1-2 person office space Cardiff — Wezoo cover

Searching for 1-2 person office space Cardiff is narrower than it sounds. Of the 126 private-office listings Wezoo publishes across Cardiff, 28 declare a maximum occupancy of one or two people, and they sit at four of the city’s six private-office locations. This page covers those twenty-eight rooms, and the prices, floor areas and start dates each one publishes.

For an overview of every option, see all private offices in Cardiff.

Start with the part that decides most shortlists. Twelve of the 28 are marked available now, and all twelve are at a single location, Clockwise Cardiff. The lowest figure at each size — £229 for one person at Brunel House, £350 for two at Cardiff Gate Business Park — is not, and that wait is worth more attention than the price gap. The office space in Cardiff guide covers the larger suites; the private office cost in Cardiff guide sets out what each location charges per person. This page prices the 1–2 person bracket, and steps outside it only where the rest of the Cardiff ladder explains what you are looking at.

One row per location and size. Prices and areas are per listing, not per location: one location can publish several offices at the same size, and where they differ the range is shown. Live Wezoo data read on 14 September 2026.

The people figure beside each office is the maximum occupancy the listing declares for that room, not a count of permanent desks. What fits alongside two chairs — storage, a second screen, a whiteboard — is a viewing question, and the floor area column above is the number to take to the viewing.

Which of these offices can you move into now?

Twelve of the 28, and all of them at one location. Clockwise Cardiff lists 1 one-person room at £285 and 11 two-person rooms at £600, £680 or £700. If you are moving against a deadline, that sentence is most of the answer.

The rest split three ways and the groups do not overlap. 7 carry a start date, all of them in 2027, between January 2027 and September 2027. One reads “Available August 2026” with no date attached — a month that has already passed, so treat it as a question rather than an answer. The remaining 8 publish no start date either way, which is not the same as saying yes, and it is worth putting in the enquiry alongside the price. That group is the one to chase if the dates above do not work: it holds the £239 room at 1 Capital Quarter and 2 of the £350 rooms at Cardiff Gate Business Park — the cheapest two-person figure in the band.

What two people get for the money

Twenty-three of the twenty-eight listings in this band are two-person rooms, so this is the main case rather than the edge case. All four locations list one. The order runs £350 at Cardiff Gate Business Park, £458 at Brunel House, £478 at 1 Capital Quarter, and £600, £680 or £700 at Clockwise Cardiff.

Geography does some of that work. Three of the four locations sit within 594 metres of one another in the centre of Cardiff; Cardiff Gate Business Park is 6.9 to 7.4 km — 4.3 to 4.6 miles — from each of them, which is the trade the £350 reflects. It is also one of only two of the four locations whose listing names parking; the other is Clockwise Cardiff. That is most of the geography of this band — with one exception, below.

Same price, different room: what floor area is doing here

Every priced private office in Cardiff works out to a whole number of pounds per declared person — all 116 of them, at all five priced locations, counting Cobalt, a fifth location whose rooms all start at four people. What differs is how many rates a location publishes. 1 Capital Quarter, Brunel House, Cardiff Gate Business Park and Cobalt each publish a single per-person rate across their whole ladder, from their smallest listed room to their largest suite. Clockwise Cardiff publishes four: £285, £300, £340 and £350 per declared person.

Where one rate covers a whole ladder, floor area plays no part in the bill, and the rooms are not all the same size. 1 Capital Quarter lists 4 two-person offices at £478, measuring 5–7 m² / 54–75 sq ft — the same monthly figure for 40% more floor. Brunel House does the same at £458 over 5–7 m² / 54–75 sq ft, and Cardiff Gate Business Park at £350 over 6–7 m² / 65–75 sq ft. The listing publishes the same number for the bigger room, so at those locations the question worth asking is which room, not which price.

At Clockwise Cardiff, where several rates run side by side, floor area sets the entry price and then stops. All 4 two-person rooms at £600 measure 6 m² / 65 sq ft, the smallest two-person rooms it lists, and every two-person room above that size costs £680 or £700. Past the base size it stops tracking, and that is the question worth asking there: at £680 the same money buys 7, 8, 11 or 13 m² (75, 86, 118 or 140 sq ft). Ask which one you are being shown.

The five one-person offices, location by location

5 listings in the band are declared for a single occupant, at three locations, two of which are in the same tower. No two of the three publish the same price, and every one publishes a floor area.

Per listing. Floor area is the figure the listing publishes for the room.

£229 at Brunel House is the lowest monthly figure Wezoo lists for a one-person office in Cardiff, and both rooms at that price carry a start date of March 2027. 1 Capital Quarter publishes a single 5 m² / 54 sq ft room at £239 with no start date attached. Clockwise Cardiff holds the only one-person room in the band you can take now, at £285 over 5 m² / 54 sq ft, and lists a second at £340 over 7 m² / 75 sq ft. Those five rooms are the whole one-person side of 1-2 person office space Cardiff — five listings against twenty-three for two people.

