1-2 person office space birmingham — Wezoo

Wezoo lists 40 private offices for one or two people in Birmingham, spread across nine buildings, and 1-2 person office space Birmingham runs from £175 to £780 a month for the whole office. That is everything Wezoo listed on 7 September 2026: nine of the 19 Birmingham buildings where it lists a private office at all.

For an overview of every option, see all private offices in Birmingham.

Two things decide what you pay, and neither is the headline rate. If you are on your own, it is where each building’s price list starts — only four of the nine sell an office for one person, so at the other five the smallest room seats two and you buy the second place whether anyone sits in it or not. If there are two of you, it is which room you are given at a price that does not move. This guide gives the figures the listings publish: the monthly rent, the declared floor area, the minimum rental period, the start date and the room type. It sits alongside our complete guide to private offices, which explains what the product includes and how it differs from a desk.

Wezoo snapshot — Birmingham private offices for one or two people, 7 September 2026

  • 40 listings in 9 buildings (10 for one person, 30 for two)
  • Whole office per month: £175 to £780
  • Midpoint of the two middle listings: £378.17 a month
  • Operators: Regus (5 buildings), Spaces (2), Bruntwood (1), Elementa (1)

Every price below is the rent for the whole office per month, as the listing publishes it. A few figures are a per-person rate we worked out by dividing that rent by the number of people the office is listed for; each one says so where it appears.

What does 1-2 person office space Birmingham cost per month?

£175 to £780 a month for the office itself. The two sizes sit a long way apart: the 10 one-person listings run £175 to £229 a month, median £219, and the 30 two-person listings start at £350 a month and reach £780, median £410. Across all 40 the midpoint of the two middle listings (£350 and £406.33) is £378.17 a month, rounded to the penny.

Between £229 and £350 a month there is nothing at all. That gap of £121 a month holds across all 314 priced private offices Wezoo lists in the city, at any size, not just the ones in this guide. In total the monthly figure quoted for 1-2 person office space Birmingham comes from one of 12 values — 4 for one person, 8 for two.

Where the nine buildings are

Every building that lists 1-2 person office space Birmingham is named below, and they are not all in the same part of the city.

Five of the nine sit within a mile of each other; the widest gap among them is the 0.8 of a mile between the Lewis Building and Birmingham Brindleyplace. Measuring from the Lewis Building on Bull Street, which is one of them, Edmund House is 0.2 miles away, Cornwall Buildings 0.3, 156 Great Charles Street Queensway 0.4 and Birmingham Brindleyplace 0.8. The other four are further from that origin: Apex House 1.2 miles south-west, Birmingham Aston Cross 1.4 miles north-north-east, Fort Dunlop 4.1 miles east-north-east, and Park House 7.6 miles south-west on Bristol Road South.

Those are straight-line distances between the buildings’ own coordinates, measured from the Lewis Building, and not journeys. Apex House is the awkward one: 1.2 miles from the Lewis Building, but only 0.54 of a mile from Birmingham Brindleyplace, which is itself 0.8 of a mile from the Lewis Building. The figures matter here because the cheapest listings and the most central ones are not the same buildings.

How many Birmingham buildings list a one-person office?

Four of the nine. Park House, 156 Great Charles Street Queensway, the Lewis Building and Apex House each publish an office for a single person. The other five — Birmingham Aston Cross, Birmingham Brindleyplace, Cornwall Buildings, Edmund House and Fort Dunlop — publish no private office for one person anywhere in their Birmingham listings, at any price.

For anyone working alone, that is a decision the price list has already made for you, and it carries a cost. At those five the smallest private office listed seats two, and the monthly figures start at £350 at Aston Cross, £406.33 at Brindleyplace, £410 at Edmund House and at Fort Dunlop, and £740 at Cornwall Buildings. Still deciding whether you want a room at all? Our guide to the private office for one person walks through that first.

The same derived £175 a person, and a solo bill that doubles

Divide each monthly figure by the number of people the office is listed for and Park House and Birmingham Aston Cross give the same answer every time: £175, at every capacity each of them lists, Park House up to 26 people and Aston Cross up to 24. On that derived rate the two are indistinguishable, and our guide to 7-10-person offices in Birmingham finds them tied on it higher up the range.

A solo buyer does not pay the same at the two. Park House lists a one-person office at £175 a month. Aston Cross lists none, so the smallest room there is £350 a month. Same operator, the same derived £175 a person, and double the bill — because of where the price list starts. On floor area the two are not equivalent: Aston Cross’s two-person rooms are 6 and 7 square metres, while three of Park House’s eight declare 5.

