If you are looking for office space in Sri Lanka, the practical question is not what a private office is, but which buildings actually have one free and what they ask for it. Wezoo lists office space in 8 buildings across Colombo and Greater Colombo, and this page names every one of them, with the floor price, the room sizes and the link to the operator’s own door.
Everything below comes from the live Wezoo inventory for Sri Lanka. Where a building does not publish a figure, this page says so rather than filling the gap.

What you get with office space in Sri Lanka — and what you do not
A private office on Wezoo is a lockable, enclosed room that belongs to your team for the month. It arrives furnished and connected: desks, chairs, power and internet are in place before you walk in, and the building takes care of cleaning, security and utilities. You are not fitting out an empty shell.
What is shared and what is yours differs per building, and the inventory is explicit about it. All 8 Sri Lankan buildings list breakout spaces and catering as shared facilities. McLaren’s Building and Bernards Business Park add a coffee and tea bar. Parkland Building, Lotus Building and Bernards Business Park list a lounge. Parkland Building and Lotus Building are the two that list step-free, wheelchair-accessible entry. Meeting rooms and reception are operated by the building rather than reserved for your office, so treat them as facilities you draw on, not space you rent.
Here is what you do not get, stated plainly. You do not get a whole floor with your name on the lease. You do not get to knock through walls, and you do not get a fixed long-term rent locked for years.
If you came here from a property portal, this is the honest distinction. Much of what ranks for office space in Sri Lanka is commercial property advertising: whole floors in Colombo offered by the square foot on a multi-year lease you negotiate with a landlord or an agent, with fit-out, utilities and security on you. That is a real option and for some companies it is the right one. What Wezoo lists is the other shape of the same need: a furnished room inside a managed building, taken by the month, with the running costs already inside the price and a one-month minimum term at all 8 buildings. If you need 6,000 square feet in Colpetty on a five-year lease, an agent serves you better. If you need a room for four people that works on Monday, this page does.
Where office space is available in Sri Lanka — the cities and how many buildings in each
The supply is concentrated in Colombo and the municipalities that ring it. All 8 buildings sit inside Greater Colombo; there is nothing currently listed in Kandy, Galle or Jaffna.
| City | Buildings | Lowest listed price |
|---|---|---|
| Colombo | 3 | LKR 43,900 per month |
| Bambalapitiya | 1 | LKR 61,900 per month |
| Dehiwela | 1 | LKR 31,900 per month |
| Kotte | 1 | LKR 24,900 per month |
| Malabe | 1 | LKR 23,900 per month |
| Rajagiriya | 1 | LKR 85,800 per month |
| Total | 8 | LKR 23,900 per month |
Three of the 8 sit in Colombo proper: World Trade Centre Colombo on Level 26, Parkland Building on Level 12, and McLaren’s Building in Colombo 4. The other five spread east and south along the commuter belt. Bambalapitiya is Colombo 4 by another name, and Lattice Business Spaces is on Bauddhaloka Mawatha, so in practice four of the 8 are within central Colombo even though the inventory files them under two city names.
Kotte, Rajagiriya, Dehiwela and Malabe are the suburban options. Malabe is the furthest out and sits next to the technology corridor, which is also where the cheapest and the largest rooms happen to be.
What office space costs in Sri Lanka
Listed prices run from LKR 23,900 per month at TechnoHub in Malabe to LKR 679,500 per month at Parkland Building in Colombo. Every price on this page is a starting price: it is the floor for the smallest room in that building, not a quote for the room you end up taking. Larger rooms in the same building cost more, and the ceiling figures below show how much more.
Two things are worth knowing before you compare numbers. First, the price covers the furnished room plus the building services, so there is no separate bill for cleaning, security or building utilities to add on afterwards. Second, every one of the 8 buildings lists a one-month minimum term, which is unusual enough in the Sri Lankan market to be the main structural difference from a conventional lease.
Geography drives most of the spread. The three Colombo buildings start between LKR 43,900 and LKR 143,000; the four suburban buildings start between LKR 23,900 and LKR 85,800. World Trade Centre Colombo has the highest entry price of the 8 at LKR 143,000 per month, which is what a Level 26 address in the Fort district costs.
How much space you need: team size, desks and floor area
The inventory lists both a capacity and a floor area for each office group, and both are ceilings: a room listed for 9 people takes up to 9, and a room listed at 25 m² is the top of its range. Read them as the maximum the operator will put in the room, then work down to what your team actually wants.
Across Sri Lanka the listed rooms run from 3 m² to 49 m², and capacities from 1 person to 19. That shape tells you something: this is a market built for small teams. If you need a room for one or two people, every building except Se Saya Poshtel and Bistro and World Trade Centre Colombo lists a single-occupancy office. If you need to seat more than 14, TechnoHub in Malabe is the only building in the country that lists a room for up to 19.
For a team of four to six, you are looking at the middle of most buildings’ ranges and you will have a choice in Colombo, Kotte and Malabe. For a team of eight to ten, the field narrows to McLaren’s Building, TechnoHub, Lotus Building and Parkland Building. Sri Lanka has no national minimum floor area per office worker that this page can point you to, so size the room on how your team works rather than on a rule.
Who can rent office space — individuals, startups and established companies
Anyone can. A private office on Wezoo is a service agreement with the building operator, not a commercial property lease, so a sole trader can take one on the same terms as a company. There is no requirement to be registered as a company first, and no minimum headcount.
In practice three groups use these buildings. Independent professionals and consultants who have outgrown working from home take the single and two-person rooms, usually in the suburb nearest where they live. Startups and small teams scaling past four people take the mid-range rooms, often in Malabe or Kotte where the entry price is lowest. Established and international companies opening a Sri Lankan presence take the Colombo addresses, where a Fort or Colombo 2 address does real work on a business card and the commitment stays at one month while the market is tested.
Who this is not for, honestly: if you need more than 19 desks in one room, or a space you can brand and rebuild, or a rent fixed for five years, a conventional lease through a commercial agent will serve you better than anything on this page. If you want a registered business address without taking a room at all, that is a different product, and Sri Lanka’s options are covered in our guide to the virtual office in Sri Lanka.
The 8 buildings with office space in Sri Lanka
All 8 are operated by Regus. They are listed below by city, Colombo first. Prices are the lowest listed for that building and the range in brackets shows the span of listed starting prices across its office groups.
1. World Trade Centre Colombo — Colombo

