3-6 Person Office Space Boston: 18 Buildings and Essential 2026 Prices

If your team is three, four, five or six people, 3-6 person office space Boston is a narrower market than the city’s office listings make it look. Wezoo lists 180 private offices sized for three to six people across 18 Boston buildings, from $600 to $4,614 a month for the whole room.

For an overview of every option, see all private offices in Boston.

Every figure on this page is the published monthly price of one office, not a per-desk rate, and every floor area is the one the building itself publishes. Two things follow from putting those numbers side by side, and both change how you shop. At twelve of the eighteen buildings the price is one rate per person — a seat rate, the term this guide uses throughout — multiplied by the number on the door. Within a building you therefore cannot shop on price at a given size: every room of that size costs the same.

And the floor area beside the price is not a measurement of your room. It is three square meters per person on the label, plus a number between zero and three. Price is a point; size is a window. For the wider product — how a license differs from a lease, what is bundled, how requests work — start with our complete guide to private offices.

3-6 Person Office Space Boston: what is actually available this fall

Start here, because it narrows the list faster than price does. Not one of the 180 offices in this band is published as free today. 15 carry a start date on or before December 1, 2026, at 7 of the 18 buildings, and the earliest of them is October 1. That is the whole near-term market as the listings describe it — and, as the next paragraph explains, it is not the whole market.

Of the rest, 38 carry a start date later than December 1, 115 publish no start date at all, and 12 say only ‘Enquire for availability’. That last group is the important one, and it is the biggest: 115 of 180 rooms simply do not say. Read a missing date as missing information, not as a vacancy. Plenty of those rooms are free and the listing has not been updated to say so, which is why the fastest move is an email to the building rather than a filter on the calendar.

The near-term picture for 3-6 person office space Boston is very different depending on how many of you there are, so take your own row from this and ignore the rest:

5 people31December 1, 20265

21 undated, 0 on request

6 people24November 1, 20261

14 undated, 6 on request

So a team of three has 7 dated rooms to ask about this fall and a team of six has 1. Fours and fives sit in between, and for every size the undated column is the largest one on the row. If your move-in is fixed, the undated rooms are not a fallback — they are the main event. Email the buildings, not the dates.

One caveat that applies to every table below. The people number is the maximum occupancy the operator has set for the room, not a count of desks that are in it. How many desks, cabinets and a small meeting table will actually fit is something you see on the tour.

What does 3-6 person office space Boston cost per month?

A three-person office in Boston starts at $600 a month and a six-person office starts at $1,340. Across the whole band the median room is $1,756 a month. Each is the operator’s published starting price for the room itself. What lands on top of it — deposit, any setup fee, parking, meeting-room use beyond an included allowance — is not in these listings, and that is the first thing to ask.

5 people3112$1,725$2,275

$3,845

6 people2416$1,340$2,730

$4,614

The six-person row starts lower than the five-person row, and that is not a bargain: the $1,340 entry is a 12 m² / 129 sq ft room. Every building sizes its own rooms, and the label alone does not tell you how much floor comes with it. Read the area beside the price in every table below.

The spread inside one size is wider than the step between sizes. A six-person room in Boston runs from $1,340 to $4,614 a month — the highest is 3.4 times the cheapest, for the same number on the label. Which building you pick moves the bill more than which size you pick. For the same buildings priced per desk rather than per room, see how much a private office costs in Boston.

What the floor area on a 3-6 person office space Boston listing actually is

12 of the 18 buildings are run by Regus, Spaces or HQ, three brands of one company, International Workplace Group. Between them they hold 168 of the 180 offices in this band. The other six are WeWork buildings, which publish their sizes on their own basis; this section is about the twelve.

At those twelve, the published floor area is three square meters per person on the label plus a number between zero and three. Take the 277 rooms they list for two to eighteen people and that extra number is 0 in 68 of them, 1 in 61, 2 in 75 and 3 in 73 — four values used about equally often across all 277. A field that behaves like that is a size code, not a tape measure. (19 much larger rooms, all labeled for twenty people or more, sit outside the pattern; none of them is in this band.)

The multiplier is local; the code is not. Boston runs on three square meters per person, Dallas on three and a half (316 of 322 rooms there, same zero-to-three window), and San Diego on three and a half as well — 11 to 14 m² for a three where Boston publishes 9 to 12, which you can check against the tables in our 3-6 person office space San Diego and 3-6 person office space Phoenix guides. One rung above this band the Boston code carries straight on, 21 to 24 m² for a seven and 30 to 33 for a ten, in our 7-10 person office space Boston guide.