Edmund House and Fort Dunlop sit at the same derived figure as each other, £205 a person, and neither lists a one-person office, so at both the entry point is a £410 two-person room. Those two pairs are the only shared derived rates among the seven buildings here whose whole price list divides to a single figure.

That single-figure price list is worth naming, because it is how seven of the nine buildings here divide. Take every private office a building lists, not only the small ones, divide each monthly figure by the number of people it is listed for, and at eight of the 17 Birmingham buildings that publish a price the answer is the same every time.

Seven of the eight are a derived £175 a person at Park House and Aston Cross, £205 at Edmund House and Fort Dunlop, £219 at 156 Great Charles Street Queensway, £225 at the Lewis Building and £229 at Apex House. The eighth starts at four people and so falls outside this guide. Two of the nine buildings here do not divide to a single figure: Cornwall Buildings, whose nine priced offices divide to £370 or £390 a person, and Birmingham Brindleyplace, whose 30 priced offices produce 28 different figures.

Where the list divides to one figure, the step from one person to two is settled in advance: the two-person office is exactly twice the one-person office at all four buildings that sell both, to the penny — £175 and £350 a month at Park House, £219 and £438 at 156 Great Charles Street Queensway, £225 and £450 at the Lewis Building, £229 and £458 at Apex House. That is not a separate finding: it is what a single-figure price list means at the small end. Those four buildings are the only ones in Birmingham where it can be checked, because every other building in the city sells one size or neither.

For two people, one price covers rooms of different sizes

Thirty of the 40 listings for 1-2 person office space Birmingham are two-person offices, so this is the more common case by some margin.

Eight of the nine publish more than one two-person office, so eight could have shown a second price at that size. Seven do not. At Park House, Birmingham Aston Cross, Edmund House, Fort Dunlop, the Lewis Building, 156 Great Charles Street Queensway and Apex House, every two-person office carries the same monthly figure — and they are not the same size.

Park House has the most of them: eight two-person offices, all £350 a month, declaring 5, 6 or 7 square metres. Edmund House publishes five at £410, across 5, 6 and 7 square metres. The Lewis Building publishes five at £450, one of 5 square metres and four of 7. Cornwall Buildings is the one exception, and its two rooms differ in price as well as in floor area.

So at seven of the nine — and trivially at Brindleyplace, which lists only one two-person office — choosing the building fixes the bill and choosing the room does not change it. The question to put to the operator is which of its two-person offices you are being offered, and what the declared floor area of that particular one is. At Park House the answer is worth two square metres for the same rent. The table further down carries all nine buildings that list 1-2 person office space Birmingham.

Does paying twice buy twice the room?

No. Every one of the 40 listings for 1-2 person office space Birmingham publishes a floor area, and the two size groups are much closer on space than on money: median floor area rises from 5 square metres to 7, a rise of 40 per cent, while the median rent rises from £219 to £410, a rise of 87 per cent — a comparison across buildings, since inside a building that sells both sizes the rent step is exactly double.

One-person offices declare 4 or 5 square metres. Two-person offices declare 5 to 13 square metres — and the two largest, at 12 and 13 square metres, are both at Cornwall Buildings. Leave those two out and no two-person office in the city declares more than 7.

Two buildings put it beyond doubt. The Lewis Building publishes a five-square-metre office for one person at £225 a month and a five-square-metre office for two at £450. Park House does the same at five square metres, £175 a month for one person and £350 for two, on two one-person listings and three two-person ones.

Cornwall Buildings shows it from the other end, and its clearest pair is two offices of exactly the same declared size: 25 square metres listed for four people at £1,480 a month, and 25 square metres listed for six at £2,220. Same floor area, half as much again on the rent. Cornwall also shows the limit of the pattern: at the two sizes where it publishes two prices, the dearer room is the larger one both times.

One consequence is worth sitting with before you treat the second place as spare capacity. A five-square-metre office listed for two people works out at 2.5 square metres each, half what the same floor area gives a single occupant. The listing publishes a floor area and nothing else about the room’s dimensions, so it is not enough on its own to say how a given office will feel to work in. Our guide to how much office space per person sets out the benchmarks people use when they size a room.

1-2 person office space Birmingham: the nine buildings

Six profiles, then a table of all nine. The four that sell a one-person office come first, by what a single person pays, then the cheapest and the dearest of the five that do not. Every price is the whole office per month as published on 7 September 2026.

