Is a virtual registered office address legal in the UK?
Yes. Nothing in UK company law says your registered office has to be a building you occupy. It says the address must be appropriate. A virtual registered office address is legal as long as the provider’s building meets the statutory test.
Since 4 March 2024, under the Economic Crime and Corporate Transparency Act, Companies House rules for registered office addresses require that:
- the address is a physical address in the UK;
- it is in the same country the company is registered in — an England & Wales company needs an England or Wales address, a Scottish company needs a Scottish one;
- you, or someone acting for your company, will be made aware of any post delivered there;
- the sender can get confirmation of delivery.
Miss those and your company can be struck off the register. That is the whole risk, stated plainly.
Two consequences follow. First, Royal Mail PO Boxes — and equivalent box-only services from anyone else — are no longer acceptable. A PO Box is a slot. A registered office is a responsibility. Second, an unstaffed address with a letterbox and nobody behind it is a bad bet, because nobody can confirm delivery. That is precisely why a virtual registered office address at a serviced building works: there is a reception, a person, and a record.
What Companies House accepts as a virtual registered office address
The test is behavioural, not architectural. Companies House does not care whether you sit at the desk. It cares whether someone opens the envelope.

Virtual office vs registered office address: what is the difference?
They get used interchangeably and they should not be. One is a service bundle. The other is a legal designation.
A virtual office is a commercial product: an address you can put on your website, invoices and business cards, usually with mail handling, sometimes with call answering and meeting-room credits. A registered office address is a statutory field on the public register — the address the state uses to serve documents on your company.

That last row is the trap. Some providers sell a trading address and a registered-office address as separate subscriptions, and will return statutory post to sender if you bought the wrong one. How does Companies House and HMRC post reach you?
Through a chain that has to be unbroken at every link. Reception signs for the item. It is logged against your company. You get notified — usually a scan by email the same day. Then the original is either forwarded to a nominated address, held for collection, or, for many statutory notices, kept on file after scanning.
Three things matter more than speed:
- Acknowledgement. Someone must be able to confirm delivery to the sender. Reception does this.
- Attribution. Post must be recognised as yours, which means the provider needs your company registered against the address before the first envelope arrives.
- Retention. Statutory post you never opened is still legally served. A struck-off warning does not become less real because it sat in a tray.
Note also that your registered email address — mandatory since March 2024 — is not published. Companies House will use it to reach you, and your virtual registered office address provider has nothing to do with it. Keep it monitored.
What does a virtual registered office address cost in the UK?
Wezoo does not publish prices for virtual offices. Terms are agreed with the operator when you request the address, because what you are buying — registered office only, registered office plus trading address, mail forwarding, call answering, meeting-room access — varies enormously by building.
For orientation, across the wider UK market registered-office-only packages are typically advertised from roughly £30 to £100 per year, while full virtual office bundles that include a trading address, mail handling and call answering commonly run from about £20 to £80 per month. Treat those as market bands, not Wezoo quotes. The cheapest option costs you the most if the mail never arrives.
One cost that is easy to miss: changing your registered office later is free at Companies House, but the old address stays visible in the company’s filing history. Choose once, deliberately.

- Match the jurisdiction. England & Wales, Scotland or Northern Ireland — the address must sit in the same one your company is registered in.
- Confirm the plan allows registered-office use. A trading address alone is not enough; Companies House and HMRC post must be accepted, not returned.
- Check there is a staffed reception. Someone has to be able to acknowledge delivery. This is the appropriate-address test in practice.