What this costs you if you ignore it

Price is fixed inside a building at a given size, so the only thing left to vary is the room. Eight of the buildings publish three-person offices spanning the whole 9 to 12 m² (97 to 129 sq ft) window at a single price — a third more floor for the same money. At One Marina Park Drive that is eight rooms at $1,497 a month; at Schraffts Center, seven at $1,047. The listed range tells you the label and the four values the code can take; it cannot tell you which room you are being offered. Ask for the floor area of the specific room before you sign.

Where 3-6 person office space Boston sells one room under two labels

Because the windows meet end to end, a room at the top of one label is the same size as a room at the bottom of the next. A three tops out at 12 m² and a four starts at 12; a four tops out at 15 and a five starts at 15; a five tops out at 18 and a six starts at 18. Where a building happens to stock a room at one of those meeting points under both labels, the same floor area is on sale at two prices, one seat rate apart.

At the three-four meeting point, 9 of the 11 buildings that list both sizes do stock a 12 m² / 129 sq ft room under each. Here is what the label costs at those 9:

+$665 a month

The gap is the building’s seat rate, so it runs from $349 at Schraffts Center to $665 at 75 State Street — the cheapest and priciest buildings, not two separate facts. The higher meeting points are thinner stock: 3 buildings hold a 15 m² room as both a four and a five (10 Post Office Square, 361 Newbury Street, Schraffts Center), and 1 holds an 18 m² room as both a five and a six (100 Cambridge Street). None of this is a policy anyone is running — it is what these buildings happen to have on the shelf, and it will change as rooms let. Treat it as a question, not a rule.

What to ask

Four people: ask whether the three-person rooms at your shortlisted building include one at 12 m². Five people: ask the same about the four-person rooms at 15 m². Six people: ask about the five-person rooms at 18 m². The answer is worth a seat rate a month. The maximum occupancy is the operator’s to set and they may say no — so ask them what would fit, rather than assuming the floor area settles it.

Is an external room worth paying for?

Each office at the twelve Regus, Spaces and HQ buildings is tagged either external or internal. In this band that is 98 external and 70 internal; the 12 WeWork rooms carry no tag. The listings never define the words, so treat them as the operator’s shorthand for a room on the perimeter against one in the middle of the floor plate, and confirm on the tour.

Compare like with like and the tag costs nothing. The price is identical by construction — every room of a size in a building carries the same figure — and on floor area, across the 30 building-and-size combinations that hold both, the internal room comes out 0.17 m² smaller — well inside the range that shuffling the two tags at random produces, and small enough that a difference of a square meter or more would have been hard to miss. What the tag actually describes is something the listings never spell out, so ask what it means at the building you pick, and check the floor area of the specific room either way.

One thing to watch if you filter a listings page by the tag rather than reading it building by building. Across the whole band the internal rooms do average smaller — 13.1 m² against 13.8 — and across every size these twelve buildings list, 15.4 against 19.7. That gap is not the tag; it is where the tag sits. Internal rooms are concentrated on the smaller labels, so an unfiltered average compares small rooms with large ones. Within one building at one size, which is the only comparison you can act on, the difference disappears.

Eight buildings with 3-6 person office space Boston, in detail

Eight buildings in detail, cheapest first, with every building in the city in the table after them. Each table is that building’s own published data: the monthly price of the room, its floor area, how many rooms of that size are listed, and what the listing says about when they are free. Prices for 3-6 person office space Boston are per room per month.

What to expect: This ties for the cheapest room in the band anywhere in the city; three WeWork buildings publish the same $600 three-person figure. Inside the three-to-six band the listing carries two sizes and nothing between them, a three and a six, and its ladder then jumps straight to ten. Read the floor area column below before the label: at this building a six is 12 m² / 129 sq ft.

What to expect: The lowest seat rate of the twelve buildings that price by the seat, and it lists all four sizes. Its three-person rooms stop at 11 m² while its fours start at 14, so of the eleven buildings that list both a three and a four, this is one of only two where the two labels never share a floor area. No start date is published on any of its band rooms.

The seat rate column is the only figure on this page we worked out rather than read: a building’s published price divided by the headcount on the label. At the Regus, Spaces and HQ buildings it is the same number at every size, which is why 12 rows carry one; the six WeWork buildings set their two band prices independently, so a single per-person figure would misdescribe them.

Only 9 of the 18 buildings list all four sizes. 16 list a six, 12 list a five and 11 list a four. A team of four therefore has the shortest list in the band. If you expect to be five or six within the year, the sizes column is the one to read first.