Park House — Bristol Road South, B45 9AH

The cheapest way into a private office among the 17 Birmingham buildings that publish a price, and the furthest out: 7.6 miles south-west of the Lewis Building. A one-person office is £175 a month and a two-person office £350; £175 is the lowest monthly figure on any of the 314 priced private-office listings Wezoo publishes inside the city, at any size. It also carries more of this size band than any other building, with 10 of the 40 listings. Regus runs it, and the listed services include catering, breakout space and wheelchair access. 156 Great Charles Street Queensway — B3 3HN

At £219 a month for one person it is cheaper than the Lewis Building, the only other central address here that sells a one-person office; the two-person room is £438. Its whole price list divides to the same derived £219 a person from one occupant to 160, the widest span of any single-figure list in the city as it stands today. Spaces runs it. Lewis Building — Bull Street, B4 6AF

£225 a month for one person, £450 for two, and one of only two buildings in the city that list a five-square-metre office at each size. With 54 private offices it publishes more than any other Birmingham building, and every one of the 54 divides to a derived £225 a person. Spaces runs it, on Bull Street. Enquire about the Lewis Building on Wezoo

Apex House — Calthorpe Road, B15 1TR

The dearest one-person office in the city at £229 a month, and the only one of the ten one-person offices that declares 4 square metres rather than 5; the two-person room is £458. The one-person figure is £54 a month more than the cheapest one-person office in the city, Park House’s £175. Regus runs it, in Edgbaston, 1.2 miles south-west of the Lewis Building. Birmingham Aston Cross — Aqueous House 3, B6 5RQ

Tied with Park House for the cheapest two-person office in the city at £350 a month, and the building that makes the case above: it divides to the same derived £175 a person as Park House and lists nothing below two people. Its two listings at this size are both two-person rooms, of 6 and 7 square metres, at the same price. Regus runs it, 1.4 miles north-north-east of the Lewis Building. Enquire about Birmingham Aston Cross on Wezoo

Cornwall Buildings — 45 Newhall Street, B3 3QR

The dearest at this size and the only one of the nine that publishes two different prices for the same size here: a pair of two-person offices at £740 and £780 a month, on the two largest rooms in this guide at 12 and 13 square metres. Its price list divides to a derived £370 a person on seven of its nine offices and £390 on the other two — a per-person list with a surcharge on two rooms, rather than a list priced by floor area. Bruntwood runs it, at 45 Newhall Street. Enquire about Cornwall Buildings on Wezoo

What the listings say about term, start date and room type

Three things sit behind the price on a listing for 1-2 person office space Birmingham — the minimum rental period, the start date and the room type — and not every listing publishes all three. Between them they decide whether a shortlist survives contact with the operator.

The listings say more than you might expect and less than you need. On the term, 37 of the 40 listings state a one-month minimum rental period. The other three — one at Birmingham Brindleyplace and two at Cornwall Buildings — state no minimum term at all, which is an absence in the listing and not an offer of flexibility.

On start dates the picture splits three ways, and the three groups account for all 40 listings. Fourteen publish a start date, and every one of them is still in the future as of 7 September 2026, running from 1 October 2026 to 1 September 2027. Three carry the note “Available now” instead of a date, at Brindleyplace and Cornwall Buildings. The remaining 23 carry neither a date nor a note, which tells you nothing either way. Those three “Available now” listings are the same three that state no minimum term, so this is one gap in what two operators publish rather than two independent facts. If you need a room this month, that is a question for the operator.

The listings also mark each office internal or external. Of the ten offices for one person, seven are marked internal and three external; across all 40 the split is 25 to 13, with two unmarked. The listing does not define the two words, and at this size it does not follow the price: five buildings publish both marks at a size they also price, and in every one of those cases the two carry the same figure — Park House’s two £175 a month offices are one of each. In rooms this small it is worth asking the operator what the distinction means in that particular room.

On what the money covers, a listing for 1-2 person office space Birmingham says nothing at all. A private-office listing publishes an amount, a currency and an interval, and no tax line, rates line or service charge. So it does not say whether the monthly amount includes VAT, charged at a standard rate of 20% on most goods and services, and it does not say who accounts for business rates, which are charged on most non-domestic properties. Both belong on the list below.

Filed under Birmingham, outside the boundary

Every figure above for 1-2 person office space Birmingham comes from the 19 buildings Wezoo places inside the city. Four more are filed under Birmingham in the listings and sit outside it, and three of the four sell at this size. They are worth knowing about because two of them undercut everything in the guide.

