Two things nobody prints beside those numbers. The cheapest four-person office is $9,360 a year and the median one $14,832. And a four-person office in this band is 151 to 183 sq ft — 38 to 46 square feet a head. That is a tight room: picture four desks, four chairs and a cabinet in it before you drive out to see one.

Two of the extremes in that table are single rooms at one address, 2425 E Camelback Rd: the 75 sq ft three-person office and the $1,350 three-person price, and the 129 sq ft six-person office and the $3,010 six-person price. The other 22 six-person offices run 237 to 258 sq ft. Floor area is the figure each operator publishes per office, in whole square meters, so the square-foot column is converted and carries that rounding. Prices are ex-tax.

Why each building has one price across its 3-6 person office space Phoenix listings

Divide any of these starting prices by the headcount on the label and, at the 20 Regus, Spaces and HQ buildings, you get the same number every time — not only inside the 3–6 band but across each building’s entire private-office range, and those ranges run from 3 listings to 35. 4600 East Washington lists 24 private offices on Wezoo and every one works out to exactly $249 × the published headcount: $747 for three people, $996 for four, $1,245 for five. No volume discount is published anywhere in this band, and no premium for a bigger room shows up in the prices.

That per-seat figure is our division of published prices, not something the operator quotes. Nothing in the listing carries a seat rate. And because the division comes out even, a whole set of apparent findings are just that one fact restated: the building with the lowest rate is automatically cheapest at three, four, five and six people; the step from a three to a four always costs exactly one seat rate; at those twenty buildings the span of each row in the price table is the rate range times the headcount, so the six-person row is the widest; and ranking them by starting price ranks them by that rate and nothing else. 3-6 Person Office Space Phoenix: same rent, different room

Here is the consequence of the one-rate card at those twenty buildings that actually costs you something. If price is a rate times a headcount, then every room a building lists at a given size carries the identical rent — and the rooms are not identical. This is the part of a 3-6 person office space Phoenix decision that no price filter reaches.

Group the 205 offices by building and by size and you get 69 groups, of which 50 list more than one room — the other 19 list a single room and cannot vary. Of those 50, 45 hold rooms of different floor area at exactly the same published price, covering 175 of the 186 offices in them. The median spread inside such a group is 17% of the smaller room, measured in square meters, and the widest is 27%.

At One Renaissance Tower every three-person office is $627 and the rooms are published at 11, 11, 13, 14 and 14 m² — 118, 118, 140, 151 and 151 square feet. Same money, three square meters between the smallest and the largest, which is the 27% at the top of that range. The label is what you pay for. The floor is what you get, and on a 3-6 person office space Phoenix shortlist the two come apart inside a single building.

Between those two labels the operators leave no room for a nasty surprise: three-person and four-person offices share exactly one published floor area, 14 m² (151 sq ft), and no four-person office is published below it. So a four-person room is never smaller than a three-person room in the same building — that is a property of the size list, not a promise about any particular room. It is within one label and one price that the variation lives. The question to ask an operator is therefore never “how big is a four-person office”; it is “how big is the specific room you are quoting me”.

Read down the second column. Between 11 and 24 m² the areas at each label form a nearly unbroken run of whole meters, so neighbouring labels touch. Two rooms sit outside that spine entirely — a 75 sq ft three-person office and a 129 sq ft six-person office, both at 2425 E Camelback Rd — and they are what stretches the top and bottom of the three- and six-person rows. Minimum term, and what 3-6 person office space Phoenix listings do not tell you

203 of the 205 offices publish a minimum term of one month. The only two that publish none are the pair at 2425 E Camelback Rd. That is the published term, and it is unusually clear for this product — but a one-month term is not the same as a settled cost, because several of the numbers that decide your real monthly bill are not in the listing at all.

Nothing in this band publishes a deposit or set-up fee, what is billed on top of the rent, a notice period to leave, what month thirteen costs, whether the parking a building lists is included in the rent or charged separately, how the room is secured, or anything about lockable storage inside it. The access-hours field is filled in on every listing with a placeholder that says nothing. Only arithmetic settles this, and it is not a choice between buildings: all 16 buildings in this area that list a hot desk on Wezoo also list an office for three to six people. Desks start at $38.50 a day including the booking fee, $35 before it, and across those 16 buildings the median cheapest desk is $53.90 ($49 before the fee). The lowest four-person office price is $780 a month, at 3420 East Shea Boulevard — one of only two buildings whose cheapest desk is that $35, so the comparison can run inside a single building.

On base rates that rent buys 22 desk-days at the cheapest desk, which for four people is a little over one day a week each, or about 16 at the median desk, which is a little under. Above that cadence the office is the cheaper line on rent alone. Below it, desks win on cost and lose on the things you cannot book: a call you can take out loud, and a room your own team can find you in. One caveat on that sum: it assumes you would buy desks five days a week for a full month, which most teams do not. Run it at your own cadence before you let it decide anything. And if your work means a door has to close — client confidentiality, regulated data, calls you cannot take in the open — the arithmetic is not the deciding factor anyway, and neither is anything on this page: ask the operator what the door actually locks with.
