business center in Oman - Wezoo

If you are looking for a business center in Oman, Wezoo currently lists 12 buildings with private offices you can take by the month, from OMR 69 to OMR 8,295. Ten of them are in Muscat, one is in Sohar and one is in the Special Economic Zone at Duqm.

This page is the national overview: what is actually inside these buildings, which cities they sit in, what the listed prices are, how much room a team of a given size gets, and how to ask for a specific office. Every number below comes from the live Wezoo listing for Oman, not from an estimate.

What you get with a business center in Oman — and what you do not

Every one of the 180 offices on this list is serviced. That means a lockable room with a door of its own inside a managed building, with desks and chairs already in it, and with the reception, the meeting rooms, the kitchen and the breakout areas shared with the other tenants of that building. You are renting the room, not the floor.

The listings separate rooms with an outside wall from rooms without one, and in Oman the split is close to even: 82 of the 180 offices are external rooms, 98 are internal. If daylight matters to your team, that is a question to ask about a specific office rather than a specific building, because most of these buildings have both.

What is shared differs per building, and the listing says so per address. Catering appears at all twelve addresses. Reception service appears at eight of them, breakout space at ten, a lounge at four and a restaurant on site at one. Four buildings record wheelchair access. Where a building does not record a service, we do not claim it has one.

What you do not get is a floor of your own on your own lease. That distinction matters in Oman, because a good share of the search traffic for office space in Muscat lands on property portals and commercial agents, and what they list is a different product: an empty shell, taken on a multi-year commercial lease, fitted out at your cost, with the utilities, the cleaning and the internet contracted separately. Both are legitimate ways to house a company. What Wezoo lists is the other one: a finished room in a running building, taken by the month, with the services included, and with a recorded minimum rent term of one month on all 180 offices in Oman. If you need 600 m² on a five-year lease, an agent is the right call. If you need three desks in Al Khuwair in two weeks, this list is.

Where business centres are available in Oman — the cities and how many buildings in each

Oman’s supply is concentrated, which is what you would expect in a country where most commercial activity sits along one coastal stretch.

City Buildings Offices listed Lowest listed price
Muscat 10 151 OMR 69 per month
Duqm 1 19 OMR 98 per month
Sohar 1 10 OMR 69 per month
Total 12 180 OMR 69 per month

Inside Muscat the ten buildings are spread across the city rather than clustered on one street. Al Khuwair has an address next to Zakher Mall and another on Dohat Al Adab Street. Ghala Heights has one. Qurum has two, one of them inside City Centre Qurum itself. Muscat Hills and the Hormuz Grand sit on the airport side. Al Seeb is covered from the Holiday Inn, and the Roola District and Tamimah buildings fill in the rest.

The two addresses outside the capital are there for specific reasons. Sohar City Centre serves the port and the industrial zone in Al Batinah North. Squadra Building sits inside the Special Economic Zone at Duqm, which is the single most likely place in Oman for a company to need a desk for a project team rather than a head office, and it is the second-largest listing in the country with 19 offices.

What a business center costs in Oman

All 180 offices in Oman carry a listed starting price, which is not always the case in other markets. The price is per office per month, and it is a floor: it is the lowest the operator publishes for that room, and the final figure depends on the term and the fit-out you agree with them.

The lowest listed price in the country is OMR 69 per month, and it appears twice: a one-person room of 4 m² at the Holiday Inn Muscat al Seeb, and a comparable room at Sohar City Centre. The highest is OMR 8,295 per month for a 318 m² suite at the Roola District Building, which is also the only office in Oman that records a ceiling of 79 people.

Between those two ends, the cheapest room at each building is what tells you most, because it sets the entry point for that address:

  • OMR 69 at Holiday Inn Muscat al Seeb and at Sohar City Centre
  • OMR 95 at Bait Eteen Building and at 25 Dohat Al Adab Street
  • OMR 98 at Squadra Building in Duqm
  • OMR 109 at Bait Mahmiyat Al Qurum Building
  • OMR 115 at Hormuz Grand
  • OMR 119 at Pearl Square
  • OMR 139 at Al Fardan Heights
  • OMR 198 at Tamimah Building
  • OMR 210 at City Centre Qurum and at Roola District Building

Two things about these figures are worth stating plainly. The recorded minimum rent term on all 180 offices is one month, so the price is not hiding a three-year commitment. And the listing does not break out what the price includes beyond the room and the shared facilities recorded for that building, so electricity, internet speed and parking are questions to put to the operator before you sign.

