Somewhere between seven and ten people, a team stops fitting round a bank of hot desks and starts pricing a door of its own. On Wezoo, 7-10 person office space Birmingham comes down to 55 offices across 13 buildings, counted on 7 September 2026 — and every one of them publishes a monthly figure. That is the size band directly above 3-6-person offices in Birmingham, and this page belongs with our complete guide to private offices.
For an overview of every option, see all private offices in Birmingham.
Listings for 7-10 person office space Birmingham run from £1,225 to £4,900 a month for the room. What follows is where inside that range the choice actually sits, and one piece of arithmetic that looks like a volume penalty and is not. The desk count sets the size of the room. The address sets the price of the desk.
Wezoo snapshot — 7-10 person office space Birmingham
- 55 offices listed for 7, 8, 9 or 10 people, across 13 of the 17 Birmingham buildings that publish a priced private office (19 buildings in the city in total)
- Whole office, per month: £1,225 to £4,900 — median £1,845
- Divide each office by the people it is listed for: £175.00 to £490.00 per desk — median £225.00 (derived, not a published rate)
- Floor area: 18 to 92 m² — median 23 m²
- Operators with the most addresses in this band: Regus (5), Bruntwood (3), Spaces (2)
- All 55 carry a published monthly figure in GBP
Three conventions govern every figure on this page, and they are stated once here rather than repeated. First, the monthly price a listing publishes is the price of the whole office, not a desk rate — so a £1,800 eight-person room is £1,800 a month for the room. Second, every per-desk figure below is derived: the whole-office price divided by the maximum number of people the operator lists the room for. This page treats one listed occupant as one desk, so “an eight-desk room” throughout means a room listed for eight people. Where that division lands on a half penny it is rounded up, and said so. Third, the listings carry no tax field at all, so nothing here is stated as including or excluding VAT; the standard UK rate is 20% and the operator will confirm how it applies to your quote. Every figure quoted below for 7-10 person office space Birmingham follows all three.
What does 7-10 person office space Birmingham cost per month?
Between £1,225 and £4,900 a month for the room, with a median of £1,845. Divided by the people each room is listed for, that is £175.00 to £490.00 a desk, median £225.00. The cheapest whole office in the band is a seven-person room at Park House, £1,225 a month; the dearest is a ten-person room at Runway East’s Arca on Temple Row, £4,900.
| Room listed for | Offices | Buildings | Whole office / month | Median whole office | Derived per desk (median) | Floor area |
|---|---|---|---|---|---|---|
| 7 people | 13 | 7 | £1,225 – £2,490.83 | £1,575 | £225.00 | 18 – 24 m² |
| 8 people | 23 | 10 | £1,400 – £3,120 | £1,800 | £225.00 | 20 – 73 m² |
| 9 people | 10 | 7 | £1,575 – £3,330 | £1,998 | £222.00 | 23 – 46 m² |
| 10 people | 9 | 7 | £1,750 – £4,900 | £2,875 | £287.50 | 26 – 92 m² |
| All 7–10 | 55 | 13 | £1,225 – £4,900 | £1,845 | £225.00 | 18 – 92 m² |
The derived per-desk column is where this band gets interesting. Read down it: £225.00, £225.00, £222.00, £287.50. Flat, flat, almost flat — then a £65.50 step at ten desks, a rise of 29.5% on the nine-desk figure. Anyone who expects the per-head rate to fall as the room grows will read that as a penalty for going one desk bigger. It is not one, and the listings themselves say why.
Why does the per-desk median jump at ten desks?
Because the sellers change. Almost none of them change their prices.
Only 5 of the 13 buildings that list 7-10 person office space Birmingham carry a room on each side of the nine-to-ten line. Of the rest, 6 list a seven-, eight- or nine-desk room but nothing at exactly ten — 156 Great Charles Street Queensway, Apex House, Birmingham – Colmore, Cornwall Buildings, Fort Dunlop and Mclaren Building — and 2 appear at ten desks and nowhere else in the band: Bruntwood’s iCentrum on Holt Street in B7, and Runway East’s Arca on Temple Row. Six out, two in, five on both sides: 13 buildings, and a different set of doors at the top of the band than at the bottom.
Now run the only test that can separate a price rise from a reshuffle: take the buildings that list on both sides of the nine-to-ten line, and ask what each of them does to its own rate.
| Building | Operator | Rooms at 7–9 desks | Median derived per desk, 7–9 | Rooms at 10 desks | Derived per desk at 10 | Change |
|---|---|---|---|---|---|---|
| Birmingham Aston Cross | Regus | 3 | £175.00 | 1 | £175.00 | no change |
| Park House | Regus | 2 | £175.00 | 1 | £175.00 | no change |
| Edmund House | Regus | 2 | £205.00 | 1 | £205.00 | no change |
| Lewis Building | Spaces | 9 | £225.00 | 1 | £225.00 | no change |
| Birmingham Brindleyplace | Elementa | 9 | £317.25 | 1 | £362.95 | +£45.70 |
Four of the five hold exactly the same derived rate at ten desks as at seven, eight or nine. Aston Cross holds £175.00 across its eight-, nine- and ten-desk rooms. Park House holds £175.00 at seven, eight and ten. Edmund House holds £205.00 at seven, eight and ten. The Lewis Building holds £225.00 across all ten of its rooms in this band. One building does raise its rate across the line — Brindleyplace, by £45.70 a desk. That is a real rise, and it is nowhere near large enough to produce a £65.50 step in a city-wide median.
Pool those five buildings on their own and the pooled figure moves the other way. Their 25 rooms at seven to nine desks have a median derived rate of £225.00; their 5 rooms at ten desks have a median of £205.00. Read that carefully, because it is a weighting effect as well: each of the five contributes exactly one ten-desk room, so the two £175.00 Regus addresses supply two of the five rooms on the ten-desk side and only five of the twenty-five below it. What it does show is that across the same five price cards, not one rate went up except Brindleyplace’s.

