A team of three to six is the size at which a shared desk stops working and a door that locks starts to matter. On Wezoo, 3-6 person office space Las Vegas covers 25 buildings and 229 individual offices, from $507 to $5,570 a month. The table below gives the monthly price at each size in each building, with the floor area, the number of rooms and the earliest start date each listing publishes. For the product in general, start with our complete guide to private offices.
One thing to get straight first. The city of Las Vegas covers only part of the valley: North Las Vegas and Henderson are separate cities, and most of the rest — the Strip, Paradise, Spring Valley, Summerlin South — is unincorporated Clark County with a Las Vegas mailing address. Every building here has a Las Vegas address, which is what you would search for; only some are inside the city limits, and that affects licensing rather than rent. Henderson has its own supply and its own page: office space Henderson.

3-6 Person Office Space Las Vegas: the price at every size, in every building
Cheapest first. Per desk is the building’s own monthly rate: multiply it by your headcount and you have the rent, which is why the four size columns are exact multiples of it. Each cell gives the starting monthly price at that size, the floor area, the number of rooms listed and the earliest start date the listing publishes. An empty cell means the building lists no room at that size.

The cheapest building is not always the one with a room at the size you need. Across 3-6 person office space Las Vegas, 6 of the 25 buildings list no five-person room at all and 8 list no six. Nor is the cheapest room always the one you can take: $507 at 3838 Raymert Dr. is a single room dated March 1, 2027, while the earliest date published anywhere in the band is October 1, 2026.
Why the columns multiply so neatly
At 23 of the 25 buildings the rent is not quoted room by room. Each building publishes one desk rate — the Per desk column above — and every office in it is that rate multiplied by the number of people the room is listed for. That holds on all 225 offices at those buildings, and at all 23 it holds across every size the building lists, not just three to six. Two consequences worth knowing: a window room and an interior room cost the same at a given building and size, and an extra desk always costs exactly one desk rate.
The same flat structure turns up in 3-6 person office space in Phoenix and in 3-6 person office space in Nashville, so it is not particular to this city. What is particular to Las Vegas is where the expensive rates sit.
The dearest desk rates are in the west
Sorting the table by desk rate very nearly sorts it by geography. The cheapest rates sit east of the Strip — $169 a desk at 3838 Raymert Dr. in the 89121 ZIP — and the dearest are out in the northwest, $689 at 1635 Village Center Circle in 89134. That is 4.08 times the rate, desk for desk, and because the rent is the rate multiplied by the headcount, the same multiple separates a three-person room at one end of the valley from a three-person room at the other.
It is east–west rather than north–south, and it is the address rather than the brand. Over the 23 buildings that publish a desk rate, rate against longitude runs −0.84 (Spearman); the 20 Regus buildings on their own run −0.84; north–south is flat at −0.12. Longitude here stands in for submarket: it maps the prices rather than explaining them.
The room hardly changes. The rent changes four times over.
Across all 23 Regus and HQ buildings a three-person office is 118–151 sq ft / 11–14 m² — a spread of 33 sq ft / 3 m² from the smallest to the largest. Over those same buildings the rent for that room runs $507 to $2,067. The floor area is close to a standard; the price is not, and the difference tracks where the building sits rather than how big the room is.
The rows below cover the Regus and HQ buildings. The two WeWork buildings are in the matrix above but price differently, and have a section of their own.
| Team size | Floor area | In square meters | Listings | Buildings | Median rent |
|---|---|---|---|---|---|
| 3 people | 118–151 sq ft | 11–14 m² | 99 | 23 |
$1,395 |
| 4 people | 118–183 sq ft | 11–17 m² | 64 | 22 |
$1,780 |
| 5 people | 194–226 sq ft | 18–21 m² | 38 | 19 |
$2,070 |
| 6 people | 215–258 sq ft | 20–24 m² | 24 | 15 |
$2,730 |
1810 E Sahara Ave lists a four-person room at 118 sq ft / 11 m² — the same floor area as the smallest three-person rooms at these buildings, and the only four-person room below 151 sq ft of the 64 listed. The headcount on a listing is the room’s maximum occupancy, not a count of permanent workstations. What actually fits — desks, cabinets, a meeting table — is something you see when you tour the space.

