Search for office space Angel and the map fills with pins. The reality on Wezoo is narrower and more useful: one office building stands inside Angel itself, at 70 White Lion Street, 279 metres from the Northern line ticket hall. Twenty-four more sit within a 15-minute walk, spread across three London boroughs.
That single fact changes how you shop. In a district with one door, the price you are quoted is not “the Angel rate” — it is that building’s rate, and the alternatives are a walk, not a click. This guide prices all 25 buildings from the live Wezoo inventory, shows which suites are genuinely free today, and explains why the cheapest desk in the ring is the one you cannot have. Office space Angel: what does a desk actually cost?
Inside Angel, one number: £399 per desk per month, flat, from a one-person room to a 35-desk floor. Walk 13 minutes west and the same product costs £305. Walk 10 minutes north-west instead and it costs £793. Same month, same city, same walk.
The full ring runs from £305 to £1,500 per desk — a 4.9× spread inside a circle you can cross on foot in under twenty minutes. For context, the median London private office door on Wezoo asks £600.92 per desk and the median suite works out at £495. Angel’s only building undercuts both.

Every office space Angel price above is the operator’s own starting rate, divided by the desks in the room.
The cheapest desk near Angel is the one you cannot book
HQ King’s Cross publishes the lowest rate in the ring: £305 a desk, flat, across 31 suites from one desk to seventy-two. Its one-person office is let until June 2028. Its two-person office is let until May 2028. Spaces Angel’s one-person room, at £399, is let until 1 October 2026.
So the two solo offices within fifteen minutes of Angel station are both spoken for. A founder walking in today has to buy a two-desk room and use one chair. The cheapest of those is Spaces Farringdon at £730 a month, then Spaces Angel at £798.
The advertised entry rate is £305. The bookable entry rate for one person is £730 — 2.4× higher. Price lists describe a building. Availability describes a market. Read both.

The squeeze in office space Angel is at the bottom of the ladder, not the top.
Why “available now” means different things at different brands
Here is the trap that no filter warns you about. We checked all 3,797 priced private-office suites in Greater London: 1,298 of them (34%) carry a future move-in date, meaning they are let. Sort that by operator and the number stops describing London at all.
| Operator | London buildings | Suites | % showing a let date | Median £/desk |
|---|---|---|---|---|
| Spacemade | 13 | 86 | 0.0% | £600 |
| Huckletree | 7 | 28 | 0.0% | £879 |
| Fora | 60 | 276 | 5.8% | £838 |
| WeWork | 27 | 400 | 19.0% | £604 |
| Spaces | 29 | 972 | 34.6% | £405 |
| Regus | 36 | 1,158 | 42.4% | £372 |
| HQ | 10 | 148 | 42.6% | £305 |
| Elementa | 26 | 175 | 60.6% | £714 |
Read that column again before you shortlist any office space Angel building on availability alone.
Fora runs sixty London buildings — more doors than anyone — and books out 5.8% of its suites on paper. Elementa, at a near-identical price point, shows 60.6%. Ten times the queue at the same money. Nobody believes Fora’s London estate is 94% empty.
Price does not explain the pattern: Fora asks £838 a desk with almost no let dates, Elementa asks £714 with more let dates than free ones. Size does not explain it either. We split every London suite by headcount and the let-rate barely moves — 42% of one-desk rooms, 38% of two-desk rooms, 31% of five-to-nine, 40% of fifty-plus. There is no cliff.
What is left is bookkeeping. Some operators publish a move-in date for every room; some publish it for none. “Available now” is a fact about the brand’s spreadsheet, not about the building. Which means the availability filter is only honest within one operator — comparing a Regus queue to a Fora queue compares two filing habits.
The practical rule for Angel: filter inside a brand, then ask the door. Spaces Angel tells you plainly that 12 of its 27 suites are free and names the month for the other 15. That is not a worse building. That is a more honest listing.
The 8 best buildings for office space in Angel and its ring
1. Spaces Angel Islington — the only building in Angel

