Take the virtual office when the address has a job to do and the room does not. Nothing here is bookable on Wezoo — no day office, hot desk or meeting room appears in the listing, though the building’s own amenity list names meeting rooms and event space.

The building: A shared lounge on a glazed corner: navy sofas, a patterned rug and communal benches under the windows. The listing puts the walk to Tysons station at 503 meters, gives weekday opening hours of 9:00 a.m. to 6:00 p.m., and lists parking, bike storage, a coffee and tea bar, a lounge, phone booths and a reception service in its building-services field. How do you choose, and how far in advance should you set one up?

Start with the filing, because that is the part an address can fail. Under § 13.1-1015 of the Code of Virginia, a Virginia LLC must continuously maintain a registered office in the Commonwealth plus a registered agent, and the statute sets out who may serve. Two of the three routes it allows — a qualifying individual, or a company authorized to transact business in Virginia — require that agent’s own business office to be the registered office. The third, a Virginia-resident officer of the company, instead has to be available at the registered office during regular business hours.

On any of the three, renting a mailbox in a building does not by itself appoint someone in that building as your agent. Ask the operator whether registered agent service comes with the address; if it does not, an agent appointed separately can hold that role.

The Form 1583 step

The second gate is the Postal Service, and it is the one with a trip in it. Under the current Domestic Mail Manual rules, a business that operates primarily to provide private office facilities and other business support services, taking single-point mail delivery, counts as a Commercial Mail Receiving Agency, and a CMRA can deliver mail to you only once PS Form 1583 is on file.

The USPS revision sets out what that takes: acceptable primary and secondary forms of identification, both current; a signature witnessed by the CMRA owner or manager, an authorized employee, or a notary public; and the form plus the ID images entered into the USPS CMRA customer registration database. Where the information on the form does not match the identification, the rule tells the CMRA to deny the application. So the sequence is: choose the address, ask the operator for its own turnaround, and book the witnessing appointment before you print the address on anything.

The two filings people forget

Once the address is live, tell the IRS. Form 8822-B is how a business with an EIN reports a new mailing address, a new business location or a change of responsible party, and a change of responsible party has to reach the IRS within 60 days. Then the local license: Fairfax County asks owners to register with its Department of Tax Administration within 75 days of beginning operations, with a 10% late-filing penalty after that.

Then read the exclusions, because they turn on where the office sits, not where you live. The county’s guidance carves the towns of Vienna, Herndon and Clifton and the cities of Fairfax, Falls Church and Alexandria out of county BPOL, and two of these four addresses carry a Vienna mailing address. The mailing city is not the boundary; the building’s locality is, and the county says businesses in those towns and cities should take license tax up with the jurisdiction directly. 1775 Tysons Boulevard is the closest at 503 meters from Tysons station, then 1640 Boro Place at 592 and American Center East at 630, both from Greensboro. 8000 Towers Crescent Drive is the outlier at 1,227 meters. Boro Place is also the only one of the four whose listing names three stations: Greensboro, Spring Hill and Tysons.
