What you get with office space for rent in Nigeria — and what you do not
A private office on Wezoo is a lockable, enclosed room inside a managed business centre. It is yours for the month, furnished, with desks and chairs already in place. The 25 Nigerian locations between them list 228 separate office configurations, from single rooms of 2 m² up to rooms of 27 m², and every one of them is offered on a minimum rent of one month.
What is shared rather than dedicated: reception, meeting rooms, kitchens and breakout areas belong to the centre, not to your room. At one of the Lagos buildings, for example, the operator lists breakout spaces and catering as building services. Those are facilities you use, not space you rent.
What you do not get: a floor of your own, a shell you fit out, signage on the building, or a lease you negotiate clause by clause. The Wezoo inventory in Nigeria is operated by Regus, HQ and Spaces, and a room there comes as it is. And if what you need is the address rather than the room, the same buildings also carry a virtual office in Nigeria, which gives you a business address in one of these cities without renting any space.
If you came here looking for a whole office through an agent, read this paragraph first. Most of what ranks for this search in Nigeria is estate agency and property portals, offering entire floors on a conventional tenancy, usually priced per year and often quoted per square metre. That is a different product from this one, and for some businesses it is the right one. What Wezoo offers instead is a furnished room inside a staffed building, priced per month, with the fit out, power, internet, cleaning and front desk already included, and with a one month commitment rather than a multi year tenancy. Where office space for rent is available in Nigeria — the cities and how many buildings in each
Seven cities carry inventory. Lagos holds roughly half of it:
- Lagos: 12 locations
- Abuja: 7 locations
- Port Harcourt: 2 locations
- Kano: 1 location
- Benin City: 1 location
- Maiduguri: 1 location
- Owerri: 1 location
Two notes on that table, because the raw data does not read cleanly. One Port Harcourt building is filed under its state, Rivers, rather than its city; it sits on the Old Michelin Compound in Trans Amadi, which is Port Harcourt, so it is counted there. The Kano building is filed as Kano State and stands on Zoo Road in Kano itself.
Within Lagos, the inventory follows the districts people actually search for. Victoria Island carries four buildings, on Akin Adesola Street, Bishop Aboyade Cole Street and at Landmark. Lekki carries two, both on or beside Admiralty Way. Ikoyi carries two Regus centres in the same tower on Alfred Rewane Road. Ikeja carries two, one on Allen Avenue and one on Local Airport Road. Gbagada carries one.
In Abuja the buildings cluster around the Central Business District and Maitama, with Churchgate Plaza and Rivers House in the central area, Murjanatu House off Aguiyi Ironsi Street, and further rooms on Okemesi Crescent and Umaru Dikko Street.
What office space for rent costs in Nigeria
Across the Nigerian inventory, monthly starting prices run from NGN 70,900 at the lowest to NGN 996,000 at the highest. Every price in the Nigerian inventory is quoted in naira, per month, per room.
Three things to understand about that range before you use it.
First, a starting price is a floor, not a quote. It is the lowest a given room configuration goes to, and the rent you are offered depends on the room, the term and what the centre has free when you ask.
Second, the floor tracks the room, not the city. The cheapest rooms in the country are single person offices in Owerri and Kano; the most expensive are the larger rooms in Port Harcourt and Lagos. A big room in a cheap city can cost more than a small room in an expensive one.
Third, the whole Nigerian inventory happens to carry a price, which is not always the case. Where a building or a room type has none, the honest answer is that pricing is on request, and the building section below says so rather than filling the gap.
How much space you need: team size, desks and floor area
Wezoo lists two numbers per office configuration: max_occupants, the most people the room is rated for, and the floor area in square metres. Treat the occupancy as a ceiling. A room rated for four seats four or fewer, never five.
Across Nigeria the rooms are rated for 1 to 9 people and measure 2 m² to 27 m². In practice:
- One or two people: rooms from 2 m² to 8 m². Available in every city with inventory.
- Three or four people: rooms from 9 m² to 16 m². The most common size in the Nigerian inventory.
- Five to nine people: rooms from 17 m² to 27 m². Concentrated in Port Harcourt, Kano, Owerri, Benin City and Maiduguri, with one Lagos building at Vibranium Valley rated to seven.
Nigeria has no single published minimum floor area per office worker that applies across the board, and this page will not invent one. If your sector is regulated, check the requirement with the relevant authority before you commit to a room size.
Who can rent office space for rent — individuals, startups and established companies
All three. A private office on Wezoo is requested, not tendered for, and nothing in the inventory is restricted to registered companies. A sole trader can take a one person room; the minimum term across the Nigerian inventory is one month, which is what makes that workable.
Startups are the natural fit for the three and four person rooms, which is where the Nigerian inventory is deepest. Established companies that need several rooms will find them in the larger buildings: Mulliner Towers lists 18 configurations, Landmark House and Landmark Tower 17 each, PH Tower 16.
Who this is not for, honestly: anyone who needs branded reception, a floor to themselves, a custom fit out, or a lease they control. Those are agent-and-landlord requirements, and a managed centre will frustrate you.

Landmark House on Water Corporation Drive puts you on the Victoria Island extension, and the Wezoo listing covers the second floor. It is one of the two deepest Lagos buildings in the inventory, with 17 room configurations rated for one to four people and floor areas from 5 m² to 13 m². How to request office space for rent on Wezoo
A private office is requested, not booked. You pick the building, send a request through the link on its page, and the operator of that building comes back with availability and a quote for the room and term you asked about. There is no instant checkout, because the room and the rent are agreed with the centre.
Three things worth having ready when you send the request: how many people will use the room, from which month you need it, and whether you want one room or several. Those three answers are what the operator needs in order to quote, and sending them in the first message usually saves a round trip.
