If you are looking for 3-6 person office space San Diego for a team of three, four, five or six, the number on the listing is the first thing you read and the least useful thing on the page. Wezoo lists 214 private offices for three to six people across 19 San Diego buildings, and every one publishes a floor area alongside its headcount. Put the two columns next to each other and the same floor turns up under two different labels — at seven addresses that difference is worth between $295 and $565 a month. This guide is built from those 214 listings, pulled on September 8, 2026. For the category as a whole, start with our complete guide to private offices.
For an overview of every option, see all private offices in San Diego.
Two numbers frame it. The lowest published price in the range is $450 a month, for a three-person office of 75 sq ft / 7 m² at 600 B St. The highest is $3,390 a month. Everything below is the published starting price for the whole office per month; operators can add taxes, service charges or one-off fees that the listing does not show.

- Floor area published on 214 of 214 listings: 75–258 sq ft (7–24 m²)

Those 3-6 person office space San Diego figures come from the live Wezoo listings rather than from a third-party estimate. Floor area is published in square meters; the square-foot figures throughout are our conversion, rounded to the nearest whole foot. Every 3-6 person office space San Diego price below is the published starting price for the whole office.
What does 3-6 person office space San Diego cost per month?
A three-person private office in San Diego runs $450 to $1,845 a month, median $1,197. A six-person office runs $1,000 to $3,390, median $2,010. Those are whole-office prices per month, not per desk — worth stating, because our guide to what a private office costs per desk in San Diego quotes the same market per desk and the two numbers are not interchangeable.
Throughout this guide, the three-to-six range means every private office Wezoo lists in San Diego whose published maximum occupancy is three, four, five or six people.
| Team size | Offices listed | Monthly price range | Median | Floor area, 17 buildings |
|---|---|---|---|---|
| 3 people | 101 | $450 – $1,845 | $1,197 | 118–151 sq ft / 11–14 m² Plus 75 sq ft (7 m²) at the two WeWork buildings. |
| 4 people | 65 | $1,180 – $2,460 | $1,596 | 151–183 sq ft / 14–17 m² The two WeWork buildings list no office at this size. |
| 5 people | 31 | $1,475 – $2,825 | $1,725 | 194–226 sq ft / 18–21 m² The two WeWork buildings list no office at this size. |
| 6 people | 17 | $1,000 – $3,390 | $2,010 | 226–258 sq ft / 21–24 m² Plus 129 sq ft (12 m²) at the two WeWork buildings. |
Both the three- and the six-person rows mix two size catalogs.
The $450 that opens the three-person row is the 75 sq ft WeWork office, and the $1,000 that opens the six-person row is the 129 sq ft one. The lowest-priced six-person office at the other seventeen is $1,770 for 248–258 sq ft. Comparing a 3-6 person office space San Diego price without the floor area beside it is how people lose an evening.
What the headcount actually means
The number beside each office is maximum occupancy — the ceiling the operator sets for the room, not a count of workstations. How many desks, cabinets and a small meeting table fit is a question for the tour. That is why the square footage sits in every price cell in this guide, and why the comparisons below are made on floor area wherever the data allows it.
Why the price is fixed and the room is not
First, the part of this market that holds still. At 17 of the 19 buildings, every published starting price is one per-person rate multiplied by the stated occupancy, exact to the cent. Not approximately: exactly, on every published price point those seventeen carry — 127 distinct numbers spread over 5 to 14 team sizes per building, well beyond the three-to-six range. Those 127 numbers are then repeated across 392 individual listings, because every room of a given size at a given building carries the same price — which is the whole subject of the next section.
No listing publishes that per-person rate. It is simply the price divided by the occupancy, and at these seventeen it comes to the same figure every time. It is our arithmetic rather than a number the operator sells at, so it is not a rate to quote back to anyone.
One point of scope, and it matters
Those seventeen buildings trade as Regus (13), Spaces (3) and HQ (1) — three brands of one operator group, International Workplace Group. So the pricing rule below, and the shared size catalog after it, are one company’s way of publishing a price list, not a San Diego custom. They describe the San Diego market only because that group runs seventeen of the 19 buildings Wezoo lists here — which is worth knowing before you assume a second quote is an independent one.
Emerald Plaza works out to $295 per person, so its three-person office is $885 and its four is $1,180. 2305 Historic Decatur Road works out to $615, so its three is $1,845. Across the seventeen the rate runs from $295 at Emerald Plaza to $615 at 2305 Historic Decatur Road, and two of them share the $335 figure (770 First Avenue, Little Italy).
The two buildings outside that rule are the two WeWork floors, which price each size on its own.
Which changes the useful question. Inside one of those seventeen buildings you cannot shop on price, because the price is a multiplication you can do yourself. What you can shop on is the floor area attached to each number — and there the size catalog has a seam in it.
One price, several different rooms
Here is the part that costs you money. At those seventeen buildings a price is attached to a size label, and everything else about the room floats free of it. Take every combination of building and team size in the three-to-six range — there are 55 of them — and count what sits behind each single published number.
| What one published price can cover | Combinations | Share |
|---|---|---|
| Rooms of more than one floor area at one price | 42 of 55 | 76% |
