Office space Manhattan searches almost always end in the same place: a broker’s contact form with no price on it. This guide does the opposite. Wezoo lists 57 private-office buildings in Manhattan holding 882 individual suites, and every one of them publishes a monthly starting price, a capacity, and — for most of them — a move-in date.
We pulled all 882 and ran the numbers. The median works out at $415.50 per desk per month. But the more useful finding is not the price. It is that 431 of those suites cannot be moved into today, and which half of the market you are looking at is decided by the operator, not the address. Office space Manhattan: what does a desk really cost?
$415.50 per desk per month is the median across all 57 buildings. The cheapest desk in the borough is $180.50 (199 Water Street, in the Financial District). The dearest is $1,145 (413 West 14th Street, in the Meatpacking District). That is a 6.3x spread inside one 13-mile island.
Two things drive that spread, and neither is the one people expect. It is not square footage and it is not the view. It is which operator holds the building, and how many desks you are buying at once. A three-desk suite at 430 Park Avenue — Park Avenue, in the Plaza District — costs $255.50 per desk. A one-desk suite in a corporate house downtown can cost more than double that. The Park Avenue address is not the premium. The suite size is.
The practical rule: never quote yourself a desk rate. Find the smallest suite that fits your headcount, and divide. We took that apart building by building in our guide to office space in SoHo, where a seven-person team pays for ten desks because seven-desk suites do not exist there.

Manhattan splits into four office submarkets, and brokers have used the same four for decades. Ranked by median desk rate, from Wezoo’s own listings:

Uptown is half the price of Midtown. It is also a tenth of the supply — three buildings, sixteen-odd suites.
Midtown holds 29 of the 57 buildings and charges the most. Downtown is the value play: it carries both the cheapest desk in the borough and a full 13 buildings to choose from. Midtown South looks mid-table on the median and hides the widest internal spread of any submarket — $299.50 in Chelsea, $1,145 four blocks west in Meatpacking. Anyone comparing office space Manhattan on a single citywide average is comparing nothing at all.
The shelf and the menu: why half of Manhattan’s offices have a move-in date
Here is the finding that surprised us. Manhattan’s 882 private-office suites are not one market. They are two, and they behave in completely different ways.
The shelf. Regus, Spaces and HQ hold 29 of the 57 buildings between them, and they list 747 individually dated suites. Each one is a real room with a real number on the door and a real date attached. Of those 747, 377 — 50.5% — carry a future move-in date. Somebody is sitting in them. The median wait on a dated suite is 172 days. The longest runs to 1 July 2031.
The menu. WeWork holds the other 27 buildings, and lists 135 suites — exactly five per building. Three desks, six, ten, twenty, fifty. Every building, the same five rungs. And not one of the 135 carries a move-in date, because there is no specific room to wait for. You are not buying a room. You are buying a size.
That is the whole distinction, and it is worth saying plainly: half of Manhattan’s private offices are rooms. The other half are sizes. Whether you wait is decided before you pick the building — it is decided when you pick the operator.
One more pattern falls out of it. Every dated move-in date in the borough lands on the first of a month — all 37 distinct dates, without exception. The shelf restocks on the first. If a suite you want shows a date, the date is a lease end, not an estimate.
Office space Manhattan: how long is the wait?
If the suite you want is on the dated shelf and already taken, the median wait is 172 days — five and a half months. One suite in ten waits over 597 days. But no building is fully blocked: every single Regus, Spaces and HQ door in Manhattan has something free today. The constraint is never the address. It is the size.
And the size constraint runs the opposite way to intuition:

- 3–4 desks: 56% available · $555 per desk
- 5–9 desks: 54% available · $555 per desk
- 10–19 desks: 60% available · $545 per desk
- 20+ desks: 81% available · $299.50 per desk
The big rooms are empty. The small ones are taken. That single line reorders most office space Manhattan searches.
A twenty-desk suite is both the easiest thing to get in Manhattan and the cheapest per head. A two-desk suite is the hardest and the dearest. If you are a four-person team with a plan to be eight, the eight-desk suite is very likely cheaper per person and available sooner than the four you thought you needed. By submarket, the tightest shelf is Midtown (46% free today); the loosest is Uptown (71%).

1. 199 Water St — Financial District

What to expect: A converted 1970s tower two blocks from the East River, in the quiet south-east corner of the Financial District. This is the cheapest desk rate in the borough — $180.50 a desk a month at the three-desk suite — and the reason is that it sits five minutes’ walk from the Fulton Street interchange rather than on top of it. Five suite sizes, all free today, all fully furnished.

2. 14 Wall Street — Financial District

What to expect: The Bankers Trust Building, a landmark pyramid roof over the corner of Wall and Nassau. Thirty-four dated suites here, from a single desk to a 28-person floor plate — the widest ladder downtown. Eighteen are free today; the other sixteen have a move-in date attached, the earliest of which is the first of next month.

What to expect: Tribeca cast-iron on the edge of Hudson Square, five minutes from the Canal Street lines. A flat $459 a desk whatever size you take, which makes the arithmetic here refreshingly boring. Only seven of the twenty suites are free today — this is one of the tighter doors on the list, and the seven-desk suite is the one people ask for.

Serviced office or conventional lease: the real trade-off
A conventional Manhattan lease gets you a raw floor plate at a lower per-square-foot rate. It also gets you a document that routinely runs past a hundred pages, a build-out you pay for, a security deposit measured in months, and a commitment that outlives most business plans. Ten years is normal. Five is short.
A serviced suite gets you a furnished room, wifi, a receptionist, coffee and a term you can actually exit. You pay for that in the desk rate. The honest comparison is not $/sq ft against $/desk — those numbers do not meet. It is what you are certain about. If you know your headcount three years out, the lease wins on cost. If you do not, the flexibility is worth more than the spread, and the 431 dated suites on the Manhattan shelf exist precisely because other tenants got that call wrong.
