Two-thirds of the state’s bookable business addresses end in Drive, Parkway or Plaza. Six are a numbered highway — 2001 US-46 in Parsippany, 3121 Route 22 East in Branchburg, 333 US 9 in Bayville. Where downtown addresses exist, they are almost entirely a North Jersey product. Seventeen of the 18 Street-and-Avenue addresses sit in the New York commuter shed. Does a downtown address actually cost more?
The market implies it and nobody measures it. A Street address reads better than a Drive address, so you would expect to pay for it. We checked. The answer is no.

The New York gradient is strong and steady: the correlation between per-desk rate and distance from Midtown is −0.69 across 54 addresses. The Philadelphia gradient is −0.06 across 16, which is no gradient at all. Being close to Philadelphia does not make a South Jersey address dearer. Being close to Manhattan makes a North Jersey address a great deal dearer.
It survives the brand control. Regus charges $342 per desk in its New York-shed buildings against $375 in its Philadelphia-shed ones; HQ charges $310 against $409. New York sets New Jersey’s prices. Philadelphia does not. South Jersey is not the cheap half of the state — on the monthly rung it is the dearer one.
