A virtual office Knutsford plan gives a company a real Cheshire street address and someone to deal with the post, without renting a desk behind it. Wezoo lists two of them, both run by Bruntwood: Booths Park on Chelford Road and Caledonian House on Tatton Street. Two addresses is not a long list. It is a short one you can actually check, building by building, before you put either on a company filing.
This page covers what the two Knutsford listings do and do not publish, what Companies House has required of a registered office since March 2024, which part of town suits which kind of business, and how to send a request. If you are weighing Knutsford against other parts of the country first, our complete guide to virtual offices in the UK sets out the national picture.

What does a virtual office in Knutsford cost?
Neither Knutsford listing publishes a starting price. Both are listed as an address rather than as a priced unit, so the number reaches you when the provider answers your request, not before.
That is the ordinary shape of this product rather than a gap in the listing. A virtual office Knutsford plan is assembled, not picked off a shelf: an address first, then whatever you add to it. The Knutsford listings page describes a plan as a business address and mail handling, with forwarding or scanning, call answering and on site meeting room access available on top. Two companies at the same building can pay different amounts because they asked for different things.
You will find national averages for this product quoted all over the internet. We are not going to repeat one here, because a figure drawn from a thousand addresses in Birmingham and Bristol tells you nothing useful about two buildings in a Cheshire market town. Ask the provider, and ask for the forwarding terms in the same message so the quote covers what you will actually use.
Is a Knutsford business address accepted for company registration?
It depends on the service behind the address, not on the postcode in front of it. A registered office is judged on who is standing behind the letterbox, not on the sign above it.
Since 4 March 2024, under the first measures of the Economic Crime and Corporate Transparency Act, every company must at all times have an appropriate address as its registered office. Companies House sets out two conditions. A document addressed to the company and delivered there by hand or by post must be expected to come to the attention of a person acting on behalf of the company, and the delivery of documents there must be capable of being recorded by obtaining an acknowledgement of delivery. A Royal Mail PO Box, and equivalent services from other providers, cannot be used. The Companies House announcement and the official summary of the changes both date the rule to that day.
Companies House is explicit about third parties: if you use an agent or another provider’s address, you must make sure the address service they provide meets those requirements. That duty sits with you, not with the building. So the question to put to a Knutsford provider is not whether the address exists. It is whether somebody there will receive a document addressed to your company and be able to acknowledge it.
The consequence of getting it wrong is not a warning letter. If the registrar is satisfied an address is not appropriate, it moves the company to a default address held at Companies House. The company then has 28 days to supply an appropriate address with evidence of a link to it, or the registrar can start the process to strike the company off the register.
One more thing that catches people out. A registered office is not automatically your VAT address. HMRC’s VAT registration manual says the registered address should be the principal place of business, which is normally where orders are received and dealt with and where the day to day running of the business takes place, and that the registered office of a limited company would not be treated as the principal place of business except where there is difficulty in exercising control at the actual one. If you register for VAT, treat the two addresses as separate questions. We go into the registration question in more depth in our guide on whether you can use a virtual office for company registration.
Please note. This page is general information about workspace, not legal, tax or accountancy advice, and it was last checked on 27 October 2026. Company law and HMRC guidance change. Confirm the current rules with Companies House and HMRC, and confirm the address service in writing with the provider, before you incorporate a company or change a registered office.
The 2 virtual office Knutsford addresses on Wezoo
Both are Bruntwood buildings and both sit inside the Knutsford boundary, so neither entry is a neighbouring town borrowed to pad a list. They are not interchangeable, and the difference that matters for an address is what each building has on site.
1. Booths Park, Knutsford

Chelford Road, WA16 8GS. Booths Park sits in 220 acres of Cheshire parkland on the edge of Knutsford, a heritage estate rather than an office block, a short drive from the M6 and from the town centre.
For a business address, one entry on its service list outranks the rest: reception service. The listing also carries breakout spaces, a coffee and tea bar, a lounge, parking and bike storage. The building is listed as open Monday to Friday, 08:00 to 17:30. The nearest listed parking is 407 metres away and the nearest listed bus stop, Chelford Road and Carrwood, is 985 metres. There is no railway station among its listed points of interest, so visitors arriving by train will finish the journey by taxi or on foot.
No starting price is published for this address. Confirm with Bruntwood whether reception will sign for post addressed to your company, and whether that acknowledgement is recorded, before you treat it as a registered office.