For context on what the wider market does, the National Centre for Statistics and Information publishes Oman’s rent and business-activity indices, and company registration itself runs through the government’s Oman Business Platform.

How much space you need: team size, desks and floor area

business center in Oman: listed office sizes by team size
Listed private office sizes in Oman by Wezoo

The listing gives two numbers per office: a ceiling on how many people may use it, and a floor area. Read the occupancy figure as a maximum, not a recommendation. An office with a ceiling of three will take a team of three, and a team of four needs to look at the next size up.

Across Oman the distribution is heavily weighted to small teams, which matches what the buildings are: 18 offices have a ceiling of one person, 39 of two, 51 of three, 34 of four, 18 of five and 9 of six. Above six the supply thins out fast: 11 offices in the whole country have a ceiling of seven or more, and only one goes past 14.

The floor areas run with those ceilings. One-person rooms are listed between 2 m² and 6 m². Two-person rooms run 6 m² to 9 m², three-person rooms 9 m² to 12 m², and the four-to-six band 12 m² to 21 m². The seven-and-above band spans 23 m² to 318 m², which is the gap between a seven-desk room and a floor plate.

Oman has no published statutory minimum floor area per office worker that we can point you to, so we are not going to invent one. What we can say is what is on offer: if you have a team of five and want each person at a permanent desk, the country lists 18 rooms with a ceiling of five, between 15 m² and 18 m², starting at OMR 245 per month.

Who can rent a business center — individuals, startups and established companies

All three, and the practical differences are smaller than people expect.

A sole trader or a single consultant is well served here. Eighteen of the 180 offices are built for one person, the smallest is 2 m², and the cheapest is OMR 69 per month. There is no requirement to take more room than you need, and the one-month minimum term means a freelancer can take a room for a project and give it back.

For a startup, the useful property of these buildings is that you can move between rooms inside the same address as you hire. Bait Eteen Building lists 25 separate offices and Al Fardan Heights lists 20, so a team that goes from two people to five does not have to change building, neighbourhood or commute.

Established companies use these addresses in two ways. One is a branch or a project office: a company headquartered in Dubai or Riyadh that needs a registered presence and a few desks in Muscat without committing to a lease. The other is overflow, where a department that has outgrown the head office takes a serviced room nearby. The 318 m² suite at Roola District Building exists for the first of those.

Who this is not for: if you need a warehouse, a clinic, a shop, a workshop or anything with a specialised fit-out, none of these buildings will work, and no amount of flexibility fixes that. The same goes for a company that wants its own branded floor with its own reception. That is a lease, and it is a different conversation.

business center Oman: Bait Eteen Building in Al Khuwair, Muscat
Bait Eteen Building by HQ, Al Khuwair

The largest single listing in the country. Bait Eteen Building sits in Al Khuwair near Zakher Mall and records 25 separate private offices, from 6 m² to 18 m², with ceilings of one to five people and prices from OMR 95 to OMR 475 per month. Fourteen of the 25 rooms are external. The building records catering, reception service and nearby public parking. Run by HQ.

2. Al Fardan Heights — Muscat

Al Fardan Heights by Regus, Ghala Heights

Al Fardan Heights is in the Al Fardan Building at Ghala Heights and lists 20 offices, 5 m² to 18 m², ceilings of one to six, OMR 139 to OMR 834 per month. It is the only address in the country that records both nearby public transport and nearby public parking alongside breakout space, catering and a staffed reception. Half the rooms are external. Run by Regus.

3. Squadra Building — Duqm

business center Oman: Squadra Building in the Special Economic Zone at Duqm
Squadra Building by Regus, Special Economic Zone at Duqm

The only address outside the Muscat and Sohar corridor, and the one most likely to matter to a project team. Squadra Building sits in the Special Economic Zone at Duqm and lists 19 offices, 7 m² to 44 m², ceilings of two to 14 people, OMR 98 to OMR 686 per month. Thirteen of the 19 are external rooms, the widest capacity range of any Omani address apart from Roola. Breakout space, catering and reception service are recorded. Run by Regus.

