And moving toward Downtown does not cost you more. The cheapest seat in the whole band is Downtown — $235 a month per seat at 500 Church Street — and so is the most expensive, $495 at 222 Second Avenue, 0.5 miles away. Every one of the 7 buildings further out falls between the two, from $289 to $385 a seat. Downtown is where the range is widest, not where the floor is highest, so a team that wants to be central is choosing a building rather than paying a premium for a postcode.

The WeWork exception: the lowest six-person price, and the smallest six-person room

2 of the 13 buildings are WeWork — 18th & Chet on Music Row and 901 Woodland St in East Nashville. They publish identical cards, and those cards are not flat. The per-seat rate moves from size to size and it does not move in one direction: $176.67 at 3, $196.67 at 6, $182.00 at 10, $180.50 at 20, $174.40 at 50 people. Six is the worst value on their own ladder.

At six people the contrast with IWG is stark all the same. Both WeWork buildings list a 12 m² (129 sq ft) office at $1,180 a month. The 16 six-person offices at IWG buildings run 21–24 m² (226–258 sq ft) at $1,410 to $2,970. So the joint-cheapest six-person private office Wezoo lists in Nashville — there are two of them, one at each WeWork building — is also, by a wide margin, the smallest. Both numbers come from the same listing, and the floor area is the one to read first: 12 m² is a little over half the smallest IWG six-person room, so treat the six on the label as a ceiling and go and stand in it before signing. WeWork also lists no four-person and no five-person office at either building, so at those two sizes the choice is the 11 IWG buildings only.

At three people the two WeWork buildings are also the cheapest way into the band, at $530 for a 7 m² (75 sq ft) office. Neither publishes a minimum term, and both mark availability “Enquire” instead of giving a date.

What is included at this size, and the minimum term

Term first, because it is what a small team usually worries about. 130 of the 134 offices in the 3–6 person band publish a minimum rent of one month. That is the commitment a conventional lease will not offer, and it is the practical reason teams of three to six end up here instead of signing for five years. The 4 listings with no published minimum are the WeWork rooms.

Now the question that decides the budget: is the monthly figure the whole figure? Here is exactly what each listing publishes, because the two products on this platform are not published the same way.