So where does the £287.50 come from? Of the 9 ten-desk offices Wezoo lists in Birmingham, 3 belong to one building — iCentrum — and the median ten-desk listing is one of them. Take those three rooms out and the ten-desk median falls to £215.00, which is below the £222.00 at nine desks. The whole of the pooled rise is three rooms in one building.
And those three rooms are a different product. They are 89, 91 and 92 m², or 8.90 to 9.20 m² a desk, against a band median of 2.75 m² a desk — roughly three times the space per person of the twenty-something-square-metre rooms that fill the columns below. Floor area explains the middle of the ten-desk column. It does not explain the top: the dearest room in the band, Runway East’s ten-desk office on Temple Row at £490.00 a desk, is 29 m², or 2.90 m² a desk — an ordinary room, a shade over the band median of 2.75. It costs 2.8 times what the two cheapest ten-desk offices in the city cost per desk, on 29 m² against their 26 and 27. Whatever that £490.00 is buying, floor area is barely any of it.
One caution about the per-size medians, because it cuts both ways. The nine-desk figure of £222.00 is the midpoint of £219.00 and £225.00 over ten listings, and is a rate no room publishes. The ten-desk figure of £287.50 is a single listing, the fifth of nine. Medians over columns this thin move on one building’s decisions, which is the argument above and also why the per-building table below is where the useful detail sits.
The short version. Read the room, not the average. At 4 of the 5 buildings that list on both sides of the nine-to-ten line, crossing it costs nothing per desk, and at Brindleyplace, the fifth, it costs £45.70. And the floor of the market — £175.00 a desk — is on the table at every size in the band: Park House publishes it at seven, eight and ten, Birmingham Aston Cross at eight, nine and ten.
Six buildings for 7-10 person office space Birmingham, and what each one shows
Six addresses, chosen so that between them they span the range: two of the three Bruntwood buildings that sell unusual floor area, two flat-rate cards from the middle of the market, the Regus with a restaurant on its listing, and the joint-cheapest desk in the band. Prices are the published monthly figure for the whole office, on 7 September 2026. All 13 buildings, including the seven not profiled here, are in the table further down.
iCentrum — 6 Holt Street, B7 4BP
Nine square metres a desk, and only ten-desk rooms inside the band
Bruntwood’s building at 6 Holt Street in B7 lists three ten-desk offices, and nothing else inside this band, at £2,875, £2,929 and £2,970 a month — £287.50, £292.90 and £297.00 a desk once you divide. (It also lists one five-person room at £1,598, below the band.) What the ten-desk rooms buy is unusual: 89, 91 and 92 m², close to nine square metres a desk, when the band median is 2.75 m² a desk. Two of the three publish an “Available now” note; the third carries a start date of 17 November 2026. The listing shows breakout space, a lounge and a reception service, and publishes no minimum term — ask.

