Between £119 and £345 per desk per month, with a median of £239 across the 13 buildings that publish live pricing. The cheapest desk in the county sits in a Camberley business park; the most expensive is twenty-four minutes from London Waterloo in Woking. That is a 2.9× spread inside one county.

Why the building, not the town, sets the price

Every one of the 13 priced buildings runs a perfectly linear price list. A one-desk room at Quatro House in Camberley is £119 a month. A 57-desk floor in the same building is £6,783 — which is £119 a desk. Not £110. Not £99. Exactly £119.

That holds at all thirteen. Across 363 suites ranging from 1 desk to 97, the per-desk figure never moves inside a building: the correlation between suite size and price per desk is −0.11, an R² of 0.01, and the within-building spread is 0.00% everywhere. Volume buys you nothing. Size is free; the address is not.

Take size out and what is left is the door. The between-building spread is 2.9×, and it survives the obvious control: looking only at Regus, which runs ten of the thirteen buildings, the range is still £119 to £309 — 2.6×. Same operator, same county, same product.

The towns that hold more than one building settle the argument

Nine of the ten towns here contain exactly one Wezoo building, which makes any "this town is cheaper" statistic mostly a relabelling of "this building is cheaper". The three towns with a choice show how little the town name is doing:

Guildford is the clean experiment. Crossweys House sits at 28–30 High Street; 2 Guildford Business Park is 1.5 km away. Same operator, same town, same month. The High Street address costs 31% more per desk. A third Guildford building, Austen House, is 740 m from the High Street centre and 29% cheaper than it — so this is not a brand premium either.

One more thing the numbers rule out: the commute. Correlate per-desk price against distance from central London and you get −0.45 — the wrong sign. Surrey’s dearest desks are in Woking and Guildford, further out than Walton-on-Thames or Staines. The London pull that shapes prices in some markets does not reach into this county.

Serviced office or conventional lease — which suits a small team?

Every building above is a serviced private office: one monthly figure, furniture in place, and a term measured in months. The portals that also rank for office space Surrey are mostly advertising conventional leases, which is a different product with a different cost base. The comparison that matters:

Three of those rows carry real money.

Business rates are charged on most non-domestic property and are set from a rateable value published by the Valuation Office Agency. On a serviced licence the operator carries that line; on a lease you do. Repairs are the second: government guidance on tenant responsibilities spells out that dilapidations at the end of a lease fall to the tenant unless the lease says otherwise.

The third is renewal. A business tenancy that qualifies continues automatically under section 24 of the Landlord and Tenant Act 1954, whereas a serviced-office licence is normally written to sit outside that regime. None of this is legal advice — it is simply why the two headline numbers for office space Surrey are not comparable like for like.

One caveat on those counts — whether a suite carries a date depends partly on how an operator keeps its records, so the figures compare best within one brand, and ten of these thirteen buildings share an operator.
