office space ohio - Wezoo private office guide

Finding office space Ohio teams can actually move into comes down to one number that almost nobody quotes you: the price per seat. Wezoo lists 64 private-office buildings across 34 Ohio towns, and 45 of them publish a monthly starting rate covering 725 individual suites. Run the arithmetic across all 725 and something unusual falls out — the building sets one per-seat rate, and everything else is multiplication.

That single fact changes how you shop. Suite size does not move the rate. Move-in date does not move the rate. Which door you walk through moves it by 3.66×. This guide shows the office space Ohio rate card in full, names the eight buildings we would start with, and explains why the biggest rooms in the state are the ones you can have this week. If you are still deciding whether a private suite is the right format at all, start with our complete guide to private office space first.

How office space Ohio pricing actually works: one rate per building

We checked every priced office space Ohio suite against a simple model: monthly price equals seats multiplied by a single rate belonging to the building. It fits 724 of 725 suites to within 5%, with a median error of 0.00%.

seats×building rate=monthly price

In 44 of the 45 priced buildings, every single suite carries an identical per-seat figure. Not similar — identical. The median within-building variation is exactly zero. Across all 725 suites there are only 29 distinct per-seat values in the entire state, which is what a rate card looks like when you plot it. Exactly one building shows any internal variation at all — 800 N High St in Columbus, where five suites span $243 to $275 per seat.

So the negotiation you think you are having about square footage is really a decision about which reception desk you walk past. Here is the office space Ohio spread across the eight buildings featured below.

Building Town Operator Per seat People Monthly
KMG Building Louisville HQ $119 2–9 $238–$1,071
8200 Beckett Park Dr West Chester HQ $169 1–7 $169–$1,183
1 W Winter St Delaware HQ $189 1–8 $189–$1,512
2014 Champions Gateway Canton Regus $205 1–6 $205–$1,230
470 Olde Worthington Road Westerville Regus $219 1–11 $219–$2,409
Park Center Plaza I Independence Regus $249 2–23 $498–$5,727
Arrowhead Park Maumee Regus $255 1–6 $255–$1,530
7055 Engle Rd Middleburg Heights HQ $275 1–19 $275–$5,225

The brand on the door does not set that number. Across the 725 priced suites, operator explains only 12.6% of the variation in per-seat rate, and a single operator — HQ — appears at both $119 and $349. When you shop office space Ohio listings you are choosing a building, not a logo.

What does office space Ohio cost per month in 2026?

Median $249 per seat per month. A three-person suite at the median lands at $747; the median monthly price across all 725 suites, every size together, is $765. The full monthly range runs from $169 for a one-person room to $12,170 for a 50-person floor in Columbus.

What is striking is how little office space Ohio rates move with size. Buying more seats does not earn you a volume discount in this market.

Suite size Suites Median per seat
1–2 people 227 $255
3–4 people 313 $249
5–9 people 151 $249
10+ people 34 $255

Six dollars separates the cheapest size bucket from the dearest. Ohio prices a seat like a commodity and the address like a product. For a national view of how that compares, see our breakdown of how much a private office costs across the US.

Does waiting for office space Ohio inventory make it cheaper?

No. Lead time is priced at zero in Ohio, and we can put a number on it. Of the 725 priced suites, 286 carry a future availability date — a median wait of 170 days, and the longest runs 1,812 days out. The correlation between how long you wait and what you pay per seat is 0.055, an r² of 0.003. That is noise.

Wait before move-in Suites Median per seat Largest suite
Available now 439 $249 50 people
Under 3 months 78 $249 16 people
3–6 months 78 $249 19 people
6–12 months 89 $249 9 people
Over 12 months 41 $255 15 people

Look at the last column instead of the price column. That is where the real constraint lives.

The waitlist is for small rooms

All 11 Ohio suites seating 20 or more people are available now. Not one of them is future-dated. Those 11 rooms sit across 7 buildings, 4 operators and 4 towns, so this is not one landlord’s quirk. Widen the threshold to 10 seats and it still holds: 26 available now against 8 with a date.

