What is a 7-10 person office?
It is a single private room inside a managed building, with a door that locks and a stated maximum occupancy of seven, eight, nine or ten people. You rent the room. The operator keeps the building running — reception, cleaning, wifi, utilities, meeting rooms down the hall — and you get a monthly invoice instead of a lease, a fit-out budget and a facilities manager.
The stated occupancy is a ceiling, not a fixed size. A room listed for ten people will seat a team of seven; a room listed for seven will not seat ten. That one asymmetry decides how long your shortlist is, and it is the first thing to check. Across the 17 Washington DC buildings in this band, a team of seven can consider any of them. A team of eight has 15 to choose from, a team of nine has 14, and a team of ten has 9.
Rooms in this band are also labeled internal or external in the listing — inside the floorplate, or on the window line. Five Washington DC buildings list both kinds at the same size, and in all five the two carry the same monthly price. If you want 7-10 person office space Washington DC with daylight, ask for the external room; the listing says it costs the same.
Who is a 7-10 person office for?
Mostly for teams that have outgrown a shared floor and cannot sign a five-year lease to fix it. In Washington DC that is a specific crowd: government-affairs shops, association staff, policy consultancies, federal contractors staffing up for an award, and regional offices of firms headquartered somewhere else. The District counted 23,801 employer establishments in 2023, and professional and business services employed a preliminary 161,700 people in the District in July 2026. A lot of those payrolls sit in exactly this size range.
7-10 person office space Washington DC also suits a team on a clock. A project office for a two-year contract, a campaign, a transition, a funded pilot — all of them need a room now and an exit later. Serviced buildings are built for that shape of demand, which is why the rooms in this band come furnished and connected rather than as empty square footage.
What’s included in a 7-10 person office?
The room, furnished, with a lock. Wifi, utilities, cleaning and building security. Access to the shared parts of the floor — kitchen, lounge, phone booths — and to meeting rooms, usually on a credit allowance rather than free of charge. Reception handles your mail and your visitors.
What varies is the building around it, and every listing carries its own service list. Uline Arena names nearby transit, parking, breakout spaces, catering and wheelchair access. Metro Center names nearby transit, nearby parking and catering. 1015 15th Street names breakout spaces and catering, and nothing else. None of that changes the desk you sit at. All of it changes the day around the desk, so read the list before you go and look.
How much does 7-10 person office space Washington DC cost?
Across the 44 rooms Wezoo lists for teams of seven to ten, whole-room starting prices run from $2,060 to $6,490 a month. The lowest is a WeWork listing at 80 M Street SE; the highest is a ten-person room at Spaces at The Wharf. Both are for the whole room, per month.
Here is the part that trips people up. The headline price is the long-term price. Every one of the 39 rooms from Regus, Spaces, Signature and HQ states two monthly figures in its own listing: one for a term of 24 months or more, and one for a term of 12 to 24 months. The advertised “from” number is always the 24-month-plus figure, and on all 39 the shorter term is the more expensive of the two.
Three examples, copied from the listings. A seven-person internal room at 1050 Connecticut Avenue Northwest: $2,863 a month on a 24+ month term, $4,297 on a 12–24 month term. A ten-person internal room at Spaces at The Wharf: $6,490 on a 24+ month term, $8,400 on a 12–24 month term. A nine-person internal room at 600 Massachusetts Avenue NW: $5,175 on a 24+ month term, $9,630 on a 12–24 month term. Ask for the price on the term you can sign, not the one on the tile.
If 12 to 24 months is the term you can commit to, that is the ladder that matters. The lowest published figure on that term is $4,297 for a seven-person room, at 1050 Connecticut Avenue Northwest and 1300 I Street North West; $4,911 for eight, at 1050 Connecticut Avenue Northwest and Metro Center; $5,525 for nine, at 1050 Connecticut Avenue Northwest; and $6,976 for ten, at 1015 15th Street. Every one of those sits above the $2,060 headline at the top of this page.
The five WeWork buildings work differently. Their band listings are titled “Private Office (7-10 desks)” and the description says so outright: the price and size shown are indicative for a representative office, and the actual room, availability and price are confirmed on inquiry. Useful for setting a budget, not a quote. For a wider view of what private space costs across the city, we keep a separate guide to how much a private office costs in Washington DC.