Four minutes from the station, on the quiet side of Islington High Street. Twenty-seven private suites, a perfectly flat £399 per desk whether you take one room or the 35-desk floor, and 12 of them free this month. Breakout space, catering, step-free access. It is the whole of Angel’s private-office supply in one Georgian-fronted block, and it prices 34% under the ring around it.
Best for: teams of 2–11 who want an N1 postcode and no negotiation. The rate is the rate.
2. Fora York House — the design end of Pentonville Road

Ten minutes down the hill toward King’s Cross. Four suites, all free: six desks at £4,756, ten at £10,150, twelve at £10,601, thirty at £28,324. That is £793 to £1,015 a head — double the Angel rate — and it buys the fit-out, the staffed reception and the events programme. Note the shape of that menu: there is no room for a team of seven or eight. Fora sells rooms, not desks.
Best for: funded teams of 10–30 who treat the office as a hiring tool.
3. HQ King’s Cross — the cheapest desk in the ring

Thirteen minutes along Pentonville Road, on the Camden side of the line. Thirty-one suites, one price: £305 a desk, from a single room to a 72-desk floor — the lowest flat rate within a mile of Angel and 24% under the Angel building. The catch is the one covered above: the small rooms are gone until 2028. From three desks upward it is the best value in this guide by a distance.
Best for: teams of 3–34 who care about the monthly bill more than the postcode.
4. Regus Old Street — flat, deep and mostly free

Fifteen minutes south-east, technically in Hackney. Twenty-five suites from three desks to sixty-two, flat at £355, and 18 of them available now — the deepest genuinely-open ladder in the ring. If your team is 15 and you need the room this quarter, the 16-desk suite at £5,680 is the realistic answer.
Best for: a 15–25 person team that needs to move this month.

5. Spaces Farringdon — where the solo founder actually ends up

Fifteen minutes south, on the Camden/Islington seam. Twenty-seven suites at a flat £365 a desk, starting at two — and the two-desk room at £730 is free, which makes it the cheapest bookable office for one person anywhere near Angel. It is also the only listed building in this ring on the Elizabeth line via Farringdon.
Best for: one or two people who want a real door and a fast train.

6. Fora Dallington Street — the mid-price boutique

Twelve minutes into Clerkenwell. Three suites: four desks at £2,100 (£525 a head), ten at £6,450, thirty-two at £20,240 — all free. It is Fora’s cheapest building near Angel by some margin, and the four-desk room is the sweet spot: boutique finish at £525 rather than the £1,000-plus you pay two stops further west.
Best for: a four-person team that wants character without the King’s Cross premium.

7. Spacemade Beton — the best-reviewed door in the ring

Sixteen minutes south, on Goswell Road. Six suites, all free, from three desks at £1,800 to a 38-desk floor at £20,900. It carries the highest building-level rating in the ring — 4.75 out of 5 from 55 reviews — and lists eleven services, the longest amenity list of any building here. Per head it lands at £500–£600: boutique money, corporate depth.
Best for: a 10–20 person team that wants an independent operator and a real review count.
8. WeWork 145 City Road — the one that argues with itself