| Both a room with an outside wall and an interior room, at one price | 36 of 55 | 65% |
| Both a dated room and an undated one, at one price | 36 of 55 | 65% |
| All three at once | 29 of 55 | 53% |
So a 3-6 person office space San Diego price tells you the label on the room and very little else about the room itself. That is worth knowing before you compare two 3-6 person office space San Diego listings on price alone.
Where the floor area varies inside a single price, the gap is not trivial: the median multi-size price covers rooms 17% apart in floor area, and the widest covers rooms 27% apart. Three worked examples, straight off the listings:
| Building and size | One price | Rooms | Floor areas behind it | Outside wall? |
|---|---|---|---|---|
| Emerald Plaza · 3 people | $885 | 8 | 118, 118, 118, 129, 140, 151, 151, 151 sq ft | 4 with an outside wall, 4 without |
| One Pacific Heights · 3 people | $1,185 | 7 | 118, 118, 118, 118, 140, 140, 151 sq ft | 5 with an outside wall, 2 without |
| Little Italy · 3 people | $1,005 | 6 | 118, 118, 118, 129, 140, 151 sq ft | 2 with an outside wall, 4 without |
Eight rooms, one number, and the listing does not say which of the eight is on offer. That is the question to put in the first email. Ask which room, not which label — on a 3-6 person office space San Diego shortlist it is the most useful line you can write, and nothing on the listing answers it for you.
The extreme case: one area, two labels
Push that far enough and the same floor area turns up under two different labels at the same address. Inside the three-to-six range it happens at seven of the seventeen (across their whole range of sizes, at 13 of them): six put 151 sq ft / 14 m² under both the three-person and the four-person label, and Little Italy puts 226 sq ft / 21 m² under both the five and the six. Because the price is the per-person rate times the label, the step is exactly one rate — from $295 a month at Emerald Plaza to $565 at La Jolla Center I, for the identical floor.
| Building | Same area | Listed as | Also as | Extra / month |
|---|---|---|---|---|
| Emerald Plaza | 151 sq ft / 14 m² | 3 · $885 | 4 · $1,180 | +$295 |
| Makers Quarter | 151 sq ft / 14 m² | 3 · $987 | 4 · $1,316 | +$329 |
| Little Italy | 226 sq ft / 21 m² | 5 · $1,675 | 6 · $2,010 | +$335 |
| One Pacific Heights | 151 sq ft / 14 m² | 3 · $1,185 | 4 · $1,580 | +$395 |
| Cush Plaza | 151 sq ft / 14 m² | 3 · $1,275 | 4 · $1,700 | +$425 |
| 888 Prospect Street | 151 sq ft / 14 m² | 3 · $1,545 | 4 · $2,060 | +$515 |
| La Jolla Center I | 151 sq ft / 14 m² | 3 · $1,695 | 4 · $2,260 | +$565 |
None of that is a building being clever. It falls out of how the sizes are written down.
Across the whole range those seventeen publish, the smallest room offered for a given number of people is 3.5 square meters per person, rounded up to the next whole square meter. That holds exactly for every headcount from two to ten, which covers 340 of the 392 listings, and no published size in that span sits more than three square meters above it. (At seven and at nine people their largest room stops a square meter short of that ceiling.
Now the arithmetic behind those two touching ranges. Because 3.5 is a half number, rounding it up moves the range by three square meters from an odd label to the next and by four from an even one — so consecutive ranges touch at the odd steps and miss at the even ones. Three to four touch. Four to five do not. Five to six touch. It is arithmetic, not strategy, and it is worth knowing only because it tells you where to look.
Two San Diego buildings publish a fixed set of sizes
600 B St and Aventine are both WeWork, and they work differently in two ways.
First, the sizes. Where the seventeen publish several different floor areas behind one price, each WeWork building publishes one area per label and no variation at all: 75 sq ft / 7 m² for a three, 129 sq ft / 12 m² for a six, and the same at both addresses to the square meter. Neither lists a four or a five. In an international pull of 160 buildings we ran the same day, all 5 WeWork buildings in it — in Melbourne, Singapore, Busan and São Paulo — published that identical set. So it is one published catalog rather than seven measurements, and the honest way to read it is as a template: check the actual room on the tour.
Why this guide does not compare the two on floor area
Divide each published area by the headcount on the same listing and the two sets never overlap. Across every size these buildings list it is 1.90–2.58 m² per stated person at the two WeWork buildings against 3.50–7.00 at the other seventeen; inside the three-to-six range, 2.00–2.33 against 3.50–4.67. Ranges that far apart are more likely to mean the operators measure or label differently than that one is selling rooms half the size, and the listing cannot settle which. So this guide compares them on price, where the units are the same, and not on area.
Second, the prices, and here the comparison does hold. The two WeWork buildings do not use one per-person rate the way the seventeen do — but they are not independent either. Aventine prices every one of its five sizes at 1.44 to 1.45 times the 600 B St price, and the five multiples agree to within 0.8% of one another. One price shape, one multiplier for the building.
And their per-person figure moves with size where the seventeen hold theirs flat. At 600 B St it is $150.00 a person for the three and $166.67 for the six — the six-person office is the dearer of the two per head, not the cheaper. That is the opposite of what most people expect from a bigger room, and it is the single most useful thing to know before comparing a WeWork price against one of the other seventeen.
9 San Diego buildings with offices for three to six people
Four of these 9 3-6 person office space San Diego buildings are covered in no other guide on this site, and four of them carry the size overlap described above. Prices are per office per month, and every size cell gives the floor area and the published start dates beside the money.
1. 600 B St — Downtown