4. Holiday Inn Muscat al Seeb — Muscat

business center Oman: Holiday Inn Muscat al Seeb
Holiday Inn Muscat al Seeb by Regus, Al Seeb

Joint cheapest entry point in the country. Holiday Inn Muscat al Seeb occupies the first and second floors and lists 18 offices from 4 m² to 21 m², ceilings of one to six, OMR 69 to OMR 414 per month. Nine rooms are external. On-site parking, a lounge, breakout space and catering are recorded; reception service is not. Run by Regus.

5. 25 Dohat Al Adab Street — Muscat

business center Oman: 25 Dohat Al Adab Street, Muscat
25 Dohat Al Adab Street by Regus, Al Khuwair

The best-equipped address on the list. 25 Dohat Al Adab Street takes offices 503 and 504 on the fifth floor and lists 16 private offices from 2 m² to 20 m², ceilings of one to six, OMR 95 to OMR 570 per month. It is the only Omani address that records all eight of nearby public transport, nearby public parking, own parking, breakout space, catering, a lounge, reception service and wheelchair access. It also holds the smallest room in the country at 2 m². Run by Regus.

6. Roola District Building — Muscat

business center Oman: Roola District Building, Muscat
Roola District Building by HQ, Roola District

The address for a large team. Roola District Building lists 16 offices spanning 8 m² to 318 m², with ceilings from two people to 79, and prices from OMR 210 to OMR 8,295 per month. That 318 m² suite is the only space in Oman on this list that functions as a floor rather than a room. Ten of the 16 rooms are external. Catering, reception service and nearby public parking are recorded. Run by HQ.

7. Hormuz Grand — Muscat

business center Oman: Hormuz Grand, Muscat
Hormuz Grand by Regus, upper mezzanine floor

Hormuz Grand sits on the upper mezzanine floor on the airport side of the city and lists 14 offices, 5 m² to 23 m², ceilings of one to seven, OMR 115 to OMR 805 per month. One of only four Omani addresses recording wheelchair access, with own parking, nearby public parking, breakout space and catering. Run by Regus.

8. Pearl Square — Muscat

business center Oman: Pearl Square in Muscat Hills
Pearl Square by Regus, Muscat Hills

Pearl Square is in Muscat Hills and lists 14 offices from 4 m² to 16 m², ceilings of one to five, OMR 119 to OMR 595 per month. The shortest service list of the twelve: breakout space and catering, and nothing else recorded, so if a staffed reception matters to you this is not the address. Three rooms are external. Run by Regus.

9. Bait Mahmiyat Al Qurum Building — Muscat

business center Oman: Bait Mahmiyat Al Qurum Building, Muscat
Bait Mahmiyat Al Qurum Building by Regus, Qurum

A ground-floor listing in Qurum. Bait Mahmiyat Al Qurum Building records 11 offices, 3 m² to 16 m², ceilings of one to five, OMR 109 to OMR 545 per month. Own parking, nearby public parking, breakout space, catering, a lounge and wheelchair access are recorded. Only two of the 11 rooms are external, which is worth knowing before you ask for a window. Run by Regus.

10. Sohar City Centre — Sohar

business center Oman: Sohar City Centre, Al Batinah North
Sohar City Centre by Regus, Al Barakah Street

The only address in Al Batinah North, and the obvious base for anyone working with the port or the industrial zone. Sohar City Centre is on Al Barakah Street and lists 10 offices, 6 m² to 18 m², ceilings of one to six, OMR 69 to OMR 414 per month, which ties it with the Holiday Inn for the lowest entry price in the country. Breakout space, catering and reception service are recorded. Run by Regus.

11. City Centre Qurum — Muscat

business center Oman: City Centre Qurum, Muscat
City Centre Qurum by Regus, Qurum

An office inside the shopping centre itself. City Centre Qurum lists nine offices, 8 m² to 14 m², ceilings of two to four people, OMR 210 to OMR 420 per month. It is the only Omani address where none of the rooms are external, which follows from where it sits. Nearby public parking, breakout space, catering and reception service are recorded. Run by Regus.