The twin towers in Colombo Fort are the most recognisable business address in the country, and the Wezoo listing sits on Level 26. It lists 17 office groups from LKR 143,000 to LKR 643,500 per month, for 2 to 9 people, across 7 m² to 25 m². Breakout spaces, catering, public parking nearby and public transport on the doorstep. This is the highest entry price of the 8 and the address people recognise without being told where it is.

2. Parkland Building — Colombo

On Level 12 off Park Street in Colombo 2, this is the best equipped of the Sri Lankan buildings on paper: breakout spaces, catering, a lounge, on-site parking, public parking nearby, public transport and wheelchair-accessible entry. It lists 13 office groups from LKR 75,500 to LKR 679,500 per month, for 1 to 9 people, across 4 m² to 23 m². The LKR 679,500 figure is the highest listed starting price in the country.

3. McLaren’s Building — Colombo

Second floor, Colombo 4, on the Bambalapitiya stretch of the coast road. With 19 listed office groups it carries the widest choice of the 8, from LKR 43,900 to LKR 614,600 per month, for 1 to 14 people, across 3 m² to 37 m². That 3 m² room is the smallest listed in Sri Lanka, and at LKR 43,900 this is the cheapest way into a central Colombo address. Breakout spaces, catering, a coffee and tea bar, public parking nearby and public transport.

4. Lattice Business Spaces — Bambalapitiya

First floor at 142 Bauddhaloka Mawatha, which puts it in Colombo 4 despite the separate city label. It lists 17 office groups from LKR 61,900 to LKR 495,200 per month, for 1 to 8 people, across 4 m² to 22 m². Breakout spaces, catering and public transport nearby; no parking listed, which matters on Bauddhaloka Mawatha.

