Virtual Office in Cyprus: Addresses, Legal Use and Costs (2026)

Virtual office in Cyprus: 2 addresses in Limassol

A virtual office in Cyprus is an address, not a room. You get a real street address in a staffed building that you can put on your website, your invoices and your correspondence, without renting any floor space in it. On Wezoo there are 2 buildings in Cyprus that offer this, both of them in Limassol.

This guide covers what the product includes, where the addresses are, what they cost, what an address can and cannot be used for, and how to request one. Where something is not published by the building, this page says so instead of guessing.

The short version

  • 2 addresses, both in Limassol: Victory House and Vragadinou 15.
  • Both are priced on request. Neither building publishes a rate for its virtual office.
  • Currency in Cyprus is the EUR.
  • What is bundled with the address (post handling, scanning, call answering) varies by provider and is agreed when you request it.

What you get with virtual office in Cyprus — and what you do not

The thing you are buying is the use of a business address at a building that actually exists and is actually staffed. That is the whole product. It is worth being blunt about the boundary, because the two ends of the market look similar in a search result and are not the same thing at all.

What it is. A fixed address at a named building in Limassol, usable on your company materials, with a reception that is physically there to receive what arrives for you. Both Cyprus buildings on Wezoo are serviced office buildings, which means the address sits in a working office, not in a mailbox farm.

What it is not. It is not a lease. You are not renting a room, a desk or a floor, you get no keys, and there is no square-metre figure attached to it. If what you actually want is space to sit in, that is a different product with a different price: Cyprus has private offices and coworking on Wezoo as well, and you would search for those instead. A virtual office also does not come with a tenancy agreement, so it is not the route to take if a third party has asked you specifically for proof of a lease.

What varies, and this matters. Post forwarding, parcel acceptance, scanning of incoming mail, and someone answering a phone line in your company name are the services people most often assume are included. Our inventory does not record them per building, and rather than claim them, here is the honest version: they differ by provider, some are bundled and some are priced separately, and they are settled at the point of request. Ask for the ones you need by name when you enquire, and get the answer in writing before you commit.

What the inventory does record is what each building physically offers on site, which is set out per address in the next section.

Where virtual office is available in Cyprus — the cities and how many addresses in each

All of the Cyprus supply is in one city.

City Addresses Postcodes
Limassol 2 3030, 3041
Nicosia 0 none
Larnaca 0 none
Paphos 0 none

Limassol being the whole of it is not an accident. It is the commercial and shipping centre of the island and the place where internationally owned companies cluster, so it is where serviced office buildings are, and therefore where addresses are. If you need a Nicosia or Larnaca address specifically, Wezoo does not have one to offer you in Cyprus today.

Both Limassol postcodes sit in the central business district, close to each other and to the seafront.

The two addresses

Victory House is in postcode 3030 and is the better-equipped of the two if you ever intend to turn up in person. It is near public transport and near a public car park, and it also has its own parking, a lounge, breakout spaces, catering on site, and step-free wheelchair access. For an address you occasionally need to use as a meeting point, that combination is the more practical one.

Vragadinou 15 is in postcode 3041, a few minutes away. It is near public transport and near a public car park, and it has catering on site. It records fewer on-site facilities than Victory House, which for a product you are mainly using as an address is not necessarily a drawback, and its street name doubles as the address itself, which reads cleanly on a letterhead.

What virtual office costs in Cyprus — and is there a free option?

Neither Cyprus building publishes a price for its virtual office. That is worth stating plainly rather than filling the gap with a range from somewhere else: there is no published figure here, so there is no figure in this article. Prices are on request, in EUR, and you will get one when you enquire.

This is also normal for the product rather than a defect in the listing. A virtual office is usually quoted per company and per term, and often depends on exactly the variable services described above: whether post is forwarded or held, how often, whether it is scanned, whether a phone line comes with it. A single headline number would hide most of what you are actually paying for, which is why buildings tend not to publish one.

Is there a free option? Not a real one, and this is the question worth being most careful about. Free and near-free business addresses exist, and they are generally one of three things: your own home address, which is public once you use it commercially; a mail-drop that is not a staffed building; or an address bundled into a company formation package, where you are not getting it for nothing, you are paying for it inside a larger fee. None of those is the same as an address at a staffed office building, and the difference tends to show up exactly when it matters, which is when something official is delivered and somebody has to receive it.