What is included, and the minimum term

The monthly figure is for the room and the shared services of the building around it. The listings do not itemise what those are or what sits outside them, so treat the figure as the base and get the rest in writing. On the term, they are explicit:

All 168 offices at the twelve Regus, Spaces and HQ buildings publish a minimum rent term of one month. The six WeWork buildings publish no minimum term at all on their 12 band listings — not a longer one, simply nothing, so ask. A one-month minimum is the whole reason a small team uses this product instead of signing something. The U.S. Small Business Administration’s guide to buying and leasing business assets makes the trade explicit: shorter leases usually mean higher monthly payments, and leaving one early can carry steep early-termination penalties — a month-to-month license trades the first against the second. For a team that may be a different size in six months, that trade is the point of the product.

Two things to ask on the tour. The minimum term tells you the floor, not how much warning you owe when you leave: no listing on this page states a notice period. And the facility lists describe the building, not the office: they cover things like parking, bike storage, a coffee bar and a staffed reception, and none of them says anything about lockable storage or key access inside the room you would be renting.

Those facility lists vary a lot in length. Across the 18 buildings they run from a single item to nine, so a short list means the building has published little, not that it offers little.

A note on how the listings describe dates

Three different answers, and the differences matter. 53 offices carry a future start date, running from October 1, 2026 to 2031. 115 publish no date at all, and 12 say only ‘Enquire for availability’ — all six WeWork buildings publish that on every room. Those add up to the 180, and none of them is a room published as free today. They do not divide the market into taken and free: an undated room may be empty and an elapsed date may be out of date. Boston’s private-office listings are much better at telling you the price than the date, which is why the fastest route is an email to the building rather than a filter on the calendar.

When is 3-6 person office space Boston better than coworking desks?

Three to six is the size where the trade changes shape, which is why 3-6 person office space Boston is a different decision from a desk. A hot desk is billed per person per day, so you carry no cost on the days nobody comes in; an office is billed by the room per month whether you use it or not. Once the same people are in the same place three or more days a week, that flexibility stops being worth much and what you are buying is a door that closes.

The test is not cost per head. It is whether the room does work a shared floor cannot: client calls, anything confidential, a whiteboard that has to survive the weekend, hardware. If none of that applies, coworking space in Boston is the cheaper answer and it stays flexible. For teams at the small end of this band, our small private office for rent in Boston guide covers the one and two-person rooms these same buildings list, and the citywide picture across every size is in office space Boston.

How to request one

Requesting 3-6 person office space Boston is not an instant booking. You send a request, the operator comes back with what is genuinely free, and you tour before you sign anything. Three things to put in the first message, because they are the three the listings cannot answer: the floor area you want rather than the headcount label, the date you need it, and whether you need an outside wall. Ask what is billed on top of the monthly figure at the same time.

3-6 Person Office Space Boston: frequently asked questions

How much does 3-6 person office space Boston cost per month?

$600 to $2,307 a month for a three-person room and $1,340 to $4,614 for a six, across 18 Boston buildings, with a median of $1,756. Every price quoted for 3-6 person office space Boston on Wezoo is the operator’s published starting price for the whole office, not a per-desk rate.

Which buildings have 3-6 person office space Boston available right now?

None is published as free today. 15 carry a start date on or before December 1, 2026, across 7 buildings, the earliest on October 1. A further 115 of the 180 publish no start date at all, which means ask rather than assume they are taken.

How big is 3-6 person office space Boston, in square feet?

At the twelve buildings run by Regus, Spaces and HQ the published floor area runs from 9 to 12 m² (97 to 129 sq ft) for a three, 12 to 15 for a four, 15 to 18 for a five and 18 to 21 for a six — three square meters per person on the label, plus up to three more. The people number on a 3-6 person office space Boston listing is a maximum occupancy set by the operator, not a count of desks in the room.

What is the minimum term on 3-6 person office space Boston?

All 168 offices at the twelve Regus, Spaces and HQ buildings in this band publish a minimum rent term of one month. The six WeWork buildings publish no minimum term on their band listings, so ask them directly. None of the 18 buildings states a notice period for leaving, so ask about that too.

Does a room with a window cost more in Boston?

No. At the twelve Boston buildings that price by the seat, an internal room and an external room of the same size in the same building carry the same monthly figure and publish much the same floor area: across the 30 building-and-size combinations holding both, the internal room averages 0.17 m² smaller. Across the whole band internal rooms do average smaller, 13.1 m² against 13.8, but only because the tag sits mostly on the smaller labels.

When should a small team choose a private office over coworking?

From roughly three people sharing a room three or more days a week, when the work needs a door that closes: client calls, confidential material, equipment, a whiteboard left up overnight. Below that, a hot desk is billed per person per day, so you carry no cost on the days nobody comes in.
