Renting Virtual Office in Canada: 4 Plans, 162 Addresses (2026)

renting virtual office in Canada — Wezoo

Renting virtual office space in Canada is a smaller commitment than most people expect. Every plan listed on Wezoo in the country renews monthly and can be stopped at the end of a month, so the thing in front of you is not a lease. It is a subscription with a street address attached.

This guide is about the transaction rather than the product. For the definition, the legal background and the national picture, see our complete guide to virtual office in Canada, and the general explainer on what a virtual office is covers the basics. What follows is what you sign up for: the four plans Canadian buildings offer, what the monthly figure does and does not cover, and how the arrangement ends. For an overview of every option, see all business addresses in Canada.

What you are actually committing to

A virtual office agreement is a monthly service contract, not a tenancy. You are buying the right to use a building as your business address and to have its staff deal with what arrives there. No square metres change hands.

The term is the part worth knowing first. Across the Canadian inventory the minimum rent period on every virtual office plan is one month. There is no twelve month tier behind the headline rate and no separate pricing for a longer commitment. That is unusual in Canadian commercial property, where the question is normally how many years, and it changes what the decision costs you if you get it wrong.

What you give up in exchange is permanence. An address you can leave in a month is an address that stops being yours in a month, and anything printed on stationery or filed in a public record then has to be changed.

What renting virtual office space costs in Canada: the four plans

Every Canadian address on Wezoo carries the same four plans, built from five components: a business address, mail handling, parcel handling, call answering and coworking access. The combinations do not vary by city or by operator. Only the price does.

The four plans, and where they start

Address, mail and parcels. The entry plan. Starting rates from C$49 to C$165 a month.

Call answering on its own. No address. C$139 a month at every address in the country.

Address, mail, parcels and call answering. Starting rates from C$135 to C$305.

All of the above plus coworking access. Starting rates from C$199 to C$499.

The second line is the interesting one. Call answering is the only plan that does not come with an address, and it is the only plan that costs the same everywhere. C$139 in Markham, C$139 on Place d’Armes, C$139 on Hornby Street. The moment a plan carries an address, the price starts tracking the building instead of the service.

That is the pricing logic in one observation. Renting an address is cheap. Renting the right address is where the money goes. The entry plan at 7030 Woodbine Avenue in Markham starts at C$49 and the same plan at 500 Place d’Armes in Old Montreal starts at C$155, with identical inclusions. The difference is the square the building faces.

Two things the monthly figure does not cover. Meeting rooms are in none of the four plans, so a day of interviews at your own address is a separate charge. Neither is onward forwarding of post to wherever you actually work, which buildings price by weight and destination. Both are quoted by the building when you ask, because they vary more than the plans do.

When renting makes more sense than the alternatives

Against a lease the comparison is not close for a company that does not need to sit anywhere. A lease is years, a deposit and a dilapidations argument at the end. This is one month and a card on file. The only real question is whether an address without a desk is enough.

Against a post office box or a home address, the trade is different. A box number cannot sign for a courier, cannot be somewhere a visitor turns up, and reads as a box number to anyone who looks it up. A home address can sign for a courier, but it also puts where you sleep on a public record, which is tedious to undo once filed. A building address with staff behind it avoids both problems.

Against coworking it comes down to how often you will really go in. If the need is the address and the occasional afternoon, the top plan here already includes coworking access.

Nine Canadian addresses and what they cost to rent

Nine buildings from the Canadian inventory, chosen to show what renting virtual office space costs from one end of the range to the other rather than to rank them. Each lists all four plans and each carries the same one month minimum.

1. Gladstone, Toronto

renting virtual office in Canada, Gladstone in Toronto

Gladstone by Spaces, West Queen West

A low rise on a side street off Queen West, a long way in character from a bank tower. The entrance is at street level with the operator name above the door, which is the first thing a courier looks for.

At C$59 the entry plan sits near the bottom of the national range, which starts at C$49. If what you need is a Toronto postal code and someone to take delivery, this is close to the floor.

What to expect: 34 Minowan Miikan Lane, M6J 0G3. Address and mail from C$59, call answering C$139, address plus call answering from C$189, everything plus coworking access from C$285. Operator: Spaces. Best for: Founders who want a Toronto address without a Bay Street rate.

Request Gladstone on Wezoo

2. 36 Toronto Street, Toronto

renting virtual office in Canada, 36 Toronto Street in Toronto

36 Toronto Street by Regus, Financial District

A heritage frontage on the block between King and Adelaide, a few minutes from King station. The street name doing double duty as the address is a small gift to anyone writing it on a contract.