Our private office Las Vegas guide goes building by building for teams of any size, and our wider office space Las Vegas guide covers every size of office at Las Vegas addresses.
One address, two listings, two desk rates
400 S. 4th Street appears twice in the table above. 400 S 4th Street and City Center Place publish the same street address and coordinates about 30 ft apart — the same building, listed under two brands in the same network, at $249 and $339 a desk. At five people that is $1,245 for 226 sq ft under the 400 S 4th Street listing, which has three rooms at that size, and $1,695 for 194 sq ft under City Center Place, which has one. Worth requesting both rather than the first one you land on. Note also that Town Square and Las Vegas Town Square are two different listings on the same stretch of S Las Vegas Blvd.
The two buildings that do not price per desk
Town Square and Two Summerlin are the exceptions: four offices between them, at two sizes, and a rent that is not a flat multiple of the headcount. Both also publish a much smaller floor area at a given headcount than the Regus and HQ listings do — 75 sq ft for a 3-person room, against 118–151 sq ft / 11–14 m² — which is as likely to reflect how each operator measures a room as how big the room is, so treat it as a figure to confirm rather than a comparison. At three people the two prices are $1,330 at Two Summerlin and $2,500 at Town Square.
The minimum term, and what the rent actually buys
Minimum term: 225 of the 229 3-6 person office space Las Vegas listings state a minimum rent period of one month; the remaining 4 publish no minimum at all. One month is the shortest commitment anywhere in this band.
What the rent covers: on 3-6 person office space Las Vegas, twenty of the 25 buildings publish an inclusions list for their private offices, and at all twenty it is the same six items: high-speed WiFi, a fully furnished office, utilities, on-site support and reception, 24/7 building access and meeting-room access. All twenty are Regus or HQ buildings, so read that as one company’s standard list rather than twenty separate answers; at the other five the inclusions are not published and are worth asking for. What no listing publishes is a breakdown of the monthly figure or a separate line for sales tax, so confirm the total, and whether tax is added on top, when you request the office.
The building itself: each building also publishes its own facilities list, one to nine entries long, and across the 25 buildings the most common are catering, breakout space and a nearby public parking lot. Those belong to the building rather than to your particular room.
On licensing: a business operating from one of these addresses needs a City of Las Vegas business license if the address is inside the city limits; elsewhere in the valley a different authority licenses it. The city publishes a map of where that boundary runs.
3-6 Person Office Space Las Vegas: when you can actually move in
Price and availability are separate questions. Of the 229 3-6 person office space Las Vegas listings, 135 publish no start date at all, 90 publish a future one and 4 carry the note “Enquire for availability”. Not one publishes a start date that has already passed.
A missing date is not a promise that the room is free today; it means the listing does not say. Of the 90 dated rooms, 29 come free within 90 days, the earliest on October 1, 2026; the latest date published is October 1, 2031. Dates are per room, so the availability note in each cell of the table above is the one to read — check the individual room, not the address.
3-6 Person Office Space Las Vegas vs coworking for the same small team
The comparison turns on how often the team is actually in the building, and at this size it is not close. Across all 25 buildings a three-person private office at a Las Vegas address runs $507 to $2,500 a month, median $1,395, whether the room is used every day or twice a week. Hot desks at Las Vegas addresses are charged by the day, $32 to $109, median $65. Three people in five days a week is about 63 desk-days a month, which comes to roughly $4,089 at the median day rate and $2,010 at the cheapest. Coworking wins when nobody is in every day, or when the team is still two people and growing. Our coworking space Las Vegas guide has the day rates in full.
The other thing a private office buys you at this size is a door: client calls, regulated work, anything you cannot have overheard.