Minimum term and flexibility — no long lease
The contract minimum and the priced term are two different numbers, and mixing them up is expensive. Every Regus, Spaces, Signature and HQ room in this band states a minimum rent of one month. That is the shortest commitment the operator will write. The $2,863 or $5,175 on the same listing, though, is quoted against 24 months or more. Take the room for a year and you are on the 12–24 month figure; take it for a month and you are negotiating.
Against a conventional DC lease, that is still a different universe. No five-year term, no security deposit measured in months, no capital expenditure on fit-out, no restoration bill at the end. You are renting a working room, and the building stays the operator’s problem.
Start dates are the other thing to check. Of the 44 rooms in this band, 33 carry no start date in the listing and 11 do, ranging from 1 November 2026 to 1 May 2031. A blank is not the same as “vacant today” — it simply means no date has been published — so confirm occupancy in the same message you ask about price.
10 buildings listing 7-10 person office space Washington DC right now
These are the ten cheapest entries into the band, ordered by the lowest monthly price each building lists for a room in it, lowest first. Two of them tie.
Stated occupancy is a ceiling, so read this list by what a room will hold, not by the number in its name. All ten will seat a team of seven. For a team of eight the list is nine buildings long: 80 M Street SE, 1050 Connecticut Avenue Northwest, 1015 15th Street, 601 Pennsylvania Avenue, Metro Center, 200 Massachusetts Avenue Northwest, Midtown Center, 609 H Street and 600 Massachusetts Avenue NW. For a team of nine it is eight: 80 M Street SE, 1050 Connecticut Avenue Northwest, 1015 15th Street, 601 Pennsylvania Avenue, 200 Massachusetts Avenue Northwest, Midtown Center, 609 H Street and 600 Massachusetts Avenue NW. For a full ten it is five: 80 M Street SE, 1015 15th Street, 200 Massachusetts Avenue Northwest, Midtown Center and 609 H Street.
If your team is ten and none of those five works, the other four buildings in the city with a ten-person room are 1500 K Street, 1701 Rhode Island Avenue Northwest, 700 K Street Northwest and Spaces at The Wharf.

How to request a 7-10 person office on Wezoo — in minutes
A private office is a request, not a checkout. You are not booking a slot; you are asking an operator for terms on a specific room. Four steps:
- Open the Washington DC private office list and filter to the size you need.
- Shortlist on the room, not the building — stated occupancy first, then the price line.
- Send the request. Name the headcount, the start date you want and the term you can commit to.
Compare the replies on the same term. That is the only comparison that means anything.
Wezoo takes no commission on a private office request. The terms you agree are between you and the operator. If you want the wider Washington DC picture before you narrow down, our guide to office space Washington DC covers every size. Teams comparing markets can read the same band in 7-10 person office space Boston and 7-10 person office space Chicago.
Ready to shortlist 7-10 person office space Washington DC?
7-10 person office space Washington DC — frequently asked questions
How much is 7-10 person office space Washington DC per month?
7-10 person office space Washington DC runs from $2,060 to $6,490 a month for the whole room, across the 44 listings Wezoo read on 23 September 2026. Those advertised figures are quoted against a term of 24 months or more; the same listings state a higher figure for a 12–24 month term.
How many Washington DC buildings have a room for a full team of ten?
Nine of the 17. Stated occupancy is a ceiling, so a room listed for ten will seat seven but a room listed for seven will not seat ten — which is why a team of seven can approach all 17 buildings and a team of ten can approach 9.
Can I take 7-10 person office space Washington DC month to month?
Every Regus, Spaces, Signature and HQ listing of 7-10 person office space Washington DC states a minimum rent of one month, so yes in principle. Be aware that the price shown alongside it assumes 24 months or more, so a one-month commitment is a separate conversation about rate.
Which operators run 7-10 person offices in Washington DC?
Two corporate parents. IWG runs 12 of the 17 buildings under its Regus, Spaces, Signature and HQ brands; WeWork runs the other 5. Regus, Spaces, Signature and HQ are all IWG brands, so this market has two corporate parents, not five.
Are the rooms available now?
It depends on the listing. Of the 44 rooms in this band, 33 carry no published start date and 11 do, spread between 1 November 2026 and 1 May 2031. A missing date means nothing has been published, not that the room is empty today, so ask about occupancy when you ask about price.
Does Wezoo charge a fee for 7-10 person office space Washington DC?
No. Wezoo is the platform you compare and request on, not a broker. There is no Wezoo commission on a private office request — you agree terms directly with the operator.
