We pulled every published rate, capacity and cancellation window on 12 July 2026 and compared them against all 171 meeting-room venues Wezoo lists across London. Two findings came out of it. The first is the one you expect: Mayfair is expensive. The second is not.

Mayfair is the most expensive place in London to put ten people in a room for an hour, and the numbers back it up rather than the reputation. Across the 166 London meeting-room venues on Wezoo that publish a rate, the median entry-level room costs £60.00 an hour. In Mayfair the median entry-level room costs £91.20. Four of the seven Mayfair venues sit in London’s most expensive 20% — and 111 Park Street, at £157.20 an hour, is the sixth-priciest meeting-room address in the whole city.

Sort Mayfair’s 26 rooms by price and something clean falls out. The seven rooms in the four Elementa townhouses run from £91.20 to £165.60 an hour, median £110.40. The nineteen rooms across Regus and Signature run from £50.75 to £321.10, with medians of £85.82 and £73.08. So the boutique doors cost roughly 40% more per hour than the corporate flex doors.

Now look at what each one gives you back.

The Regus and Signature rooms publish a full kit list: large display, video-conference equipment, whiteboard, flip chart, and a declared layout — every one of them is set up as a boardroom, and most are flagged as exterior rooms with natural light. The Elementa rooms publish two amenities. Wi-Fi, and coffee, tea and water included. No screen listed. No camera listed. No layout declared.

Then the cancellation window inverts the whole thing. Every Elementa room lets you cancel free up to 1,440 minutes before the start — 24 hours, one day, the morning before. Every Regus and Signature room in Mayfair demands 18,720 minutes, which is thirteen days. Book the 14-seat boardroom at Berkeley Square or the 12-seat at Marble Arch and it stretches to 33,120 minutes — twenty-three days. Book a room in Mayfair three weeks out, cancel it two weeks out, and on the cheaper doors you have already paid.

That is the trade nobody in the search results will tell you, and it means price, kit and flexibility are not three variables in Mayfair. They are one. Pay less, get the AV stack, and lock your calendar for a fortnight. Pay more, bring your own screen, and change your mind tomorrow morning.

When should you pay Mayfair rates at all?

When the room is part of the pitch, a meeting room Mayfair booking earns its rate. That is the honest answer, and it is why the postcode carries a premium in the first place. Mayfair’s tenant list runs to private equity, hedge funds, family offices, art dealers and luxury brands — businesses whose counterparties read a room the way they read a term sheet. When it is a routine internal catch-up, it does not. A team stand-up costs the same in Mayfair as it does anywhere else — you just pay 1.52× for it. Five of the top ten results for this search are luxury hotels. They are excellent at what they do. What they do is events — a set-piece with a delegate rate, a catering minimum, a room-hire fee that assumes lunch, and a coordinator who needs a fortnight’s notice and a headcount. That is a good product. It is rarely the product you were shopping for.

The hotels sell you an event. You wanted a room.

Here is what a professional by-the-hour room does that a hotel function space does not. You book it online in under two minutes without a call. You pay for the hours you use, not a half-day minimum. There is no delegate rate and no catering floor — coffee is either included or it isn’t, and the listing says which. And the room is already configured as a boardroom, so nobody is dressing a banqueting suite for eight people at nine in the morning.

The one thing hotels genuinely win on is scale. If you need to seat forty or more, most professional meeting rooms simply run out of chairs. Mayfair has exactly one answer at that size, and it is a good one: the 50-seat room at Marble Arch, at £321.10 an hour. That works out at £6.42 per person per hour — cheaper per head than every four-seat room on this list.

Eight rooms at 17 Hanover Square, on Mayfair’s eastern edge where W1S meets the top of Regent Street. The three-person room starts at £50.75 an hour — the lowest entry rate of any Mayfair venue, and the only one that lands below London’s median. Six of the eight rooms face outward with natural light; two are interior. Every room carries a display, video-conference kit, a whiteboard and a flip chart. The catch is the 13-day cancellation window.

Best for: a two-hour client meeting where you want the W1 address without the W1 invoice, and you already know the date will hold.

2. Marble Arch, 25 North Row — the only room in Mayfair that seats fifty

The range here is the widest in Mayfair: a five-person room from £61.21 an hour up to a 50-person room at £321.10. That big room is the only professional space in these three postcodes that competes with a hotel function suite on capacity — and at £6.42 per person per hour it does so on price too. The 12-seat and 50-seat rooms both carry the 23-day cancellation window; the smaller three sit at 13 days.

Best for: town halls, all-hands sessions, investor days and anything above 20 people.

3. Mayfair Berkeley Square — six boardrooms on the square itself

Berkeley Square House, W1J 6BD — the address that put the hedge funds here. Six rooms, from a three-person meeting room at £63.88 an hour to a 14-seat boardroom at £165.01. Five of the six are interior rooms, which is the trade you make for the square: quiet, but you are not looking at the plane trees. Full AV in every room. The 14-seat boardroom carries the 23-day cancellation lock, so pin the date before you book it.

Best for: the pitch where the address on the meeting invite does half the work.

4. Mayfair, 49 Grosvenor Street — a townhouse boardroom with a 24-hour out

Two rooms at 49 Grosvenor Street: eight seats at £91.20 an hour, twelve at £136.80. Coffee, tea and water are included in the rate rather than sold as an extra, which is a small thing that stops mattering roughly never. No AV is published on the listing, so if the meeting lives or dies on a screen share, ask before you book — or bring the laptop and the HDMI cable. What you get in exchange is the 24-hour cancellation window that every Elementa door in Mayfair carries.

5. 75 Grosvenor Street — where capacity stops predicting price

Two rooms, 300 metres east of number 49 on the same street, and the pricing here breaks the rule that bigger costs more. The ten-person room lists at £99.60 an hour. The six-person room lists at £165.60. In this building, capacity is not the price driver — something about the smaller room is worth £66 more an hour than four extra chairs, and the listing does not say what. Worth asking the operator before you assume the ten-seater is the upgrade.

Best for: a ten-person session where you take the larger room precisely because it is the cheaper one.

Being identical is the feature: if the first is taken, the second is the same room at the same price, which removes the usual scramble. This is the southern edge of W1J, two minutes from Green Park and the closest Mayfair venue to St James’s and Westminster.

Best for: recurring eight-person meetings where you need the same room, same rate, week after week.

7. Park Street, 111 Park Street — London’s sixth-priciest meeting address

One room. Ten seats. £157.20 an hour, incl. tax and fees. Of the 166 London meeting-room venues on Wezoo that publish a rate, only five are more expensive — this is the top 4% of the entire city. Park Street runs behind Park Lane between the Grosvenor estates, which is about as central as Mayfair gets. Twenty-four hour cancellation, coffee included, and one room, so the diary is the constraint.

Best for: the meeting where being in that room is the message — the most expensive meeting room Mayfair offers, and occasionally the right one.

How far in advance should you book a meeting room Mayfair slot?

Not for the reason you think. Mayfair is not short of rooms — 26 across seven doors is decent supply for three postcodes. You book early because of the cancellation windows, not the availability.

If your date is firm, book the Regus or Signature doors as far out as you like; you are getting the cheaper rate and the fuller kit, and the 13-day window never bites. If your date is soft — a client who might reschedule, a partner flying in, a deal that might not close — the maths changes completely. On a 13-day window, one reschedule inside two weeks means paying twice. The Elementa premium of roughly £30 an hour buys you the right to cancel the morning before, and on a two-hour booking that insurance costs about £60.