2. Caledonian House, Knutsford

Tatton Street, WA16 6AG. This is the town centre address of the two, a contemporary building in historic Knutsford, across from Tatton Park. Its listed points of interest put Knutsford railway station 805 metres away on foot, and the building’s own directions describe that as a five minute walk. King Street Car Park is 469 metres away, with closer parking at 327 metres.
Its service list is shorter: near public transport, near public parking, parking and bike storage. Reception service is not on it. That does not mean post goes unhandled, but it does mean you should ask how it is handled rather than assume, because the appropriate address test turns on exactly that. The building is listed as open Monday to Friday, 09:00 to 17:30, and meeting rooms are available at Booths Park nearby.
No starting price is published for this address either.

Which Knutsford districts carry the most weight for a business address?
Less than the internet will tell you, and not in the way you would expect. The registrar’s test says nothing about which part of a town you pick. Both virtual office Knutsford listings sit in WA16, so neither one buys you a different town’s reputation.
What does change between the two postcodes is reach and presence. Tatton Street puts you in the centre, 805 metres from the station, which is the address to choose if clients, accountants or couriers will turn up without a car. Chelford Road puts you on the parkland edge with closer parking and no rail stop nearby, which suits a business whose visitors drive and whose real need is that post is received properly.
So the ranking depends on which problem you are solving. Pick the address for the post, not for the postcode. If visitors matter more than mail, that order flips, and Tatton Street wins.
Who uses a Knutsford business address, and who should not?
The clearest case is the founder or consultant working from a house in Cheshire. A registered office goes on the public register, and Companies House says plainly that if you run your company from home you should choose a different registered office address if you do not want your home address publicly available. A virtual office Knutsford plan is one way to do that without renting space you will not sit in. The second case is a company whose people are spread across the north west but which wants one stable Cheshire address on its invoices. The third is a business testing whether it wants a presence in the town before committing to a desk.
Now the other side. Do not take one expecting it to double as your VAT principal place of business, for the reason set out above. Do not take one if what you actually need is somewhere to work, because that is a different product and the same two buildings offer it; our guide to office space in Knutsford covers the serviced office side of both sites. Do not take one as a substitute for a PO Box, which is not permitted as a registered office at all. And do not take one at all until the provider has confirmed its address service meets the appropriate address conditions in writing.
If Knutsford turns out to be the wrong centre of gravity, the same product is listed a short distance away in Wilmslow, in Chester and in Warrington.
How to request a virtual office in Knutsford
Requesting a virtual office Knutsford address takes three steps, and the third is the one people skip.
- Pick the address. Town centre and rail access at Tatton Street, or parkland, parking and a staffed reception at Chelford Road.
- Send the request. Say in the first message whether you need mail forwarding or scanning, whether you want call answering, and whether the address will be your registered office. That last detail changes what the provider has to offer you.
- Get the address service confirmed in writing. Before you file an AD01 or incorporate, have the provider confirm that documents addressed to your company will reach a person acting for it and that delivery can be acknowledged. Keep the message.
A worked example: to start with the staffed building, open the Booths Park virtual office listing and send the request from there.

Virtual office Knutsford: frequently asked questions
How many virtual office addresses are there in Knutsford?
Wezoo lists two virtual office Knutsford addresses, both operated by Bruntwood: Booths Park on Chelford Road and Caledonian House on Tatton Street. Both sit inside the Knutsford boundary.
What does a virtual office in Knutsford cost?
Neither Knutsford listing publishes a starting price. The plan is built from an address plus the options you add to it, so the figure comes back from the provider when you send a request.
Can I use a Knutsford address as my registered office?
Only if the address service meets the Companies House conditions. Since 4 March 2024 a registered office must be an appropriate address, meaning a document delivered there would be expected to reach a person acting for the company and the delivery can be recorded by an acknowledgement. Companies House says it is your responsibility to check that a third party provider’s service meets this.
What happens if Companies House decides my address is not appropriate?
The registrar moves the company to a default address held at Companies House. The company then has 28 days to supply an appropriate address with evidence of a link to it, or the registrar can begin the process of striking the company off the register.
Is my registered office the same as my VAT address?
Not automatically. HMRC’s VAT registration manual says the registered address should be the principal place of business, where orders are received and the day to day running happens, and that a limited company’s registered office would not be treated as the principal place of business except where there is difficulty exercising control at the actual one.
Which of the two Knutsford addresses is better for visitors?
Caledonian House on Tatton Street. Its listed points of interest put Knutsford railway station 805 metres away on foot. Booths Park has no railway station among its listed points of interest, though its nearest listed parking is closer at 407 metres.
