founder buying from them would be paying for three. If you want one desk in Brooklyn, your shortlist is three buildings long.

Office space Brooklyn: does a bigger office cost less per desk?

At the flat-rate buildings, no — the desk rate is identical from a one-desk office to a forty-six-desk floor. At the fixed-menu buildings there is a small curve: the 6-desk suite is the dearest per head at $196.67, and the 50-desk floor the cheapest at $174.40. Either way, the volume discount everybody expects is not there.

Office space Brooklyn: how quickly can I move in?

Fifty-three of the 93 office space Brooklyn suites are free today, 57% of the stock. Every dated suite becomes available on the first of a month, and those dates run from August 2026 to June 2031. The tightest building is 260 Ainslie Street (one suite of seven free); the loosest is 750 Manhattan Avenue in Greenpoint (ten of twelve).

Brooklyn does not sell you a cheaper desk. It sells you a shorter list, a better walk and a building you would actually like to arrive at. Compare the door, not the borough.
