Office space for rent in St. Catharines: private offices at 39 Queen St

Search for office space for rent in St. Catharines and you are looking at two markets that work nothing like each other. The first is the conventional lease market, where CommercialSearch alone lists eighteen office options across the city and brokers quote an annual rate on the floor area, on a lease you sign, fit out and hold for years. The second is the serviced market, and in St. Catharines it is one address.

Wezoo lists a single building in the city carrying private offices: 39 Queen St, downtown, holding ten furnished offices sized for two to nine people, every one of them with a minimum rent term of one month. The same building is the only private office listing for the whole Niagara region on Wezoo, so a search for Niagara and a search for St. Catharines land on the same door. This guide covers what both routes cost, which one suits which situation, and where in the city to look.

What does office space for rent in St. Catharines cost?

St. Catharines listings are quoted two different ways, and the difference matters more than the numbers do. Most conventional office units carry a rate per square foot per year. On CommercialSearch the current asks for downtown buildings run from $10.00 per square foot at 55 King Street to $12.00 per square foot at 80 King Street, with 60 James Street in between at $11.00. A north end listing at 366 Bunting Road is quoted the other way round, at $1.25 per square foot per month across a 52,552 square foot building.

A rate per square foot is rarely the whole bill. A 2,788 square foot second floor unit on Glenridge Avenue is listed on Zolo at $9 per square foot net, with TMI on top and a minimum rent term of thirty six months. Net means you carry the realty taxes, maintenance and insurance, plus your own fit out, utilities, internet and cleaning, and you commit for a term measured in years. A handful of smaller downtown units are quoted as a flat monthly figure instead: a 604 square foot suite at 43 Church Street, laid out as a reception room, one private office and a third open room, is listed at $1,100 a month.

Serviced offices are quoted as a single monthly figure for the whole room. These are the starting prices Wezoo lists at 39 Queen St:

5 people 1

6 people 1

7 people 2

9 people 1

One caveat on that first row, because it is the number you will see quoted everywhere. The two person office at CAD 378 carries an availability date of 1 January 2027, so it is not a room you can move into this month. Of the ten offices, seven carry no date at all. The cheapest of those seven is a three person office at CAD 567. These are starting prices rather than final quotes, and the operator confirms terms when you enquire.

When a serviced office beats a lease, and when it does not

The two sets of numbers above cannot be read side by side. One is an annual rate on bare floor area before any of your own costs and before the additional rent; the other is a monthly figure for a furnished room with the services already in it. Which works out cheaper depends entirely on how many desks you need and how long you intend to stay.

A serviced office tends to win when the team is small, the horizon is uncertain, or you want to be working this month rather than next quarter. There is no fit out to fund and no utility accounts to open, and the one month minimum at 39 Queen St is the clearest contrast in the local market: the Glenridge Avenue listing asks for thirty six months, which is a normal commercial term and a very different commitment.

A conventional lease tends to win once you need more desks than one serviced building can give you, or you want a street facing shopfront, your own signage, a specific build out, or a horizon long enough to make paying for that build out sensible. St. Catharines has a deep supply of that kind of space across downtown and the north end, and the brokerage listings are the right place to find it.

There is a third option worth naming. If what you actually need is a business address rather than a room, 39 Queen St also carries a virtual office at the same address. Wezoo does not publish a price for it, so treat it as a separate enquiry and a separate decision rather than a cheaper version of this one.

The serviced office building on Wezoo in St. Catharines

Wezoo lists one building in St. Catharines carrying private offices, and it is also the only one anywhere in Niagara. Everything below comes from that listing.

1. 39 Queen St — downtown St. Catharines

What to expect: Ten furnished private offices at one downtown address, sized for two to nine people, each listed as a serviced office with a one month minimum. Eight of the ten are external rooms with a window and two are internal rooms without one, which is worth asking about before you commit. The internal pair are a three person office and the largest room in the building, the nine person office, so daylight is not simply a question of room size here.

Operator: HQ. The building sits in the heart of downtown St. Catharines, the largest city in the Niagara region, and the address is flagged in Wezoo’s listing as near public transport and near a public parking lot, with catering on site. HQ’s own description of the building puts Toronto roughly 113 kilometres away, the United States border roughly 19 kilometres away, and the St. Catharines train station about 1.7 kilometres from the door, and describes business grade WiFi, meeting rooms and furnished offices in the building. Wezoo itself lists no bookable meeting rooms, hot desks or day offices at this address, so confirm what comes with the room when you enquire.