  • Watling Court, WS11 0DQ, is in Cannock, Staffordshire, 14.3 miles north-north-west of the Lewis Building: £119 a month for one person and £238 for two, the lowest of any of these.
  • Blythe Valley Park, B90 8AG, is in Solihull, 8.7 miles south-south-east of it: £165 and £330 a month, under the £175 and £350 at Park House.
  • Birmingham NEC Airport, B37 7YN, 7.4 miles east of it: £209 and £418 a month. At the NEC, leaving the boundary buys nothing: the one-person figure is above Park House’s, and five of the nine buildings above are cheaper for two.

The fourth, Birmingham – Ingenuity House, lists no private office for one or two people at all, so it does not appear here.

On parking the listings are sparse: three of the nine — 156 Great Charles Street Queensway, Edmund House and Apex House — publish a parking service, and the rest, including all three addresses above, publish only that they are near a public car park.

If you want an address inside the city boundary, the nine buildings that list 1-2 person office space Birmingham above are the whole set.

How to compare a one- or two-person office in Birmingham

How to compare 1-2 person office space Birmingham in four steps
The four checks that tell two small-office quotes apart.

Four checks narrow the nine buildings that list 1-2 person office space Birmingham faster than reading the price column does.

  1. Check the smallest office each building sells. Four of the nine list one for a single person; at the other five the smallest seats two. This decides more of a solo bill than any rate does.
  2. Read the monthly figure as the whole office. The published amount is the rent for the room, not a charge per person.
  3. Ask which room, and what it measures. At seven of the nine every two-person office carries one price over several floor areas, so the room you are offered is worth asking about by name.
  4. Pin down the term and the start date. Thirty-seven of the forty state a one-month minimum, and fourteen start on a future date.

Done in that order, the nine narrow to a short list rather than a spread of numbers.

What to ask when you enquire

The listings stop where the operator’s terms begin. Take these six to the operator: the 40 listings for 1-2 person office space Birmingham leave every one of them open, and the first four change what the monthly figure actually buys.

  • Is the quoted figure before or after VAT, and are business rates inside it or billed separately?
  • What is the deposit, and how many months are payable before you move in?
  • Is the minimum rental period the same as the notice period, and what happens to the price at renewal?
  • What is included — furniture, internet, cleaning, electricity, mail, meeting-room time?
  • Which specific office is being offered, what does it measure, and is it marked internal or external?
  • What are the access hours, and is there parking?

1-2 person office space Birmingham: FAQ

What is the monthly price range for a one- or two-person office in Birmingham?

Between £175 and £780 a month for the whole office, across 40 private-office listings in 9 Birmingham buildings on Wezoo on 7 September 2026. The 10 listed for one person run £175 to £229 a month; the 30 listed for two run £350 to £780. Each figure is the rent for the office, not a rate per person.

Which Birmingham buildings list an office for one person, and what do they charge?

Four of the nine Birmingham buildings that list an office for one or two people: Park House at £175 a month, 156 Great Charles Street Queensway at £219, the Lewis Building at £225 and Apex House at £229. At the other five the smallest private office listed seats two, starting at £350 a month.

What is the cheapest one-person office in Birmingham?

£175 a month at Park House on Bristol Road South, B45 9AH, on two listings. That is the lowest monthly figure on any of the 314 priced private-office listings Wezoo publishes inside Birmingham, at any size, on 7 September 2026. Park House sits about 7.6 miles south-west of the Lewis Building.

Does a two-person office cost twice a one-person office?

At all four Birmingham buildings that list both sizes, yes, to the penny: Park House £175 and £350 a month, 156 Great Charles Street Queensway £219 and £438, the Lewis Building £225 and £450, Apex House £229 and £458. That follows from how all four price: each divides every office it lists to one figure per person, so doubling the headcount doubles the rent. Those four are the only Birmingham buildings where the question can be answered: of the nine that list an office for one or two people, the other five list no one-person office.

How much floor space do these Birmingham listings publish?

All 40 listings for one or two people publish a figure. The 10 one-person listings declare 4 or 5 square metres, median 5. The 30 two-person listings declare 5 to 13, median 7, and the two largest of those are both at Cornwall Buildings. Two buildings, the Lewis Building and Park House, publish a five-square-metre office at each size.

Do I sign a lease for an office this size in Birmingham?

The listings do not describe a lease. Of the 40 listings for one or two people, 37 state a one-month minimum rental period; the other three, at Birmingham Brindleyplace and Cornwall Buildings, state no minimum term at all. The operator sets the agreement, so confirm the term, the notice period and the renewal price in writing before you commit.

Can I book 1-2 person office space Birmingham online the way I would a meeting room?

No. Private offices on Wezoo are an enquiry, not an instant booking: you send your requirements and the operator comes back with a proposal. Meeting rooms, day offices and hot desks are the products you can book by the hour or the day.