What you can do to keep the cost down is ask for the address on its own, without the service bundle, and add services later if you find you need them.

Is virtual office legal in Cyprus, and which addresses the registrar accepts

This is the question people ask most about this product, and it deserves a straight answer about what this page can and cannot tell you.

We have not verified the Cypriot rules from primary sources, so this article does not make a legal claim. It will not tell you that a virtual office address may be used as your company’s registered address in Cyprus, and it will not cite a statute, a regulation or an authority to suggest that it may. Anyone telling you otherwise without showing you the source is guessing, and a guess is not what you want underneath a company registration.

What can be said accurately is the following, and it is more useful than it first looks.

  • A registered address and a postal address are two different things. A registered address is the official address of a company in the public register, with legal consequences attached to what gets delivered there. A postal or correspondence address is simply where you would like your post to go. They are often the same address in practice, but they are not the same category, and permission to use an address for one does not automatically mean permission for the other.
  • The building sets its own terms. Whether a given address may be used as a registered address is decided in the first instance by the provider of that building, not by us. Each has its own policy, its own paperwork and its own identity checks, and your request goes through them.
  • Ask the question explicitly when you request. Say what you intend to use the address for, in those words, and get the answer before you file anything. A provider that permits registered-address use will normally have a documented process for it; one that does not will tell you.
  • Verify with the competent authority in your own country before you register. If you are incorporating in Cyprus, or using a Cyprus address for a company registered elsewhere, confirm the requirements with the relevant Cypriot authority, and with a professional advisor where there is money or liability involved. That step is not optional, and it is not one this page can do for you.

General orientation only, not legal advice. Nothing here should be relied on as a statement of Cypriot law. Position as at 26 October 2026.

Who uses virtual office — and who should not

It tends to fit:

  • Companies with a Cyprus footprint but no Cyprus office. A credible Limassol address for a business that is run from elsewhere, or run by people who travel.
  • Remote and distributed teams. Nobody needs a desk, but the company still needs somewhere for post to land and somewhere to put on a contract.
  • People who do not want their home address public. Once a home address is used commercially it is findable, and that is difficult to undo later.
  • Businesses testing the market. An address is a far smaller commitment than a lease, and if Cyprus does not work out you have not signed for space.

It tends not to fit:

  • Anyone who actually needs to sit down somewhere. If the real requirement is a room, a desk, or somewhere for the team to work, a private office or coworking space is the product, not this one.
  • Anyone who needs a Nicosia, Larnaca or Paphos address. Cyprus supply on Wezoo is Limassol only.
  • Anyone who needs the address to satisfy a specific regulatory test without first checking that it does. Licensed activities in particular often carry their own premises requirements, and an address at a serviced building may or may not meet them. Check first, register second.
  • Anyone expecting a bundle by default. If post forwarding and call answering are the point rather than the address, confirm they are included and at what price before you commit.

If that first point is you, the room side of the same market is covered separately. Our guide to office space in Cyprus sets out the 23 private offices in the two Limassol buildings, with floor area and capacity per room, the listed monthly starting prices, and how to request one. Plenty of companies end up taking both: the address for the registry and the paperwork, a room for the days people are actually on the island.

How to request virtual office on Wezoo

There is no checkout for this product. A virtual office is a request, because the provider needs to know who you are and what you intend to use the address for before they agree to it.

  1. Pick the address. Victory House if you want the better on-site facilities and parking; Vragadinou 15 if the address itself is all you need.
  2. Send the request. Use the link on the building and say what you need: the address alone, or the address plus specific services, and whether you intend to use it as a registered address.
  3. Agree the terms in writing. Price in EUR, the term, what happens to post, and the registered-address question answered explicitly rather than implied.
  4. Complete the provider’s checks. Expect identity and company documentation. This is standard and it is also the reason a staffed address is worth more than a mail drop.

If Cyprus is not the only market you are looking at

Cyprus is the first country on Wezoo where we have written this guide up, so there are no city pages for Limassol yet and no Cyprus private-office guide to send you to. If you are weighing up addresses across the region rather than in Cyprus alone, two neighbouring markets have the same guide, both in English:

  • Virtual office in Lebanon is the nearest market to Cyprus with its own guide, roughly 250 km away, and the obvious comparison if your business works across the eastern Mediterranean.
  • Virtual office in Malta is further off at around 1,700 km, but it is the closest comparison in kind: another small EU island economy where internationally owned companies need a local address.