What to expect: WeWork’s B Street floor carries the lowest entry price of the nineteen buildings, and the listing pairs it with the smallest published area: 75 sq ft / 7 m² for the three-person office. Worth reading the two numbers together rather than the price on its own. WeWork also publishes its sizes as one fixed set repeated at every building it lists, so treat 75 sq ft / 7 m² as a catalog figure and measure the actual room on the tour.
| Size | Price · floor area · rooms · start dates |
|---|---|
| 3 people | $450 · 75 sq ft / 7 m² · 1 room · 1 marked “Enquire for availability” |
| 6 people | $1,000 · 129 sq ft / 12 m² · 1 room · 1 marked “Enquire for availability” |
Room to grow: the next size this address lists is 10 people, at $1,550 for 205 sq ft / 19 m².
The building’s facilities list names bike storage, a coffee and tea bar, a lounge, phone booths and a reception service. Each size is priced on its own, not on a single per-person rate. No minimum term is published for any size here.
Operator: WeWork · Address: 600 B Street Suite 300, San Diego 92101
2. Aventine — University City

What to expect: Aventine, in University City, is the other WeWork floor and the reason to read those sizes as a catalog. Its three-person office is the same 75 sq ft / 7 m² as the B Street one and its six-person office the same 129 sq ft / 12 m², to the square meter, while the price is $650 against $450. Same published sizes, different money, different part of town.
| Size | Price · floor area · rooms · start dates |
|---|---|
| 3 people | $650 · 75 sq ft / 7 m² · 1 room · 1 marked “Enquire for availability” |

Operator: WeWork · Address: 8910 University Center Lane Suite 400, San Diego 92122
3. Emerald Plaza — Downtown

What to expect: Emerald Plaza carries more three-to-six person offices than any other of the nineteen buildings, and works out to the lowest per-person rate of the seventeen that use one. Its three-person price, $885, covers eight different rooms of 118–151 sq ft (11–14 m²) — four with an outside wall and four without. One price, eight rooms, and the listing does not say which one you get.

6. Sunroad Corporate Center — Sorrento Mesa

What to expect: The only Sorrento Mesa building that lists all four sizes from three to six, with 15 rooms in the range and a six-person office at $2,070. Its five-person price covers 6 rooms of 194–226 sq ft (18–21 m²). Eight of the nineteen buildings in this guide are Downtown; if the team is spread across the north of the county rather than converging on the city center, this is the address to price the Downtown towers against.

7. 9655 Granite Ridge Drive — Kearny Mesa

What to expect: Kearny Mesa, and eleven rooms across the three and four-person labels, none of them covered in our other San Diego guides. Its three-person rooms run 118–140 sq ft and its four-person rooms 151–172 sq ft, so the two labels do not overlap here: at this address a bigger label does come with more floor. It lists nothing between four and eight people.

