What counts as a one- or two-person office?
A private office in this band is a lockable room let by the month, furnished, with the wifi, cleaning and heating already in the rent. The operator quotes a price for the whole room. A one-person room holds a desk, a chair and usually a low cupboard; a two-person room holds two desks and enough floor to walk between them. Neither is a phone booth and neither is a hot desk you have to clear at six.

Read that last column too quickly and it says a two-person room costs £76 more per desk than a one-person room. It does not — and the gap is 19 per cent, which is a big number to be wrong about. The next section explains it.
Does the second desk cost less than the first?
No — at most of the buildings that let you compare, it costs exactly the same. 55 of the 114 buildings publish a price at both sizes. Compare them building by building — same lobby, same operator — and the median rate is £399 per desk for one person and £399 per desk for two. The median difference is £0. 47 of the 55 charge precisely twice as much for the two-person room.
So where does the £76 in the table come from? From the buildings, not from the price of a seat. 53 of the 114 buildings sell a two-person office and no one-person office at all, and those buildings are dearer: £650 per desk, against £399 at the ones that sell both. Only 6 go the other way and list a one-person room with no two-person room. Sort by room size and you are quietly sorting by building.
At 47 of the 55 buildings that price both sizes, the second desk costs what the first one costs. The 19 per cent is a difference between buildings, not a difference in the rate.
The exceptions cluster by operator. Of the 55 paired buildings, 46 trade as Regus, Spaces, HQ or Signature, and every one of those doubles the price exactly. Of the 9 under other names, one does: Battersea Power Station. The other eight price the room rather than the seat, and they move in both directions: six ask less than double, two ask more.

Ten pounds a month more than Sutton Point, and among the better-served buildings in the band: it lists eight services against a median of four — parking, bike storage, a restaurant, a coffee bar, a lounge and wheelchair access among them. One person is £229, two people £458 — double again, £229 per desk at either size.

3. Clockwise Wood Green — Clockwise, N22 7DE, from £255 a month
The exception that makes the rule readable. Clockwise occupies Greenside House on Station Road. The one-person office is £255 and the two-person is £650 — not double but 2.55 times, so this is one of the buildings that prices the room rather than the seat: £325 per desk for a pair, against £255 for the solo office.

4. Battersea Power Station — The Engine Room, SW11 8BZ, from £609 a month
A one-person office inside Battersea Power Station is £609 a month and the two-person is £1,218. The Engine Room is the only operator outside Regus, Spaces, HQ and Signature whose paired buildings double the price exactly, so it is £609 per desk at either size. Bike storage and a coffee bar are on site, and the listing is flagged wheelchair accessible.

An EC2Y address on Fore Street Avenue. One person is £630 a month, two people £1,230 — a ratio of 1.95, so the per-desk rate drops from £630 to £615. Phone booths, a lounge and a coffee bar come with it.

The dearest room on the shortlist and the biggest saving for a pair. One person is £1,370 a month in WC2E; two people are £2,160, a ratio of 1.58. Wezoo lists 108 London buildings selling hot desks by the day, at a median of £54 a day including VAT. Put that on the same footing as the median one-person office — £399 a month excluding VAT, so £478.80 including it — and the arithmetic is short. Nine days of hot-desking costs £486. The room costs less than that, and it is yours for the rest of the month.

What is included, and what to check
The rent covers the furniture, wifi, cleaning and heating. Beyond that the listings vary more than you would expect: catering appears at 75 of the 114 buildings and breakout space at 74, but a staffed reception at only 36. Meeting rooms are normally charged separately, by the hour.
- Term. Monthly rolling at some operators, a longer minimum at others. Ask before you visit.
- Deposit. Ask how many months. It is not in the headline price.