Mclaren Building — 46 The Priory Queensway, B4 7LR
iCentrum’s floor area at three quarters of the rate

Bruntwood’s block at 46 The Priory Queensway, in the middle of the city, lists two eight-desk offices, at £1,741 and £1,800 a month. Those work out at £217.63 and £225.00 a desk — the first of which is a half-penny division, £217.625, rounded up. They are 71 and 73 m², so 8.88 and 9.13 m² a desk: the same generous footprint as iCentrum, at about three quarters of iCentrum’s per-desk rate. Both read “Available now”. The listing shows a reception service and, again, publishes no minimum term.

Apex House — Calthorpe Road, B15 1TR
One rate, three sizes, Edgbaston

Regus at Calthorpe Road publishes five offices across seven, eight and nine desks, from £1,603 to £2,061 a month, and every one of them divides to exactly £229.00 a desk. Rooms run 19 to 23 m². It is one of the seven flat cards in this band: whichever size you take, the rate does not move. Three of the five publish a start date in 2027; all five state a one-month minimum term. Parking, a lounge, catering and step-free access are on the listing.

156 Great Charles Street Queensway — B3 3HN
The smallest room in the band

Spaces at Crossway lists four offices, one at seven desks and three at nine, £1,533 to £1,971 a month, all at £219.00 a desk. The seven-desk room is 18 m² — the smallest floor area anywhere in this band, and 2.57 m² a desk, just above the 2.50 m² a desk that six eight-desk rooms elsewhere in the band share. Efficient if your team works on laptops and books a room to meet; worth a walk-round first if everyone runs two screens. Parking and step-free access are on the listing, and all four rooms state a one-month minimum term.

Fort Dunlop — B24 9FE
A restaurant on the listing, at £205.00 a desk

The Regus floor inside the old Dunlop tyre works lists five offices at seven, eight and nine desks, £1,435 to £1,845 a month, every one at £205.00 a desk — a rate it shares with Edmund House in B3. Rooms are 20 to 24 m². It sits north-east of the centre at Erdington, beside the M6. That is the trade you are making: a restaurant, a coffee bar and catering on the listing, a public car park nearby, and £205.00 a desk, £20 under the band median. All five state a one-month minimum term.

Park House — Bristol Road South, B45 9AH
The band’s lowest per-desk rate, shared with one other building

Regus on Bristol Road South at Rubery lists three offices, at seven, eight and ten desks, from £1,225 to £1,750 a month — £175.00 a desk at every one of them. That £175.00 is the lowest derived per-desk rate in this band, shared with Birmingham Aston Cross, and £1,225 is the cheapest whole office in it. It is on the south-west edge of the city at Rubery, so you are trading a city-centre postcode for £50 a desk a month against the band median. All three state a one-month minimum term.

Read the derived per-desk column and the shape of the listed supply falls out. 7 of the 13 buildings publish one single per-desk rate across more than one room size in this band — at those addresses the rate does not move with the desk count at all. Two more publish a single rate but list only one size, so they carry no information either way. The 4 that vary are Brindleyplace, which publishes a different figure for each of its 10 rooms, iCentrum and its three near-identical tens, Cornwall Buildings at £370.00 and £390.00, and the Mclaren Building at £217.63 and £225.00. For 7-10 person office space Birmingham, the price card is a property of the address, not of the desk count.
One field turns out to say nothing at all. 46 of the 55 listings publish a room type — 31 external and 15 internal — and the median derived per-desk rate is £225.00 for both, to the penny. That is a pooled comparison rather than a matched one, and the nine listings publishing no room type are not a random nine: they are Bruntwood’s eight band rooms plus Runway East’s single one. Treat it as a null; it is not a law. But in this band, whatever the two labels distinguish is not showing up in the price.
What do the listings say about term, start date and the costs outside the rent?
Listings for 7-10 person office space Birmingham say less about the contract than you would like, and what they do say splits by building. A minimum term appears on 34 of the 55 offices, and every time it appears it says one month. The split is clean: 7 buildings state it on every band room they list, and 6 state it on none. One month is a short commitment by the standards of commercial property, but the listings set out nothing else about the agreement, and the other 6 say nothing at all — that answer has to come from the operator.
Start dates come through two separate fields, and on none of these 55 listings do both appear. 21 offices publish a date, and all 21 of them are in the future — the earliest is 1 November 2026 and the latest is 1 March 2029. 15 publish a note instead, and every one of those notes reads “Available now”. The remaining 19 publish neither, and a blank field is not an answer: it means the listing does not say, not that the room is free tomorrow. The three groups account for all 55.
Two costs sit outside the monthly figure quoted for 7-10 person office space Birmingham, and both are worth raising on the call. Business rates are charged on most non-domestic properties; the guidance for England lists offices among those properties, and says you will probably have to pay the rates if you use a building or part of a building for non-domestic purposes. Reliefs and exemptions apply in some cases. Who carries that liability in a serviced office is a question for the operator, and none of these listings states it. VAT is the other. Neither is inside the published price, because the published price carries no tax or charges field at all.
How to compare 7-10 person office space Birmingham in five steps