Each size cell carries the monthly price, the floor area and the start dates the listing publishes for that size — the same three things the profiles above give you, for the ten buildings that are not profiled as well as the nine that are. Each name links to that building’s own private-office page.
11 of the 19 list a five-person office and 12 list a six, so the two right-hand columns thin out. And because price is one rate times the headcount, the cheapest building at three people is the cheapest at six as well — the order of this table does not change with the size you want.

3 of the 19 publish no start date anywhere in this range (225 Broadway, 600 B St, Aventine), so every cell at those three reads “undated” or “on request”.
Barrister Executive Suites – Del Mar Heights (San Diego) is the twentieth San Diego private-office building Wezoo lists. It is not in this table because its listing publishes no room sizes and no prices at all.
What a 3-6 person office space San Diego listing does and does not tell you
These are managed offices — the operator owns or head-leases the building, fits it out, staffs it and rents you a finished room, so you are not signing for bare space. Each listing publishes a monthly price per office plus a facilities list for the building. What that price covers — furniture, utilities, internet, reception — is not stated on the listing, so confirm it in the reply. The facilities list is building-level and says nothing about the individual room, so read a short list as not stated rather than not there. A reception service, for instance, is named at 2 of the 19 buildings; that does not establish anything about the other 17.
Term is unusually clean across 3-6 person office space San Diego: 210 of the 214 listings publish a minimum of one month. The 4 that publish no term are the WeWork rooms. If you are weighing this against a conventional lease, that single line is the difference — the U.S. Small Business Administration points out in its guide to picking a business location that leasing can cost less than buying with a high-interest loan, and that every lease is structured differently, with the type you sign affecting your taxes. There is no notice-period field anywhere in these listings, so this page cannot tell you how much warning you owe on the way out.
How to read a start date on a 3-6 person office space San Diego listing
Availability is the field most often misread on a 3-6 person office space San Diego listing, so here are all 214 rooms:
- 124 rooms publish no start date at all. That is missing information, not a vacancy. It does not mean the room is free on Monday.
- 84 rooms carry a forward date, spread from October 1, 2026 out to September 1, 2031. Where a size cell above holds several, both ends of the span are printed — the earliest one is not the answer for the others.
- 2 rooms carry a date that has already gone by (September 1, 2026) — the closest thing on this page to “open now”, and the first two to ask about if you are moving in weeks rather than months.
- 4 rooms carry the text “Enquire for availability” in place of a date. All four are at the two WeWork buildings.
Those four buckets sum to 214, which is every 3-6 person office space San Diego room Wezoo lists.
One more published field, and a slightly slippery one. Each room is marked either “external” or “internal”, which we read as having an outside wall or not; the listing does not define the two terms, and does not say whether an internal room has borrowed light or none. Of the 210 rooms that carry the marking, 126 have an outside wall and 84 do not; 4 rooms, all at the two WeWork buildings, are not marked either way, so the denominators below are 210 rather than the 214 used elsewhere on this page. By size the marked rooms run 56 of 99 at three people, 39 of 65 at four, 19 of 31 at five and 12 of 15 at six — though at 15 marked rooms the six-person figure is thin. If daylight matters to your team, it is a published field and worth naming in the request.
What the listings say nothing about: deposits or setup fees, parking cost, mail handling, a meeting-room allowance, notice period, storage and out-of-hours access. Silence there means the field is not published, not that the charge or the restriction does not exist. Ask.
When does an office for three to six people beat coworking desks?
Run the arithmetic for your own team first. Emerald Plaza’s six-person office is $1,770 a month for a room of 248–258 sq ft. Six coworking memberships in the same city is a different product priced per person per month, and our guide to coworking space in San Diego sets out what that costs. Whether that many desks actually fit is a question for the tour.
A private office gives you a room of your own to leave laptops and files in, a fixed place to take calls, and an address that behaves the same on a Tuesday as on a Friday. Whether the door locks, and how well the walls carry sound, are not published fields, so ask. The trade is flexibility — though at a one-month published minimum, less of it than you might expect. If your headcount swings month to month, or the team is in two days a week, desks are the better buy. If four people sit in the same room four days a week, the room usually wins.
If you are weighing San Diego against another Sun Belt market, our guide to 3-6 person office space in Phoenix covers the same three-to-six band in that city.

