A virtual office Kensington search returns four different places. Kensington, South Kensington, West Kensington, North Kensington — the word is shared, the postcodes are not, and only one of them has an address you can actually buy. Get the reading wrong and you spend a year putting a letterhead in front of clients that says something you never intended.
So this is not a list of ten addresses. Greater London carries 283 virtual office London addresses on Wezoo, spread across 100 postcode districts. Exactly two of them print W8. We scanned all 283, drew a ring around Kensington High Street station, and checked every door against the postal register and the borough boundary. What came back is the honest shape of the market — and if you want the wider picture first, start with our complete guide to virtual offices.

What does a virtual office Kensington address actually print?
A virtual office is one line of text with a person standing behind it. You buy the right to use a building’s address on Companies House, on your invoices and on your website; the building’s staff receive your post and tell you it has arrived.
Since 4 March 2024, the Economic Crime and Corporate Transparency Act has made that “person standing behind it” the legal core of the product. A registered office must now be an appropriate address: somewhere a document will come to the attention of a person acting for the company, and where delivery can be recorded by an acknowledgement of receipt. PO boxes no longer qualify. A staffed third-party address does.
Read that carefully and the product changes shape. A registered office is not an address. It is an address, plus a person, plus a window of time in which that person is there to sign.
The UK government’s guidance on the appropriate-address rules sets out exactly what Companies House now expects.
Virtual office Kensington: four places, one postcode that sells
Here is the part nobody says out loud. “Kensington” is not a place in London — it is a family of places, and the compass word in front of it selects a different postal district, sometimes a different borough, and occasionally no supply at all.
We counted the 283 Greater London virtual-office doors by postcode district:
| The Kensington you meant | Postal district | Virtual-office addresses on Wezoo |
|---|---|---|
| Kensington (Kensington High Street) | W8 | 2 |
| South Kensington (museums, Imperial College) | SW7 | 0 |
| West Kensington | W14 | 1 |
| North Kensington | W10 | 0 |
| Notting Hill (same borough, different name) | W11 | 1 in the ring |
The most famous Kensington in the world has nothing to sell you. The nearest virtual-office address to South Kensington station is 1,470 metres away — and it prints W8.
Two of these four buildings sit in W8. That is the whole of the postcode you probably typed. Meanwhile the door named West Kensington — Spaces, on Avonmore Road — is not in the Royal Borough of Kensington and Chelsea at all. Its council is Hammersmith and Fulham. And Fora’s United House, which nobody calls Kensington, sits squarely inside the borough, in the Pembridge ward.
One of these addresses is called Kensington and isn’t in the borough. Another is in the borough and isn’t called Kensington. The council draws one boundary, Royal Mail draws another, and only one of them ends up on your letterhead.
None of this makes any of the four a bad building. They are all good buildings. The mistake is buying a W14 address believing you bought W8 — that is a decision you make once and live with for years.
The 4 best virtual office Kensington addresses in 2026
Ranked by walk from Kensington High Street station. Every distance below is a straight-line measurement from the station concourse to the door.
1. Huckletree Kensington — W8, 128 m from the station

Two minutes from the Circle and District line barriers, on Wrights Lane, behind the High Street. Postcode W8 6TA, borough Kensington and Chelsea, ward Abingdon — the address is exactly what the search term promises, with no asterisk attached.
It is also the most expensive door on this list to walk into. The meeting room runs £86.40 an hour, the highest of the four and 43% above the London median of £60.61. The smallest office suite it will sell you holds six desks at £4,200 a month. There is no one-desk option, and no day office. Huckletree sells you a community and a floor, not an hour.
Services on file: reception, breakout spaces, catering, lounge, climate control. Hot desk from £42 a day — the cheapest desk-day in the ring.

2. Regus Kensington High Street — W8, 435 m from the station

The other W8 door, 358 metres from Huckletree, and the only building in the ring that sells the entire ladder: address, hour, desk-day, day office, month. Postcode W8 6SN, Kensington and Chelsea, Abingdon ward.
Meeting room £59.84 an hour, effectively the London median to the penny. Day office £238.80. Hot desk £94.80 a day — the dearest desk in the ring, and more than double Huckletree’s. And the entry rung that matters most to a one-person company: a single desk from £495 a month.
If you want the W8 letterhead and the option to sit behind it occasionally, this is the door with every rung on the ladder.

3. Fora United House — W11, 975 m from the station

Ninety-five metres from Notting Hill Gate station, and inside the Royal Borough of Kensington and Chelsea despite the name. If the borough is what matters to you — and for some professional registrations it genuinely is — this counts.
The menu is short and deliberate: the address and a suite. No hourly room, no hot desk, no day office. The smallest priced suite is three desks at £2,057 a month (£685.67 per desk); the best per-desk rate across its suites is £610.74. Fora prices the move-in, not the meeting.
That has one practical consequence: if a client wants a boardroom at your registered address, the nearest one you can book by the hour is 1,081 metres away, back in W8. Worth knowing before you sign, not after.
4. Spaces West Kensington — W14, 1,189 m from the station

The honest asterisk of this list. The name says Kensington. The postcode says W14. The council says Hammersmith and Fulham. It is 333 metres from West Kensington tube and 1,189 metres from Kensington High Street — and 2,046 metres from South Kensington, if that was the one you had in mind.
It is also, by a distance, the cheapest way into this whole ring. A single desk from £235 a month. Meeting room £47.41 an hour — 22% below the London median and the lowest of the four. Day office £130.80. Hot desk £54, exactly the London median.
The cheapest Kensington address on this list is the one that isn’t in Kensington. That is not a criticism of the building. It is the price of the word.