- Fix the headcount first. Filter to rooms listed for 7, 8, 9 or 10 people. That is 55 offices out of the 316 private-office listings across the city’s 19 Wezoo buildings.
- Read the monthly figure as the room. £1,800 on an eight-desk listing is £1,800 for the office, not for a desk in it.
- Do the division yourself. Price over listed occupancy gives you the per-desk rate that lets you compare a seven-desk room against a ten. Nothing on the listing does it for you.
- Check the floor area before the rate. Band rooms run from 18 to 92 m². The Lewis Building and the Mclaren Building both list an eight-desk office at £1,800 a month; the smallest of the Lewis rooms at that price is 20 m² and the Mclaren one is 73 m².
- Ask about term and start date. 34 of 55 publish a minimum term and 21 publish a start date; assume nothing from a blank.
Done in that order, 7-10 person office space Birmingham resolves into two numbers a listing does not print for you: the rate per desk and the floor area behind that rate. If the band above or below is where you actually land, the same arithmetic applies. Our guide to 3-6-person offices in Birmingham covers the smaller rooms, office space in Birmingham takes the wider view of the city’s private offices and meeting rooms, and what a private office costs in Birmingham asks the same question outside this size band. For the floor-area question on its own, see how much office space per person you need.

7-10 person office space Birmingham: FAQ
How much does 7-10 person office space Birmingham cost?
Between £1,225 and £4,900 a month for the whole office, median £1,845, across 55 listings in 13 buildings on 7 September 2026. Divided by the people each room is listed for, that is £175.00 to £490.00 a desk, median £225.00 — a derived figure, not a rate operators quote.
Is a ten-desk office cheaper per desk than a seven-desk one in Birmingham?
Usually it is the same. Five buildings list a room on both sides of the nine-to-ten line, and four of them charge exactly the same per desk on both — Aston Cross £175.00, Park House £175.00, Edmund House £205.00, the Lewis Building £225.00; the fifth, Brindleyplace, is £45.70 a desk dearer at ten. The pooled median across the city does rise, from £222.00 at nine desks to £287.50 at ten, but that is three rooms in one building: leave iCentrum out and the ten-desk median falls to £215.00, below the nine-desk figure.
Which building has the cheapest listings for 7-10 person office space Birmingham?
Park House on Bristol Road South, where a seven-desk office is £1,225 a month. On a per-desk basis Park House and Birmingham Aston Cross tie at £175.00, the lowest derived rate in the band, and Park House holds it at seven, eight and ten desks alike.
How much floor space do listings for 7-10 person office space Birmingham publish?
Rooms run from 18 to 92 m², median 23 m². Room by room, that is 2.50 to 9.20 m² a desk, with a median of 2.75. The spread is real: an eight-desk office in this band can be 20 m² or 73 m². Check the area before you compare two rates.
Do I sign a lease for 7-10 person office space Birmingham?
The listings do not say. 34 of the 55 publish a minimum term and each one states a single month; the other 21 publish no term at all. Nothing else about the agreement appears on the listing — no notice period, no deposit, no schedule of what is included — so what you would actually be signing is a question for the operator.
Can I book one online the way I would a meeting room?
No. Private offices on Wezoo are an enquiry, not an instant booking: you compare the listings, send your requirement, and the operator comes back with a quote and a viewing. Meeting rooms, day offices and hot desks on Wezoo do book instantly, at the buildings that list them.