5. Lotus Building — Kotte

Second floor in Sri Jayawardenepura Kotte, the administrative capital, which makes it the convenient address for anything with government business. It lists 15 office groups from LKR 24,900 to LKR 249,000 per month, for 1 to 10 people, across 4 m² to 27 m². Along with Parkland it is one of the two buildings listing wheelchair-accessible entry, and it adds a lounge, on-site parking, public parking nearby and public transport. The LKR 249,000 ceiling is the lowest top-end of the 8, so this is a building of small and mid-sized rooms.

6. Bernards Business Park — Dehiwela

Second floor in Dehiwela, south of the city along the coast line. It lists 15 office groups from LKR 31,900 to LKR 255,200 per month, for 1 to 8 people, across 4 m² to 20 m². Breakout spaces, catering, a coffee and tea bar, a lounge, on-site parking and public transport nearby. For a small team living south of Colombo, this is the one that saves the Galle Road commute.

7. Se Saya Poshtel and Bistro — Rajagiriya

Se Saya Building, No 234/4 in Rajagiriya, on the eastern approach into Colombo. It lists 15 office groups from LKR 85,800 to LKR 514,800 per month, for 2 to 12 people, across 6 m² to 32 m². Breakout spaces, catering, public parking nearby and public transport. Note the floor of 2 people: this is the one suburban building with no single-occupancy room listed, so it suits a pair or a small team rather than a solo professional.

8. TechnoHub — Malabe

Ninth floor at 152/7 Halbarawa Road in Thalahena, Malabe, next to the technology and university corridor east of the city. It carries the most listed office groups of the 8, at 21, from LKR 23,900 to LKR 454,100 per month, for 1 to 19 people, across 5 m² to 49 m². Both extremes in the country sit here: the cheapest entry price and the largest room. Facilities are the leanest of the 8, breakout spaces and catering only, which is part of why the entry price is what it is.
How to request office space on Wezoo
A private office is not reserved online the way a meeting room is. The price you see is a starting price and the room you want has to be confirmed as free, so the process is an enquiry that the building answers.
- Pick the building, not just the city. Use the table above to narrow to a city, then the building entries to check the room sizes and capacity actually listed there.
- Open that building’s page through the request link in its section above. Each link goes to the operator’s own listing for that address.
- Send the request with your team size, the date you want to start and how long you expect to stay. Team size is what determines which rooms the building will show you.
- Confirm availability and the real price. The building comes back with what is free and what that specific room costs. Compare that against the listed starting price before you commit.
- Agree the term. All 8 buildings list a one-month minimum, so a short first term is a reasonable thing to ask for.
If your plans extend to registering a business in Sri Lanka, company registration runs through the Department of the Registrar of Companies, and foreign investors can find the current entry requirements at the Board of Investment of Sri Lanka. Confirm what any specific address can be used for with the building operator before you rely on it.

Frequently asked questions
How many buildings in Sri Lanka have office space on Wezoo?
Eight, all operated by Regus. Three are in Colombo proper and five are in Greater Colombo: Bambalapitiya, Dehiwela, Kotte, Malabe and Rajagiriya. Between them they list 132 private office groups.
What is the cheapest office space in Sri Lanka on Wezoo?
TechnoHub in Malabe, from LKR 23,900 per month. Lotus Building in Kotte is next at LKR 24,900, and Bernards Business Park in Dehiwela at LKR 31,900. The cheapest entry into central Colombo is McLaren’s Building at LKR 43,900.
Can I rent an office in Sri Lanka as an individual?
Yes. A private office here is a service agreement with the building operator rather than a commercial property lease, so you do not need a registered company to take one. Six of the eight buildings list rooms for a single occupant.
How long do I have to commit for?
All 8 buildings list a minimum term of one month. Longer terms are negotiated with the building directly.
Is there office space outside Colombo?
Not at present. All 8 listed buildings are within Greater Colombo. There is nothing currently listed in Kandy, Galle, Negombo or Jaffna, although search demand exists for Kandy in particular.
What is the difference between this and renting an office through a property agent?
A property agent leases you an empty space, usually a whole floor measured in square feet, on a multi-year contract, with fit-out, utilities, cleaning and security to arrange yourself. What is listed here is a furnished, serviced room inside a managed building, taken by the month, with those running costs already included. Different products for different situations.