The ladder here is wide. The address and mail plan starts at C$89 and the plan that adds coworking access starts at C$335, so the same front door covers a sole trader and a team that drops in weekly.

What to expect: 36 Toronto Street, M5C 2C5. Address and mail from C$89, call answering C$139, address plus call answering from C$219, everything plus coworking access from C$335. Operator: Regus. Best for: Companies that want the core financial district on the letterhead.

Request 36 Toronto Street on Wezoo

3. Woodbine Steeles Corporate Centre, Markham

renting virtual office in Canada, Woodbine Steeles Corporate Centre in Markham

Woodbine Steeles Corporate Centre by Regus, Woodbine and Steeles

A suburban office block on the York Region side of Steeles, street number mounted above a covered entrance, parking on site. Deliveries arrive by van rather than by bike.

C$49 a month is the lowest starting rate for an address anywhere in the Canadian inventory, and the full plan at C$255 is the lowest of the nine addresses here.

What to expect: 7030 Woodbine Avenue, L3R 6G2. Address and mail from C$49, call answering C$139, address plus call answering from C$149, everything plus coworking access from C$255. Operator: Regus. Best for: Anyone optimising for cost per month rather than postcode prestige.

Request Woodbine Steeles Corporate Centre on Wezoo

4. Altius Centre, Calgary

renting virtual office in Canada, Altius Centre in Calgary

Altius Centre by Regus, Downtown Commercial Core

A tower on 4th Avenue in the downtown commercial core, a few blocks from the 7th Avenue CTrain line. It lists a lounge and breakout space, which starts to matter once you move past a mail only plan.

It starts below the downtown Toronto and Vancouver addresses in this list, and stays below them at the top of the ladder too, where the full plan starts at C$269.

What to expect: 500 4th Avenue SW, T2P 2V6. Address and mail from C$59, call answering C$139, address plus call answering from C$179, everything plus coworking access from C$269. Operator: Regus. Best for: Services firms that need a core Calgary address on filings and invoices.

Request Altius Centre on Wezoo

5. Robson Square, Vancouver

renting virtual office in Canada, Robson Square in Vancouver

Robson Square by Regus, Downtown

Hornby Street between Robson and Georgia, a block from the art gallery. Bike storage, a lounge and a coffee bar are listed, so the building supports a visit as well as an address.

The ladder runs from C$89 to C$345. That top figure is what a downtown Vancouver postcode costs once coworking access is folded in.

What to expect: 777 Hornby Street, V6Z 1S4. Address and mail from C$89, call answering C$139, address plus call answering from C$219, everything plus coworking access from C$345. Operator: Regus. Best for: Companies that want a Pacific time zone address with somewhere to sit.

Request Robson Square on Wezoo

6. 500 Place d’Armes, Montreal

renting virtual office in Canada, 500 Place d'Armes in Montreal

500 Place d’Armes by Regus, Old Montreal

A tower on the square facing Notre Dame Basilica, at the seam between Old Montreal and the business district, with Place d’Armes metro on the square.

This is the one address of the nine where the call answering plan costs less than the address plan. C$139 buys the phone service, C$155 buys the address and the mail. The square is the reason.

What to expect: 500 Place d’Armes, H2Y 2W2. Address and mail from C$155, call answering C$139, address plus call answering from C$289, everything plus coworking access from C$439. Operator: Regus. Best for: Firms that want a recognisable Montreal address rather than the cheapest one.

Request 500 Place d’Armes on Wezoo

7. Mississauga Executive Centre 2, Mississauga

renting virtual office in Canada, Mississauga Executive Centre 2 in Mississauga

Mississauga Executive Centre 2 by Regus, Robert Speck

One of a pair of towers on Robert Speck Parkway, inside the Square One cluster and close to the 403. The listing carries breakout space and catering and little else, which is honest for a building that sells addresses.

It starts at C$89, level with the downtown Toronto address above, and finishes at C$305, under it. For a company whose customers are in Peel Region, the local postcode reads better than a Bay Street one.

What to expect: 2 Robert Speck Parkway, L4Z 1H8. Address and mail from C$89, call answering C$139, address plus call answering from C$209, everything plus coworking access from C$305. Operator: Regus. Best for: Businesses serving the western Greater Toronto Area.

Request Mississauga Executive Centre 2 on Wezoo

8. 98 Avenue, Edmonton

renting virtual office in Canada, 98 Avenue in Edmonton

98 Avenue by HQ, Downtown

A downtown block with transit and bike storage listed and parking on site. This one runs under the HQ label rather than Regus or Spaces.