How to request 3-6 person office space San Diego without wasting a week
- Decide on floor area, not headcount. Pick a number of square feet from the tables above and treat the label as a filter rather than an answer. One caution: the listing does not say whether the headcount is a contractual cap, so if you might seat a fourth person in a room listed for three, put that in the email rather than assume it.
- Check whether your size sits on the overlap. For a three or a four, 151 sq ft / 14 m² is where the two labels meet; for a five or a six it is 226 sq ft / 21 m². Ask for that room by its area.
Then handle the three things the page cannot tell you.
- Read the start date as information, not a promise. 124 of the 214 rooms publish no date, so confirm it in the reply.
- Ask what the listing does not answer — deposit, notice period, parking, meeting-room hours, storage.
- Send more than one request. The per-person rule means a second building is a different price for a comparable room.
Every building listing 3-6 person office space San Diego takes a request through Wezoo, with no membership and no subscription. The 3-6 person office space San Diego figures on this page were pulled on September 8, 2026; rooms move, so treat them as the state of the list on that date.
How these figures were put together
Every number here comes from the live Wezoo listing feed for San Diego private offices, pulled on September 8, 2026: 214 listings whose published maximum occupancy is three, four, five or six people, across 19 buildings. Nothing is estimated and nothing is averaged from a wider market. Prices are the published starting price per office per month; floor area is published in square meters and converted here to square feet.
Rooms move. If you are reading this some weeks later, treat the 3-6 person office space San Diego prices above as the state of the list on that date, and each start date as the last thing that operator published rather than a live vacancy. Every building link goes to the current listing, which is always newer than this page.

Frequently asked questions
How much does 3-6 person office space San Diego cost per month?
Between $450 and $3,390 per office per month across the 214 private offices Wezoo lists for three to six people in San Diego. The median three-person office is $1,197 and the median six-person office is $2,010. Read price and floor area together: the $450 at the bottom of that range buys a 75 square foot room. These are whole-office prices, not per-desk rates, and operators may add taxes, service charges or one-off fees the listing does not show.
Which buildings offer 3-6 person office space San Diego?
Nineteen buildings across 8 ZIP codes. The lowest entry price is $450 at 600 B St in Downtown, and the building with the most rooms in this range is Emerald Plaza in Downtown with 21. Others include Little Italy, Makers Quarter, La Jolla Center I, 9655 Granite Ridge Drive and 888 Prospect Street in La Jolla. Regus operates 13 of the nineteen, Spaces 3, WeWork 2 and HQ 1.
What is the minimum term on 3-6 person office space San Diego?
One month on 210 of the 214 San Diego listings for three to six people, which is what those listings themselves publish. The other 4, all at the two WeWork buildings, publish no minimum term. No listing in this range publishes a notice period either, so that is a question for the operator rather than something the page can answer.
How big is a four-person office in San Diego?
Seventeen of the nineteen San Diego buildings Wezoo lists share one size catalog. There a four-person private office is 151 to 183 square feet (14–17 m²) and a three-person office is 118 to 151 square feet. The two lists meet at 151 square feet, so at six of those seventeen the same 151 square foot room appears under both labels. The other two buildings, both WeWork, list no four-person office at all.
Is 3-6 person office space San Diego cheaper than coworking desks for the same team?
It depends how often the team is in. Emerald Plaza’s six-person office is $1,770 a month for a private room of 248–258 square feet. Six coworking memberships in San Diego is a separate product priced per person per month. A private office tends to win when the same people sit in the same room four or more days a week, and to lose when the headcount changes month to month.
Can I move into 3-6 person office space San Diego immediately?
Sometimes, but the listings rarely say so outright. Of the 214 San Diego offices listed for three to six people, 124 publish no start date, 84 carry a forward date between October 1, 2026 and September 1, 2031, 2 carry a date that has already passed, and 4 carry the text “Enquire for availability”. A missing date means the information is missing, not that the room is empty, so confirm it when you send the request.
Does one price mean one room in 3-6 person office space San Diego?
No, and it is the most useful thing to know before you email anyone. At the seventeen San Diego buildings that price on a single per-person rate, 42 of the 55 building-and-size combinations put rooms of more than one floor area behind a single published price, and 36 put both a room with an outside wall and an interior room behind one. Emerald Plaza’s three-person price of $885 covers 8 different rooms. Ask which room that price refers to.
How big is 3-6 person office space San Diego, in square feet?
Every one of the 214 San Diego listings for three to six people publishes a floor area. At the seventeen buildings that share one size catalog it runs 118 to 258 square feet (11–24 m²), from the smallest three-person room to the largest six-person one. The two WeWork buildings publish a fixed set of their own: 75 square feet for a three and 129 for a six. Floor area is published in square meters and the square-foot figures here are a conversion.