Sixteen minutes toward Old Street. Twenty-four suites, almost all free, from a two-desk room at £980 to ninety-five desks at £42,750. It is the one building in this guide that quotes two different prices for the same size: two of its three-desk offices are £1,300 and £1,650 — a 27% gap, same floor, same month. Ask which one you are being shown.
Best for: teams of 6–20 who want scale and are willing to haggle by room, not by desk.
Which postcode is office space Angel in — N1 or EC1?
Both, and neither tells you where the building stands. We reverse-geocoded all 25 doors in the ring against the official postcode register. They sit in three boroughs: Islington (13), Camden (10) and Hackney (2). Angel’s own building is in Islington’s Barnsbury ward with an N1 9 postcode — the same postcode sector as Fora York House, 806 metres away, and WeWork Kings Place, 1,141 metres away.
Meanwhile the EC1V buildings on Central Street and Dallington Street are closer to Angel station than half the N1 addresses are. And Regus Old Street, which everyone calls a City fringe building, is administratively in Hackney.
The lesson is the one every London borough teaches: a postcode is a delivery route, not a neighbourhood. Measure the walk. The Northern line ticket hall is the only landmark that matters here — everything in this guide is timed from it.
If your search is really about the wider borough, the Islington private-office median across all 13 buildings is £405 a desk — but that number is an average of Angel, Clerkenwell, Old Street and Caledonian Road, and not one of those markets actually charges it.
When should you look beyond office space Angel?
Three moments make the walk worth it.
- You are one or two people. Angel’s only solo room is let until October. Spaces Farringdon’s two-desk suite at £730 is free now.
- You are counting pennies at scale. A 20-person team pays £7,980 a month at Spaces Angel and £6,405 at HQ King’s Cross — £18,900 a year for a thirteen-minute walk.
- You need more than 35 desks. Angel’s building stops there. The next rung up is 42 desks at Regus Old Street or 49 at WeWork City Road.
And one moment makes staying obvious: if you are a team of four to eleven, the office space Angel rate of £399 beats every boutique building in the ring by 25–75%, and you keep the four-minute commute from the tube.
Teams comparing districts across the capital often look at office space in Covent Garden and office space near Liverpool Street at the same time; both price considerably higher per desk. Further west, office space in Hammersmith runs cheaper than all of them. Our serviced office London guide compares the fully-managed options city-wide.
If none of the small rooms free up in time, a flexible hot desk in London costs a fraction of a private suite and buys you the same address while you wait.
How far in advance should you book office space Angel?
For one to two desks: as far ahead as you can, and expect to compromise. Both solo rooms in the ring are gone, and the two-desk rooms turn over quickly.
For three to fifteen desks: the ring is comfortable. HQ, Regus and Spaces between them hold more than fifty free suites in that band right now, and a private office is a lead-gen enquiry rather than an instant booking, so allow a few days for a tour and a contract.
For thirty-plus: you are choosing between four buildings, and none of them will be free forever. Registering an interest costs nothing and puts you in the queue before the listing updates.
UK company rules on registered addresses and business rates are worth checking before you sign anything.

Office space Angel: frequently asked questions
Office space Angel: how much does it cost in 2026?
The one building inside Angel — Spaces at 70 White Lion Street — charges a flat £399 per desk per month, from a one-person room to a 35-desk floor. Across the 15-minute walking ring, prices run from £305 (HQ King’s Cross) to £1,500 (Fora Gridiron Building) per desk, with a ring median of £699.
Office space Angel: is there really only one building?
Inside Angel itself, yes — Spaces Angel Islington, 279 metres from the station. Twenty-four further buildings sit within 1.5 km, in Islington, Camden and Hackney. Any listing that promises dozens of options in Angel proper is counting Clerkenwell, Old Street and King’s Cross.
What is the cheapest office space Angel option available today?
For one person: the two-desk suite at Spaces Farringdon, £730 a month. Both genuine one-person rooms in the ring are let — HQ King’s Cross until June 2028 and Spaces Angel until October 2026. From three desks upward, HQ King’s Cross at £305 per desk is the cheapest rate in the area.
Office space Angel: which postcode and borough is it in?
Angel’s office building sits in N1 (Islington, Barnsbury ward). But the ring crosses three boroughs, and several EC1V addresses are closer to Angel station than N1 ones are. Judge by the walk, not the postcode.
Can I trust the ‘available now’ filter when comparing office space Angel buildings?
Only within one operator. Across our 3,797 priced London suites, Fora publishes a let date on 5.8% of its rooms and Elementa on 60.6% at a similar price point. The difference is record-keeping, not vacancy. Compare like-for-like brands, then ask the building.
How quickly can I move into office space Angel?
A private office on Wezoo is an enquiry rather than an instant booking, so expect a tour and a short contract process. Twelve of the 27 suites at Spaces Angel are free this month; the rest carry a named move-in date, some as far out as 2028.