What does a virtual office Kensington cost above the address?
Nobody publishes a monthly address rate here — every operator in the ring quotes on request. So the honest way to price a virtual office Kensington plan is to price everything the same building sells above it. That is the bill you will actually meet.
| Building | Postcode | Meeting room /h | Hot desk /day | Day office /day | Entry suite /month |
|---|---|---|---|---|---|
| Huckletree Kensington | W8 | £86.40 | £42.00 | — | 6 desks — £4,200 |
| Regus Kensington High Street | W8 | £59.84 | £94.80 | £238.80 | 1 desk — £495 |
| Fora United House | W11 | — | — | — | 3 desks — £2,057 |
| Spaces West Kensington | W14 | £47.41 | £54.00 | £130.80 | 1 desk — £235 |
The entry bill runs from £235 to £4,200 a month — a 17.9× spread inside 1.2 kilometres of pavement. Per desk the gap narrows to 3×, from £235 to £700. Quote the bill, not the per-desk rate: a £700 desk inside a six-desk minimum is not an option for a two-person company, whatever the arithmetic says.
Is Kensington expensive to work in?
No. And this is the finding that surprised us most.
Kensington is one of the most expensive places in Britain to live. It is an almost exactly average place to work. Take the four buildings in the ring and compare each rung against all 283 Greater London addresses:
| Rung | Kensington ring (median) | Greater London (median) | Difference |
|---|---|---|---|
| Meeting room, per hour | £59.84 | £60.61 | −1% |
| Hot desk, per day | £54.00 | £54.00 | 0% |
| Day office, per day | £184.80 | £192.00 | −4% |
| Private office, per desk per month | £552.87 | £540.00 | +2% |
Every rung lands within 4% of the London median. Not one of them carries the premium the postcode’s reputation would lead you to expect. Kensington’s expensive reputation is a residential fact, and residential facts do not travel to the office floor.
Two caveats, honestly stated: the day-office row rests on two buildings and the room row on three, so read them as a signal rather than a law. The wider point holds regardless — nothing in this ring prices like a luxury postcode. Canary Wharf, by comparison, charges 71% above the London median for a desk-day; Kensington charges the median exactly. It is worth reading alongside our breakdown of the virtual office Canary Wharf market, where the same scan produced the opposite shape.
How far is the nearest boardroom?
Three of the four buildings rent a room by the hour on site. Only Fora’s United House does not — and its nearest bookable hourly room is 1,081 metres away, at Huckletree.
For everyone else the answer is: no walk at all. The letterhead is fixed; the room does not have to be. If you take the W8 address at Regus and the client wants somewhere cheaper for a two-hour workshop, Spaces West Kensington sits 803 metres away at £47.41 an hour. Book the address in one building and the meeting in another. Nothing on Companies House says they have to match.
This is the same pattern we found across the river in virtual office London Bridge, and out west in virtual office Hammersmith — where, incidentally, the W6 register is three times denser than W8’s.
When should you choose a virtual office Kensington address?
Choose W8 when the postcode is doing commercial work for you — consultancy, private practice, anything sold to a West London client base that reads an address before it reads a proposal. Two doors, both a short walk from the tube, both genuinely inside the Royal Borough.
Choose W11 (Fora, United House) when you want the borough and expect to move a small team in within a year — but accept there is no boardroom at the door. If the desk matters more than the letterhead, our guide to office space Kensington prices the same buildings from the other end.
Choose W14 (Spaces) when the word matters more than the postcode and the bill matters most of all. £235 a month for a desk and the full ladder above it is the value play of this ring, provided you go in knowing the council is Hammersmith and Fulham.
And if it was South Kensington you had in mind — the museums, Imperial, Exhibition Road — there is no address to buy there. The closest register entry is nearly a mile away in W8. Every door in this article is inside two stops of the District and Circle lines, so the Transport for London tube map is the fastest way to sanity-check the walk before you commit.

Virtual office Kensington FAQ
How many virtual office Kensington addresses are there on Wezoo?
Four within 1.5 km of Kensington High Street station: Huckletree Kensington (W8), Regus Kensington High Street (W8), Fora United House (W11) and Spaces West Kensington (W14). Only the two W8 doors print a Kensington postcode. Greater London as a whole carries 283 virtual-office addresses across 100 postcode districts.
Is there a virtual office Kensington address in SW7 (South Kensington)?
No. SW7 holds none of London’s 283 listed virtual-office addresses. The nearest one to South Kensington station is 1,470 metres away, in W8. If your search meant the museums quarter, the honest answer is that the register does not serve it.
What does a virtual office Kensington plan cost per month?
No operator in the ring publishes a public monthly address rate — all four quote on request. What is published is everything the same buildings sell above the address: meeting rooms from £47.41 an hour, hot desks from £42 a day, and the smallest office suite from £235 a month.
Can I use a virtual office Kensington address as my registered office?
Yes, provided the provider is staffed. Since 4 March 2024 the Economic Crime and Corporate Transparency Act requires a registered office to be an “appropriate address” where a document reaches a person acting for the company and receipt can be acknowledged. PO boxes no longer qualify; a staffed serviced-office address does.
Is West Kensington in the Royal Borough of Kensington and Chelsea?
No. Spaces West Kensington sits on Avonmore Road in W14, and its local authority is Hammersmith and Fulham. It is 1,189 metres from Kensington High Street station. The building is a good one — the point is simply to know what your letterhead will say before you commit to it.