Three of the ten offices carry a date from which they become available: the two person office from 1 January 2027, the nine person office from 1 February 2027 and the six person office from 2 June 2027. The other seven carry no date at all, so ask what is actually free when you get in touch. Private offices are not instantly bookable anywhere on Wezoo: you send an enquiry and the operator comes back to you with availability and terms. Request 39 Queen St on Wezoo

How to choose, and how far ahead to enquire

Serviced offices do not work on a fixed booking window the way a meeting room does. The limit is simply which rooms are free, and in a building with ten offices the one that fits your team may not be the one that is vacant. Four steps keep the search short:

  1. Settle the headcount first, including anyone joining in the next few months. The price steps up with each office size, so the difference between a four person and a five person room is a real decision rather than a rounding detail.
  2. Decide whether a window matters to you. Two of the ten rooms are internal, and one of those is the largest office in the building, so a growing team may face that trade off sooner than a small one.
  3. Check the date before you fall for the headline price. Three rooms carry a 2027 availability date, including the cheapest one, so the office you read about may not be the office you can take.
  4. Enquire at least four to six weeks before you want to move in, and ask to see the actual room rather than a comparable one. The one month minimum only protects you if you are happy with what you walked into.

Where to look for office space in St. Catharines

Brokerage listings cluster in a handful of St. Catharines areas, and knowing which is which saves time. Downtown, filed on MLS as 451, carries most of the professional office stock and runs along King Street, James Street, Church Street and Queen Street; it is also where the serviced building sits. Glendale and Glenridge, filed as 461, runs south along Glenridge Avenue towards Brock University and the Pen Centre, with Highway 406 and the QEW close by. E. Chester, filed as 450, picks up Wright Street and the streets east of the core. The north end carries the larger floor plates, including the Bunting Road and Vine Street buildings.

The serviced option is downtown, so if you want a furnished office rather than a lease, your geography is decided for you. For the wider commercial picture, local supports and the city’s own community profile, the City of St. Catharines business and economic development pages are a useful starting point.

If St. Catharines turns out to be too narrow a search, the alternatives are not far. HQ’s description of this building puts Toronto roughly 113 kilometres away by road. Wezoo lists a far deeper set of private offices in Toronto, and closer to home there are guides to office space for rent in Burlington and private offices in Oakville along the lake. Office space for rent in St. Catharines: frequently asked questions

How much does office space for rent in St. Catharines cost?

It depends which market you are in. Conventional office units downtown are currently listed from $10.00 to $12.00 per square foot per year before the additional rent, with a smaller downtown suite quoted at $1,100 a month. Serviced private offices at 39 Queen St are listed from CAD 378 a month for a two person office up to CAD 1,701 a month for the nine person office.

Can I rent an office in St. Catharines month to month?

Yes, in the serviced market. All ten offices listed at 39 Queen St carry a minimum rent term of one month. Conventional lease space found through a broker normally runs for years: one current St. Catharines listing states a minimum term of thirty six months.

Why do some St. Catharines listings quote a price per square foot and others a price per month?

Commercial brokers quote an annual rate on the floor area, which is standard practice for leases and excludes the additional rent and your own operating costs. Serviced operators quote one monthly figure for the room with the services included. The two are different kinds of number, so compare like with like before drawing a conclusion.

How many serviced offices does Wezoo list in St. Catharines?

One building, holding ten private offices. One is sized for two people, two for three people, two for four people, one for five, one for six, two for seven and one for nine.

Is there office space anywhere else in Niagara on Wezoo?

Not at the moment. A search for the Niagara region and a search for St. Catharines both return the same single building, 39 Queen St. If you need to be in Welland, Niagara Falls or Grimsby, the brokerage listings are your route for now.

How do I arrange a viewing at 39 Queen St?

Send an enquiry through the listing and the operator will come back to you with availability, terms and a viewing slot. Private offices are not instantly bookable, so there is no payment step before you have spoken to someone.

Interested in a private office in St. Catharines?

St. Catharines has one serviced building and a much larger conventional lease market. If a furnished office on a one month term is what you are after, the shortlist is short and you can see all of it in one place.