Why the lowest per-person rate in Cardiff is not a one-person price

Across the five Cardiff locations that publish private-office prices, the two lowest per-person rates are £175 at Cardiff Gate Business Park and £205 at Cobalt. They are also the two that list no room for a single occupant. Cardiff Gate Business Park’s smallest listed room is declared for two, at £350; Cobalt’s is declared for four, at £820.

The three that do list a one-person room charge more per head — £229, £239, and £285 at the bottom of Clockwise Cardiff’s four-rate card — and less in total. Part of that is arithmetic: where the smallest room a location lists is a one-person room, the entry bill and the per-person rate are the same number. The other part is the point for anyone searching 1-2 person office space Cardiff. A per-person rate tells you what a location charges per head; it says nothing about whether it sells one head’s worth. This is a fact about the five Cardiff locations publishing prices today, not a rule of the market.

Four locations, three sites

Two of the four are in the same tower. Brunel House is listed by Regus as a floor: the listing gives no street, only the postcode CF24 0EB. Clockwise Cardiff gives its address as 2 Fitzalan Rd, CF24 0HA. Their published coordinates are 19 metres apart. Two listings, two postcodes, one tower, two price lists.

For one person that is £229 from Regus, and £285 or £340 from Clockwise. For two people it is £458 from Regus, and £600, £680 or £700 from Clockwise.

The two listings also describe the tower differently, which is worth knowing before you read anything into a short amenity list. Clockwise Cardiff names nine services at the location — bike storage, breakout spaces, catering, climate control, a coffee and tea bar, a public car park nearby, public transport nearby, parking and a reception service — while Brunel House names six: breakout spaces, catering, a lounge, a public car park nearby, public transport nearby and wheelchair access. Both lists describe the same tower, and each names something the other leaves out: bike storage, climate control, a coffee and tea bar, parking and a reception service appear only on Clockwise’s; a lounge and wheelchair access appear only on Regus’s. Neither list is the building. One viewing trip covers both.

Is VAT on top of these prices?

The listing does not say, and that is worth knowing before you budget. A private-office monthly figure on Wezoo carries a currency and an interval and no tax field at all — £229 is published as £229 per month, full stop. The bookable products at the same locations are different: a Cardiff hot-desk day rate is published as an all-in total — the operator’s own rate, plus a 10% booking fee, plus 20% VAT on both — and the listing shows each part. At Brunel House that is £29 plus £2.90 plus VAT, £38.28 a day.

So the honest reading of every monthly figure quoted for 1-2 person office space Cardiff is “this is what the operator publishes, and the tax treatment is a question for the operator”. On a £600 room the answer moves the bill by £120 a month, so put it in the first message.

How does a 1-2 person office compare with a desk in a shared space?

A private office is a monthly figure you enquire about. A hot desk is a day rate you can book outright. Across the five Cardiff locations that list hot desks the day rate runs £33 to £46.20, all-in. The table below sets the cheapest private office at each location against its own day rate.

LocationCheapest private office, per monthHot desk, per day, all-inDays a month at which the office stops being dearer
1 Capital Quarter£239£46.20

about 6–7

Brunel House£229£38.28

Clockwise Cardiff£285£33

about 10–11

Cardiff Gate Business Park£350£38.28

about 11–12

Cobalt£820£38.28

about 26–28

Per location, and columns two and three compare different products — column two is the cheapest private office of any size there, which at Cobalt is a four-person room. The low end of column four treats the monthly figure as if VAT were still to be added; the high end compares both at the operator’s own rate, before the booking fee and VAT. The listing does not say which basis its monthly figure uses.

Roughly: somewhere between 6 and 12 days a month at the same location, the office stops being the expensive option — nearer 6 at 1 Capital Quarter and Brunel House, nearer 12 at Clockwise Cardiff and Cardiff Gate Business Park. If you need a desk in a different part of the city each time, no single office competes and the day rate stays cheaper. That is the one calculation a listing for 1-2 person office space Cardiff cannot do for you. The shared-desk side of Cardiff is covered in the coworking space in Cardiff guide.

What the 28 listings publish, and what they leave to the enquiry

All 28 listings for 1-2 person office space Cardiff publish a monthly price and a floor area. 15 state whether the room is internal or external (7 external, 8 internal) and the same 15 state a 1-month minimum rent period; the 13 at Clockwise Cardiff state neither. Six things none of them answers, and each one moves what you pay or what you sign:

  • VAT. Whether the monthly figure is before or after it.
  • Deposit. How many months, and what returns it.
  • Notice. What ends the agreement, and how far ahead you have to say so.
  • What the monthly figure covers. Furniture, broadband, cleaning, utilities, business rates — and what is billed on top.
  • Meeting-room hours. Whether any are included, and the rate after that.
  • Access hours. None of the 28 publishes usable opening hours, so whether the location is yours at seven on a Sunday is an open question.