The entry plan starts at C$99 and the full plan at C$369. Edmonton sits above Calgary at both ends of the ladder here, which is not the order most people expect.

What to expect: 10611 98 Avenue, T5K 2P7. Address and mail from C$99, call answering C$139, address plus call answering from C$239, everything plus coworking access from C$369. Operator: HQ. Best for: Alberta companies that want a capital city address.

Request 98 Avenue on Wezoo

9. 1505 Barrington St, Halifax

renting virtual office in Canada, 1505 Barrington St in Halifax

1505 Barrington St by Spaces, Downtown

Barrington Street in the middle of downtown Halifax, a few minutes from the waterfront. Breakout space and catering are listed, parking is nearby rather than on site.

At C$85 the entry plan is cheaper than the downtown Toronto and Vancouver addresses in this list. For a company that wants an Atlantic Canada presence without staff in the region, this is the practical version of one.

What to expect: 1505 Barrington St, B3J 3K5. Address and mail from C$85, call answering C$139, address plus call answering from C$195, everything plus coworking access from C$305. Operator: Spaces. Best for: Mainland and overseas firms opening an Atlantic Canada file.

Request 1505 Barrington St on Wezoo

Who rents a virtual office in Canada, and who should not

Four groups get clear value. Founders incorporating from home who want a business address that is not where they sleep. Companies entering Canada from abroad who need an address in a province before they have anyone in it. Distributed teams, where one receiving address beats three directors’ kitchens. And companies expanding province to province, who can take a second address from the same provider in a week.

It is a poor fit in three situations. If you need somewhere to work, a coworking membership or a private office is the right product. If you need a registered office address and have not checked what your province requires, settle that first, because the plan you pick does not decide it. And if you expect an address alone to satisfy a bank, expect the bank to ask for more. That last point applies to anyone renting virtual office space purely to look larger than they are: a prospect who searches the address finds the building and the operator. It is worth having because it is a real place that can take delivery, not because it hides anything.

The term, the notice and leaving

Setting one up is a request rather than a checkout. You send an enquiry to the building through Wezoo, the provider comes back with the plan, the rate and what it needs from you, and the address goes live once identity and company checks are done. Allow a few working days rather than an afternoon. Nothing here is booked the way a meeting room is booked.

Once it is running it renews month by month. The practical consequence of a one month minimum is that you are never more than one cycle away from stopping, and the provider is never more than one cycle away from changing the rate. Ask what notice applies to a cancellation and what happens to post that arrives after your last day, because those two answers are set per building and they are the ones people forget to ask.

Leaving takes longer than the notice period suggests. The address will be on your website, your invoices, your bank record and possibly a public filing, and each is a separate job. Renting virtual office space ends the way it starts, with a request and some paperwork, so keep a list of everywhere you have used the address from the first week.

This article describes what is listed and what providers offer. It is not legal or tax advice. Confirm what an address may be used for with the relevant authority in your province before you rely on it for a filing.

Renting a virtual office in Canada: frequently asked questions

How long do you have to commit to when renting a virtual office in Canada?

One month. Every virtual office plan listed on Wezoo in Canada carries a one month minimum, on all four plans and at all 162 addresses, and it renews monthly until you stop it.

How much does it cost to rent a virtual office in Canada?

Starting rates run from C$49 to C$499 a month depending on the plan and the building. The address, mail and parcel plan starts between C$49 and C$165, call answering on its own is C$139 everywhere, and the plan that adds coworking access starts between C$199 and C$499.

What is included when renting virtual office space?

Four plans built from five components: a business address, mail handling, parcel handling, call answering and coworking access. The entry plan is address, mail and parcels; the top plan adds call answering and coworking access. Anything outside the plan, such as meeting rooms or onward post forwarding, is quoted by the building.

Can you rent a virtual office month to month in Canada?

Yes. The minimum rent period on every Canadian virtual office plan listed on Wezoo is one month, so a monthly arrangement is the standard rather than an exception.

Can I book a virtual office online?

No. A virtual office is not a bookable slot the way a meeting room is. You send a request to the building, the provider confirms the plan and the rate, and the address goes live once the paperwork and identity checks are done.

Can I use a rented address to register a company in Canada?

A registered office address and a mail receiving address are not the same thing, and what a building will accept and do is set by its provider. Ask the provider what the plan covers, and confirm the requirements with the authority in the province you are filing in before you rely on an address for a filing.

What is the difference between renting a virtual office and renting a desk?

A virtual office buys an address and the handling that goes with it. It does not buy you anywhere to sit. Only the top plan includes coworking access, and that is access to a shared floor rather than a desk of your own.