12. Tamimah Building — Muscat

business center Oman: Tamimah Building, Muscat
Tamimah Building by Regus, Muscat 118

The smallest listing and the only one with a restaurant on site. Tamimah Building is on the second floor and records eight offices, 7 m² to 17 m², ceilings of two to five, OMR 198 to OMR 495 per month. Along with nearby public transport, breakout space, catering, a lounge, reception service and wheelchair access, it has the fullest set of on-site amenities after 25 Dohat Al Adab Street. Run by Regus.

How to request a business center on Wezoo

A private office is not a slot you book by the hour, so the flow is a request rather than a checkout. It runs like this:

  1. Pick the address, not just the city. The twelve buildings above differ more than their prices suggest: whether rooms have an outside wall, whether there is a staffed reception, whether you can park. Decide on the building first.
  2. Pick a size with headroom. The occupancy figure is a ceiling. If you are five people and expect to be seven inside a year, look at the seven-person rooms at Hormuz Grand or Squadra Building now rather than moving twice.
  3. Send the request from that building’s page. Each link above goes straight to that address on Wezoo. Say how many people, when you want to start and how long you expect to stay.
  4. Ask the operator the two things the listing does not answer. What the monthly figure includes beyond the room, and what the notice period is once you are past the one-month minimum.
  5. See the room before you commit. With 180 offices in the country and most buildings holding ten or more, there is usually more than one that fits, and the difference between an internal and an external room of the same size is hard to judge on paper.

On timing: 70 of the 180 offices carry a date from which they become available, the earliest of them in November 2026. The other 110 carry no date, which means they are not held for a future tenant. If you need something this month, those are the ones to ask about.

If Oman is one of several markets you are weighing

Oman is a small market on this list, and companies setting up in the Gulf often look at more than one country at once. Two neighbouring hubs may be useful: the serviced office overview for the United Arab Emirates, which is the closest comparable market to Muscat at roughly 365 km from the centre of our Omani supply and has by far the deepest inventory in the region, and the private office overview for Saudi Arabia, written in Arabic, about 1,190 km away. Neither replaces a local address, but if the decision is still open they will tell you what the same money buys elsewhere in the GCC.

Frequently asked questions

How much does a private office in Oman cost per month?

The listed prices run from OMR 69 to OMR 8,295 per month, per office. The OMR 69 rooms are one-person offices of about 4 m² at Holiday Inn Muscat al Seeb and Sohar City Centre. The OMR 8,295 figure is a single 318 m² suite at Roola District Building with a ceiling of 79 people. Every price is a floor: it is the lowest the operator publishes for that room, and the final number depends on the term you agree.

Can I rent an office in Oman as an individual rather than a company?

Yes. Eighteen of the 180 offices in the country are built for one person, the smallest is 2 m² at 25 Dohat Al Adab Street, and the recorded minimum rent term on every office in Oman is one month. Whether you also need a commercial registration for your own business purposes is a separate question, and one for the Oman Business Platform rather than for the building.

How many business centres are there in Oman?

Wezoo lists 12 buildings with private offices in Oman, holding 180 individual offices between them. Ten buildings are in Muscat, one is in Sohar and one is in the Special Economic Zone at Duqm.

How much office space does a team of five need?

In the Omani listings, offices with a ceiling of five people are between 15 m² and 18 m², and there are 18 of them, starting at OMR 245 per month. Treat the occupancy figure as a maximum rather than a target: if you expect to be six within the year, look at the six-person rooms instead.

What is the difference between this and renting an office through an agent in Muscat?

An agent lists commercial space on its own lease: usually an empty shell, a term of a year or more, fit-out and utilities at your cost. What is on this page is a finished, furnished room inside a managed building, with the shared facilities included, and with a recorded minimum term of one month. The agent route makes sense for a whole floor over several years. This route makes sense for a defined number of desks starting soon.

Is there private office space in Oman outside Muscat?

Yes, at two addresses. Sohar City Centre on Al Barakah Street lists 10 offices from OMR 69 per month, and Squadra Building in the Special Economic Zone at Duqm lists 19 from OMR 98 per month. Everything else in the country is in Muscat.
