Where the rate climbs, and why the two kinds of climber differ
Six buildings charge more per person for a bigger room. Five are WeWork, and they move as one: the rate per person rises between 11.30% and 11.67% going from a three-person room to a six-person room. Those five separate addresses sit within 0.37 percentage points of each other.

Read the WeWork room prices on their own and the mechanism shows itself: $600, $1,340, $1,090, $2,430, $1,150, $2,560, $1,180, $2,630, $1,730, $3,860. Every one of the ten ends in a zero. Double the occupancy against a room price that more than doubles and the rate per head has to rise.
The sixth climber looks different in the raw numbers. The Yard: Eastern Market lists $2,360 for the whole four-person room, $3,384 for five and $4,123 for six. Those end in 0, 4 and 3, so the same round-number arithmetic does not describe them.
Its rate goes from $590.00 to $687.17 per person, up 16.47% from four people to six, and the step is lumpy: up 14.71% from four to five, then 1.53% from five to six. It lists no three-person room, so that change is measured from four and does not line up against the WeWork column above. Same direction, different shape.