Ask all six in the first message. Those answers are what separate two offices that look identical in a list of 1-2 person office space Cardiff.

Which Cardiff locations are outside this band

A listing belongs here only if the room’s declared maximum occupancy is one or two people. A six-person suite is not a one-person office because one person could sit in it. On that test two of the six Cardiff private-office locations fall outside it:

LocationOperatorWhy it is outside the band
CobaltSignature

Publishes 15 private offices for 4 to 16 people. Its smallest listed room is declared for four, at £820 a month.

Coal HouseSpaces

Listed for private offices, but declares a capacity of zero and publishes no floor area and no price.

Per location. Between this table and the price table near the top, all six Cardiff private-office locations are accounted for: 4 there, 2 here.

Both are worth a look if your team is likely to grow past two — the next band up is set out in 3-6 person office space Cardiff, which covers Cobalt as well. The wider serviced offices in Cardiff rundown covers the same locations at every size, the guide to private office space in the UK explains how the product works nationally, and the same 1–2 person band in the capital is in 1-2 person office space London.

Can you use a 1-2 person office as your registered office address?

An address registered with Companies House has to be a physical address in the UK, in the same part of the UK the company is registered in, and ‘appropriate’ — meaning post delivered there reaches someone acting for the company, and the sender can get confirmation of delivery. PO boxes no longer qualify (Companies House rules for registered office addresses). An office you rent in Cardiff can clear that bar where a home address you would rather keep off the public register does not, provided someone at the location will take delivery of company post. That is a question for the operator: no listing for 1-2 person office space Cardiff states it.

1-2 Person Office Space Cardiff: frequently asked questions

How much is 1-2 person office space Cardiff?

Between £229 and £700 per office per month, across the 28 private-office listings Wezoo publishes in Cardiff whose declared maximum occupancy is one or two people. For a single occupant the range is £229 to £340; for two it is £350 to £700. These are monthly starting prices per office rather than per desk, and the listing attaches no tax label to them.

Which Cardiff offices for one or two people are available now?

Twelve of the 28 listings, all of them at Clockwise Cardiff: 1 room for a single occupant at £285, and 11 for two from £600. Of the rest, 7 carry a start date in 2027, one carries a note with no date, and 8 publish nothing about a start date at all — that last group is the one to ask about if the 2027 dates do not work for you.

What is the cheapest one-person office Wezoo lists in Cardiff?

Brunel House, at £229 a month for a room of 5 m² / 54 sq ft. No other Cardiff location on Wezoo publishes a lower monthly figure for a room declared for a single occupant. Both rooms at that price carry a start date of March 2027; the cheapest one-person office marked available now is £285 at Clockwise Cardiff.

How many Cardiff locations offer 1-2 person office space Cardiff?

Four of the six private-office locations Wezoo lists in Cardiff: Brunel House, 1 Capital Quarter, Clockwise Cardiff and Cardiff Gate Business Park. Two of those four are two operators in the same tower, so the four locations sit on three sites. Between them they publish 28 listings for one or two people — 5 for one person and 23 for two.

Does a two-person office in Cardiff cost twice a one-person office?

At the two locations that publish both sizes on a single per-person rate, yes to the penny: £229 and £458 at Brunel House, £239 and £478 at 1 Capital Quarter. That follows from the rate card rather than from the rooms — every priced private office in Cardiff works out to a whole number of pounds per declared person. At Clockwise Cardiff, which publishes four rates, it does not: its cheapest one-person room is £285 and its cheapest two-person room is £600.

Can two people use a one-person office in Cardiff?

That is a question for the operator, not one the listing answers. The figure beside each room is the maximum occupancy the operator declares for it, so a room declared for one is offered as a one-person room; nothing in the listing says whether a second desk would be permitted. It is worth asking, because the gap matters: the cheapest room declared for one is £229 a month and the cheapest declared for two is £350, and the one-person rooms in Cardiff run 5–7 m² / 54–75 sq ft against 5–13 m² / 54–140 sq ft for the two-person rooms.

Is 1-2 person office space Cardiff let on a long lease?

Not at the locations that state a term. 15 of the 28 Cardiff listings for one or two people publish a minimum rent period of 1 month; the other 13 publish no minimum. Private offices on Wezoo are an enquiry rather than an instant booking, so the term, the deposit and the notice period are settled with the operator before anything is signed.
