There is no team size that actually pays 16%. Depending on how many people you are, the real gap swings between 12% and 45%, and it is the suite menu — not the postcode — that decides which.

It carries the lowest median desk rate in the district at $293 per person per month. The suite menu is short: 3, 6, 10, 20 and 50 desks, nothing in between. A three-person team pays $860 a month, the cheapest private office in the West Loop for that headcount.

That flat rate makes it the cheapest four-person office in the district at $1,300 a month. It is the only building in the West Loop that will sell you a one-person office, and the only one that can hold a team of seven, eight or nine. Wide ladder, one price, no negotiation over which room you land in.

What to expect: The showpiece: a new-build on Green Street in the heart of Fulton Market, a block from Google’s Chicago office and the Morgan station platform. It also carries the highest desk rate on the platform in Chicago at a $531 median, and the same five-rung menu as its sibling on Adams — 3, 6, 10, 20, 50. A three-person team pays $1,560 a month here versus $860 nine blocks east. Same district, same operator, 1.8x the bill.

Why the Advertised Premium Is Never the Premium You Pay

Here is the move almost nobody makes. Instead of comparing district medians, price the same team in both places. For a team of size N, find the smallest suite in each district that will hold them, and divide the bill by N. That is what you actually pay per person.

The advertised premium for office space West Loop is 16%. Look down that last column: it is never 16%.

The Loop’s column is a flat line because one building — 203 North LaSalle, a Regus — sells every size from one desk to twenty at the same $255. The West Loop’s column is a staircase with steps missing. In the Loop, the price per person is a line. In the West Loop, it is a staircase, and the bottom step is missing. The dips at 3 and 6 are the two headcounts the district’s menus were built for; everywhere else you are paying for chairs nobody sits in.

You don’t rent a desk. You rent the smallest room that will hold you. That is the whole trick, and it is the same trick we found pricing office space in SoHo, where one extra person erased a 42% price advantage.

How Much Does Office Space West Loop Cost for One Person?

$369 a month — and there is exactly one of them. Spaces at 159 N Sangamon lists a single one-desk suite. It is the only one-person private office in the district.

Check its move-in date and the answer changes again. That suite is taken until 1 June 2027. A solo founder who wants a West Loop office this month has to buy the next rung up: a two-desk suite at $738. In the Loop today, a one-person office at 332 S Michigan runs $285. So the real, available-now premium for a party of one is not 45%. It is 159%.

River North, not the Loop, is Chicago’s cheapest central desk. The trade-off in office space West Loop is not really price — it is inventory.

The Loop is the transit answer: every CTA line and both Metra terminals land inside a ten-minute walk, and the buildings sell every suite size from one desk up. The West Loop is the address answer: Google, McDonald’s and half of Chicago’s venture-backed companies sit within four blocks of Fulton Market, and the buildings are converted meat-packing warehouses with the timber left visible. You pay for the room you fit into, and in Fulton Market the rooms start at three people.