This inverts the assumption most growing teams arrive with. You expect the big room to be the scarce one and the small room to be easy. In Ohio the pipeline of dated inventory is almost entirely small suites — the median future-dated suite seats three people, and nothing above 19 seats is queued at all. Small rooms turn over fast and get re-listed with a date attached. Large rooms sit until someone takes them.

So the practical rule reverses by team size. Need 12 desks? Look now — 15 of the 19 suites at that size or larger are open today, and waiting will not produce a cheaper or a bigger option: the largest suite available now seats 50, the largest with a future date seats 19. Need three desks and flexible timing? You have 168 dated suites of three seats or more to choose from, at the same rate as everyone else.

Which Ohio metro should you look in?

Ohio does not have one office market, it has six. Office space Ohio buildings cluster into six metros, and they do not behave alike. Columbus carries the most buildings and the widest absolute rate range; the Akron–Canton corridor holds both the lowest rate in the state and one near the top.

Metro Buildings Towns Per-seat range Median
Columbus 25 8 $185–$435 $250
Cincinnati 15 8 $169–$275 $237
Cleveland 14 10 $199–$359 $249
Akron–Canton 5 4 $119–$349 $215
Dayton 3 2 $195–$295 $245
Toledo 2 2 $239–$255 $247

One honest caveat about reading that table as geography: 22 of the 28 towns with a published rate hold exactly one building. When a town has one building, “the town rate” and “the building rate” are the same number wearing different labels. We are not claiming Canton is structurally cheaper than Columbus — we are showing you which specific doors carry which rate. The metro column is a search area, not a price prediction.

City-level detail already exists for the biggest markets. See office space Columbus, office space Cincinnati, office space Cleveland and private office Dayton. Smaller markets have their own guides too, including private office Akron and private office Toledo.

8 best office space Ohio buildings for private offices in 2026

We picked these eight to span the affordable end of the rate card through the middle, and deliberately chose towns that do not yet have a dedicated guide — so this list adds doors rather than repeating the Columbus and Cincinnati round-ups. They are ordered by per-seat rate, lowest first.

When is a private suite the wrong answer?

A monthly suite is a commitment to a seat count. If your headcount is genuinely uncertain, or you need a room for a day rather than a year, the office space Ohio market has shallower options on the same platform.

  • Meeting rooms — 61 Ohio buildings, 60 with a published rate. Entry rates run $15.00 to $190.06 per hour, median $64.70, with individual rooms reaching $238.12. Best for the pitch, the board meeting, the quarterly review.
  • Day offices — 43 Ohio buildings, $49 to $209 per day, median $109. Best for a focused team day without a lease.
  • Hot desks — 41 Ohio buildings, $19 to $69 per day, median $39. Best for one person, some of the time.

Run the arithmetic before you commit. At the $249 median, a three-person suite costs about $747 a month. Three hot desks at the $39 median cost more than that once each person is in more than about six and a half days a month, and less if they are not. Book for the pattern you actually have, not the one you plan to have.

Choosing a business location involves more than rent — the US Small Business Administration covers the zoning, tax and registration questions that come with an address. Ohio’s mix of manufacturing, healthcare and financial-services employers is summarized in this overview of the economy of Ohio.

How to shop office space Ohio buildings in three moves

Three moves, in this order:

  1. Fix your seat count first. It is the only input that scales your bill. At the state median, two extra seats add about $498 a month — but the real figure is two times whatever your building’s rate is.
  2. Then pick the rate, not the room. Every suite in a building shares one per-seat number, so shortlist by that number and you have shortlisted every room inside it at once.
  3. Check the date last, and only if you are small. If you need 10 or more seats, the available-now list is roughly three-quarters of the market. Below that, a flexible date opens 278 more suites at no extra cost per seat.

One caveat on coverage before you start.

Nineteen of the 64 Ohio buildings — all of them COhatch locations — do not publish a monthly starting rate through Wezoo, so they sit outside every figure in this guide. They are still worth an inquiry; you just have to ask for the number rather than read it.
